For the price, I thought I was getting a great deal. After living here for a while, it is clear the place has gone downhill. It feels like they will accept anyone, and it shows. Trash sits around the property for days, cigarette butts cover the walkways, and some residents leave garbage bags, toys, and random junk outside their doors. People also hang out in the parking lot at night smoking weed, which makes the property feel even less cared for. The gym equipment is broken or barely usable, the hot water cuts in and out, and several of the gate locks have been broken for months with no effort to fix them. I lived here for one year, it offers a lot even though it may be tiny. I've looked at mostly all the apartments in Goodyear and this is the cheapest you'll get. Especially for how big the apartment is, it's such a good deal. For all my lease I didn't have any issues with the apartment complex, they were very understanding and have good management. I will say when I first moved in I did have a lot of complications. They refused to answer my emails as well as my calls and it took me about two months to get an apartment, therefore I didn't get two months free or any of the benefits which would've really helped me. The person who had my case wasn't working due to personal issues and the other employee denied assisting me and she worked there for a while so I assume she wasn't held accountable. But they got new employees and they're really good at their job. They even helped me with my cox communication when cox was being really annoying. I was also scared that I wasn't gonna get my full deposit back because of one of the Yelp reviews I had read but I did indeed get my full deposit back. read more

I rarely leave reviews, but I feel obligated to warn others about this property. Management rewards people with discounts on rent or other incentives for positive reviews so keep that in mind when scrolling through them. If you're considering living here, expect management to be extremely friendly at first and then treat you terribly when you move out. They will take your deposit and charge you $400 on top of that just because they are dishonest people and they can get away with it. After submitting my notice to vacate, I was encouraged by staff to email them requesting a more competitive renewal offer. I followed their advice. A newer staff member said she'd send me a renewal offer, but she never sent it even after a phone call requesting it to be sent again. When I visited the office to tour a 2 bedroom they were cold and unprofessional which made it clear my business was no longer wanted. This behavior was really weird especially because I renewed with them before without an issue so I just accepted this wasn't the place I wanted to stay anymore. Just days before my lease ended, the main manager called me and falsely claimed I had canceled my notice to vacate simply because I had inquired about renewing. It felt like a manipulative effort to trap me into renewing under their terms even when I was never sent anything and never signed anything other than the move out notice. It only got worse after I moved out. Shortly after turning in my keys, my boyfriend--who had interacted respectfully with management on several occasions--was in the apartment taking final photos. It was my first apartment and I wasn't aware when you turn in the keys you can't finish taking pictures or do a walkthrough. The assistant manager entered the apartment and told him to leave immediately very aggressively. I asked if we could do a walkthrough together since she wouldn't let us finish documenting the space and she responded, "You forfeited your right to a walkthrough inspection when you handed over the key. We haven't run a background check on your boyfriend, so I felt threatened walking in and seeing him inside." When I called her out on her shady and unprofessional behavior for not allowing him or me to finish taking pictures or do a walkthrough she said, "I'm not here to be your friend and I'd say we're pretty nice considering you cancelled your notice to vacate by inquiring for a new apartment and we won't be charging you for that." Her remarks were shocking, disrespectful, and unnecessary--a tenant calling out unkind behavior and lack of professionalism doesn't mean they want to be your friend?? They charged $400 and took my deposit even after I spent hours cleaning the apartment. I didn't hang a single thing in it and there were no damages. The carpets and hardwood were deep cleaned and everything was out of it. Don't let their mask fool you. They aren't good people. Not only that, the apartment walls are paper thin and there is dog waste scattered across the entire community. Safety is a concern also. My neighbor's windows were smashed in with a bat. I had to call in a wellness check for another neighbor due to suspected child abuse. Their screams could be heard through the walls. This place is a mess. Save yourself the trouble. read more

