Poor customer service! Messed up our escrow and when we tried to get some resolution, they sold our loan to avoid dealing with it!

This is Sadegh Khamooshi, a loan officer (NMLS# 1714325). I would like to share my positive experience working with AFR Wholesale. I posted a scenario on behalf of my borrower on the Loan Factory marketplace to find the best possible rate for her. She had already received an aggressive rate from another lender but gave me the opportunity to find a better deal for a 10-year term loan. Many lenders didn't even offer 10-year loans on their fee sheets. That's when Mr. Peter Impagliazzo, AFR's representative, presented me with the best rate. At first, I wasn't sure if I could trust it--it seemed too good to be true. I asked Peter about the underwriting turn time, and he confidently promised that conditions would be cleared within 24 hours or less. I decided to give AFR a chance, and I'm very glad I did. The rate was real, with no excuses or changes throughout the process. AFR honored the pricing and stood behind their offer. Their underwriter moved quickly, and their statements were accurate--not just marketing claims. AFR's software is very innovative, and everything in their system is transparent. The underwriters were available during business hours, open to discussions, and receptive to my feedback when I provided valid explanations for certain conditions. One standout feature of their platform is the online dispute system for underwriting conditions. When you challenge a condition, the underwriter--or even a senior-level decision-maker--will respond. You're never ignored or left in the dark. They also have an "SOS" button that allows loan officers to flag urgent or time-sensitive issues. I used that feature once, and I received an extremely fast and helpful response from upper management. I hope loan officers don't abuse this feature so AFR can continue offering it. My borrower had a silent second loan from her employer, which would be forgiven after seven years of employment. This created complications on the closing date. I requested executive support, and Mr. Wade Humphreys, Vice President of Sales, personally called me. After our conversation, he recognized the complexity and escalated the matter to Mr. Michael Brenning, AFR's Chief Operating Officer. Mr. Brenning called me within the hour, reviewed everything, made an administrative decision, and saved the deal. Throughout the process, I also worked with Heidi Ward, the Account Manager, and Jamie Dix, the Closer. Both were highly professional, responsive, and cooperative. Their support and teamwork made a significant difference in ensuring a smooth closing. I have had 3 loans with the company that also operates as ELEND. The Chief Administrative Officer - Corey Dubnoff was contacted on several occasions about not to ever to sell my contract to Lakeview Servicing over the shit they pulled. He said he would make sure it did not happen but then it does and he did nothing to correct it. This last loan I was told stuff by his staff to do. Here is the email I sent him and never got any reply! I do plan on escalating this matter! Corey, Not to happy at the moment! Again I end up doing TIMIOS work? I ask when the checks would be mailed to the proper bills and was told they go out on November 16, 2023 and was shocked to see the checks come to me. I always pay online and have never received any billing statements. After going to each website to find where to pull address from then figure out the names on the check and then address 8 envelopes ,postage and mail. I hope these all get to where they are supposed to be going and also according to the billing statements showing what to make the check payable to was all incorrect. Hopefully the checks will be applied to the proper account. I made payments to some of them prior to receiving the checks as Terri was upset with me because I paid some of them payments and said I told you we were paying these? So I was supposed to have late fees because I thought that Eland/ TIMIOS was sending everyone their pay off? Then the balances were from a month prior but do not pay any of them? Really? So now I can go back to all these companies and get checks sent to me? So from ELend pulling my credit history and then selecting what to pay was done on October 6th, I was not to pay any of these bills? Seriously? Then get yelled at because I was told they were being paid off! Balances were all incorrect because I pay my bills online monthly and then had to cancel payments and now turn around an pay the bill because nothing was sent to anyone but me! Maybe we should have printed off all the closing documents and got our own notary and submitted everything with Elkhart county also! Would not want anyone from TIMIOS to do what they got paid for. I will tell you this! I will check again to make sure all forms are submitted by TIMIOS are done correctly. If not, this time I don't really care how much it cost to to hire and attorney to get what was paid for! I have referred a lot of people to ELend and that has ended! The lack of communication, going completely outside of normal guidelines without explanation, and the lack of any care about whether a loan gets done or not ..... Appalling. Most of AFR's business is with mortgage brokers like myself. They have a lot of specialized mortgage products that only a handful of lenders offer due to their complexity. Much of the negative experiance that I'm reading in these reviews has to do with mortgage brokers being educated/experienced in these programs. This results in the broker being reactive instead of proactive. I work with the FHA and VA Construction to Perm programs. It takes a lot of research and experience to set the right expectations and close timely on these loans. Having said that, yes AFR needs to work on communication internally and with it's brokers. read more

