I have managed properties in the past, but now I do not want to deal with 2AM phone calls that the furnace is out have to deal with an eviction. Adam and his staff always respond to my phone call or emails. Bottom line, I provide a nice clean updated home, I want tenants to take care of and enjoy living in that home and a management company that will be there for me and my tenants.

I don't want to know what these will look like in 20-30 years!!! And the HOA board will hire companies that do sub par work, and then when the work has to be re-done they want YOU to pay for work that is THEIR responsibility! Their "voting" procedure is a joke, they pretty much tell you that fee assessments passed without providing proof. The property manager is useless, and deflects everything to the board and does absolutely nothing. The budget that they provide has questionable calculations, which makes you wonder where exactly your dues are going. My suggestion...stay in an apartment (you seriously have more freedom there!), and buy a home without an HOA!

I have had over 50 problems with my unit since moving in…read more They rushed me into signing the lease by insisting I had only 72 hours to sign and pay the security deposit. When I moved in, I discovered a filthy house littered with sawdust, construction materials, and muddy floors. There were over 30 issues with the property--evidence of rushed, incomplete construction--yet they insisted on having me move in anyway. Problems ranged from windows that wouldn't fully close or lock, to holes in the ceiling with exposed wiring, leaks in the basement, septic backup and overflow, basement flooding, and more! I was also told by the city that they had multiple code violations here in the past, and that it looked like they didn't make any fixes before moving me in. Just three days after moving in, a pipe burst and flooded the basement with sewage. While maintenance fixed the pipe right away, they left the sewage to dry for four days, which led to a severe respiratory infection for me and eye infections for my dog. It was disgusting and unacceptable that they didn't clean up immediately. One of the maintenance guys that they sent out sexually harassed me. Additional problems/edits: My monthly electric bill at this house is $300 which is INSANE for 1 person. NIPSCO is offering free home energy assessments and PMI denied the request and won't give me a reason. Based on the fact that PMI denied this free & helpful request so adamantly, I imagine the audit will uncover additional problems with the house; I can't think of any other reason as to why this would be denied. If more problems are found, I will be reporting them to the city (again) since they refuse to do things the right way. Situations like this are why landlords get such a bad wrap - a free resource could help the tenant, but they denied it anyways because it MIGHT end up with your team finding additional problems thus spending more money on this house.
