We first connected with Ramon in 2025 when we were considering selling our home. After several conversations, we realized we were not yet financially ready to move forward. Even though Ramon had already invested time and effort into helping us evaluate our options, he never made us feel pressured or guilty about our decision. He remained supportive and checked in periodically throughout the year without ever being pushy. A year later, when we were finally ready to sell, choosing Ramon and his team was an easy decision. From start to finish, the entire team was incredibly communicative and professional. They created a group chat with my husband and me, which made it easy to stay informed, ask questions, and receive updates throughout the process. Ramon and his team also did an excellent job coordinating showings. They ensured we had the ability to approve or decline requests based on our schedule and convenience, which gave us time to prepare and made the process much less stressful. When we eventually received an offer, due to our personal financial circumstances we were facing the possibility of bringing money to closing. (This situation was entirely unrelated to Ramon or his team and was simply the result of not having paid down enough of our mortgage) Ramon was generous enough to voluntarily reduce his commission, which helped us walk away from the sale with money in our pockets. That act alone speaks volumes about his character, integrity, and commitment to his clients. Ramon genuinely cares about the people he represents and consistently puts their best interests first. Despite a slower condo market in our area, he successfully got our property sold and guided us through every challenge with professionalism and compassion. We are incredibly grateful for all of the hard work, dedication, and support that Ramon and his team provided!

    Not impressed with Laurie and I've used about 75+ escrows the last 13 years as a realtor. You pay…read morethe premium price (about $2.5 per $1000) but you get budget service. Communication is not the greatest, and got a "I have more important files to worry about" when we could have closed Thursday or Friday, but ended up closing monday. Simple things like sending letters/checks that are important via USPS first class mail, when an important payment is needed in 2 days instead of 2 day or overnight, after sending to the wrong address the first time. I would advise looking elsewhere and if your a buyers agent press to not use them, especially in a buyers market as we are in.

I can tell you that they were always responsive and helpful as we started the transaction. Veronica, in particular, answered my calls and even responded to e-mails after hours. The really crazy thing is that she actually continued to help me even after we withdrew from the escrow after the house inspection. Pre pulling out, I had asked her about transferring out tax basis. She researched it and responded to me after we had already pulled out. Then, she helped expedite the return of our escrow check so that we could fund our next house that we immediately found. I absolutely recommend this team, especially Veronica, to anyone that needs an escrow company with incredible customer service. I wish the new lister was using them for our new purchase.

    Warning!! For the past three months, I have been harassed in my home by Arthur Hernandez, realtor…read morelicense 01840044. The home that I lease from the realtor Arthur in July 2023, the owner requested the home back to rent for family on July 12, 2023 was the initial request. I'm a senior citizen, initially the verbal and text messages stated to move out by August 30, 2023. The harassment began via text, phone calls, showing up at my residence. I notified the broker of Excellence Real Estate broker Mike Oyoque and Christina Corea, the owner of Excellence Real Estate via email, that I was being harassed by their employee and provided proof of the harassment. Mike responded "we don't have anything to do with this. (See attached email) as a result of no corrective actions, I have contacted the housing authority. According to the Los Angeles County Consumer and Business affairs Housing and Tenant Protection: Tenants who live in rental units located in unincorporated areas of Los Angeles County and subject to the County's Rent Stabilization and Tenant Protections Ordinance (RSTPO) qualify for relocation assistance. Currently their office has been contacted by the Los Angeles County Consumer and Business Affairs department. Arthur didn't serve the notice properly and the house was never registered with the LA County, the documents were not completed correctly. Violation 1 failure to state number of bedrooms in house Written notice, to pay or quit Violation 2 failure to provide sufficient notice on the tenant to the department. Violation 3 failure to register a dwelling unit. Violation 4 failure to demonstrate a allowable for cause or no fault termination Violation 5 failure to provide sufficient notice on the tenant to the department Violation 6 failure to register a rental unit Currently I am still being harassed Arthur was captured on my ring camerasat 4:30 pm August 5, 2023 He has began to stock me at my home I'm being stocked on social media Instagram to be exact He still continues to come to my home unannounced He still calls and sends text messages He told me I don't know any about real estate law He told me he would make sure that I am HOMELESS!!!!!

Due to an incorrect time listed on Zillow, we arrived an hour early. Wendy was still setting up, but she graciously welcomed us in and took the time to show us the home anyway--and the rest is history. From the very beginning, Wendy was attentive and genuinely interested in understanding our needs. She took the time to learn about our non-negotiables, preferences, and long-term goals. She made such a positive first impression that later that same evening, we decided we wanted her to represent us as our agent. Throughout our home-buying journey, Wendy was consistently supportive, transparent about pricing and timelines, and incredibly flexible as our wants and priorities evolved. He's professional, efficient, and responsive. He also knew exactly the correct pricing for our Monterey Park condo. This is a subtle, under-appreciated art. I've had agents pitch me unrealistically high prices to try to get my business. But then the house gets weak responses and goes 'stale'. On the flip side if they price it too low, it encourages an excess of low bids. Philip's pricing was spot on. I could tell immediately from the response: several solid offers on the first weekend, with one 2.5% over the asking price. We took that offer and closed within 2 weeks. No contingencies, no fussy last-minute changes, and no unreasonable repair demands. Exceptional all around... highly recommended.
