I can easily walk or take the light rail to work, concerts, local events, and sports games. Our unit is spacious and quiet. The front office staff, particularly Jordan, are phenomenal. If we have a quick question or maintenance request, they immediately jump into action. Jordan conducted our initial property tour--she was thorough, super friendly, and answered all of our questions. The community hosts regular resident events, including a Christmas party, and invites food trucks down for weekday dinners. One of my favorite amenities is the pool! There is also a great fitness center. I have recommended this community to friends, who now live here too. I plan on staying here for the foreseeable future, and recommend touring the community if you are looking for a great place to live in downtown Phoenix!

Unfortunately my lease is not up until October so I am stuck until then…read more Summary: Rent: Rent stated online will not be the rent you end up paying (add $100) Leasing: At the end the first year I asked if I could switch units early because I did not like my unit, they said sure. Cost $1,700 to move into a completely empty apartment in the same complex 2 months early. Package deliveries: You are on your own there. They have parcel pending but lockers are always full and deliveries will be strewn across the floor. In the past 2 years I have had 5 packages stolen either from my front door or the parcel pending room. This is a complex that you need a fob to get into so basically your community is stealing your items. When I asked the office to email the community about the stealing or asked what can be done here was my answer, "I cannot help that there are horrible people out there." Broken knee: Cleaning company did not put wet floor signs out, slipped on the wet floor, broke my patella. As a result, I was fired from my job because I had to have surgery the same week I was supposed to be at a conference. I was without a job for 4 months and almost became homeless. Responsibility goes to the cleaning company not the complex but here is what the insurance company offered me after all that I went through, $25,000. My medical bills alone were $16,000. So what a great insurance/cleaning company is working here. WARNING; DON'T FALL ON UNMARKED WET FLOORS AT ROOSEVELT ROW APARTMENTS. Homeless, crazy people outside my window: I know it comes with the territory however, the first floor is not where you want to be here. Most recent: Some man on drugs screaming right in front of my window for 2 hours. I work from home and was trying to wait it out in hopes he would move on but he stayed there. At one point he realized that I was in my apartment and started hiding behind a tree and peeking in my window over and over and over again. I had to call 911. (And this is only 1 of at least 5 different times this has happened. Someone is outside my window for hours screaming and not one person managing the complex has a clue. Fitness room: Whoever purchases the treadmills has no idea what they are doing and it seems they are buying consumer treadmills meant for in home, not gym use. The problem is that when they break, they are left broken for months. Here is the danger. When the up and down button for speed is broken and you you push to go up 1mph, it goes up by 5 or 6 mph. I almost fell off the treadmill when that happened and again DON'T GET HURT ON THE PREMISES OR YOU ARE OUT OF LUCK. Garage: I pay $25 a month for the garage. I got in an accident and while waiting for the insurance check, I had it parked in the garage on the 2nd floor in a spot that I pay for every month. Get a text one day that my car cannot be in the garage taking up a space if it is not functional. I have to move it or be towed. The ordeal of moving it was a lot and I got my insurance check 2 weeks later. BikeS: I have a bike that I bought for $50 to get around downtown so I am not driving everywhere. I asked if they had a bike storage and yes, they do for $10 month which makes absolutely no sense. So within 5 months I have paid for the bike again. I called around and checked other apartments in this neighborhood and all of them offered bike storage for free. So if you intend on having a bike here, know that it's $10/mo to store which, for a college students, and I am not one, that sucks. Garbage: Unfortunately I live right next to the garbage room, One Monday the city did not pick up the garbage. I told the office they said they would handle it. Wednesday, the city did not pick up the garbage. I told the office a 2nd time, they said they would take care of it. The following Monday, and mind you this is a 4 story apartment complex, no garbage pick up. So essentially 1 week of garbage was falling from the 3 floors above me and it blocked the entrance to the garbage door on the first floor. (btw, the blocking of the 1st floor door happened on the Wednesday of that first week) 3rd time to the office. In the meantime people on the first floor are throwing their garbage all over the garbage room with no where else to put it. As a result stuff was oozing all over the floor in the garbage room, the stench in my unit became unbearable and I ended up with gnats that even after pest control still to this day live in my unit. The pool is the only redeeming quality about this place however, it is closed off and on all the time and don't try going out there on a holiday weekend unless you want the twerk party in the pool. The most frustrating point of most leases is moving in and not getting what you paid for, or worse having sub-par or rude customer service to address issues with the apartment i.e. : trying to find your Amazon mail, gate issues, sketchy characters being around ... y'all get me Well, here at my current apartment is adorned with the ABSOLUTELY MOST EFFECTIVE, HELPFUL & KIND, RESILIENT staff in the front office and grounds in general. They are rockstars! Olivia just renewed my lease and stuck with me through my many questions and issues with their high tech application process. The ambiance of the office helped too! Crate and Barrel/Hotel lobby vibes. Most importantly the unit is precisely what was advertised. Not oversold like most with great filters and photography. You get what you see from online. The facilities, well the gym and laundry room are kept up by staff and are respected by tentents. And being that I use at least one or both a day, I would know. Additionally notable, the gym and laundry facilities both hold ALL 24 hours of the day open and for those alike I, as a night owl/vampire benefit greatly from this. However being as previously stated a Vampire, the pool is sparkling but beyond that I can't speak on it. But like the gym it appears clean and certainly is well furnished and sits right next to a super knarly gas-grill with Ramada and built in misters. And this Ramada is by the key features: the doggie green with bright green grass and brand new playground fit for tots to teens. It's just fun. Security is done by Windom, LOVEEE those guys they are my next review, just purely badass and lightning fast response times when needed whatsoever. All in all since the conception of my first lease here, I have to say, hand to bible that from my neighbors to the facilities, to the customer service in from by the well trained staff, improvements here are constant and exponential. If we have room for new residents, I honestly insist you come for a tour. You will feel the customer service excellence guaranteed! Thanks Renew Biltmore.

