This was one of those situations, where contractors came in promising the world and when having their feet held to the fire, jumped ship with our client getting pushed out over and over - And In No Way Whatsoever When Other Lenders Treat Your Client The Same Way, Did These Ladies Do The Same. It was the exact opposite - Once Anna and Kerrie knew that we were helping a lady who prior to this contract was getting bullied, outbid, or forced into areas less ideal - and her goal/dream is buy a home for her and her son so she has a valuable asset for him - even when these contractors went sidewise putting our client into a goofy position in the eyes of the seller - Anna and Kerrie Never Let Up!!! In fact, the minute we were able to lock-in a good contractor, and were under a tight deadline - it was Anna and Kerrie - that stepped up, expedited everything, and made it happen for our client - saving her time, money, the risk of losing the home, everything was razor thin - and more importantly our borrower was able to make $135K in equity at closing because of the after rehab value! My client's deepest wishes and dreams - and these 2 ladies made that happen. As a Broker - These Are People You Want On Your Side. There are plenty of lenders out there. This was a rip off and I feel robbed. The appraisal was nearly $1000 and after came up with a list of things to fix and then another $200 to then confirm repairs. This was not disclosed on the onset of initiating of the loan. I am not going to spend thousands of dollars on rush cosmetic repairs for a refinance. They literally want me to replace my carpets, paint the interior walls, replace trim, inside and out, clean the moss off the roof and more. And then more money to confirm repairs. I have refinanced twice before and never had to go through such nonsense. It was more strict then when I initially purchased the place. And more then twice the cost of any other appraisal. I have emailed them to tell them I will not be paying them more money. This is all nonsense. read more

Don't do business with them. AKA, American Financial Resourses. They screw you around, underwriters keep coming up with excuses of what else is wrong with your property and other requirements you have to pay for that are not mention before proceeding. There are undisclosed fees but they say they tell you everything. That's a LIE. The appraiser that asset management sent us was sneaky and shrewd in the report he submitted. He on purpose did not included contiguous property I own on the report that was to be used for colateral for the loan. Don't use Hower and Associates in Mifflintown PA for appraising of your property. read more

I was dreading the idea of re-financing simply because I didn't want to deal with two months of non-stop headaches. But the possibility of shaving a full 1% off my interest rate was too enticing to pass up. A friend recommended that I use Zillow's rate finder to get the best rate possible. I assumed I was going to get stuck with a low-cost, low-service lender, which made the idea of re-financing even less appealing. Nevertheless, I went online and found eLend. Within 10 minutes, I received an email and a phone call from Francis Iannotta. Not much of a surprise. Most online quote requests result in a quick response. But I was pleasantly surprised by Fran's friendliness and interest in actually learning about my situation. By the end of the day, I had a lending offer, specific instructions for what eLend needed from me, and a time frame of when to expect to close. Throughout the process, Fran's team was extremely helpful. Sharon Taylor and Jessica Mastriano were on point and very responsive. I can only recall one instance in which I called Sharon seeking an update on my application. Other than that, Sharon and Jessica were constantly updating me on the progress and potential next hurdles. As one would expect from a company called eLend, virtually everything was taken care of via email and the secure website. I only had to fax one document and that's because I didn't want to manually scan two years of tax returns. The loan closed on time and with zero surprises in terms of the cash needed to close. On the day of closing, I ran into a slight snag with getting a cashier's check for closing because I use an online bank. Unfortunately, I didn't find out about the problem until 4 pm MST. I called Fran immediately, expecting to get voicemail, but Fran was available and stayed on the phone with me until we had figured out a solution that would definitely work. Refinancing is not a fun experience, but eLend made it as painless as possible. I am more than satisfied with the personal attention I received from Fran, Sharon and Jessica. And a month into the new loan, I have been satisfied with American Financial Resources. In fact, AFR offers more online capabilities than my old mortgage company that was supposedly a high-service lender. I highly recommend eLend and I can't say enough about Fran, Sharon, and Jessica. read more

