He provides key insights to the local market throughout the process; he knows what is a minor issue; what is a potential problem; and everything in between. His knowledge of construction standards were particularly helpful to us, as we made our purchase remotely and didn't have the opportunity to view our preferred homes until after he did. Dave was kind enough to give us remote, curated FaceTime tours of the properties. His commentary during these tours were spot-on and exceptionally useful. We couldn't have made the purchase without them. Dave also has sound judgment with regard to the transactional aspect of the purchase. He made several seemingly innocuous decisions that turned out to be pivotal in our ability to get the home we wanted. For example, Dave decided to shorten the amount of time afforded the seller to respond to our offer. Although we didn't know it at the time, this turned out to be critical; within 30 minutes of acceptance, the sellers received another offer -- and several more flooded in after that. But thanks to Dave, we were already in pole position. Dave is a patient and thoughtful agent who can deal with difficult clients with equanimity.