The only positive about living here was the view from the third floor--you can see the mountains,…read morefarm fields, and even the highway, which was nice. Unfortunately, that's where the positives end. The biggest issue was the constant noise. Our neighbors were frequently fighting, slamming doors, and being disruptive at all hours. We reported this to the leasing office multiple times, but nothing was done beyond basic warnings, and the behavior never improved. Maintenance was also very frustrating to deal with. Requests would be submitted, but there was little to no communication about when someone would come or what the status was. Most of the time, you wouldn't hear anything until the day they showed up, which made it hard to plan around. The cleanliness of the property was another major problem. There was often pet waste left around the buildings, and the dog park was especially bad. Trash in that area wasn't consistently taken out, leading to strong, unpleasant odors. I also had a very concerning experience involving someone connected to the leasing manager, Esther. After our car was hit, we found out the person responsible did not have insurance and still attempted to shift the blame onto us, which added a lot of unnecessary stress. Lastly, don't expect to get your full deposit back. We were charged for cleaning and carpet fees regardless, which felt excessive. Overall, while the view was nice, the ongoing issues with noise, maintenance, cleanliness, and management made this a disappointing place to live. I would not recommend it.

I'm rating this apartment community for the one year that I lived there from 2025 into 2026. It is…read morea very lovely community. Great amenities and the apartment I rented was a one bedroom one bath. It was completely brand new the time that I moved in. I was the first to live there. The staff, not management, but the actual leasing consultants are all amazing. They always worked diligently whenever I had issues which were not much and always professional. The maintenance staff was so professional and always were on time when they said they were going to be at the apartment to fix an issue. Kudos to a great team. Once again, I'm not talking about management. My rating above as a three is due to the staff amenities and all that this community has to offer. Now why I didn't give it. A five star rating is the time that I moved out. I followed the checklist as provided by the leasing office. Did my own paint touchups and so forth. I am a clean freak so of course I made sure the apartment was completely clean when I returned the keys. I got a huge bill after moving out saying that the apartment needed to be completely repainted. I have a video that I have submitted to this company pictures that I took before and after my move out and they still say that the apartment needed to be completely repainted. It's ridiculous. The fees that these apartment companies charge are ridiculous. I will never rent an apartment with Greystar again. For that reason alone, I would not recommend this apartment community. Or any apartment community at that. Maybe renting from a private owner would be ideal. Thank you.

The units here are beautiful, but you get what you pay for. The complex is very family oriented and…read morethe noise level reflects that. Nobody seems to discipline their kids to be quiet, and the screeching continues throughout the day and often into the night. The walls and windows are extremely thin, so every sound carries directly into the apartment. There are many adorable pets, but some dogs (majority are large,) are kept on balconies and bark at everyone and everything, which adds even more noise. I have reached out to the office by email about these issues, but nothing has been done to improve the environment or an official adjustment. The police have been called several times for noise complaints, and security rarely checks on anything when you call and were even confused about the complex I called from. There is also nothing in the folder they give you that discloses quiet hours so do not expect them. The unit is still new and the management may be in their infancy, but the lack of structure is noticeable. Very friendly people but if things continue to go down as this apartment ages I see a lot of complaints in the future. I also recommend avoiding units near the grass areas because people gather there and blast music, and it travels easily. Lots of kids running around which is great if you want community but if you don't have any it feels more like a disturbance. Outside units are the way to go if you want a more private experience. You won't hear anything at all aside from the occasional noises from neighbors, but if you decide to live right by the grass area, you're in for constant noise and yelling from outside. If you don't mind the noise too much, and again, I get that apartments will have sound intrusion from time to time but this is a recurring daily theme that disturbs its residents. Frequently hints of marijuana scents lingering around if you're bothered by that which I am not personally but some people don't feel the same. Parking is with constant strangers taking up free spaces especially during the weekend that you can't find parking. No other review has been brutally honest with the cons but I've been here for almost 2 weeks and I already feel turned away by the complex with my experience. The weekends are dreadful because that's when the most outside rampant activity happens for this sort of ordeal. I'm a bit disappointed considering this is my first apartment but there is a lack of consideration and courtesy from neighbors here. If you decide to apply here, it's great if you are already invested in a family and want to hang around doing activities up until 3 in the morning sometimes. Oh yeah, and some owners let their dogs loose without a leash. Big dogs too.
