When I first moved here, , I moved into a one room apt. It was too small for me so transferred to a one bedroom. Much happier here and the neighbors are much more respectful. I have not had any problems at evo and I enjoy living here. Rent is alittle high and amenity charges change each month. I'm hoping when it's time to renew my lease in December, rates don't go up. I have met many nice people here. The office people have always been nice and helpful to me. I would recognize living here as long as. Rates don't go up. Evolution at Estrella Falls looked great at first because of the location, amenities, and the interior design of the apartments. But after living here, I started noticing several red flags. The biggest issue, and the final straw for me, has been the extremely noisy vehicle gate near the front of the complex. It is so loud that it makes it hard to use the patio and very difficult to sleep if you live nearby. I submitted several maintenance requests and also emailed the office, but this has been going on for over a month and the noise keeps getting worse. Pros: * Responsive maintenance for apartment repairs * Great splash area for kids * Nice gym * Close to the greenbelt park Cons: * Extremely noisy vehicle gate (as mentioned above)near the front. Noise is bad enough to disrupt sleep and make the patio unusable * Very thin walls, Can hear upstairs neighbors daily * Not all fire pits work, Some fire pits have reportedly been broken for a long time * Non-residents using the pool * The complex next door will be sharing the same amenities, which will likely lead to overuse * Quantum Fiber (CenturyLink) is required and is very inconsistent, with slowdowns and frequent congestion Looks good on the surface, but ongoing noise issues and poor follow-through combined with all the cons make it not worth living here. read more

I had a friend who lived here so I had heard decent things about the community which ultimately had a huge impact on why I moved here. That friend has also noticed a change. When I first moved in, the apartment was in need of repairs and major cleaning. I found pimple patches in the sinks and showers, many minor maintenance items that I would have assumed would be taken care of prior to move in. The dishwasher throws water on the dishes but doesn't actually work. One of the bedroom doors does not latch shut and well when bedroom doors are open they naturally close or swing open, which make me wonder if the apartment itself is even level. I've submitted multiple maintenance requests and nothings been resolved. The property manager is a nightmare as well. Shes rude and refuses to take accountability for basically anything along with other office staff. There is always an excuse or blame placed elsewhere. I honestly feel embarrassed and disappointed that I live here at this point, I'm 3 months into my year lease unfortunately. The space and layouts are nice, as well the property has so much potential. when we first moved in the apartments were great. the longer time when on the worse it got. Cops were there almost everyday even the swat team. Dog poop all over cause not many people pick up their dogs poop. constant parties at the pool after hours when they stated parties weren't allowed. for a month my calls and emails wouldn't get replies. neighbors and dogs screaming and parking at 1-3am. walls are thin so you hear everyone, water pressure in bathroom sucked. also people leaving their dogs off leash and they would run up on me and my dog all the time. glad to be moving out. read more

The property was clean, modern, and well-kept -- and the amenities are what you'd hope for in a luxury community. The pool area and clubhouse were very nice and comfortable, and all the staff members I interacted with was friendly and professional. I will start off by saying management has a way with their words most people will agree and the prices are too high for what they're offering. I've had issues with them where they've helped the slightest and coming from a low income person I pay $1400 for a studio and I can barely paying it on time being 20 with no car trying to make it to work today. If I pay rent I won't have enough to get to work or eat. This place is awesome! Great location in the west valley. The property is well maintained and gated. The pool is huge and feels like your at a fancy resort. But my favorite thing about Evolution is the Club House. My family recently had a get-together there and all 35 of us fit comfortably since there are multiple seating areas, a large kitchen and two private bathrooms. We were very thankful for Michael who was the leasing agent who help with scheduling and coordinating the event. This is a great property and supper family friendly. read more

