$1,500 Bill from Nicholas for an hour's work. That really says it all. Turns out that even with the outside irrigation shut off as Nicholas claimed was the source of the water leak, there is still an ongoing leak according to Cal Am's meter. So this expert who charged $1,500 got us nowhere with his solution. I would strongly suggest getting a breakdown of his fees in writing before you ever have him show up. And if he isn't willing to state in writing what he or his brother Chris charge per hour, think twice before asking Landmark to show up. read more

If you're looking for a quality, reputable, honest plumber, you'd be well advised to look elsewhere. Landmark Plumbing is none of these. We contacted Landmark plumbing November 6th,2023 for a leaking water heater. Nicholas was sent to deal with the situation the next day. Fairly expensive.imo,for the whole project. Was told to call back in a year as a "warranty check". Fast forward to August 12,2024 and there's water leaking. After trying to call and text Landmark numerous times to have them come and check things out and getting no response whatsoever, we were finally able to contact them the next day using a different phone. We thought that was a bit strange. Was told they didn't have a record of their visit because their computer crashed and they needed to see the bill for verification. They sent Nicholas again and after he looked things over he was happy to inform us the leak was not from the water heater but where he had connected it. He then told us that the failure was caused by an apparent lack of proper grounding of the fuse box (he claimed it was grounded through the pipes) and not his workmanship. He also said he knew someone that could fix our electrical grounding issue. How nice. So we were charged $250 to fix the issue because he claimed it wasn't their fault that his connection failed but that it was due to our grounding/electrical issue. Before Nicholas left I wanted to know why they were almost impossible to get in touch with to fix things. Never did get much of an answer but I was told that I didn't seem grateful at all that he had come to fix the problem as soon as he did. He then threatened to call the owner of Landmark to have them ok an extra 'emergency' charge that he could pass on to us.They then called later to let us know that they wouldn't do any more work because of such a negative atmosphere (that they apparently felt they had nothing to do with). Uh...thank you. A nightmare experience that many fear might happen when a plumbing issue arises. I immediately made a call to Chris Wilson plumbing. They sent someone in less than an hour. He looked at Landmarks work and advised us to replace all the connections to the water heater. He then showed the copious amount of pipe goop and plumbers tape that were unnecessarily used. Jorge told us that it was no doubt that this was the cause of the leaking connection. When asked about the alleged electrical/grounding issue he didn't have to say a thing... he did roll his eyes with a shake of his head. Beware! Landmark plumbing will charge a LOT for inferior workmanship,not stand behind their work and then threaten to charge you more if you're not appreciative of this. We had guys from Chris Wilson plumbing come out to install a sink during our bathroom remodel. What should've been an easy job, resulted in an over-tightened valve, chipped basin, and a continuous slow leak into our vanity cabinet. After two weeks of being ignored by CW, we made the switch to Landmark. Nicholas was immediately responsive, respectful and knowledgeable, and took the time to explain exactly what went wrong. He came out immediately even under short notice and when somehow the address hadn't been shared prior to the estimate, he still honored the initial estimate even though we lived a bit farther than their typical area of service. We were even sent photos for documentation and he ensured all info was in writing, explaining each step over the phone. Excellent first experience. Our hot water heater panel sensor took a crap just before 4th of July weekend. I received a phone call from a plumber at this company. When I answered the phone he did not introduce himself nor did he state what company he was from. I only found out later what company came to my home. I still do not know the name of the man that showed up. Over the phone, I explained the situation and his statement to me was "if your leach field is clogged then you are done." WHO says that to a customer?!? As I recall, Kris came to the house the next day. On that day, I described my four issues to him. Kris at once replaced the mechanism in the toilet tank and installed the new kitchen faucet I had. Before he replaced the faucet, he noticed that my water pressure was excessively high coming from the city main water system. Kris recommended and authorized the installation of a pressure regulating system. The pressure regulating system guaranteed the work Kris performed in the house, and I realized a much improved, cost saving flow with all water related appliances. Kris went under the house and took pictures of the leaking pipe. He went into the bathroom vanity and took pictures of the falling sink. He explained in plain language what the problems were and what is needed to efficiently correct the problems. I had them replace the hot water heater in my rental property, and 1..They charged me over $200 more than the most expensive plumber quoted, which I paid to avoid any hassles.. 