When I refinanced they were chosen to be my title company. Now I need them to defend the title because of a lawsuit. I called them to enter a claim - calling 4 times over 7 days and they are not helpful at all. The first time they sent me to voicemail that disconnected without letting me leave a message. The second time they said someone would call me back. They never did. I called again, each time I wait 30 min on hold. It's so frustrating. I get the feeling they are avoiding the claim filing process because today they said I have to get a local lawyer and would not tell me if I would be reimbursed. They just kept saying they would send me the documents from closing. Each time they tell me something different. This company is terrible!! I am filing a BBB claim. read more

This company is as terrible as all the reviews indicate; I wish I had looked at this when refinancing with CFBank, and I would have shopped for my own closing company. Short version: Instead of wiring the funds on the contractually obligated disbursement date, they were FORTY SIX DAYS LATE. The long version is that Solidifi/Linear disbursed funds 2 days late, which is already a problem. However, it happened to coincide with my old loan servicer changing. I didn't find out of their incompetence until I received a collections call for a late payment I don't owe. My initial contacts with Solidifi to fix this were dreadful. Emails were not responded to, and all three times I received callbacks, they were during the times I very clearly stated I was *UN* available. At 3 for 3 interruptions, it feels intentional. I set the expectation (and had verbal concurrence) that I'd get a daily email until this is resolved and to nobody's surprise, I never received those messages and the direct line I was given went to a full mailbox. Eventually I got through to CFBank who contacted a VP at Solidifi, and once my case was escalated, I started experiencing better communication. Unfortunately I was NOT receiving better service. The team lead assigned to me was complaining about how much time she was spending on my case, and at one point told me I should be grateful. REALLY?! I had to personally spend a considerable amount of my own time on their problem; more than 2 dozen calls with Solidifi alone, plus nearly another dozen directly with the banks. Rather than wire the correct funds immediately, Solidifi took several weeks trying to compel the banks to release wire information, and credit the loan. This lack of action was stressing me out because now I'm dealing with continued collections calls while juggling my father-in-law being in hospice, and nobody at Solidifi gives a flying f---. "They can't report you late for 60 days" I was told, but that was incorrect information too. I was reported late to the bureaus which took another 60 days to fix. So back to the chain of events -- EVEN once they got their wire information, it still went wrong! Another 2 weeks later I was informed of a "partial payment" having been made. The third wire finally corrected the issue on Jan 14 instead of Nov 30. Oh, and one last thing to note, which I think leads to a credibility problem. They are based in RI but I was assigned a WA agent on my closing docs. When I called to ask to speak to our agent, I was told she doesn't actually work on any of the closings. It was very reminiscent of the "Panama Papers", someone in a different state rubberstamping things. I guess reading the review from Georgia about not having lawyers present as required by the state makes more sense when you hear this. read more

This is for Solidifi as they merged with your company: We went into escrow on 10/20 for a purchase of a new home. Your appraiser didn't come until 10/29. It's 11/14 today and I still don't have my appraisel done. We are way passed the 17 day deadline to remove appraisal contingency and I've been served with the contingency performance letter from the seller to remove appraisal contingency by tomorrow on 11/15, in which you have been informed on 11/14 and no response on your part. I'm about to be homeless and lose my dream home because of you. This is unacceptable and I'm due a phone call and response of my appraisal I paid for through my lender at Bank of America. My lender has been contacting you since 11/4 asking for my appraisel and have not responded. Please correct this or this will not go well for you if I lose my home I'm in escrow on by tomorrow because you have not provided my appraisel in a timely manner. It's been over 2 weeks since your appraiser came! read more

Solidify is the worst This is one if the worst title companies you can deal. I was forced by Amerisave to work with this company. They can not even get things straight and they wanted me to do their job because they were short handed. They keep asking about an HELOC with Wachovia, are yhey the only ones that don't know yhat they were nought by Wells Fargo. I gave to call WF myself to reach to them. Unbelievable, thank uou Wells Fargo in my case very efficient. If they tell you Solidify run , I was approved in 2 weeks except for the title and Solidify. read more