I would NEVER recommend this company EVER. Every week we would have new "assignments". These consisted of endless email strings with attachments I would have to print, sign, scan, and email back. They have you spend money first on Appraisals, then deny your loan, while assignment's are being closed and you're thinking we are close to closing, then you find your loan have been made Inactive with you having to reach out to them to find out why! I chose them over three lenders suggested by seller. They had lowest rate and seemed very streamlined - documents were all being signed through focusing, their web portal made it easy to upload documents, person I started speaking with was friendly and helped answer many many questions. Once we decided on them it all changed. No more docusign. Every week we would have new "assignments". These consisted of endless email strings with attachments my wife and I would have to print, sign, scan, and email back. Errors were made on their part so most documents had to be resent. In the end they said they could finance the house unless we were able to come up with an extra $25,000. The same friendly loan officer I spoke with at the beginning hung up after I told him it was unacceptable. Now have to start the process over again. The seller claims they will no longer use eLEND, but we may even go with different seller. read more

Run, run away! Honestly, I know the low rate is tempting, but the frustration you will suffer through the entire experience is not worth it. I've never dealt with such unresponsive, unprofessional, uncaring people. At times, I felt like I was being conned because it was just such an unbelievably bad experience. I wondered if they were intentionally drawing it out and not returning my emails for some reason. It was just baffling. If you still choose to work with eLend, know that you, the CUSTOMER, will have to be the proactive party in this transaction. Know that there will be many emails that go unanswered. Know that even when you provide all of the documentation needed - and quickly - there will be more and more and more information needed. And then needed again, because the old paperwork expired...because the process was taking so long...because they are incompetent. And also, know that you will not get any sympathy from your originator or processor. They will not care that you are exhausted from the process and deserve answers. And know that likely it will take you contacting their supervisor to get action to finally happen so you can close and move on with your life. read more

I am a first time home buyer and I chose Elend to finance my first home. It was a stressful and confusing process but Erika Garcia and Calvin Park helped me through the process and explained it all in detail. I loved the " My Loan Center" portal page, it made the loan process a lot easier, you could basically do the whole loan process online, very convenient. The interest rate is great, too. I have been working with this mortgage company and it has been an absolute disaster. 1. I was researching companies to use and I found these guys. Their INITIAL rates were better then most companies so I attempted to reach them. Getting a call back from them took days and 2 inquiries to people on LinkedIn- this should have been a HUGE red flag. 2. I dealt with one of their lendors and explained what I was trying to accomplish. We spent 2 days working on it when he comes back and says "Whoops, those aren't the actual rates because of abc..." I was like, "Hello I explained exactly what I wanted." 3. It was a constant barage of emails asking for this and then for that. No matter what I sent them, they constantly kept asking for more paper work often things I've sent before... many times before. 4. What I was quoted was NOT what I ended up with in the end. A lot of people consider this BAIT AND SWITCH. 5. The process took about 3 months. IF YOU ARE IN A HURRY, DO NOT USE THEM! 6. It seems they do not have their communication down very well between them. I was hearing different things from different people. For example I gave them my credit card to do the appraisals. It took weeks before even one of them was done delaying the refi. THEN they said that the credit card they had didn't work for the other two that were already suppose to be done? Well why did you have my cc for one and not the other 2? 7. I was sent a CONGRATULATIONS email within about 2 weeks from starting. DO NOT LET THIS FOOL YOU. Who knows why they sent that because here we are about 5 weeks later and STILL going through the process. 8. They called my company three times to verify my employment. HR had to ask me if they were going to keep calling. 9. The person I was dealing with has a voicemail that is full so you can't leave voicemails. Seriously? He was also extremely slow in returning emails. 10. Communicating with them is herendous- I have an entire inbox full of back and forth emails. Bottom line I would NEVER do business with this company. Definitely look into other companies because I know there are tons out there that can do this MUCH QUICKER and a similar rate. Found the best rate through eLend and ended up closing a Refinance (30 year to 15 year) with them (a little later than the rate expiration date). Only giving 2 stars given the poor service and communication received. Communication was slow, unclear and several times inaccurate. It got to the point where I was driving the process rather than the processors to close on time. Point of contacts constantly out of office at inopportune times (I think just about every Friday there was at least one contact out of office) which increased the delay. Delays ended up costing me quite a bit more in closing costs. Contacts mostly did not respond until the end of their day and rarely confirmed receipt of emails and materials without being prompted. Felt lost many times due to the lack of communication and I knew a decent amount about the financing process. Had to be escalated to a team lead after sending a complaint to their general servicing inbox, which is when I feel things started to turn around slightly. A couple other notes: eLend just sets up the loan and sells it to another bank to service it (common practice). Actual name of the company is 'American Financial Resources, Inc.' Recommended for good rate only if you are willing to suffer through the less than ideal service and take ownership of a lot of the follow up and urgency. Also, check their work. read more

