The problem with "The Conrad" is that at $1600 a month for a two bedroom, it is simply not worth…read moreit. This place is worth, at most $1300 a month and should be around $1200.
1. This is Omaha, Nebraska...$1600 a month, get real. Plus, the location is in a previously terrible, now slightly better, area of Omaha...again, Omaha =/= $1600.
2. Cheap carpets, no fans, no free bikeroom, only one parking spot if that... They nickel and dime you with administrative fees on your rent, it's unreal. The builders installed junction boxes for ceiling fans but expect the tenant to pay for the fan and the installation. Again, is that really what you expect for this price.
3. Management smiles at your concerns and then proceeds to do nothing. Case in point, there is a floodlight mounted to a light pole in the courtyard. I told them to please turn the da** thing off...weeks later and no results; I still could not sleep, they still did not care.
The fans in the garage are never on, it's disgusting, and all the windows are closed...hmm, again, another case where a true $1600 a month apartment would not be so clueless.
4. This is a yuppie, "I don't have kids, so I have a da** dog" kind of place and there are dogs, sometimes unleashed, everywhere. It smells, the hallways reek from the fact that they are carpeted, and you just get sick of having dogs run down over you in the stairwells.
5. Security is the biggest pro. There is on call security and they do show up and shut down loud neighbors and parties. After 10:00 PM nobody is allowed in the courtyard and security will respond if there is anyone there keeping you up.
6. Very well insulated and hallways are heated or air conditioned which keeps utility bills low.
Look, the google reviews of this place make it seem like heaven on Earth. It is not terrible, but just not worth it. Part of the problem is that fundamentally, Omaha is an old city off the beaten path and has very few higher end rental apartment complexes, unlike say a city in the South, or Silicon Valley, where apartment complexes are everywhere. So, for its location, The Conrad has very little competition.
Remember, this is a wood building and unfortunately, you will hear your neighbors music, walking, everything. It's well built, but still, you will hear a lot.