This place is beautiful but there are a lot of things about this place that is just not worth dealing with. You will see dog waste everywhere on the ground. Your monthly bill will change drastically each month for amenities. The walls are very thin you can hear people above you and below you. The security gates never work. One time there was somebody who snuck in the pool then snuck in some other people we called security to report it and the security did nothing about it he showed up and acted like he was doing something about it. Packages are "LOST IN THE OFFICE" for months. Doesnt matter how many times you call them to check, it's "NOT IN THE OFFICE" but turns up months later. They say they're not accepting any packages because of Covid then accepts packages. After my hundreds of dollars in car parts lost in the office, I DO NOT WANT THEM ACCEPTING MY PACKAGES AT ALL. What really kills me is this: power went out in the whole complex. 115F, call their emergency maintenance hotline and NOTHING. NO RESPONSE AT ALL. Call APS and 911 and they cant tell us anything other than there's currently an outage, which is understandable. What's not understandable is management DID NOT EVEN KNOW ABOUT IT (so much for emergency maintenance), OBVIOUSLY DID NOT HAVE A PLAN, AND SENDS A FLIPPANT EMAIL THE NEXT DAY. DO NOT RENT HERE. I have lived on Building 23 since it opened in 2018, I have read the reviews mand I understand the negative review given in the past. But everything goes in cycles. Yes it was wonderful when LIV were the owners. They staff was great and so was the service, The residents that moved here were of the highest quality. Notice that I said residents. There were a lot of senior citizens who kept the property immaculate. The staff was young and enthusiastic. It was a wonderful place to live. The rents were reasonable. We had monthly happy hours at the HUB and residents socialized and had a great time.. THEN Sheridan (the blood suckers) took over. What a horror. Rents soured and service went down. It was a rough time. The phones were not answered. Most of the senior residents left and there were no social events at all.The staff were overwhelmed and lofty. It was oblivious that Sheridan beat them down. Now the tides has changed again. The new staff is amazing and we have monthly socials at the pool. Each month is a different theme. I find that going on line to request maintenance is easy and most effective. Response times are short, They only problem now are the residents. They do not follow the rules. They leave garbage outside on weekends knowing that garbage is not collected. They do not pick up after their dogs or THEMSELVES. Their decks are cluttered and used for storage. They should be fined by the fire .department. They staff cant do anything about it. They are a great group of people. They care. By the way my family has come to visit this summer and the love it. It seems like a resort to them.My 16 yr old grandson told me " Grandma please dont move from here. Its great" My only concern , as a retired senior on pension, is the rent increases each year. WillI be able to keep up? I am 78 years old. Pensions do not keep up with the cost of living. My rent is 50 percent of my income. To whom this may concern, I was a resident at EVO for about 6 months. I thought this would've been the perfect place for me to live. Seeing how inviting and clean and beautiful the places is and great location definitely a great place however there were countless problems from rocks being inside my dryer vent to my dog, getting locked in the bathroom because the door handle was broken when I moved in waiting over an hour for the handyman to come unlock it for me. Tons of cockroaches everywhere at night. Our trash, not getting picked up on schedule dates and then threatening us. They're gonna send us a fine because their team didn't take the trash out Not only that I've been going back-and-forth with the management team for over 5 months about APS charges because one of the staff had put the wrong apartment number asking them kindly to remove those fees they denied until there was continuous conversations about it after all of headache I was also dealing with a bad roommate situation leading to a domestic violence to where I had to remove myself from the apartment with my name still on the lease and asking them for help and from their manager telling me she would help me and do anything you could turns into her, ignoring it all telling me she's gonna call me back and update me on situations never does nothing ever came of it. out of the five months led to me just giving up on it and waiting overtime. I can't express the amount of frustration and headache. I had to go throw with this apartment complex. I have all the phone call recordings and documents of there team. Definitely the worst management I have dealt with however there employees are nice willing to work with you not the mangers there are horrible. And not only my roommate had another friend move in witch should have been a 10 day notice because her name was not on the lease and they said they had no proof however I have all the documents of her living in the house for over 5 months and never got released from the apartment complex lease worst management ever!!!! The amenities are nice, pool is clean and there is a kid splash area. The gym is nice and always clean but if you need machines or want variety you'll still have to get a membership somewhere else. The gates seem to always have problems or the app that you have to use to get in and when you pay for a gated community you'd want to feel safe. Would not recommend these apartments to anyone. Overpriced 2k 1 bedroom a month with awful neighbors. Noise complaints made to security after hours all the time. Neighbors who start drilling at 6am, barking dogs all day long so if you work from home this is also not the place for you. Walls are VERY VERY thin you will 100% hear everything your neighbor is doing. Theres also a lot of UTI students here so be aware that you will hear project cars, trucks and motorcycles very often. Maintenance requests are usually taken care of within a week or so of putting order in however if they let you know that management nerds to put in a request that will never happen. If you reach out to them with complaints they sometimes will reply but typically the problems still happen again. If breaking the lease wasn't a hassle, would have left a while ago. Expect to be paying many extra fees that were not told before moving in. You will be paying an extra 200-300 a month than what you expect just to maintain the entire community whether you use the facilities or not. read more