Solidifi Title Company and Linear has merged. This review is for Slidifi. I had closed refinance with them recently. Their response time was good, however they do not declare information at all, only need to know basis. My original servicer, and other payment receiver got payments late. One of the payment is still pending, not sure why they are holding. I don't think they should hold any payment. Overall seems not a fair business practice. End of the day borrow has to loose some. read more

Closing process was a nightmare, CFBank used Solidifi for closing my two loans, people there are running the business as a hobby! Had to re-close one loan because they did not figure out that closings in GA requires an attorney not a notary public. Disbursements checks were delayed , had to go pay for homeowners insurance myself to prevent policy from being cancelled/lapsed and have to prove to them that I paid it to get my money back... This reviews is for solidifi. Michelle was supposed to come at 5pm to close. She never showed up. I called her at 5:30pm. She was very cranky. She told me she can't be here because of the traffic. She said she would call the company to see if they can send some body quicker. She was very cranky and did not want to come. I called the company later, put on hold for more than 30 minutes. Kevin immediately started yelling and told me I cancelled the closing because the notary person was later. Instead of calling me, updating me on the situation apologizing, or sending another person, they really focused on blaming me for their incompetence. I'm surprised they are in business. They have no incentive to be professional. They rely on the lenders for the business. The title company business model is not incentive compatible. I still don't know if I'm going to close or not. I am never late for any meetings. It's inconceivable just not to show up or just yell at customers. Unbelievable. read more

Linear NEVER SCHEDULES ANYONE until they miss my appointment then want me to sign papers at night. WORST COMPANY EVER. I refinanced my property this spring and the lender used Linear Title. This was the kind of transaction where a title agent comes to your home to supervise the signing of all the documents. The man who came was a very nice, experienced gentlemen. However, he had to come back three times to get additional signatures because the title company was giving him conflicting advice (even though he said he did not agree with their instructions). Four months later, I am selling my home and it is time for closing. They discovered when they ran my title for the sale that Linear Title never properly recorded my mortgage among the land records in my county. The previous mortgage was released but the new one was never filed. So this is causing me huge headaches right before the settlement on my home is scheduled. Linear claims the deed of trust was rejected for recording (they apparently did not make out the check correctly). Like the other reviewers who said Linear lost their original documents, these folks apparently cannot handle recording a very straightforward transaction. It seems to be nothing but negligence on their part. Please beware. read more