RUN RUN RUN I am a realtor in phx Az whom has a client with AFR. We have missed 3 closing dates due directly to this company. My clients is also out $3,000 non refundable earnest money to keep the deal alive. We are now at a point where it is about to fall apart again due to needing another extension. AFR chooses to not provide me with an escalation contact even know I have requested 5x now. I am following up on the hour with request for updates and only responded to typically every 2-3 emails later. We got the 2nd appraisal back 1 WEEK ago and they still have not been able to provide final approval but will request signature for a document on file that should take no more than 5 min when we got the appraisal back a WEEK AGO. Run as fast and as far away from this company as possible. You are at EXTREME risk of loosing money without them even batting an eye. read more

As someone who works in the lending and real estate industry in the last decade, my experience with AFR was horrible. I had to go through them for my construction loan and the loan process was such a mess. The processor had no idea what she was doing. She never once picked up the phone and contacted me. The CD was generated incorrectly. I pushed back on multiple items on there and heard excuse after excuse. Once my home was finished being built and they sold my loan to Servbank, they handed it off in a mess. The information was not updated/correct. They never executed an escrow analysis which messed up my monthly mortgage payment to be $1000 more than it should have been. You are never able to get anyone on the phone. I have high expectations due to me working in this exact industry. I was speechless to see a lender work so unprofessionally and totally out of compliance. As soon as rates go down, I am refinancing with a big bank since I know I can trust them way more and they have set standards. STAY AWAY FROM AFR!!!!!!!! I wish I could give them a fraction of a star. Absolute worst customer service and a customer we portal to match. I tried to setup reoccurring payments on their website and was not successful, or so I thought. Without any confirmation that my attempts were successful a payment was drawn at the same time I issued a bill-pay from my bank. I have left 3 voice mails to reach someone to apply the overpayment to my next months payment and I cannot reach anyone! I see now why the other reviews posted also reflect my experience with AFR. My agent has been recieving commission off of a term life policy for over 30 years. He has failed to contact us to make suggestions on how to handle the policy. How about a 93 year old vetran getting a letter saying "if you don't come up with a large amount of money it will be canceled." Listen folks insurance companies do not care about you. Just your policy. I assumed (my fault) that these were ethical- follow up agents who would protect their business reputation and contact the customer. IT DOES NOT HAPPEN. They just want commisions on your policy. Put your money in a CD. Check out the stats. Only 3% of customers actually get the full amount they signed up for at the time of death. (national average of all insurance term life companies) Your loved ones get screwed at a time they need it most. read more

Wow, I saw a bunch of the negative reviews and felt compelled to share my experience. It was really good. I was drawn to the company because of the absolutely fantastic rates. Just look into and you'll see you really can't beat em. I expected with the low rates and fees that the service would not be great. I was kind of right. I was definitely a number on a list of many other people. My credit is good and my loan was straightforward so it wasn't too big of a deal. They pushed things through relatively efficiently. If you have a complicated loan or want a bunch of bologna, I wouldn't suggest them. If it's straightforward and you have excellent credit -- do it. I'm very happy with my loan. Also note, it's been 2 years and they haven't sold it yet. For this, I'm a bit surprised but it really doesn't matter to me. One last point, when I was dealing with competing brokers, they tried to raise red flags about this place because their rates were too low. That told me I was getting a good deal. read more

These guys deserve a negative rating. They work hand in hand with third party mortgage brokers. They tell you your money for discount points is for purchasing a lower interest rate. They pocket the money. They bait and switch. Thieves by deception. Predatory Lenders. My broker and I agreed he would find me the best possible loan rate and then he would apply seller concession to reducing the interest rate. By working with AFR, he was able to write the paperwork stating an origination fee. The origination fee was to reduce the interest rate. I wanted to know what the interest rate prior to the buy-down. and how much of the $4,800.00 was applied to reduce the interest. He said the mathematics could not be broken down and explained. What he didn't tell me was that the origination fee was going straight into his pocket. If AFR doesn't pull their instructions to brokers off the web in plain sight, you can read it yourself. Any Broker who works with them should not be trusted. Advice: Pull your own credit report hold it in your own hand and go to your own local bank. They will tell you exactly what you need to read more

