It's one of the dirtiest and nastiest jobs a human being can endure, but Bob, Nate and Max of Land Maintenance Systems Inc. made it look like a walk through a pristine park on a gloriously sunny day! OK, so we embellished a little there, but Max Fedrizzi and Bob Munson came to our rescue within minutes of calling them. Bob immediately showed up at our house "after work hours" to evaluate the situation. He took the time to check out what he could of our leaking septic system, inside and out, and talked with my husband about the issues that they may find when the needed excavation was done. The next day and surprisingly way before expected, Bob and Nate showed up with their Bobcat fastidiously and swiftly backing it into our driveway off a very busy roadway. The day began early and expeditiously with the needed team members coming and going to assist (Kessler septic, Roto Rooter and LMS operator, Max Fedrizzi). Bob always made sure I knew the whole process and every procedure required, making sure I had a say in all the proceedings while having me photograph the process to share with my husband who was at work. 7 and a 1/2 hours later the whole septic dilemma was resolved and we can now, thankfully, use all house plumbing without worry! This past spring we responded to a LMS ad for mulch delivery in the Tompkins Weekly and were very pleased with the promptness of the response and the quality of the mulch. This summer we had a large tree limb fall across our driveway during a late afternoon microburst. We called LMS and left a message and shortly afterwards we were called back by Max who said a crew would be over to cut, chip and remove the limb that same afternoon. True to his word he showed up with two helpers and within about an hour the job was done. We never asked for a quote since we were in a bit of a bind with the driveway blocked and needed the job done. We were charged a very reasonable amount and would not hesitate to recommend LMS to others. read more

I love this company. I have them deliver mulch and topsoil/compost mix, a even a hay bale when needed each season. They also built a crusher-run foundation for my garage on a slope. They did an excellent job. Bob and Dottie are helpful and enjoyable to work with. Each of the delivery guys have been kind, respectful, and follow directions. Extremely unethical company. Owner Bob Munson, after an initial visit to assess what needs to be done, said that he will send two employees over, at $22.00/hr. each, so the hourly rate was $44.00. I also asked Mr. Munson for two yards of mulch, at $35.00 per yard. A few days later, on 9/13/19, two employees arrived at my house at 8:30 am. However, only ONE employee, Ryan, worked. Colin a high school kid, Ryan's "assistant", just stood around, and sat in the cab of the truck, talking on the phone for the 5 hours they were here. The job entailed three things: 1) lay down thick plastic (which I purchased at a local Home Depot a week prior) in order to smother a very invasive ground cover in a relatively small area of my yard. 2) place large rocks from my yard which I worked an entire day prior to the service date, 9/13/19, collecting from various parts of my yard using my wheelbarrow the day prior, and stacked them in a pile, ready to be put by Ryan and Colin on the periphery of the plastic, in order to keep rainwater from reaching the plant roots, thus ultimately killing the weeds over wintertime and next spring. 3) Place 2 yards of mulch, (which I asked for of Mr. Munson) around a short hedge, and two small bushes. Ryan and Colin showed up at 8:30 am, and Ryan began to cut the plastic sheets (Colin stood by and watched). Aware of the hourly fee ($44.00 for TWO employees working), I started to get aggravated, but thought this was a very temporary complete lack of work ethic and a waste of my money. I was wrong! My housemate, Ed, and I, started to work with Ryan, spreading the cut plastic sheets. I asked Ryan why Colin isn't working (he disappeared into the cab of the truck), in response to which Ryan answered "we're really understaffed, so we hired Colin; we're disappointed in him, but Bob (Munson, the owner) and I are 'working with him' ". At this point, while Ryan was hollering to Colin to bring mulch from the truck, Ed and I began to place the heavy rocks OURSELVES on the periphery of the plastic cover, while Ryan began to distribute mulch around the short hedge and two bushes. Ryan was doing a good job with the mulch, Ed and I. Ed and I were exhausted by the rocks we were putting down ourselves, and we were both angry at doing COLIN'S job. I had to go look for Colin a few times; between standing around and watching Ryan work, he just kept "disappearing". At one point I went to look for Colin, only to find him sitting in the cab of the truck, talking on his cell phone (!). I complained to Ryan about this, who looked apologetic, and said "yeah, I have to talk to Bob (the owner) about this. I'm really sorry". All the work, done by Ryan, Ed and me was finished at 1:30 pm. Exhausted from the rock hauling, Ed and I sat on the front stairs. At this point, Ryan took off his T-shirt to show Ed and me his tattoos. Because Ed is an artist, he brought out his artwork for Ryan to look through since the latter was looking for ideas for getting more tattoos done. While the three of us were looking at the artwork, Colin was sitting on the back of the truck bed, just dangling his legs and relaxing. This continued for an hour... Ryan went to the truck to write up an invoice, brought it to me, and (this was a huge error on my part, due to being exhausted by hours of placing heavy rocks on the plastic with Ed on a very hot day) didn't truly examine it. What I saw, was a statement that indicated the hours worked were "9", over which a "7" was placed. It was my tiredness that caused me to not realize that it should have been indicated as "5" (8:30 am to 1:30 pm). The second entry was "labor and mulch", with the price stated as "453.60". I went in, got my checkbook, wrote out the check for that amount, and Ryan and Colin left. It took me a couple of hours to realize that I have just been taken. 1. Only ONE employee worked, Ryan, for 5, not 7 hours. That's 5 × $22.00 = $110.00. 2. Placement of 2 yards of mulch at $35.00/yard = $70.00. I should have been billed $180.00, not $453.60!!!. Since Colin DID wheel over the mulch for Colin to spread (20 minutes' worth of work, fine: I was willing to pay $22.00 for an hour of Colin's "contribution to the job). So, I should have been charged a total of $200.00, not $453.60. Thus, I was overcharged $253.60. I called Bob Munson with the above information, and he showed up with Ryan the next morning. He was clearly angry, and at one point said to Ryan: "You need to get more forceful with Colin, and make sure the kid is working!!". Mr. Munson then confirmed with Ryan the # of hours worked, apologized to me for the incorrect invoice I was given, and said that he will be sending me a refund for $253.60 that day. 10 days passed, and I didn't receive a refund. I called Mr. Munson, who said he mailed the check to me 3 days prior. Two weeks since then, I haven't received my refund. Mr. Munson doesn't answer my calls nor returns my voice mails requesting a callback BUYER BEWARE!!!! read more