If you had the choice, I'd say spend your money elsewhere for a smoother closing process. If you didn't have a choice, then here's my story and tips to make sure you don't get the most stressful closing day+week onwards like I did. I was scheduled to close on 5:30pm Friday, and the mortgage officer said that the closing company (as it is a national mortgage company I used) can sign my refi documents anywhere and can come to your home. So naturally, I chose my soon-to-be newly refinance abode for convenience. The Notary assigned was located in DC, and they called a day in advance to confirm and told me I needed two forms of ID. Sure! Then I asked if the woman on the phone will be coming over, she said that no, she is only calling to confirm the appointment and another lady will be there. No Problem. The morning of the refinance, my mortgage company sends over the HUD-1 information around 9-10am so I can have one final look, we fix a minor detail, and they tell me that it is best to wire the closing money instead of a certified check for faster processing. In excitement for the whole stressful refi to be over, I happily waited for 5:30pm to arrive. At 5:15pm, the notary called and said that she did not receive the documents yet (which sounded ridiculous since the mortgage officer told me that she sent them over in the morning), and that once she gets it printed (which claimed will take 15-20min, she will head over [from assuming their DC office]). I live about 20-30 min drive from DC, so I was assuming it would take 30-50 min max? And if she was calling at 5:15, this would mean 5:45 - 6PM. It threw me off my celebration food plans, but sure. Closer to 6PM, I texted the lady asking her estimated time of arrival. I get a text back saying the GPS had an ETA of another 45 MINUTES!! What the heck? Did she come from Baltimore or Philly to get here, cause even in DC it does not take 1.5 hrs from downtown DC to get to my home. It would also put me at 6:45pm signing, and probably 8:30/9PM until I could grab dinner. Annoyed, I called her up and some man (which I later found out was her husband) answering saying that she was on the way, and I should wait. Hungry, cranky, and realizing the lady was rudely 1.5 hrs late, I told them to just meet at 7:30pm since it would not end well if I had to wait around for them. The guy, in shock, could only respond "well, hurry back..." After the notary arrived, she was not well versed in the documents (I had a question which she 'guessed' the answer, but also incorrectly making me doubt what I was about to sign); luckily my aunt is a mortgage officer and I called her up to make sure I wasn't signing my life away. However the notary provided incorrect information, even about the wire vs certified check. Good thing I didn't trust her judgement or else my closing would have been more screwed than what it already had been. She gives me a blank unsigned doc, as she takes off with the signed, notarized version...which then my aunt later tells me was odd. We started a little after 7:30, and did not end until close to 9PM. Glad I ate before she arrived or else I would have chewed her arm off. Apparently it was the practice of that closing company/Consumer Direct Mortgage. I rush off an email asking for a scan copy of my documents which the mortgage company happily said they would reach out to the closing company to provide to me asap. I wire the money, still with no official signed docs in hand, and the closing company then sends me a late night scan 4 days after closing (though 2 of those days were sat & sun)...and I open it up immediately. It was so blurry like they incompetently stretched it through the scanner. I ask them politely if they even bothered to do a quality check on their work and to rescan; they apologize since they 'already overnighted the documents to the mortgage company". Seriously?! Even my scanner at home worked better and in hindsight I should have just scanned the damn thing myself than having paid professionals do their job incompetently. The guy on the phone offers to put in a note to see if they can 'fix' the issue/provide some sort of compensation, but of course I never heard back from them about that. I follow up with them a few more days, and they had no more information about my documents saying that "they reached out to the mortgage company but haven't heard back". Seriously, why did I pay these guys to even fail at doing their job?? Finally after a nice friendly threat to the mortgage company (as I had absolutely no legitimate signed paperwork in my hand/inbox 11 days after closing, they worked together to send me a nice, un-protected pdf of my signed paperwork. Lesson learned: 1) Drag your butt to a kinkos or a place that you can scan your own documents after your closing before the notary leaves with it. 2) Do your closing mid-day to avoid your notary planning your closing appointment around carpooling with her husband home. read more

As a retired commercial banker, I'm familiar with real estate closings. If I could give LinearTitle minus stars I would. On my refinance, never talked to existing lender, shorted the closing funds by using a 3 week old payoff, and took nearly a month after I signed the closing documents to pay off the existing mortgage. I had to obtain the current payoff from the existing mortgage after 10 days had gone by, and they hadn't told me the loan wasn't paid. They forced me to come up with another 2 weeks of interest to finally pay the existing mortgage off. NEVER would answer phone. Am looking at reporting them to state Atty General for fraud and filing suit. read more

Like everyone else this company is the worst. We signed and closed on May 28th. The manufacture received their funds the next day and our refund was 4 weeks out. Out of escrow they paid our home insurance 6 weeks later. We didn't find that out until we received a cancelation notice from our insurer. When I called Lnear Title and Escrow in Woodland to find out what happen this was the response for our refund get ready for this she had a family emergency and for the insurance not being paid for 6 weeks she said no one told her the house was ready. But yet the manufacture got there monies the next day. Aren't escrow companies monitored by the government? I'm looking for a agency to report them. Stay away. They're schisters. read more

Solidifi Title and Closing , LLC Middletown, RI Closed refinance cash back mortgage loan on 3/4/21. after the 3-day right of recession period and a weekend, we should have had our funds sent over-night to us on 3/8/21 per our funding document. Heard no communication. So I looked up (no contact info on loan document) their address and phone number and called their office late afternoon on 3/8/21. Representative did verify they had received electronic wire on 3/8/21 from our lender (bank) and yes funds should go out over-night delivery that evening or on 3/9/21. Its now 3/11/21. So I called title company again and asked if funds were sent on 3/9 and any tracking number etc? I did get a tracking number and found out they delayed and finally supposedly sent out the overnight on 3/10/21. So we are suppose to receive today. We'll see. My point is, why is overnight delayed from 3/8/21 or 3/9/21 to 3/10/21? Not happy mainly because zero communication except on my part. Signed, Colorado read more

