We moved into a dirty apartment with raid sprayed on the kitchen counters and walls. Had live bugs in every window. Ants covered the patio. Sewage backed up into sinks. Broken electrical outlets. People smoking all day and night in the carport. Loud rude disrespectful neighbors. Management does nothing. They just take your money. The apartment complex is trash. They tape notices daily to your door. Why post rules and threats to tow cars when you don't anything anyway. Save yourself and find something else. They were also in a court battle to get sued by former tenants. I found a better apartment for less which is clean, and the management actually cares. They walk the grounds frequently and are friendly, not like LaVina! read more

Horrible place to live. There are homeless squatters living in one of the apartments. They are up all night doing drugs, drinking and talking to themselves on the porch. We have complained to management for 2 years, all they tell us is they are aware and are working with their lawyers. Nothing changes and they never follow up with updates. My family and I have moved to the La Vina apartments since 2019. Maria has been welcoming, genuine, friendly, and just overall amazing! She has constantly been very accommodating to ensure my family and I are comfortable. We have had some maintenance requests, and Maria has been very active in ensuring the tickets are attended to and concluded in a timely manner. Marvin has also been another staff member who has been very pleasant to connect with. Concludes requests and ensures that he follows up accordingly if he is unable to conclude a task in a timely manner. I truly appreciate his transparency. In general, our stay here has been perfect. Just like anything in life, there are things that can be improved but as someone who enjoys the simple things in life, I think this is the place to be. read more

Have lived here for a year now, almost 2 years. Do not move here. It can be dangerous (my car window smashed). Loud tenants who even keep squirrels as pets.... Parking sucks. The office ladies tell you not to park in the "future resident parking" even when there's no parking. Pool is always closed for "repairs" but is never being worked on or doesn't even look broken. TONS of bugs everywhere we had to spray ourselves because there is no exterminator even though they claim to have one. Have never seen them! Very very expensive for shitty quality. read more

I'm back to mention they are trying to get more money from us after we have been gone for 6 months and they charged us over 7 grand to leave and no deposit or pet deposit back. They claim the apartment was damaged no pictures to prove it. The apartment was water damaged before us and they never let us know. We had a beehive fall on the stairs so we couldn't get down if there was an emergency and I am deathly allergic. Look else wear. read more

I have been living across from drug addicts that consistently bring homeless people to live in their apartment and up all night on their patio, making noise, and the management does nothing. The new management is unresponsive to legitimate issues. There is big variance in the cost of renting as well, my neighbors moved to a different apartment because their renewal lease was 3,100, but if they moved to a different unit, the management reduced it to 2,600. I am moving at the end of my lease, and all though the facility is nice, I don't recommend anyone starting a lease at LA Vina apartments. read more

La Vina apartments in Livermore is in an excellent location and was the perfect choice for my parents transitioning to Livermore. Maria was so helpful in getting them squared away and made them feel welcomed and excited for their move. The units are spacious and clean. New appliances in their unit was also a nice addition.. I lived in La Vina for two years. From the beginning until now Maria Marin the property manager is so nice and helpful. There was one time when I accidentally parked on the wrong spot and I went on vacation. When i found out the my car will be towed I just sent her an e-mail explaining that it's an honest mistake and I will move my car as soon as arrive. She understand and gave me ample time. To make the story short, my car didn't get towed. Every time i had issues even for small things, she'll contact maintenance as soon as possible. Even when i left and I accidentally shipped a package in my previous La Vina address, i contacted her again and told her what happened. She contacted the new tenant so that i can get my package. She's definitely the best property manager i ever met. I would even give her a 10 star review if only yelp has a 10 stars! Haha read more

We lived here for two years but had to move out because they increased the rent. It's in a quiet area and the plus is that there's always parking available. But we were quiet residents, never caused a problem, kept the apartment clean and even thoroughly cleaned it before moving out and guess what, they didn't give us ANY OF OUR DEPOSIT BACK. They made some claims of damage in the apartment that cost over $1000? Are you kidding me. If you can afford over $2500 for an apartment then, be my guest and move here. But don't expect your deposit back, they'll probably say you owe them money. People are constantly moving in and out due to the raise in the rent. Not to mention utilities are NOT included in the rent. read more

UPDATE: I have reduced my rating from three stars to one star. We renewed our lease early and it just started at the beginning of February. It is truly a disappointment that we are now stuck here until 2021. La Vina is very quick to respond publicly, but if you decide to pursue further communication privately on Yelp or via email, don't expect to ever get a response back. Seriously. The only response I have ever received to a complaint email was the on-site management saying they forwarded my complaint to their superior. Our community mailbox was vandalized this year. It took a month to repair, and during that time mail was not delivered to the box. We were expecting both tax forms and primary election material, and what wasn't returned had to be picked up at our local postal annex. At least the postal worker who delivers to us allowed residents to pick up their mail at a specific time on two Sundays. It's too bad this was not announced until the day before each time. Our complaint about that has not been responded to. I completely understand the vandalism itself was out of La Vina's hands. It was a very unfortunate incident. But to expect many residents to wait a month for a fix with no sort of compensation or genuine apology is ridiculous. "Sorry for the inconvenience" is not a genuine apology. And what have they done to dissuade vandalism in the future? Absolutely nothing. Wireless outdoor cameras are very cheap. I use them for my own business. They could turn them on at night and be done with it. But I guess that's too much to ask. Most recently parking has become a nightmare. It doesn't make any sense that we had no problems for years and now can never find a spot outside of our dedicated carport. Someone is even parking a trailer in a space. On-site management will only tag the "vehicle" and won't have it towed. I just reported it again to our Saturday office worker, who said she could do nothing but leave a note for our regular office worker. The regular office worker will tag it and do nothing else. We will be leaving La Vina as soon as we can. We recommend you do not rent here unless you are a one-vehicle household. read more

