I have lived here nine years. The buildings are not well maintained depending upon the Mutual you live in. [[HIGHLIGHT]]The administration is not very helpful and they are very inept managing the funds they receive from the buy in payments.[[ENDHIGHLIGHT]] Nobody really knows what happened to the money they received during the pandemic. They are not transparent. The general manager was fired but we don't know why. [[HIGHLIGHT]]I had an HOA issue and I went over to the New administrative building and was told I could not go to the accounting office. It is close to residence.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]You can call an email but nobody will respond.[[ENDHIGHLIGHT]] If you want to verify your HOA payment ....good luck. And why did they build a brand new admin build anyway when both of the clubhouses are moldy...? The greens one building is structurally unsound. You cannot get a bank loan to buy a condo there. Many people move in who should probably be an assisted living and sometimes it's dangerous for others. For example the disabled man who was living with his mom and accidentally burnt down 8 apartments. If someone parks in your assigned parking spot you can't do anything if you're Mutual president has control over it. Leisure World uses very disguised ways to keep out culturally diverse people who might want to live there. The HOA is designed to attract a certain group of affluent people and keep out other groups of people. The HOA requires 3 years of monthly HOA dues paid in advance of moving there, along with a full disclosure of ALL financial information. If you meet all of their requirements, then you can purchase a homecand live there. If you look at the type of people who live there, they are all Caucasian. They force movers to purchase a certificate of insurance which covers damages to the property and buildings so why they would charge their residents $300 for any damage on the move is a double dip. We put a 1" scratch on the corner wall, no hole, and our client was charged $300 for a simple job that would have taken a janitor 5 minutes to repair. I am sure they have the hallway paint, sandpaper and spackle on site. I see this as taking advantage of our parents when they are at their most vulnerable. Absolutely no recommendation! My wife and I moved to Leisure World in February of 2024. I am an African American man. Since even before I completely moved into my condo, I was faced with discrimination by a white women harassing me about a parking space. When I go for a walk, it seems as though I am a constant object of curiosity. I have been followed. I have been staired at as though I am such an oddity walking along while minding my own business. Recently, I frequented one of the restaurants here at LW alone. I was checking it out to see if it might be nice to invite family and or guest for lunch or dinner. Service was poor. The food was not tasty and once again I was harassed by a white man while sitting at my table and waiting at length to pay for my meal. I was told by the white man that I was sitting at his table. I was not intimidated. However, I am certain that the move that he made was an attempt to intimidate me. Once he realized that his tactics were not working, he eventually walked away. I had to track down that waitress to pay my tab. Once again, I received very poor service. I will never patronize any restaurant in LW again. Today I walk into the LW administration building to take care of LW business. While walking to my destination, I was accosted by a LW police for no reason. I was stopped while walking in the hallway; bothering no one. When I was asked if I needed help. I explained that I live here. He police curtly asked if I lived in that building. I retorted that I live in LW. I seriously doubt that I would have me stopped and questioned me if I were a white man just walk through the building minding his business to take care of official LW business. In short, I am an African American Senior man attempting to live in peace in a so-called safe environment. However, LW is still in America. Strathmore House apts. 3004 Bell Pre Rd. 20906 First the apts are so run down that's its completely unsafe . uninhabitable conditions . There is one building that the foundation has cracked and the building is sinking in the middle . Even the maintenance person ( No longer there) pointed out how unsafe some buildings are. That being said , the maintenance guy walks around melding in other ppls business . Wearing a full stocked tool belt ,but really has no idea what to do with the tools . If something is fixed it breaks falls apart , or just never works again . On demand of Johanna Luna her charges under her command harass ,make lude ,, and unwanted comments. your unit is not safe ,because the keys to units are handed out like candy at Halloween . Your personal info is left laying out , or just kept unlocked ,allowing anyone to look and inspect . Johanna Luna is openly raciest ,and discriminating to unlawfulness . She is by far one of the nastiest people you will come across in life . She is two faced to a fault . Smiles in your face while always skimming behind your back. I have seen this first hand . It is said she has health problems , well good ,lets hope she continues to reap what she has sowed . I can not understand how a complex in such disrepair is allowed to continue to operate . But better yet how someone like Johanna Luna ever got the job as manager . This alone goes to show what the management co. is like. My understanding from Johanna herself . " the owners inherited this property ,and refuse to put any money other then nessacary into upkeep. " How a woman like Johanna who does not even care about her own children to the point of abandoning them ever got her job . If you look closely she even has gone as far as to terminate leases in order to place ppl she wants in the units . Look closely at all the rules and regulations connected to your lease , most do not even make sense . Such as lottering on property .How the h^** do you lotter on property you live . There are constant memos sent around telling tenants to call the police for really no reason . My advice is to call the police for management .( they are not above the law ) . Now on to Johanna out right lying , woooo you better believe this evil woman is satin in the real world. Be advised of just how far she will go if crossed. but Johanna be advised you will meet your match , and hopefully be destroyed .Burn burn burn. My husband and I moved to leisure World a year ago. We are 71, and are working part time. We looked at a number of other 55 and older places before choosing Leisure World. We liked the privacy and independence. Our neighbors are warm and friendly. We really like the diversity too. There's every kind of living situation including high-rises, garden apartments, Town houses, and houses. There are more than 8000 people. We bought a renovated three bedroom two bathroom garden apt. with open concept kitchen. It is more than 1400 ft.² The monthly fees are $692.00 but ALL utilities are included, as well as trash removal and cable TV. Whether or not the utilities are included and how much the monthly fees are vary by mutual or neighborhood. We too were concerned about the rules and regulations but none of these have affected us over the first year. We did have to get approval from three neighbors and follow a specific procedure in order to have a storm door installed. But this was done without too much trouble. We love to use the beautiful gym which is no extra charge. I would like to see the hours of the gym, pool, and bus service extended. I think the best thing about living here is the freedom that we have to walk anywhere anytime day or night and feel 100% safe and secure. read more