2. They did not get the proper permits required for doing the work..I got an administrative citation from Monterey County, charging me a $360 fine for not doing this legally..Permits also needed to be acquired within a 45 day period to avoid additional fines..The owner, Nick, never returned my calls..I now have to pull the permits myself at the County Offices, to avoid larger fines.. Utterly unprofessional.... At first Nick was ver friendly and professional, but then he ordered parts which he said would take at least a week. Then when I called to follow up, he texted me and said the parts never arrived and that he wasn't coming back to finish the job. When I questioned why, he never responded. We have been experiencing an issue (cigarette smoke seeping from the apartment below us into our apartment via various fixtures surrounding our water heater) in our apartment for nearly 3 years that the rental company has failed to address. Who owns the "Mother of all drain snakes?" I'm a heating and plumbing contractor, and have done both heating and plumbing for the last 40 years. I just moved to California three years ago, and I now own Carmel Heating and Plumbing. Recently my house in Pacific Grove that I had just moved into developed some serious drain problems. In my plumbing work, I've often used a traditional spinning-snake-cage type of drain snake. Accordingly, I attempted to clear the blockage at my house with one of these, but with no luck. I had already lined up a contractor to replace the drain from the house to the middle of the street for approximately $7000. Then I spoke to Nick of Landmark Plumbing. Nick told me that he was the only one in the county who had a much stronger newer style of snake than the older spinning-snake-cage style of snakes. He told me that his snake uses shorter but thicker linked-sections instead. He said that his stronger snake had often been able to clear blockages that traditional spinning-snake-cage style snakes could not, and that I would probably be "pleasantly surprised" if I gave him a chance to clear our drains. Being a bit of a gambler, I thought, "What the heck? Spend a few hundred dollars more, then maybe save a few thousand, why not?" Lo and behold, Nick saved the day! The old bank account suddenly began looking a little bit more perky! I would strongly recommend Landmark Plumbing to anybody, before finally giving up hope on any older blocked sewer line. I had PG&E come out to turn my pilot light back on. They ended up finding a gas leak. Called Nick right away, he came out within 5 minutes. PG&E said they wouldn't turn my gas on until this was fixed. Nick jumped right on it and called the city for digging permit, have someone come out and mark digging area. He said he could take up to 5 days.. this was on a Thursday. Nick got the okay and started right away. He ended up finding out that the whole pipe needed to be replaced. I explained to him that I had a young daughter and 5 days with no home wont work for me. Nick worked until sunset. He worked hard to get my daughter and I back into out home. Everything took 3 days- re-piping, new valves on appliances and PG&E to come back out to re-inspect. Nick was very friendly, kind, fast worker and had a lot of humor to get me through this hard time. Had them out to snake the main sewer line. 2 guys arrive within the agreed upon timeframe. One was inexperienced, based on frequent verbal corrections and instructions he received from the partner. No trouble at first, as people need to learn the trade, but those mistakes slowed the job and I paid for the extra time. It would have been more courteous to bill a lower hourly rate for the trainee. Once the drain was snaked and they began putting away their equipment, the lead guy had me fill out my personal info on a blank invoice and walked away to complete the paperwork. He came back with the completed invoice and gave me the option of cash or check. When I said "cash", he said I should have told him that before he filled out the invoice, that he'd have given a discount on the total. That seemed insincere given the order of events, but I wasn't in the mood to argue/haggle over the situation. I paid the invoice and they left. This last part is my mistake for not inspecting the jobsite after they were finished, but before agreeing to the charges and paying. They hadn't done a thorough cleanup of the sewer overflow. Also, the rookie had used the rear-neighbor's water and water hose, but left the hose trailed out into the driveway of yet another neighbor. At least he'd turned the water off. TL;DR: Got the job done, but a bit sloppy. Let them know up front if you're paying in cash. Ask for a discount on the hourly rate of any personnel still in training. read more
