DO NOT LEASE PROPERTIES FROM THEM for your own peace of mind !! We returned the place we leased sparkling clean, and they charged us $450 for carpet cleaning even though we TOLD THEM to notice us prior to deducting any money from our safety deposit. AND, $450 for carpet cleaning a small studio?!!! We did not have pets and I used to vacuum clean the carpets at least once per week!!! There were no stains on the carpet whatsoever and we returned the place cleaner than what we received back in 2019. What is worse than charging us is that no one in the company is answering our call/emails. Charging clients without a justifiable reason is a action of fraud and they will get in trouble for this!! read more

The worst property management I've worked with in 10 years living in San Francisco. I am not sure where to begin with Stuart and Patrick. These are unprofessional, unethical, sexist, and frankly rude people. When we moved in, many things were broken and it was near impossible to get ahold of someone to fix them. Moving out was equally as painful. They blatantly disregarded the SF Tenant Union by not doing a final walk through with us, not giving us a chance to to fix minor damage, and charging $180 for leaving a bag of ice in the freezer. Please be ware - do not rent a place under their management, or hire them to manage your home. read more

Such a disappointment!!! Adam sounded fine over the phone but in person was agitated, unprofessional and very pushy. Like he had more important things he'd rather be doing. I overhead him talking to, I guess, a colleague, complaining about what sounded like a cleaning crew but he was really dismissive and entitled-sounding. DO NOT TRUST THIS COMPANY!!! This guy BLOWS off a call to view a rental he had posted on Craigslist for a homeowner... claiming of course "family emergency".... Then when he finally calls 2 days later and meets me at the unit.. refuses to shake my hand upon meeting claiming he had just coughed (although didnt cough or seem the least bit sick during the rest of the apartment showing.) Once inside the unit.. he proceeded to stand at the window looking at the view and checking his phone.. didnt say ONE word to me...wasn't the least bit concerned about renting the property. I asked a question about the parking and he was condescending about my concern over navigating into the parking space with a larger car. I guess when you drive a BUSTED up 10 year old Range Rover like he does and are clearly unhappy in your ill-fitting Mens Wearhouse suit... you tend to think a bit less about things like that than people me... who work in IT and have a brand new 100k car sitting out in front of the house. I have rarely met someone so dismissive or just plain rude in REAL ESTATE... Not sure if it was a homophobic thing... (the condo was near Castro / Twin Peaks area and I'm a young gay guy).. or a racist thing... (I am a Latin guy)... but Patrick was a completely rude and unprofessional stain. Perhaps he was just intimidated by the fact that someone far younger and more successful than him can actually afford multiple properties to rent. Either way.. I feel bad for the owners of the condo... they will have a tough time renting or god forbid selling this property with a jerk like this. I could have probably been talked into renting this place.. cost wasn't an issue. The broker completely turned me off. I'll stick with looking at the overpriced SOMA places where at least everything is brand new and the brokers WANT your business. read more

When the former tenant gave notice after twelve years, I was able to completely refurbish the house inside and outside with all new appliances. Extremely satisfied with the tenants they found. I live on the property & everything is seamless, highly recommend this company.

Unprofessional, lack of communication skills, and selective ethics. Did not consult homeowner when signing the lease without collecting the full deposit. Also did not consult homeowner when creating a two plus week delay in collecting rent by signing the lease with the move in date and first rent payment starting two plus weeks later. When competing for listing, indicated it would likely take two weeks to find tenants. If include the two week delay, homeowner did not receive rent for over eight weeks. When questioned about these and other decisions and the concerns it raised, the response was escalated including yelling and hanging up on the homeowner. Encouraged homeowner to write Yelp review and homeowner was concerned about opening up further communications and retribution. Ultimately decided better for people to not have the same experience. read more
