I signed up for Yelp just to write this one because when the service…read moreyou received was so outstanding, the results you achieved so over-the-top wonderful, the situation you came through so gut-wrenchingly impossible to squeeze through, and the time frame in which you did this remarkable thing so brief, you just have to give credit, and kudos, to the team that helped you do it. That team is 360 Ventures with David Stafford at the helm. I met David about 10 years ago when I shopped for a realtor to buy a house. I literally sent emails to realtors telling them my requirements for being my agent. All of them sent me back form letters, but not David. He arranged for us to meet right away and he answered all my never-ending questions to my great satisfaction. You see, I had had a realtor once who never listened to what I said, was super slow getting back to me, showed me things I didn't want to see, and basically did not earn the money I was going to have to pay him. That guy was a huge waste of time and my money. I hate yes-people, people who smile and make everything rosy. I need the facts and I need a fighter. Someone in whom I can trust every word coming out of their mouth implicitly and somebody who is really putting my very best interests at heart. Don't make it pretty to get the deal done. Earn the commission and be my advocate. David was EXACTLY that guy. Fast forward ten years, I've been out of work for months, car repossessed, court system moving on my house, and Covid hits. Covid gives a small window for non-repossession, and I call David for help, hat in hand. He still remembers me, says he will help me, comes over to visit me (I have no car) and listens to my tale of woe. Right away, he gives me hope. There is even a scenario possible here where he is not going to make any money, but he says he will help me anyway (who does that?) You really have to see his team go to work to believe it. Within a week, my house was on the market (in a supposedly slow Covid market). The most professional pictures I have ever seen made on real estate were shot with great care and minute attention to detail. The app on which people could make appointments for the first day of showing to see my home filled up to capacity within one hour. I had two offers on the very first day. I sold my home to a family making one of those offers. The rest is typical--inspections, title companies, repairs, delays due to buyer financing snags. Keep in mind I was unemployed and had no money to do much--David arranged a whole lot on his own nickel (he trusts me too!) and at one point he even reached into his own pocket and pulled out some cash to help me with an unrelated expense. He's got contacts all over town who do lots of repairs and maintenance for him and a conversation with those people reveals how much they like doing business with him, too. Through it all, he kept in close contact with me at all times. I never had an unanswered question. I was able to pull a tidy sum out of the sale of my home, more than I could ever have asked for. My home wasn't taken from me--I sold it--and I have David Stafford and his team at 360 Ventures to thank for that. It won't be long until my financial legs are sturdy again and I am going to want to buy another home. When I do, there is absolutely no other place I would go to help me do it. My highest, highest, highest recommendation!

David Salazar. I own a home in the same neighborhood where David lives, and we have been neighbors for several years. At the beginning David was nice and we got along. Over time, though, I came to understand that as a long-time Board Member for the Villa de la Capilla HOA, David was part of a very small and hyper-controlling group of residents who enjoy harrassing and terrorizing residents who are not in the "In Crowd." The HOA has been controlled by this core group of people for about 10-15 years. If you are not in their circle, you are scum. During the pandemic, in Spring 2021, I recorded a Zoom HOA Meeting where the then-President boasted gleefully about how much money the HOA had made the previous few months. The only revenue stream for the HOA comes from fining residents. This group of people, David among them, enjoys punishing people for even the smallest infractions, and they give zero grace for anyone not in their friend group. Quite literally, Board members like David can get away with breaking bylaws - David built an entire back yard wall illegally, without following proper procedures outlined in the bylaws. Another neighbor built a sidewalk. I planted flowers and was sent a threatening letter from lawyers. In the past three years, my HOA account has twice been run up with excessive bogus fines, once totaling over $1,200 and recently over $2,000. This even included legal fees and a lien placed against my property. When I have complained loud enough, almost all fines have been mysteriously removed overnight. Each time the bulk of bogus charges have been removed, however, they have left a pittance amount in petty charges, as if to somehow prove they were actually in the right. As of February 26, over $1,900 in fines were removed from my account overnight, while leaving $120.96. Blue Door and David have ceased responding to my emails - not professional at all. Since February 2023, I have been asking David and our property management company, Blue Door Realty, for a full historical account statement for my property. I have yet to receive that. I believe David is aware that what I will see in that statement will not reflect well on his actions, and may even leave him open to legal action. In summer 2022, David and I had a disagreement in our shared driveway, and he threatened to get a gun to "settle things." This was only months after my husband took his life with a 9 mm handgun in our backyard. I was utterly traumatized at David's words, much less his possible intentions. I have never worked with David as a Realtor. Knowing him as a private citizen, however, do not go near him. He has an ego that is driven by anger, control, and revenge. He is cruel and has zero emapthy for others. For me, David is nothing short of a heartless monster.

To make matters even more complicated, we were trying to conduct most of the transaction from out of state. From the second we contacted him, I felt like Tim was someone we could trust. We knew a little about Albuquerque, having lived there several years ago, but we had no idea what area we actually would want to buy in. All it took was one phone call with Tim where I described the type of house and the lifestyle we were looking for, and he hooked us up with a number of houses to look at. Our first day in, we spent the entire day looking at houses. Despite the fact that my husband and I had a million questions about everything, Tim took the time to research and answer everything we wanted to know. I also loved that when we asked him for an honest opinion on a house or neighborhood, he actually gave one. There was none of the, "well its your house..." type of talk. I appreciate a straight shooter when it comes to making such a large investment and his expertise, particularly when we were looking at repair costs on older homes or homes with rental attachments, was invaluable. Tim also never made us feel pressured to make a decision on a house. My husband and I saw several that we liked on that first day, but not one that we thought had that "I'm home" feeling. The following day, Tim took us to another house that had just come on the market. It turned out that the last house was "the one." Tim immediately got to work (on a Sunday!) and by Monday, the house was ours. He stayed with us and kept us updated (sometimes daily if we had questions) on the mortgage process. Even after the house was done and sold, he kept in contact to make sure that the agreed upon repairs were being completed. If we ever move again, we will definitely be using him!

    Our good friends moved to Albuquerque 3 months ago and ended up with Tim as their agent to find…read morethem a home. My wife and I joined them while Tim was showing the homes and we all were most impressed with both Tim's knowledge of local market conditions and of real estate rules in general, especiall all the new ones. Our friends ended up buying a $500,000 three bedroom home through Tim and got an exceptional deal, although they have a bit of cosmetic work to do. But oncve that is done, the home should be worth perhaps $100,000 more due to its commanding view and wooded location. Although we did not personally deal with Tim, we sure will when we move to Albuquerque to join Fred and Janice.
