The scariest thing about buying a house is getting started. It's extremely overwhelming- never mind…read morewith higher than usual rates and very little inventory! After reaching out to countless real estate agents and relators in my area and never receiving responses, I was driving to work when I saw a sign outside a house that caught my attention. The minute I got to work, I googled the name and saw reviews for Barbara and how wonderful she was to work with new home buyers. I sent a quick (overly-detailed) email and I received an email back in no less than 1 hour from Barbara where we were then scheduled for a phone call later that evening. After a brief phone call that night, I was beyond thrilled to have her on our team. She was patient, answered all my questions and really got to know myself and husband as people and a couple which was great. She talked us briefly through the process and what to expect while being very honest, but never once making us feel out of our league. One thing I have learned is your real estate agent needs to be one of your best friends when you're going through this process. We spent countless weekends out and about. Almost every Saturday and Sunday and sometimes week days, depending on the listing. I swear, Barbara worked all hours as if we were her only client with over a million dollar budget (which is not the case!). Every question (no matter how many times asked) was always answered. She was available via text, phone or email anytime of day. And if she didn't hear from me- she would follow up just to check-in. Whether it was a house 5 minutes away, or 1.5 hours, she was on it. It was so easy and effortless to be with Barbara everyday and communicate as she's so relatable. I genuinely looked forward to her phone calls and emails everyday as I always got a good laugh! We always joked around and I never felt like I was bothering her, or creating more work. You completely forget you're a client when you team up with Barbara. She put so much of my anxiety about this process at ease and made a lot of what should be stressful and chaotic- enjoyable. Even in this market! She always kept our hopes up when we would feel down and reminded us that the house would find us. And here we are! We began looking in March of 2023, and our offer was just accepted on a house about a week ago, and all thanks to Barbara. In fact, this house we're in the process of purchasing wouldn't have even been on our radar without Barbara! Not only does she work hard to make your terms and conditions stand out above the others, but she worked with our lender directly in regards to offers as well, making us feel like we had the best team out there. She knows her stuff, knows her recommendations and works diligently. We're not done yet; but I've been so impressed by Barbara's expertise, relatable manner and non-stop work ethic for us that I couldn't help but pop in and leave a note of my experience even before closing- in case anyone else out there is currently looking with the same anxiety or nervousness I originally was. As we speak, I know she's making calls for reports and information on this future house for us while I get to take a breath and just enjoy the excitement of buying our first home! I'll update once we're all finished, but for anyone out there looking- look no further. Thank you Barbara (& Larry)!

Coldwell Banker sales associate Tawnya Kabnick, has acted UNETHICALLY. Tawnya had a home listed in…read morethe Burnham Park neighborhood of Morristown. We stopped by during an open house and indicated that we would be extending an offer. We also asked how multiple offers would be handled. Tawnya said that if one of the buyers was represented by herself, her manager would accept all other offers and present them to the seller. This didn't answer the question I asked, but was an interesting response. Our realtor stopped by at the end of the open house at our request and asked Tawnya if she had any offers at that point. She indicated that she did not. Our realtor also told her that we would be extending an offer. We put our offer in at 8:00 pm to Tawnya. She acknowledged acceptance of our offer and said that she would pass it along to the Seller and get back to us the next morning. Tawnya did indeed respond to our realtor in the morning. She said that there were two buyers who had submitted offers and a third that would not be considered because they did not have their financing together. Tawnya asked for best and final offers and indicated the sellers were going to make a decision by that afternoon. Later we learned from Tawnya that her buyer had submitted an offer at 5:30 pm that night prior to our 8:00 pm offer. She knew at that point in time of the conflict in interest. We discussed our best and final offer with our realtor and she gave it to Tawnya. Tawnya responded saying that the other potential buyer would have their offer in by the afternoon and the sellers would make a decision by close of business. Five minutes later, Tawnya sent a note to our realtor saying "Oh by the way, I am representing the other potential buyer." This was the FIRST time that Tawnya disclosed this information. Tawnya then proceeds to present both offers to the seller, because they called and her manager was busy. Tawnya never brought in her manager through any of the process. The other buyer's offer was accepted. The manager, Sandy Laughlin, admitted to me that she had not seen a single one of the offers until after the sellers accepted an offer. The manager said that she contacted the other buyer and seller and they both felt that Tawnya had represented them. I bet she did! She will receive the commission on both sides of this deal now! I understand that our bid may not have been the highest and we lost, and I can accept that, but Tawnya's handling of this was just flat unethical. She knew from the beginning what Coldwell Banker's policy is in this circumstance, as indicated in her response to my question at the open house, and chose not to follow it. There is never a circumstance in which an agent should not disclose their representation to all involved parties. Please beware of this realtor and her practices.

Tawnya was amazing during our nearly two-year process of selling our former home, and buying our current place here in Mendham. I'm all too familiar with potential buyers bidding outrageously low and then claiming shenanigans, and it seems to me that the other reviewer did just that. I have recommended Tawnya to several friends, and at least two of them have worked with her on recent purchases that they were thrilled with.