A month ago paperwork indicated I should expect about $1k in closing costs. Monday I got a phone call. "We're ready to close". "Thats great. How much will I need at closing?" I asked. "I have not got the final numbers yet, but its about $1300". Wednesday I got my paperwork. $7000 in closing costs. Thursday my paperwork was revised to include $7500 in closing costs. I am a Real Estate Broker and while they did get my customer a loan for a Manufactured home. IT was bad. Took over 60 days to get loan done and my customer was very responsive when they needed documents. They kept asking for things he already sent them, 3 weeks to order appraisal and they put the requested time in. I will never do a deal nor will my brokerage accept a buyer loan from Elend. read more

I sure wish I had looked at these reviews back in April 2018. I would not have used them. We are still trying to close on a piece of property and a double wide. Customer service sucks. They won't call you back, they keep asking for more and more information. We supposedly closed on the 19th and now we are told that the POA that they told us we could use so my husband could sign for me since I work out of state was not approved. They needed a letter from me so I just sent it today and now they say that we might have to resign everything all over again. They really suck. DO NOT USE THEM!!! read more

I started working Orlando Gonzalez and Lisa Layton since 6/13/2016. As of 7/27, they have not been able to deliver yet. On the top of that, the low fee originally offered has turned, all the sudden, into over 5 thousand dollars on fees. I am still working with them; we will see what happens. As of 8/2, I have cancelled my business with this company. The fees that they promised were a lot higher than they advertised. Additionally, I found that they requested payoff statements from my current lender a total of 7 times; almost every 3 days which I have to pay for. I would highly advised loan seekers to shop carefully for another lender. read more

We found eLEND through Zillow. They had the lowest rate, the lowest fees, and were well rated. I was a little nervous at the thought of refinancing with an online company where I'd never see anyone but the third-party appraiser and the notary at closing, so after we requested a GFE we also got a GFE from our credit union to see if it would be close. eLEND was superior in every way. The rate was better. They had no origination fee. The required costs (appraisal fee, title services, escrow deposit, recording charges, etc) were lower across the board. Our total settlement charges with eLEND were half of what they would have been at our credit union. Further widening the divide, the GFE from our credit union had several errors on it, listing the P&I as lower than it actually was (though the correct amount was listed in the amortization schedule). The error made it look like a very slightly better deal than eLEND, which it was not. Kyle Erpenbach, the eLEND agent we were teamed up, was awesome. Whenever I had a question he would respond via email, generally within half an hour, even late at night. He must live with his phone on him at all times. Throughout the process he was unfailingly professional, knowledgeable, responsive, and patient with my many questions. It did take us just over 30 days to close, but we kept our locked rate and ultimately couldn't be happier with how it turned out. I would heartily recommend eLEND, both for their low rates and low fees, but also (surprisingly) because working with Kyle felt just as secure and personal as meeting with someone face-to-face. Probably even more so, since he was so consistently helpful and attentive from start to finish. Thank you Kyle and thank you eLEND! read more

As many people have stated this company has very bad communication with their clients. You are constantly being passed from person to person. The only consistant communication I received was when they were trying to get me to sign up for their loan. After I had signed the papers, communication was sporadic at best, and nonexistent most of the time. After TWELVE WEEKS!!!!! They finally sent me a letter that my loan was declined because they were missing a document. I had contacted them weeks before asking them if there was ANYTHING they needed from me and was told "No" that they had all the paperwork they needed. That would be plenty bad enough but now when I try to contact them and get an explanation as to what happened they are completely unreachable. I have called, left voicemail, sent emails to everyone I had contact information for. Nobody answers, nobody returns my calls, nobody answers my emails. Even the main number listed on their website just goes to voicemail. Too bad because their rates were very competitive. Maybe that's why they can't afford to pay their employees to talk to their customers. I'm also out the hours spent filling out paperwork and reading through legal agreements and the hundreds of dollars spent on assessing the property. What a bad deal! read more

By far the most unpleasant experience I've ever had with a mortgage company. The people I worked with on providing conditionals repeatedly acted like they didn't have a clue what they were doing. They contradicted themselves over and over. They could never actually nail down a firm number of what the loan, fees, and down payment would cost. I don't normally leave critical reviews, but I had over 50 hrs and 6 months of work put into a loan that was no closer to closing than day 1 of the conditional approval. read more