We are 3 minutes away of being on hold for 3 hours..... what terrible service. they have the audacity to say "customer focus" in there automated prompt while on hold. I guess they are focused on ignoring customers and not dispersing funds within lawful time windows. Yes I am still on the phone as I am writing this update. NEW UPDATE: this morning 10/6/2020, I got in touch with them only to be put on hold because they have no clue when the funds will actually be disbursed. They're claiming the reason for the delay is that my lender wired them the money AFTER the cutoff time which is 5pm EST, yet I had confirmation from my lender before 3pm EST that the funds had been sent on their end... yes I am on hold with them as I am updating this review... so far I have been holding for 30 minutes... Now doing business as Solidifi.... Absolutely terrible customer service. I am finalizing a cash out refi and my lender has been great, but Solidifi is terrible. The Truth in Lending Act mandates a 72 hour period in which I as the borrower am allowed to cancel the contract. So I understand that the funds cant be dispersed until the 4th day after closing, but this also factors in Saturdays. So I closed on 9/29. It is now October 5th, and the funds have not been dispersed. I have little confidence that they will disperse the funds within the lawful period of time and I am worried my previous lender will give me a derogatory mark on my credit report. I have tried calling several times today and have waited on hold for over 30 minutes each time totaling to over 2 hours of hold time. I am literally on hold right now as I am writing this review. As a consumer and someone who has owned multiple businesses, I am appalled with how little you care about customer service. You are in possession of MY money, and you're being paid for a service. If the funds are not dispersed TODAY which is the deadline in the closing documents that were signed, then I will be filing a complaint with the CFPB. This will most likely occur because it is now 6:11pm EST. I have been trying to reach them since 3:50pm EST. They don't even provide an email address to contact them, or offer a call back option. I have worked with smaller title companies in the past, and they usually have a reception desk capable of answering a call within 30 seconds. After a horrendous closing yesterday where both the title company and law firm dropped the ball, I had to spend the entire day chasing both companies to figure out where my closing docs were. I will not ever accept a closing team from Solidifi or Holler Law Firm ever again in any future purchases. You as a buyer should only use these two firms if you want to spend all day on the phone trying to figure out where your loan is, because each side is "waiting on the other" (and also advising you to call the other firm). You will have to understand the back-end process and micromanage all of it on your own. read more

My client closed on her home back in October 2017. It was a nightmare to try to get the title company to do there job so that the closing could occur on time. After closing they never sent any of the closing documents to the buyer. Now she's discovered that the property was never recorded properly. I spoke with the Operations Manager in Dallas, TX, and she assured me this would be taken care of. She's done nothing, hasn't returned phone calls, and now their phone system doesn't appear to work properly. read more

My deed of trust was incorrect, even though they were told about the issue a week in advance they never fix it for closing. Now a week has gone by since the closing and not contact from anybody there. I called and "they are working on it" (so I guess at least now they answer the phone) and even though the loan was funded and I have not received anything, not my corrected paper work or my funds. The absolute worst escrow company we have ever dealt with. Terrible communication, lost our buyer's deposit check, took weeks to deliver a preliminary title report and then it was severely inaccurate. They prorated the fees incorrectly (off by a whole week) and then lied about when the deed was recorded. If I could give zero stars I would. My mortgage company that I refinanced with used this title company to process the documents. We closed on our refi on December 18th. On January 4th we received a call from Josh Zapata at title company stating that our original mortgage wasn't paid off and there was a shortage. It turns out they used a payoff that was dated 30 days prior to closing, in which time we made a mortgage payment and the taxes had also been paid. When I questioned why the payoff that was obtained by my lender on 12/15 wasn't used, Josh tried to tell me "that wasn't procedure" little does he know I've been in real estate for 12 year and happen to know this is most definitely "procedure!" I then had to pay $2600 out of pocket to fix their mistake but that's not even why I am mad. I tried to get in touch with Josh for several days to get answers to where we were at with this loan issue. Finally we got on a conference call with my mortgage company today, which the call was dropped mid way through.....waited hours with no call back. We called to see the status, he didn't answer. He called back at the end of the day and asked us why we needed a call from him....well how about because we have no idea the status of our account!!! After an entire week of dealing with this horrendous company our mortgage has supposedly been paid off...but we will see come Monday. The way this was handled was shameful. read more