We had our mortgage through AFR for several years. Their customer service is terrible. We sold our house Nov 2019 and have been waiting since then to receive our Escrow balance refund check of $1684.52...it is now Jan 30, 2020, with no check our communication from them. We've been told: they can't find the account, they can't help us, someone will call you back, just wait another week, been on hold more than 40 minutes at a time, I've filed payment disputes per their instructions, we have received ZERO phone calls, ZERO emails, ZERO refund check. I emailed their Compliance department, I am filing complaints through BBB, Atty General and Banking Agency. read more

I got concerned when our broker selected AFR for our FHA mortgage process after reading all the negative reviews, but I'm happy to say that we have officially closed on our home purchase. while this is my first home purchase, I didn't know what to expect, but my experience with AFR has been good. We did need one extension due to the lender, but our circumstances weren't ordinary and they got all the underwriting and approval done by the end of that extension. read more

I am a veteran who is trying to use the VA one time close construction loan to obtain a home loan. My mortgage broker decided to use AFR, however, it has been a TOTAL nightmare. We started in November 2018, and AFR presents problem after problem. Now, AFR WILL NOT give any value for anything on my property assessment, but value for the land itself. VA policy states that the veteran gets value for the land AND any biddings on the land. My property assessment tells me the value of the land with buildings, but AFR WILL NOT GIVE YOU VALUE FOR ANYTHING BUT THE LAND ITSELF. This flys in the face of any other type of lot sale where the seller gets the value for what is being sold. AFR DOES NOT FOLLOW THE VA LENDING GUIDELINES. As a result of AFR not giving us the value of our building on the land, we have to start the entire process over from the beginning and now we are stuck paying the builder 1000 for the drawings and pay the assessor 500. ALSO AND BECAUSE AFR NEVER DISCLOSED THAT THEY DO NOT GIVE ANY VALUE FOR BUILDINGS ON PROPERTY until now, we already have a bill of sale for the trailer we live in, so now we may be homeless, thanks to AFR. Seems to me, AFR DOES NOT CARE ABOUT THE VETS, IF THEY END UP HOMELESS OR WHATEVER. I STRONGLY URGE ALL VETERANS TO STAY AWAY FROM AFR!!!!!!!!! UPDATE: My appraiser just told me that in his 20 years of doing appraisals, he has NEVER seen a lender not giving value for a building on an appraisal. AFR delayed my closing and has almost made me lose my property and money invested. I have had to request multiple extensions and seller is no longer accepting extensions. They are rude and sloppy. They ask for multiple documents and then take forever to review them. Then they ask for more documents on issues we thought we resolved. It seems so disorganized. Stay away from AFR. read more

We are waiting to close we completed our paperwork on 06/30/19 as of today 08/20/19 this company is still asking for items them already have. My husband has spent $1,500. (Earnest money, inspection and appraisal). Allegedly the person handling our files has been released... Therefore someone should have looked at the files dated 06/2019 and thought to bring closure for our family. My husband has served this country and the lest that could be done is to be honest with him. I am so disappointed with this process and the company that brokered our home application to this company. I called American Financial Resources for over a year, about once per month, and they never resolved a simple request. I got a letter from the city, entitling me to a small real estate tax credit, couple hundred bucks. The letter asked for documentation from our mortgage company in order to receive the refund, but after over year of regular phone calls and follow-ups, opening new tickets and trying to be connected to the department or individual that could assist, I simply could not get them to help in this matter. Several times a manager would give me their direct line to follow up - only to never answer their phone, and never respond to a voicemail. Instead, I used a couple of screenshots of my account that a customer service representative emailed me (which I am positive they would've gotten in trouble for sending), and worked with the city directly to receive my refund. Once I stopped relying on American Financial Resources to do a basic administrative task, I received my tax credit on my own, took about a week. I cannot think of an interaction with a company that's caused more aggravation, or that has valued my time less. read more

Soon after refinancing, we received notice that our names, S.S. numbers, driver's license numbers and dates of birth may have been stolen from them. I have had with my loan with this company for a few years now and they consistently have issues. I have been signed up for auto-draft and they very often withdraw it on the wrong day or don't withdraw. Of course, they always have a reason and need me to re setup or redo it. Seneca mortgage has been a nightmare since taking my mortgage. They have horrible customer service. And treat you like your a dead beat who doesn't pay their mortgage. They have charged fees illegally and also filed my excellent credit to two months of over 30 days late. When I made payments and they made deductions causing the payment to be less than. I have called before and after all this. Spoke to many and they are rude and unprofessional. I have had mortgage for 25 years and never had these issues with other lenders. This is bad. If I could post negative stars I would. We were using this lender to buy a home. Not sure why the broker we were using even does business with AFR. We supplied EVERY TINY TIDBIT of information. Last minute requests - 24 months of payments on the house we are currently living in. We pay the HOA which they needed to see as well. Fine. No problem. Just kept getting delayed. Finally we are told we are closing, to go ahead and transfer the utilities to our name bc we are closing the NEXT DAY. The sellers have already moved out (inconvenient to them since they had to stay with relatives bc their house wasnt ready). The day we are supposed to close we are told the underwriter is not satisfied with something and needs more bullshit paperwork. We learn that on their paper - they have HALVED my husband's salary (wtf???). Just one absurd thing after another. And they took so long and I assume weren't even looking at our file. Finally the sellers say enough is enough and cancel the sale. This company has to be some kind of scam. I don't know how it is possible for them to exist. We lost probably a thousand dollars when this was all said and done. read more