1. Black mold behind laundry room walls from the washer not being installed properly so it was leaking for months and we didn't know it. Cabana Encanto at the time ignored it and just wanted to spray with bleach. 2. Mold that was ignored for months attracted bugs and book lice. I made them cut into the wall and replace it in which they only replaced half of what needed to be replaced. They had to hire people to clean the unit after bc of the mess they made. Also didn't hire any professional to mitigate the mold issue. Just did it themselves. 3. Found a ton of trash in our walls when doing so 4. Leak under bathroom sink 5. Charge you $8 every month with rent for bug spray but you have to TELL them you want the unit sprayed but they'll still charge you every month whether you use it or not. 6. BUGS GALORE. Black beetles, baby wasps,silverfish, false chinch bugs, giant cellar spiders (one came out of our vent in the middle of the night and was crawling on my sleeping spouse) 7. Nothing is sealed properly. Had to do it myself when we moved in a couple years ago. (Only stayed bc it was cheapest around) 8. Walls are so thin. You'll hear and feel everything. 9. Didn't have a working dryer for a month and a half bc they kept ordering the wrong part 10. "Maintenance" knows about as much as the tenants do so you might as well fix things yourself. 11. CONSTANT COPS HERE. 12. The app used for entry hardly ever works. Which sucks bc it's used for every entry point including your UNIT 13. They aren't quick to try to help with situations and will have a piss poor attitude while doing it. 14. Our living room window --the wall is already cracking in both adjacent corners pretty bad. And this was built 3 years ago...... 15. The sink drains have a rancid odor that permeates through the house every now and then. And it doesn't matter what you do for it. And how clean you are. 16. The amenities are decent. But they don't really keep the building areas clean just the parts that potential renters will see. 17. Also don't have storage space outside that was listed as space we'd have. It's locked and has the water heater. 18. Third year, leak in a/c vent causing a hole in the base part of the structure. 19. "Supervisor" maintenance lady is rude and feels the need to raise her voice as if that makes her RIGHT AT ALL. 20. They may fix a leak by shutting off the ac that's causing it--but that's all they'll do. The severe water damage and future mold will be YOUR problem. They do not care. And don't pretend to. They do bare minimum. "It happens" 21. Brand new dishwasher broke after. A few months And they always still have a smell after. No matter how much you clean them. The plumbing and piping is awful. 22. 3 leaks in 2 years. 23. And finally. I GOT SEVERELY SICK FROM LIVING WITH TO TOXIC BLACK MOLD THAT WAS IN OUR A/C UNIT AFTER THEY IGNORED MY CONCERNS THAT THEY NEEDED TO INSPECT AND REMOVE ANY DRYWALL/WOOD THAT WAS WATER DAMAGED. WHICH THEN LEAD TO MOLD OCCUPYING THE MIDDLE SECTION OF MY UNIT. FROM HALLWAY TO MASTER BATHROOM INSIDE THE DOOR FRAME. NOW IM LEFT TRYING TO RECOVER AND HELP MY FAMILY DETOX FROM MOLD. 24. ABSOLUTE NEGLIGENCE. 25. From what I know, they didn't acknowledge the visual mold, and did not remediate it. And no I don't want some bullshit response saying you work hard for community excellence and you're sorry. Were out thousands of dollars for complete negligence and lack of responsibility. read more

Whoever the blonde lady is in the front, she's always rude. She makes you feel stupid for approaching with any problem and dismisses your concerns and interrupts you. The other ladies in the office are great but she'll even interrupt your conversation with them to put her rude two sense in. She should not be in any costumer service or hospitality position. read more

A lot of neglect from management. They were able to change filters on AC unit, but things like the front gate being broken and wide open 24/7, sprinklers being stuck in the ground, low-ground walkway lamps being ripped out of their sockets all remained issues for months on end. Management even sent out a letter via the community app stating the gate was fixed but rescinded it almost immediately. On top of that, they stated they would start charging people if they didn't pick up dog poop and the issue still remained. On top of THAT there is a big issue with bugs such as ant hills in the middle of sidewalks, roaches during summertime, and carpet beetles all-year-round. Initially had decent conversations with management at the start of the lease; however, the demeanor had gotten worse/lazy over time as my the expiration of my lease was coming up. Moved out to a different complex for cheaper price and MUCH nicer amenities & management. read more

I give Sunset View five stars because it has been pleasant to be a part of a community like this one. Sunset View is more than just a place to live. The front office personnel takes the time to create more than that, I place where can come together as a community and get to know our neighbors. The units are modern and very clean. The property is kept well and if I ever need anything, they are fast to assist. I would recommend this place to all, it is a safe and clean place to live. I loved this place when it was Cabana Encanto! To start, emergency maintenance is not a thing. If you get locked out after they leave, find a hotel for the night. Seriously, I speak from experience. It says to leave a message and someone will get back to you but the one time I needed them, I slept in my car in the parking lot for the night. I still do not have a door key, as two request were made as I realized I had the wrong one (keypad doors) they never fulfilled the request. When I needed a spare mail key, they had given me my only copy and had to ask 7-10 times EVERYDAY before the mail got there to rekey. They seldom answer their phones because the assistant manager and property manager leave one person in the office often to take care of possible prospects while the phone rings constantly without a return phone call while they do whatever, lunch at 3 when you're off at 4:30? Like come on, I'm sure you make double than the person you just left to fend for themselves. The property manager, although knowledgeable; is extremely rude and dry. She has no sympathy for others and finds a way to be dominant in a conversation when she doesn't need to be. And she does not stay professional in stressful conversations, truly not a person who should be running a leasing office. I am very glad my lease is coming to an end so I can feel as though I can review without retaliation! read more
