HE IS THE PERSON WHO HELP US TO FIND THE HOUSE JUST WITHIN THE 2nd OFFER in NICE AREA! My husband and I met Franky at one of the open houses in Washington DC. At that time, we didn't have any idea about the home-purchasing process. Even Though we searched online, we still got lost since we didn't know what the first step was and what our priority was. Franky helped us to understand the overall process, and encouraged us to think about our future life to set the goal of home-purchasing. Even Though we were not his clients at the moment, he gave us a 1-hour presentation of the whole process with the pamphlet. When we decided to go with Franky, he tried his best for us to find our FIRST HOME with some of our considerations. Since both of us work full-time, he made house-tour appointments or meetings (regarding making offers) after work hours. After our offer was accepted, Franky and his team gave sufficient advice regarding everything, such as locking the mortgage, depositing, final walk through, and the settlement! It took only 6 weeks to move into the new home since we started to look at the house to buy. As you can see my name, I am a foreigner and the whole process seemed overwhelming for me. Dawn was recommended because my wife and I were a little indecisive and could not decide between Virginia and Maryland. Since she's licensed in both Virginia and Maryland, she was able to show us houses in both states; she must have shown us 50 houses. Once we found our home, Dawn guided us through the entire process from bidding through closing. Dawn patiently explained every form we signed and every step and every option we had until we closed on the house. We could not have asked for a better teacher than Dawn for our first home buying experience. Later, we finally were ready to move up to a bigger home and Dawn again came through for us. We found a house we liked and asked Dawn to help us buy it. Offers were required quickly and Dawn immediately found us a mortgage specialist who could get us a pre-approval letter for the offer. We had a weekend and Dawn was able to put together the winning offer on the house that weekend. After we moved, it was time to sell our old townhouse and we were blown away with Dawn's expertise in selling. We hadn't updated the house at all and we were behind on maintenance, but Dawn helped us put together a plan to get the best price for our house. She created a list of improvements we could do that were cost effective; picking out all the furnishing and fixtures to maximize our selling price. She found a general contractor to do all the updates and kept us abreast of their progress. She also guided us through Compass Concierge so we didn't have to pay immediately for any of the improvements. After construction was done, she helped us find cleaners to clean the house and a staging company to stage the house. The house was completely unrecognizable; it looked like something out of HGTV. We sold within a weekend, 25K over our asking price. We were so pleased that we also recommended her to my parents to sell my grandfather's house. She worked her magic and transformed the stale 1980's interior into a modern interior. There was a bidding war and my grandfather's house sold for 90K over asking. My aunts and mom cannot stop raving about her. Whether buying or selling a house, I cannot recommend Dawn more.

    Judi Shields was very involved with her personal life to adequately represent me. She was busy with…read morea family wedding and unavailable for days at a time and did not explain the addendum's she had me sign, costing me an extra half of a percent in commission. Additionally she left the country during the sale of the house and never told me that she was thousands of miles away for the closing. She said she had "other commitments and would be available by phone for the closing"! In fact, she was in a time zone seven hours ahead of Eastern Time and not readily available at all. She left Dan Metcalf in charge and if I called him, he would tell me that he wasn't the listing broker. The pièce de resistance was him leaving a message with the Title Closing Officer that I "wasn't nice" I have a photo of the message if anyone wants to contact me privately to see it. These people were supposed to be representing me! I had some questions the night before closing and instead of speaking to me, Judi & Tamar responded by threatening me with legal action accusing me of being in breach of contract if I didn't go to the closing in the morning. Gali, the supposed owner, left me a text message or email while I was driving to the closing asking if I was going to the closing and if she should come. I saw it when I arrived at the closing. I responded immediately that I was at the closing. She called a little while later screaming at me that her time was valuable and did I want her to come from Takoma Park to Rockville. I said I did. By the time she arrived the closing was finishing up. She did not say one word to me and no one from this group got in touch to even offer congratulations on the sale of the home. I strongly suggest that you look elsewhere for an agent. They are only interested in cashing your check

Market renters received better treatment and free access to amenities while subsidized tenants were charged high fees. HOC management dismissed my concerns and failed to process rental assistance fairly, leading to trauma and instability for my family. Retaliation and discrimination should not be the experience of families seeking stable housing.

    Montgomery County, Maryland the Housing Opportunity Commission distributes vouchers, rental…read moreassistance, etc., to residents who are eligible under HUD guidelines. The majority of the residents are people of color. These programs suppose to help empower residents with the opportunity to become independent from the rental assistance program. I signed up for programs however it is always an obstacle for HOC residential service staff. As I had reported this to the Executive management it seems that it is okay that they maintain residents under the program without the opportunity to be involved with the program offered by HUD. In February 2023 I contacted HOC residential services by email to enroll in financial literacy program. Ms Butler set me up with Ms. Benning. Ms. Benning who is incharge of the financial literacy program lied that she contacted me and did not provide me with the email as proof. I signed up for the literacy class again on July 6, 2023, and as you read her email she lied again that she contacted me and sent a link for class on July 5, 2023There is no financial literacy class on July 5, 2023 [see attached]. HOC hires individuals to Ms. Benning who abuse program participants and HUD funding these programs. Ms. Benning contacted me on August 8, 2023, so she can send me tools and asked for my address. I sent her my address and requested that she stop playing games and I am an adult [see attached]. She never sent me the tools for financial literacy classes. This is how unstable and abusive HOC staff members are towards residents who are black, low-income, disabled, and under other protected classes. The Commissioners on the HOC board was appointed by democratic politicians to ensure that the HOC program is running efficiently and effectively. Instead, HOC staff choose the abuse of power and authority over a HUD funded program. Then there is another issue HOC has personalagainst me. I filed fair housing complaints against Housing Opportunity Commission regarding the Resident Advisory Board, HQS standards, threatening me about my housing, refusal of ADA accommodations, etc. Filing a fair housing complant it is against the law to retaliate against the person who filed. In 2011, several female black residents on a multifamily property wanted to start a tenants association under 24 CFR 100 supported by HUD. Montgomery County, Maryland do not want black people to assemble, meet or create an organization to improve or residents speak on their quality of life. I was threatened by the CEO of HOC move for starting a tenants association, I did not violate the lease. Residents are not allowed to freely come to speak on their quality of life issues at the Commissioner's meeting without asking permission from the CEO, is that democratic or oppression? Twelve years later, after I filed my fair complaint finally HOC decided to comply to start a RAB. Residents need proper representation such as the Resident Advisory Board 24 CFR 964. HOC had the 1st voting by nternet for candidates in July 2023. I could not vote the website did not work and I am sure there are other residents. Residents should be included counting the voting ballot so it would not precieve that HOC staff interferred who they want to choose. There should have been some bylaws or guided procedures on who can vote, how many in a household, conflict of interest, etc. HUD wants tenant associations to be independently ran but HOC will run it and residents still will not have the proper representation they deserve. After I brought the RAB voting and other issues to their attention I was sent an email from HOC that I filed an application to become a candidate in August 2023. This is a total fabrication, I sent an email indicating I was not interested in becoming a member of the RAB [see attached] but I have concerns. As I was formerly a commissioner and RAB president with the experience I inform HOC RAB the setup of the board within HUD guidelines, It seems RAB was set up more for the purpose of HOC staff not for the residents. I also requested diverse representation such a disabled, a male, and a senior citizen. HUD promotes resident participation and the active involvement of residents in all aspects of a HA's overall mission and operation. As long as proper procedures are followed, the HA shall recognize the duly elected resident council to participate fully through a working relationship with the HA.