If you're looking for a quick turn around, this isn't the place for you. It took 30 days just for initial underwriting. After asking for documents, it takes 2 to 3 days to re-review. It's nearly impossible to know where you are in the process, as the company fails to communicate. They also have zero cares about your deadlines or earnest money. We had to file 2 extensions, had to release earnest funds, and nearly lost the house simply because this company takes so long to do anything. It took 60 days to go through their loan process. read more

I have been working with American Financial Resources to get a one time close mortgage on a CBS home. It has been a nightmare that started in November of 2018 and we have not closed yet. There is reason/excuse after reason why we have not closed. Three "packets" to the builder later and still no response after 11 days (suppose to be 48-72 hour response). Their processes are broken, then they "suspend" the loan to make it appear they are timely. Documents have to be submitted multiple time as well. This is a horrible business. They have low rates, however all the excess time you need to work through all the problems they cause makes it not worth it. I have learned the hard way, go to a place you can see in person. AFR, uses a third party to handle payments, because they are not competent to handle on their own. They lose payments, charge you fees, tell you they are there to help and ignore you after that call. If you get a customer service type person after holding an hour, you ask if you can call back with future question, they on get calls from switchboard, can not call them back, VERY BAD SIGN. I wish I could give this company 0 stars. Shortly after starting my mortgage through this company my loan was sold to another company. Shortly after that it was sold back to AFR. In this mess my mortgage was double paid. No problem, I'll call and get it refunded promptly so I can pay the rest of my bills.... Or not. Instead I've been battling for two weeks with dumb CSR after dumb CSR about getting me my refund and not a single one of them has told me the same thing. I managed to get one of the CSR's to refund me the amount charged, just so 3 days later they could take it out AGAIN, without my permission. When I called they apologized for the mistake, and said they were going to overnight me a check for the full amount. This was 5 days ago. Every CSR i've talked to since has been short and worthless. I wish I knew about how incompetent these people are before signing the next 30 years of my life over to them. Despite the utter inconvenience of my situation, I've also now incurred fees on my bank account and probably taken a small credit hit. All of this due to the incompetence of the people at this company, and the sheer lack of care for their customers. If any of you have a choice, do not work with this company. EVER. This has got to be the WORST company I have ever dealt with. If you are looking for a loan, trust me you can find a similar deal somewhere else. I wont even get into all the details but here are some: 1- took over 3.5 months to finalize this- if you need a quick loan this is NOT the way to go. 2- cost more then I was lead to believe it would PLUS they switched the deal on the loan without telling me. They literally changed it from a 15 to a 30 without my knowledge. 3- still having problems even after getting the loan 4- I have over 250 emails between me and them because of their poor communication skills. I refinanced in January 2017. I was contacted on 6/7/2018 that I owed AFR money for my loan. This gets very strange when on Jan 2017, I received the only correspondence from AFR on 1/1, that they have transferred my loan and as of 1/15/2017, I need to reach out to a new mortgage lender. The new mortgage lender's contact information is all contained in the letter. I reached out to the new lender on 1/4 and sent them a check for the full monthly payment amount. After chasing down who I need to pay, technically, I paid 5 days late to the new lender who didn't even have me set up in their system yet. I set up monthly payments and have never been late or missed a payment since. I was only contacted 1 day ago by AFR about this accounting problem they found in an audit. The gentleman contacting me was kind enough to point out that "thankfully" this didn't go to collections because it was within 60 days of closing. This whole situation feels fraudulent due to the 18 month delay in pursuing money with no invoice within even 3 months of the transaction. I will amend as more detail comes up. read more

