I posted a scenario on behalf of my borrower on the Loan Factory marketplace to find the best possible rate for her. She had already received an aggressive rate from another lender but gave me the opportunity to find a better deal for a 10-year term loan. Many lenders didn't even offer 10-year loans on their fee sheets. That's when Mr. Peter Impagliazzo, AFR's representative, presented me with the best rate. At first, I wasn't sure if I could trust it--it seemed too good to be true. I asked Peter about the underwriting turn time, and he confidently promised that conditions would be cleared within 24 hours or less. I decided to give AFR a chance, and I'm very glad I did. The rate was real, with no excuses or changes throughout the process. AFR honored the pricing and stood behind their offer. Their underwriter moved quickly, and their statements were accurate--not just marketing claims. AFR's software is very innovative, and everything in their system is transparent. The underwriters were available during business hours, open to discussions, and receptive to my feedback when I provided valid explanations for certain conditions. One standout feature of their platform is the online dispute system for underwriting conditions. When you challenge a condition, the underwriter--or even a senior-level decision-maker--will respond. You're never ignored or left in the dark. They also have an "SOS" button that allows loan officers to flag urgent or time-sensitive issues. I used that feature once, and I received an extremely fast and helpful response from upper management. I hope loan officers don't abuse this feature so AFR can continue offering it. My borrower had a silent second loan from her employer, which would be forgiven after seven years of employment. This created complications on the closing date. I requested executive support, and Mr. Wade Humphreys, Vice President of Sales, personally called me. After our conversation, he recognized the complexity and escalated the matter to Mr. Michael Brenning, AFR's Chief Operating Officer. Mr. Brenning called me within the hour, reviewed everything, made an administrative decision, and saved the deal. Throughout the process, I also worked with Heidi Ward, the Account Manager, and Jamie Dix, the Closer. Both were highly professional, responsive, and cooperative. Their support and teamwork made a significant difference in ensuring a smooth closing. I give AFR Wholesale 5 out of 5 stars, and based on this exceptional experience, I will confidently send more business their way in the future.

All RealFi had to do was tell me I did not qualify instead of keeping my app status in "review" and holding my personal & financial information. RealFi would contact me if they needed further information. None of them bothered. RealFi left my family waiting in the dark for almost half a year.

Long story short we were fortunate enough to help a single mother, who's a hard working, loves to laugh/smile, spends long hours as a peace officer, buying in LA with an FHA 203K rehab where both competition and costs are high. This was one of those situations, where contractors came in promising the world and when having their feet held to the fire, jumped ship with our client getting pushed out over and over - And In No Way Whatsoever When Other Lenders Treat Your Client The Same Way, Did These Ladies Do The Same. It was the exact opposite - Once Anna and Kerrie knew that we were helping a lady who prior to this contract was getting bullied, outbid, or forced into areas less ideal - and her goal/dream is buy a home for her and her son so she has a valuable asset for him - even when these contractors went sidewise putting our client into a goofy position in the eyes of the seller - Anna and Kerrie Never Let Up!!! In fact, the minute we were able to lock-in a good contractor, and were under a tight deadline - it was Anna and Kerrie - that stepped up, expedited everything, and made it happen for our client - saving her time, money, the risk of losing the home, everything was razor thin - and more importantly our borrower was able to make $135K in equity at closing because of the after rehab value! My client's deepest wishes and dreams - and these 2 ladies made that happen. As a Broker - These Are People You Want On Your Side. There are plenty of lenders out there. However, Just like anything else - when the pressure is high and there's only 10 seconds left in the game - That's when the real players/winners step-up and 100% that's Anna and Kerrie. I have worked with a countless DSCR hard money lenders in the past, Stratton is the most dishonest, rude, and deceptive. The loan originator, Jake Yuskaitis, does not give any information or term sheet when we worked on the loan. When the loan is cleared to close, they push for a closing right away without giving the borrower a lot of time to review the loan documents. Stratton Equities charges 2% for the loan origination. And they have the nastiest attitude, even from their loan processor.

To have such an estranged relationship with your job, when it's an industry that affects people's lives. If you choose to proceed with them, best of luck! If you need context, they were slow to reply, vague in communication throughout the process, but ultimately what put the icing on the cake was that they withheld information (Appraisal value didn't meet the VA Renovation Loan amount) from me until after "the loan approval deadline" that was set forth by my realtor/title company located in FL, and let me know of this info after the deadline. Why? because as they saw it, my husband and I were approved for the purchase price, not the renovation piece. The impact? I couldn't get my escrow of $3327 back from my title company. They knew the deadline, and the consequences, and one would think they would be considerate and inform me of the information prior to, but no. Not a care in the world. Now legally, no they are not liable, but ethically? It's a sleezy move. I would call out the exact people I worked with but honestly, I've managed accounts in the Ad Tech industry for 17 years, and one thing is for sure: when an employee acts unethical, it's embedded in the organization.
