Over the years, I've worked with many lenders--local banks, big banks, and hard money lenders. They all bury you in endless paperwork, make endless promises, and deliver subpar results. Just when you think you're close to closing, they hit you with hidden fees, stress, and broken commitments. My experience with Stratton started when I called and spoke with Michael. I explained my situation and needs, and he really listened. He developed a plan that made sense for me. Michael is not only professional but also genuinely kind and down-to-earth--the type of person you'd want to hang out with. Then I worked with Alessandra, who set up my client portal and guided me through uploading the required documents. The process was smooth and straightforward--just the standard paperwork you'd expect. The team even helped clear a title issue caused by a lien that should have been removed 15 years ago from a now-defunct lender. Once everything was complete, Michael worked with me to secure a fantastic rate with reasonable fees. We set a closing date, and within two days, a notary came to my home. I have worked with a countless DSCR hard money lenders in the past, Stratton is the most dishonest, rude, and deceptive. The loan originator, Jake Yuskaitis, does not give any information or term sheet when we worked on the loan. When the loan is cleared to close, they push for a closing right away without giving the borrower a lot of time to review the loan documents. Stratton Equities charges 2% for the loan origination. And they have the nastiest attitude, even from their loan processor.

If you need context, they were slow to reply, vague in communication throughout the process, but ultimately what put the icing on the cake was that they withheld information (Appraisal value didn't meet the VA Renovation Loan amount) from me until after "the loan approval deadline" that was set forth by my realtor/title company located in FL, and let me know of this info after the deadline. Why? because as they saw it, my husband and I were approved for the purchase price, not the renovation piece. The impact? I couldn't get my escrow of $3327 back from my title company. They knew the deadline, and the consequences, and one would think they would be considerate and inform me of the information prior to, but no. Not a care in the world. Now legally, no they are not liable, but ethically? It's a sleezy move. I would call out the exact people I worked with but honestly, I've managed accounts in the Ad Tech industry for 17 years, and one thing is for sure: when an employee acts unethical, it's embedded in the organization. So just stay away from Guaranteed Rate! They really deserve no stars but this site mandates at least one to post this review!

RealFi DOES NOT RESPOND TO EMAIL inquires regarding how much more time will the process take, and what needed info may be missing, nor what we can do to speed up the process. RealFi DOES NOT RETURN PHONE CALLS. RealFi simply could have told me after reviewing my application that I did not qualify by calling one of two of the numbers I provided, or simply taking a short moment To email that I was missing more info. Any person in RealFi staff could have relayed it, instead of stringing me along for nearly half a year. I applied in autumn of 2021, it's now a week until Spring 2022. I am a disabled person with 10+ verifiable permanent income of over $1000 seeking a modest low income housing loan under 50K. All RealFi had to do was tell me I did not qualify instead of keeping my app status in "review" and holding my personal & financial information.