I've lived here in Creekside a year and couldn't be happier. The administration is responsive and in tune with residents needs. The amenities are abundant and well supported by both residents and helpful staff. The grounds are very well maintained. We looked at five retirement Communities over three years. Leisure World provides the most for our investment. read more

This is a very large, gated retirement community with many amenities on-site such as medical facility, pharmacy, post office, bank, club houses, indoor/outdoor swimming pools, and even a golf course. Housing types range from a duplex condos to high rise apartments. My in-laws moved in here recently, and they are generally happy with their decision (although there were grumblings about their strict condo association rules). I wouldn't mind retiring here myself. read more

Before you move yourself or let a relative move to Leisure World, think about how it's going to end. Retirement living, right (no continuing care here)? So people in many/most cases move out of here in two ways: either under a relative's care because they can no longer live on their own, or when their life ends. Either way, the family will be the ones doing the move-out. And all I can say about that is that it's beyond an unreasonable experience. Selling a condo here and physically vacating it are among the most hellish experiences I've ever gone through. There are rules on top of rules on top of rules, and they're all designed so that every time you need to hiccup in the general direction of the home you're leaving, you get to take time off work and jump through 600 flaming hoops to do it. No ifs, ands, or buts. The red tape here is excruciating (side note: I have been an HOA board member elsewhere and generally a fan of them and their regulations. This place is so far beyond reason, I can't even put it into words.). I can honestly say that the very worst part of my parent's decline--beyond the emotional, beyond the doctors, beyond the very sad reality of watching someone I love fail--has been moving out of Leisure World. Beyond a doubt. And it's so stupid and so unnecessary (and what they fail to realize is that in a few short years, I'm the one they want moving in--good freaking luck, because I would never do this to my kids.) Prices for accommodations are very reasonable, but before you think about moving here, look at the monthly condo fees. My mother was a resident here and I don't know what she got for her monthly fees. She was paying close to $500 a month to be in a gated community with trash service and parking. Seems kind of ridiculous for 80+ year old person to have to pay. The various buildings and areas are run by something called a Mutual, which is similar to a co-op. They are populated by the residents of the buildings and most of these people have no idea what they're doing and have never been in a position of authority and they are overcome by the power that they are given. The woman who was in charge of my mother's building's Mutual would spy on everyone and had a posse that would back her up. She made it almost impossible to do anything in the building without being confronted for doing something wrong. And there is no one on the Leisure World campus that would help. I tried to talk to Security, but they sent me to the administrative offices and all you get there are recordings and no one will call you back. The facilities managers are afraid to do anything. I think its a horrible place and there are much better options out there for the kind of money that you pay this place. read more

I moved here after my husbands death. My daughter and her husband actually picked out the condo. The high ceilings, wide hallways, very complete but compact kitchen...made the move from a fairly large house easy. I have been here eight years and the people here are always obliging and ready to help. I love that there are big green spaces between bldgs. With big mature trees. Deer and squirrels, foxes are frequent visitors. No thru traffic and wide blvds make traffic and driving easy. I was afraid I could not get used to life without a house, but this is just the right size. This bldg has four condos off an indoor carpeted lobby. The people are friendly. The strip mall outside the main gate has most anything you could need. The amenities and the shuttle and medical center make life easy here for older people. HOA is not cheap, but includes electricity, water, cable, repairs, out door work, trash, an assigned parking place, regular cleaning of indoor lobby, use of all the facilities, shuttle service, replacement of appliances, automatic filter and battery changing.....so much I may have forgotten something. I didn't really want to move, but I feel lucky to have found a Leisure World. read more

Creekside management is extremely disrespectful and inconsiderate. We are going to the moving process after my grandmothers passing and the engineer of the building has been very disrespectful to us. Nice place. When you are a little older, you will want a place exactly like this. The units are very well soundproofed so you don't hear your neighbor and they don't hear you. Everything is convenient, and well thought out. It is a HOA, so there is some of "that". For instance, a little birdie told me that the HOA voted to install a bench for people to sit on. Shortly after it was installed there were complaints that people were sitting on the bench. Oy vey! read more