For the prices they charge, I'd expect a lot more. Old appliances. I lived there two years and my A/C stopped working several times in the summer with blazing temps. I'd leave phone messages and nothing. Took four days to fix once. The dishwasher always busted and the bathroom lights constantly went out. I felt like I called maintenance every other week. I've been here 6 plus months and have nothing to complain about (other than maybe some of the other residents and the stupid (see:selfish) things they do), but I digress. The ladies in the office are both extremely pleasant and nice to me and my kids. And Marvin the maintenance man always smiles and waves even when I see him with his family on his days off. My work orders have always been taken care of ASAP as well. The location is really close to the wineries (a plus for this single dad), and less than 2 miles away from downtown (easily walking distance after a few). Not looking forward to the likely rent increase I've heard happens everywhere these days, but hey nobody is forcing me to live in the Bay Area. read more

I moved into these apartments a few weeks ago and have had nothing but positive experiences with the staff. Maria was so helpful in getting everything processed and two weeks ago my cat escaped and she did everything within her power to help me find my cat. During that time: -we never got a parking space we were supposed to, -our washer and dryer sucked and was never fixed, -we never had working lights in one of the bathrooms-despite the "fixes", -the apt below us flooded a few times and they told us not to turn on our water, -in the last two years, they raised rent $500 -the utility bills are rated not by your use, but by how many people live in your unit -they added a service charge to the utility bill -they've changed ownership twice in that four years -people are constantly moving in and out Really sad considering it is a very nice neighborhood and the complex has potential to be great. It looks like they are making cosmetic improvements, but i wonder what that's going to cost the tenants. Not worth the expense and too many issues with staff to even type. To name a few, we had really bad black mold issues due to crappy windows that had no seal, ridiculous problems like we would bleach several times a week even when we didn't even use the nearest shower to the bedroom that was affected for months or ran the heat (which was useless anyways because 5 minutes after running air conditioning or heat, it would all leave out the crappy seals in the closed up apartment anyways). Water would run down the inside of the windows like indoor ran for no reason and again not fixed or cared about by management or the staff. Office refused to do anything about it and just told us to leave all the windows wide open in the middle of winter. I was pregnant by the way and they still didn't care to fix it or investigate it. Water frequently dripped down out of the heater vents!!! Again, they refused to fix. Rust would run all over bathroom floor from the toilet, reported several times, they refused to fix. Towel bars and command hooks would fall off walls due to the water damage and still nothing done by management. By the time our least was up, we had to get ride of half of our furniture which was rotted or molded from this hazardous apartment situation!!! Also when people would park in our assigned paid for parking space, we were told my office, oh well deal with it, not our problem even when there was literally no where else to park. You call office, they would blow you off and not call you back, ignore your requests, lose your paperwork . You go to office to simply pay rent, office would be closed during hours that they were supposed to be open. DO NOT RENT HERE!!!UT WILL TURN INTO YOUR HELL!!!THEY DO NOT CARE ABOUT YOU OR YOUR FAMILY AT ALL!!!! 2 years here and nothing went right and just got worse! RUN AWAY! read more

If you want to have a hell of time renting the apartment, this is the place. You will just get a place to live, here. No repairs, no issues addressed. Even the office staff is rude. I had the misfortune to live here for a year a couple years ago while looking for a house to buy. My assigned parking place was nowhere near my apartment. The cabinets felt sticky when I moved in. The washing machine leaked oil and the dryer stained and tore my clothes, but they finally replaced them after many months of complaining. The freezer compartment in the refrigerator continuously dripped water on my food below. The bathroom was so tiny you couldn't close the door after you went in. The rental office was often randomly closed during normal business hours. The management kept invading my privacy by coming up with various silly reasons to enter my apartment, sometimes without giving the required notice. There was a hysterical recent divorcee above me who complained and pounded on my door whenever I played my stereo at low volume, even in the middle of the afternoon, and the management wouldn't do anything about it. The last couple months I lived there I kept hearing scratching noises in the ceiling, which I suspect were rats since the floors are carpeted and the dumpsters were frequently overflowing. Toward the end of my lease the management changed and the new management tried to pressure me into signing a new rental agreement under much less favorable terms and conditions, even though I was month to month at that point and was still under the terms of my original agreement and wasn't legally required to sign a new agreement. When I moved out they tried to cheat me out of an extra $50 prorated rent based on their new rental agreement which I never signed and didn't apply to me. The whole experience of living there was extremely stressful, unpleasant, and dehumanizing. The management has a hostile adversarial approach of treating their tenants like captive victims in a concentration camp to be taken advantage of by whatever tricks they can think of.
