If I could give A1 Property Inspections a zero star review, I would... My partner left the below review, but was told (via visible comment from A1) that it is a "spam review once again as has never actually has never been a client". Not only is this insanely improper grammar, but this is innacurate. We have used A1 TWICE, once for a property in Hammond, IN, and the second time for our new home purchased in November of 2022. As mentioned/stated by my partner- Beware! Do not use this company! They do not know how to do thorough, proper inspections and they will screw you over just to make a few bucks. Very unprofessional and incompetent. (Per OUR ATTORNEY) They also have loopholes in their contract saying they are not responsible for doing their job correctly or professionally. You have been warned! Pictures are worth a thousand words, and we have hundreds of pictures showing the water damage that was missed because Mike would not get on the roof of our house or properly inspect our attic. Mike and his team have created the perfect contract/documentation to get around any responsibility legally, and everyone needs to be made aware of this to avoid them at all costs. Do yourself a favor and find any other inspection company!

The inspection report was overall OK and somewhat fair, albeit more familiarization/experience with area would answer some of their own critiques. My criticism comes from the actions of the inspector. The following 4 items I believe showed a lack of respect and overall disregard for someones property: 1. Inspector locked the shed door during inspection. Shed is located in a locked fenced in back yard. There is no key to the shed door, nor did they inform me that this happened. I found this when I went to mow the grass and could not get into the shed to retrieve the lawn mower. I ended up having to force the door open, which caused some damage to the door frame just to gain access. Door should have been left as it was found. 2. There was a 4 pack of spare light bulb in the closet. Inspector used all 4 light bulb, which was unnecessary, and discarded card board box on living room window sill. Bulbs should have been put back in box and returned to closet when finished. 3. Since home is not occupied, the breaker for the outside dusk/dawn lights was shut off in the breaker box. Inspector turned breaker back on and left it on. A week went by before I found this. I was attempting to save a little money by not using exterior, unnecessary lighting when home is not being occupied. Breaker should have been left in the same position after inspection as it was before inspection. 4. Inspector walked on roof and inspected gutters. inspector pulled debris out of gutters and threw to ground which splattered mud all over back of house and (white) screen door. Inspector did not clean up mess he created. Extreme lack of respect. I called Five Bugle Inspection to inform them of issues. Call went to voice mail. I explained what had happened, left my name and phone number and requested a call back. That was 3 days ago and have yet to receive a phone call. Overall, I think the inspector acted unprofessional and without regard for someone elses belongings. Please leave the house in the same or better condition than when you found it. If there is a question as to the condition of something please pick up a phone and ask.

He is thorough, prompt and so nice. He went through and explained the things he saw with us and made sure we had a clear understanding of what he was doing. Our home is in Valpo so he isn't limited to just CP. He also performed a water test as our home is well water. His services were also the MOST reasonable out of all the options (we looked at 6+). Because of his excellent work, we feel confident in our home purchase. You just can't get any better than Greg at Five Bugle!

Meaning it will not have a clear cut scale to go by when asking the seller to fix things before closing. Most reports will have some kind of scale, ie. acceptable, marginal, defective etc. not this one the only thing you will see is "further evaluation by licensed contractor..." This confused all parties involved so seller declined to fix anything !! I guess if a big hole was in the middle of the living room it would only need further review! This is not just my opinion either. I have been thrown under the bus on this one and out of $345. I do not recommend this inspector

He got a good action shot of it with his phone.Needless to say, that, and 28 pages of his report squashed the deal. Thank goodness! My daughter used him twice while she was in the market for a house in Munster. She did eventually end up purchasing a home due to a relatively clear report. I recently referred him to a friend's daughter and he suggested she walk away from the deal since the house had so many issues. Again, thank goodness for Mike and his expertise! Today I am again using Mike, since I just had a roof put on my home. I'm not real keen on what I'm seeing from the ground so I called Mike before I cut the final check to make sure that the work was done well. Mike's background as a roofer will be a valuable factor in this inspection! I'll keep you posted...

The inspection report was thorough, professionally and expediently done, plus it came with a year-long home warranty. Great company to work with. Kudos to inspector Bill, who kept smiling in spite of my massive questions, each of which he thoroughly addressed. Due to the inspection, which noted roof and fireplace issues, the seller had to correct almost $ 20,000 of issues. GREAT to have spent a few hundred dollars for such a return! 5 stars -- I'd have made it 10 stars if that was offered!

I attended the inspection of the 1 bedroom condo, and pointed out several items that I believed were deficiencies. The inspector agreed and noted them in the inspection report. This gave me the leverage to negotiate approximately $2,000 in credits. Fantastic experience. Recently, the Fall of 2021, I purchased a single family residence in the NW suburbs of Chicago. Based on my prior experience with HIC, I gave them a call and chose their basic home inspection package and the radon testing. I spoke to Larry who gave me a quote for $550 ($375 for the home inspection and $175 for the radon test). Set that up right away. **Pricing** Several hours later, I get a text message from Mike, who is the owner. He said there was a confusion with the pricing. The total was actually going to be $700. A bit confused I double checked the website, and the math wasn't adding up. Super confused, I asked why the website showed $375 + $175. He clarified there was some 'local fee' since their office was more than 70 miles away. Not ideal, but totally understandable. Considering my prior good experience with HIC, I looked past that miscommunication and confirmed the appointment. **Inspection** The inspection was less than 45 minutes for a 3000 sq ft house. Most of the time Jay, the inspector (not the same guy I had for my condo purchase), was here, he was distracted and chatting with the seller's agent. In fact, most of Jay's time at the house was spent talking -- not inspecting. He took good photos though, and verbally noted several deficiencies, although his report did not highlight these. **Radon** Jay set up the radon test in the basement. It's a shoebox sized machine that sits on a small table. It needs to be running for at least 72 hours. It supposedly has tamper detection. After Jay picked up the test, the report showed the house was within a safe range for Radon. After moving in, and considering the availability of at home radon tests, I decided to do my own test. The tests were showing radon readings in excess of 15.0 (the safe level for EPA is 4.0). Based on those readings, I asked a third-party to come do another professional test. That professional test came back 3 times the safe level. Ended up having to pay $1200 out of pocket for radon remediation and then make a claim on the Radon Warranty (thankfully HIC offers that), but the whole process was a HUGE pain and took several months to sort out. On a separate note, I would give Residential Warranty Services (the warranty provider for HIC) a terrible review, but I would be wasting my breath -- they already have tons of terrible reviews on Yelp and BBB. **Electrical** Jay inspected the main breaker panel in the basement. Even took photos and made a note about missing 'knockouts'. Based on a professional electrician, who came several months later to give a quote for something unrelated, those missing knockouts were actually related to breakers catching on fire. The electrician noted those missing breakers are a safety hazard. These are things that a professional inspector should be able to identify (or at least point highlight in their report) so I could negotiate a credit. I now have to pay $2,500 to replace the panel and have new breakers installed.
