    Bought a home from these guys back in 2016, when they were in Dacono…read more Bought a house with 1473 sqft (Shavano), and followed the entire construction process the whole way through. Only thing I would say is to keep an open mind. These aren't manufactured homes, but they're homes in which the options have been chosen for you. You don't have any way to change out flooring for tile or hard wood, and you don't have any say in the color selections. These are made for you by corporate. But this is how they are able to build the houses quickly. My house from 2016 is currently for rent, and I've not had any issues with it what so ever. Foundation is solid, roofing and build is very solid. I've bought from Lennar, KB Homes, and LGI Homes, and out of all three, I'd say that LGI Homes treated me the most fair. Best financing options available, too - they even looked for grants and down payment options to help me out. With my build, they promised me one type of look for the linoleum, but they were unable to get that ordered for me. So instead, they credited me with a garage door opener installation. (For the record, the linoleum they chose was fine.) Any upgrades you want to do, you'll want to do later. But for a starter home, or a rental/income home, you can't go wrong with this builder. Most other people are giving LGI Homes 1 star, but read my other reviews. LGI Homes' sales building is harder to find, but once you find it, talk to the sales people - but do so with an open mind. Don't expect everything under the sun. They're like Lennar: everything's included. Something like $10K in upgrades are just given to you.

Upon going into the office we were greeted by Derrick who was fantastic, so good in fact we purchased our home the next day. Unfortunately shortly after he got moved to a new location and everything went downhill from there. We decided to close in early December and were told the house was going to be completed on November 3rd. We walked the house multiple times took notes of things that didn't seem right and communicated with LGI about them weekly. We had to do our home walk through and orientation 1 hour before our closing because Tyler the construction manager couldn't manage to do it earlier. On our walk through 90% of things we were concerned about never got fixed, we were told word for word "I think we've built a perfect house with a few imperfections". It was so bad I had to threaten not purchasing the house until they agreed to fix the issues. I then had to take an entire week off to be home while all the things got fixed and still to this day not everything has been fixed!! Our first month living in our home we practically didn't have heat in our house because they forgot to install ventilation all of our heat was going into the crawl space. Once we got someone out to fix that we discovered that whatever they did we do not have power to the crawl space or our garage! (yes the breaker is on). 2 months in we are still waiting for a cabinet in our master bathroom. Tyler the original construction manager was let go due to lack of quality. Which I can agree with. The new construction manager Jordan is unfortunately no better. I've had warranty claims submitted for weeks and I haven't even gotten as much as a phone call. I'd really like it if my garage door worked. I had some questions the other day and was told that EVERYONE in the office was on vacation for a week so that was extremely inconvenient. My best friend of 20 years and his wife moved in next door. I was hoping they would have a better experience but unfortunately the quality of their house was worse than ours was. I was hoping they would take better care of them than they did us as a redemption but it's very clear they don't care. This is only scratching the surface of the issue we've had and I could go on to write a short story. Our fence was broke and not secured, light fixtures hanging off the ceiling, chipped doors and trim, unfinished carpet... the list goes on forever. If you're thinking about buying a high quality home that's move in ready I can almost guarantee that you WONT find it here. DO BETTER LGI!

    I found this business to have extremely bad business judgment…read more I've been working with a realtor to identify new construction opportunities. They let me know about LGI Homes. I went to their website to sign up to receive information about their communities. When their representative called me to tell me about their community, they informed me that because I had signed up online to get information, my real estate was not eligible to work with me to negotiate and would not be receiving a broker commission. I was appalled at this explanation - so because my realtor told me about them and I signed up for more information, I was now punished from being able to negotiate with an agent? Imagine if this is their response to Sales, imaging buying a property from this home builder, having an issue, and then trying to resolve it with them. They kept on saying, "You came through the Marketing department because you signed up online." Great way to treat your customers. Punish them for registering your name and interest in their products. Stay far far far away from this home builder and their sales and marketing tactics.

I have diligently been researching my next home purchase for more than a year and stumbled on this developer in Thornton, CO. While at first not knowing just where they were located, an internet "agent" called me and started the sales pitch. First off, LGI needs to educate their teams on sales and professionalism. I understand the market was, that's was, scorching hot and any yahoo who could get their real estate license did (shame on the Colorado Realestate Commission for that one)but I as a home buyer should not know more than you as an agent. Call started out without any information about the development being discussed. She was totally focused on how much I want to spend and that was it. Once I discovered the location I quit pursuing. She tried to tell me this was a great suburb and clean and located in a wonderful area. NOT EVEN CLOSE. This is in the lower democratically area of Thornton and not a place to raise kids. She tried to argue with me and proceeded to disagree until I told her I live by 140th and Holly, I am a Thornton resident and have been for 12 years. She finally back peddled then try to sale me on the quality of the homes. Okay, so enlightened me. All I heard was high end appliances and grass. I thought hmmm!, that's a steal! WTF!! First off, I have been in construction for 20+ years spending the last 10 reviewing quality and specs from stick frame thru stadiums and hospitals. I have more knowledge than any of your self proclaimed builders and agents. These homes are listed for 40% higher than anything you'll find in any lower end development and do not meet IBC/ICC code that will support a 50yr build model. These homes will fail and when the time comes for the souls who fell for this scheme to purchase there try to resale, will have 200% negative equity that will never be regained. For what they're trying to pass off as a quality home at that price structure, find a better developer in a safe neighborhood, especially if you have kids who have to attend school. Stay clear!
