We decided to change the balcony wall from all stucco to a base pony wall and glass on top. A simple change triggered the need for full building plans for a triplex from the early 1960s, engineering for wind and load calculations and the dreaded California coastal commission review as we are changing a design element. TY came on the next day to walk the project and and the following day, one of the engineers came out to climb the scaffolding, take photos and measurements. Within a short time TY had two different options on how we could do the glass on top of the pony wall TY helped us all through the process when both Coastal and the city wanted additional information Very happy with the service they provide.

Houmam made sure what I wanted to do was possible by calling the City Of Long Beach prior to even charging me for a consult or a proposal. Although, initially, everything seemed straightforward, there were quite a few bumps in the road, and it was frustrating for all parties involved. It took about eight months for final approval because of the complexities but Houmam saw the project approval through to the end and made sure even after approval, that I had all of the info needed. He continues to be available to answer questions and follow up. He was patient and understanding with all of my questions and concerns. I look forward to updating this review with a picture of the completed project once it's done. I recommend HMS without hesitation.