I've been in the process of getting a renovation loan with them through a broker since 8/31. Due to slow process and slow documentation that is out my control we are just now finishing up underwriting. However, their underwriters waited until 3 days before we were originally supposed to close to ask for the inspection report. Then, on the day we were supposed to close they come back with copy and pasted list of every minor detail the inspector found and wanted us to fix it. Total fixes costing some where around $10,000. They wanted it fixed in the renovation loan or before closing. They wanted the yard regraded, 3 threes cut, and a retaining wall replaced. Our whole budget for renovation was only $20000. This is after putting the whole thing through a bunch of crap as far as underwriting. Even as far as giving back $8,000 gift that my wife's grandmother gave us before we even bought the house and that we weren't even using for closing. This is because her elderly grandmother didn't want to provider her bank records for a transaction she didn't have anything to do with. Keep in mind this is a conventional loan not an FHA. The very last thing they asked for was the inspection report and then asks us to do impossible repairs. If they didn't want to do the mortgage then say so. Don't do everything in your power to make us walk away. Due to the length of time this process took it is very possible the sellers will walk away before I can get another mortgage else where and this will leave us homeless because we were renting the house during the mortgage process. They are the worst and most ridiculous mortgage company I have ever heard of and their online reviews back that up. read more

I have been so frustrated with this company. I have had not one good experience. The hold times are atrocious, I usually end up hanging up because my 1/2 break is over before I can speak with someone. No one that I have managed to speak with are of any help and transfer me to somewhere else where I then have to explain everything over again. I receive emails saying were here to help but they are no reply emails how frustrating. I receive crap in the mail every other day but when I take several days to obtain and fill out all the information they have asked for they don't help instead send me more paperwork and some ungodly amount that I should pay to catch up. Can a less than 1 star rating be given for American Financial Resources. I've come to find out their biggest problem. Outsourcing?!?!? Yes, they outsource almost everything and no one can make a decision because they must EMAIL back and fourth. Their customer service is poor and lacking competency. These representatives do not care if they've collected more than half of a person's taxes incorrectly and provide canned replies when questioned. Please do not choose this company for a mortgage. They provide horrible service and do not care. Their rates seem low, they add fees to make you pay more. They lose payment, delay posting them charge you fees. If you get a person that is audible they tell you something different from the prior person. They use to be Nationstar, changed name because nobody will help them. In Oct 2018 they are not able to get the checks processed because they have not paid the company that handles the lock box. I worked with Maria Costa from AFR (MCosta@afrmortgage.com), and she was AMAZING! After I started the refinance process and locked the rate, the rates fell, and she was able to get me a lower rate. I've never heard other companies do that. She always answered my emails within couple of hours, and kept me up-to-date on the process. A home loan shouldn't be a problem when you have automatic withdrawals, but somehow it (the software on their site) switched my automatic bank payment account when i made a one time payment to principle out of another account - and then started charging me fees. I pointed out how the mistake was made (on their part) but I got no help from the cashiering department and they did not re-imburse anything. I'm really disgusted with their "customer service" and wish I could dump them but hey- borrowing money from them leaves you helpless to change anything. read more

I purchased my home in October 2019 with a 203k construction loan. Never will I do this again. Customer service is terrible. Communication from them is few and far between. There is no one point of contact. It's always someone different and they have no clue what was done or noted with the previous person. The only free payment options are snail mail or auto draft. Everything else you get slapped with a $10-12 service fee. Change orders ARE NOT actually change orders in this type of loan with them. They do not allow you to remove any items from the original scope of work. read more

After completing business I decided I needed to write a review. Is this the same company? I did not find them through BankRate although I did fill out one of those forms too. I found her through an ad in the Examiner here in the bay area. Anyway, I just refinanced with Jaclyn Starrett from AFR. I have to say she is more than awesome. Completely professional, totally on 'on the ball', and got me a fantastic rate. She helped straighten out issues with information the underwriter was requesting too. Basically she was contacting me with status more often then my clients or my general contractor were. One of the nicest / professional people I have done business with over the phone (or in person for that matter). so I was a little shocked to see negative responses for AFR as whole, but if you want an awesome Mortgage Broker go straight to Jaclyn I can highly recommend her. -J I am simply going to paste the last email I got from her after I felt I may be bothering her with too many questions (about previous lender) a WEEK AFTER the new loan was funded. I recently refinanced my home mortgage with American Financial and worked with Chris Holwill. He was very responsive and someone who demonstrated a lot of integrity. We had an issue with the loan process that was initially frustrating for me but Chris and American Financial resolved it in a way that I greatly appreciated as a Customer. I have had several requests of Chris after the loan was closed and he continued to be very responsive when other lenders tend to become invisible.