Worst ever Escrow company. Now called Solidifi Title Company of California! Waited on escrow to close on 5/24 We didn't close until the 30th making my buyers have to sign an INTERIM OCCUPANCY AGREEMENT that made my buyers very uncomfortable and uneasy about the company handling their money. This being their first home didn't make things any easier for them. Slowest to respond by email with my TC, went through so many people we didn't know who needed what. I finally spoke to someone who was willing to help me and told me to cc him on all documents and call him with questions. I had 10 minutes to let the lender know they received funds after the hassle of trying to wire to their bank. I called to speak to my contact there and the woman that answered the phone told me he couldn't help me any more. When I told her he asked me to call him she said why? I explained that the wire was done and we needed confirmation. She said well theres nothing in the account so there's nothing he can do. I explained the situation and told her I need to speak to him quickly and the wire was done, he knew that. She proceeded to stall me with arrogance and sarcasm, asking me how does he know, was he there at the bank with them? Knowing we are on the west coast and them in RI. Finally snapped and said I need to speak to him NOW. Thinking we were finally done at close, we still didn't have a proper dated detailed settlement and were waiting on the copies of commission checks via our instructions. Again I had to call and deal with the arrogant receptionist asking her about the commissions. She said it's been sent by E check to the broker. I told her I have the email with the instructions right here and we were to get a copy of 3 checks separately. She replies, I don't see the instructions, only the signed commissions dispersement. I told her that the instructions said to overnight all three checks with the addresses provided in HIGHLIGHTED letters. Her response, what are you asking me to do, it's done! Are you asking me to stop payment on the check? OMG. REALLY? I have never had to deal with such unorganized people before and don't ever having to again. DO YOURSELF A FAVOR AND SPEND THE LITTLE EXTRA FOR THE PROFESSIONAL, SPEEDY AND ORGANIZED COMPANY. YOU GET WHAT YOU PAY FOR! Although sometimes they get busy, they always work to get things done on time and when I have had an issue, they work to resolve it quickly. Well, as another thankfully former employee, I can tell you that the management is far from superb and they are a bunch of nasty, hate-filled people. The turn over was outrageous because of it. Training is terrible and they hire a bunch of 20 year olds with absolutely no experience to do these jobs. I've worked in law firms and work as a Realtor. Linear title did not provide me or the lender the correct tax information required for closing which delayed our closing for 4- 5 days. As per California Alameda county tax department, supplemental taxes an one time payment for new ownership. This was paid by the borrower and the title company was informed about this one time payment. Also this was very clearly discussed during my phone call with Mike "the director". Even after repeated emails, phone calls and discussions, Linear still came up with a tax amount way higher than it was required to pay the escrow. The escrow amounts were revised thrice again there were issues with stated tax figures. (It seems the escrow likes to hold more of your money than required, likely 5000-10000 more). Once I received the second estimate, I have sent multiple emails and phone calls to get this rectified. But the Linear title is not responding to emails or phone calls, which seems strange. The closing costs are paid by the lender, so I believe the lender (Fearon Financial or Smart mortgages) are also equally responsible for ballooning the closing costs. Plus there are multiple reviews and complaints about this title company and Fearon Financial kept hiring the same title company for services seems unusual and strange. I like this information to be available for other customers and take necessary precautionary actions, when dealing with Linear title company. read more