I would like to share something with management. I do not be live here but my kids do. We were invited to join them for a 4th barbecue and swim today. When we arrived we noticed the outdoor area was a mess. Garbage pilled up at every location, garbage rolling around on the ground, pool deck dirty and in disarray. The tables were already covered with table cloths and reserved. I would think the amount of rent for this complex that on the biggest picnic and barbecue day of the year you would at least make sure it was clean. I have never once left a review for any business until now. I am a current resident and I use to love this place until I realized that management does not care about anything that needs to be fixed. Moved into a 2 bedroom beginning of January 2023 coming from our 1 bedroom that we've been in since July 2022. When we switched, we realized our front doorframe was broken and split in half. Someone could easily kick it in and enter our home. To keep it short I have emailed and called for 4 MONTHS. It was always the same reply: "it will be fixed this weekend." "It should be fixed by next week for sure." "I just called and now we just need to find a vendor to come out". "Oh yeah the part is here and we will schedule for this weekend." They have never once INITIATED communication about anything. I always had to email about any updates. They ordered the part after a month of me emailing and had maintenance put giant nails in to "keep it in place" until it came. Come to find out that "part" was just 2 wood pieces screwed in and patched the holes they created. Waited FOUR MONTHS just for that and I feel like they did this to stop me from my continuous emails. I started my leave when this complex was named Liv Goodyear, around October 2019. Similar to what other residents have found, I thought the old management rocked - they were great at receiving packages, being friendly, and coordinating activities for the complex that were received well by the community. Once the new management from Shelton Residential arrived, the quality of the apartment complex plummeted. The new management staff are extremely difficult to contact and need to be emailed/called several times to get a response back, and the maintenance order I placed 5 months ago for my noisy laundry machine has yet to be completed. On top of that, today I logged into the apartment resident portal to pay my rent for the next month, and I saw that they had increased the service fee charge for payment using credit cards from $4 to $34. I'm not sure what kind of Mickey Mouse operation the new management is running, but one thing is for sure - they're failing to meet their expectations for an apartment complex that charges $1450+ for two-bedroom units in Goodyear. I don't see Shelton Residential using any of these critical reviews to take actionable measures to improve their service - at best, this review may get a boilerplate response copied and pasted straight from the company management handbook by some intern getting paid minimum wage (like all the other comments got). I'm writing this review because I have been upset by the low quality of service I've received at the complex over the last few months, and want to warn others from leasing this apartment complex. There are others out there that offer better services and amenities at lower prices. read more

Well If that is because you as parents feel as though you can just turn your kids lose and never be responsible for the damage they do and the disrespect they show towards this community than I would rather be a Karen all day long. There is always the same kids out of control and you never see their parents. Always excuses, we work to much, they are just being kids, BS! If my kids had done as much damage or been as disrespectful as these I would have been embarrassed. I always told my kids do not embarrass me, why, because I have raised you better. So the next time you complain about the cops here so much or the Karen's just take a long look in the mirror and know every time your kid comes outside and opens their mouth or shows their ignorance it is a reflection on you. All right! Man this one is gonna be a doozy! So my Fiancé and I moved in to Liv Goodyear apartments in November 2019. (That was when the old management was still here.) and when we had our tour. We fell in love with the place instantly. Awesome amenities. Beautiful apartments. The price was a little high but we were willing to pay the extra for the quality. Alexis and Kaitlyn (sorry if any misspelling) are the ones who helped us out. And they rocked. They helped us every step of the way. Answered our calls immediately. And always happy to help. Now it's April. Things have gone downhill fast. With the arrival of the new management and employees the quality of service and living has gone down dramatically because the new owners want to make a quick buck. I'm going to list out everything that's wrong because it's shorter and easier to read. 1. Smoking is now a huge issue. I can smell cigarette and WEED smoke when I'm walking my dog in the park. I see cigarette buds on the ground when I am walking. This is labeled as a none smoking community. 2. It seems you can never contact anyone to help you on issues that need to be addressed. They never answer calls, emails, or anything unless I go up and bang on their door and force them to listen. And when they are corner they give some half ass excuse on why they can't fix it. 3. The gates were broken for a LONG time. Like a month long. And so they just left the gated community without a gate. 4. The hot tub is constantly breaking ever since new management came. It worked swimmingly for the first three months we lived here. But now it's constantly either not hot. Has a leak in the pumps so the water level drops. Or has a gross smell because they don't clean it as regular as they did. 5. It's not nearly as clean since they no longer clean on weekends (which is when everyone uses it??? What's the logic in that??) So the trash cans are always overflowing. 6. DOGS ARE RUNNING EVERYWHERE WITHOUT LEASHES. People are putting them in the pools, letting the sprint around the pool and bark and growl at other dogs. And when addressed, more half ass excuses on why they can't do anything from the new management. (I'm not surprised anymore.) Honesty, I don't know what they were thinking changing everything that used to take place here. It's why everyone loved it here. But I'm guessing they wanted to make money and lower the quality of life here... If you are looking for a place to live... fear not! There are many other places to live that isn't LIV Goodyear. It's a disappointment that the old management left... we all miss them as you can see from the google and yelp ratings.. they used to be top rated.. now it gets 2 stars at best... read more

However, they switched management and ever since then this place has gone down hill. All the rules are completely ignored, I had to call 4 times and email once before I heard a response about an issue that happened at the beginning of the month that I still wasn't receiving communication about. The management and staff change have been ridiculous! I was on my last 2 months of my lease and the left hand wasn't talking to the right hand.(new and old staff) i wanted to re lease my unit and was told it had already been leased and then i found out about the change, that staff didn't care anymore. I readdressed it with new staff when i saw my unit still available online more than once for a move in date before my end date.. needless to say, yes my apartment has been leased and that's all there was to that conversation. Weren' interested in keeping existing tenants and i was told to look for another place to live. LOL Recently this week I saw a package delivered to my Liv address because i couldnt intercept the monthly subscription address. Messaged Liv with no response back, probably because I am no longer a tenant. Same responses i was getting on my way out of my lease!