This title company failed to record our property. The same thing was told to us as to the reviewer Elaine F. on 8/12/17 "Linear claims the deed of trust was rejected for recording". We heard the exact same line. So assuming they would correct what was wrong and resubmit what was rejected..we waited a couple of days and Linear still did not do the recording. With the next call, Linear tried to blame it on the county. Now 10 days after we funded, Linear is still saying they will get it done in the next few days. We have closed many house deals and have never had a home fund and not record the same day or record the following day. This is ridiculous unethical and unprofessional that we have to chase them down to record our property. read more

After closing over 600 transactions with various banks such as Fannie Mae and Bank of America, I can say that the current file that I am trying to close with Linear Title is the worst experience I have had with a title company. We have been in contract on a cash transaction for the past 9 weeks with no end in sight. They can't close a door; much less a home sale. The EO keeps referencing liens that need to be cleared, which is common on any closing. Typically this takes a couple of business days to correct. At the current pace they could literally fire everyone in their Curative Department, hire a new staff of chimpanzees, train them to randomly throw darts at a phone book, smash a telephone with their knuckles, and have better results than the current team in place. I am appalled that major REO Asset Management companies do business with amateurs like this. The entire group associated with Linear Title needs to leave the real estate industry and never look back. Please do yourself a favor and do not use this company. I closed on a house in New York in July and this company has no idea what New York requires. After months of dealing w/ complete incompetence, I was just informed they "MISPLACED" the original deed. First they do not return your phone calls, second when I called and demanded to speak with a manager she was always conveniently not a her desk. When I did receive a call back, this "manager" was just as useless as the rest of the staff. I will say the staff was nice, however being personable does not mean ANYONE there knows what the hell they are doing. My real estate agent and lawyer both were at lost for words for the aggravation this company put us through. I cannot express enough how unprofessional this company is. They were the title and closing company for my recent refinance. Despite being charged a lot of money for title services, they messed up the escrow account causing me much more at closing. They didn't bother to check to see my previous mortgage company had already paid property taxes. If you can use another company for your refinance go with one that takes their job seriously. read more

PITIFUL! Just a pitiful excuse for a title company. This company was referred to me by Auction.com and it has been a nightmare. As of today, I have signed my FOURTH EXTENSION, pushing my closing date back 4 more weeks, bring my over 8 weeks beyond the original closing date. I started this insane process on Feb 14th, and my new closing date is May 19th!!! That is 13 WEEKS after I began working with Linear Title! Listen closely and demand answers if you work with them. You will hear double talk, non-answers, and recycled excuses given for the delays. I even got the document that they claimed was being processed in house from my local county office, sent it to them, and days later they were still saying it was being processed. That document was officially filed and recorded on Dec 9th, 2016. To this day, they will bring that document up as one reason for the delay. I buy and sell houses for a living and know how the process works. They are the worst title company I have yet to encounter. Do yourself a favor, and choose a local trusted title company. read more

This company recently changed its name to Solidifi. I'm not surprised given the reputation of Linear Title, their old name. I never would have thought to look at the online reviews for a title company, but I wish I had. This company turned my home-buying process into a nightmare. The first problem came when they apparently did not know that they needed to get a Municipal Lien Certificate, which is from the city and tells how much is owed on taxes. Two days before the closing, they emailed everyone to tell them that the closing would have to be delayed three days until they got it. This was hugely inconvenient as I had a contractor scheduled to start some work the day after the closing. They screwed up the amount due multiple times before they sent me the final amount due on noon before the new closing, which I wired that afternoon. However, at 4:09p they told me that number was wrong and that they needed more money. The bank was already closed, so I asked if I could bring a personal check for the small difference (because it was money that was supposed to come back to me as a rebate anyway). They said that was fine. But that was definitely not fine. At the closing, the sellers' lawyer refused to give me the keys because the money could not be disbursed until the last penny had cleared (fair enough from the sellers' perspective). The day after the closing, I had to go to the bank to wire the additional money. To this day, I am not sure what the real closing date was for the property. At my mortgage company's prodding, Solidifi sent me a check for $250. It does not even begin to compensate for the time consumed and anxiety caused. Ask your mortgage company if they use Solidifi; if they do, chose a different mortgage company. It is simply not worth it. read more