Now it has been 8 months since I got my home equity loan from eLend. The loan is actually issued by American Financial Resources, and serviced by Loancare LLC. The experience has been awful. I have been making a lot of additional principal payments, and on multiple occasions they applied my payment as a future monthly payment instead of additional principal. When I contact them via their web site to correct the issue, they never respond in writing, most of the time they don't respond at all, usually it takes multiple follow ups to get a response. Most of the time they would apply a correction quietly, without responding, and I would learn about it only from looking at the Payment History in my account. And the correction is never easy to understand - the correction generated multiple lines with $0 amount, often bundles separate payments into one big payment, and it would take me significant effort to decipher what they did. On one occasion they lost $900, and it took a couple of escalations to get that corrected. Whenever I talked to them, it looked like they don't even realize how bad my experience was. These people don't know what sense of urgency is, don't know how to listen to their customers and organize their business processes to serve them. read more

We are currently trying to finalize a loan on a home. We have had one delay after another. The loan officer will tell me that she's waiting on a document from the insurance company or title company, etc. and she's waiting hours or a whole day. When I try to call these same insurance or title companies I can get the document in minutes. We are currently two days past our closing. When you call the loan officer, her voicemail is full. When you email the loan officer she will respond one time out of 3 to 4 emails. We had a 60 day escrow, plenty of time to get this done. Very unhappy customer. read more

I gave this company a chance to refinance my existing loan versus going with another lender only because they offered a slightly better deal. Everything looked great and the entire refinance should have been straight forward considering it was a HARP loan. Towards the end of the loan process, they sent me an email with 10 stipulations. One of them requiring me to have over $15,000 of cash reserves. Where did this come from? None of these stipulations, including the cash reserves, was mentioned to me through the entire application process. I have confirmed that the HARP does not require deep digging of my current situation and it especially does not require cash reserves. Upon finding this out, I canceled my loan application with them and moved forward with reputable company to refinance my loan. I would like to note that the other lender didn't surprise me with a cash reserves stipulation or any other that I felt was unrealistic. Lesson learned - not doing business with this company again. read more

We began the mortgage process August 21st, and after numerous extensions, and continuous requests for more information and more paperwork, being told everything looks good, property appraised $16k over asking price, and having the downpayment and closing costs, the closing kept being pushed and pushed. We fulfilled all our parts, we jumped through all the hoops that were lit on fire. A new closing date was set and they came back and said after further review we couldn't have the loan because my husband was changing jobs. I started a refinance on a condo at the end of March and closed at the beginning of August with American Financial doing business as eLend; it took over 4 months for my loan to close. This is unheard of. To be fair, eLend was ready to close by the end of July, but I was away on vacation, so they charged me points to extend my rate in order to able to close when I got back. Speaking of vacation, I had told them in May that I was going away in July. No one cared. I never thought it would have to take so long, but I told them anyway just in case. So in July a few days before my international trip, I told my loan officer, Lorraine Wilson, that I needed a power-of-attorney so that my brother could sign the papers on my behalf while I was away. She said it was no problem. Come the morning of the day I was leaving, still no POA. She eventually sent it to me after 4PM when I was on route to the airport. I could see in the email that the POA was sent to her before noon. Her excuse was that she was in a meeting. This is how incompetent they are. Knowing that I'm leaving the country and have to get a POA notarized before leaving, she still couldn't get important paper to me on time. Frankly, she didn't care. While I was away, they miraculously were ready to close, so they charged me points to push the closing back a week. Also, my loan took so long that the rate had dropped during the 4 month period. I asked about the "free" float down, which they heavily advertised while I was loan shopping - a float down is when they lower the rate of the loan because the federal interest rate dropped. I was denied a float down not because the rate hadn't dropped enough to warrant a float down, but because they had extended my original rate as a courtesy. Mind you, the lock rate was only good for 30 days. So after every 30 days, they had to give me a "courtesy" extension of the loan rate because it was no fault of mine that the loan wasn't moving. So how does one get a float down if it's more beneficial to them to just extend my lock rate? This is false advertising. They also charged me $695 for a home inspection and on the Good Faith Estimate, it clearly said $550. When I asked about it, no one even responded. On my closing papers, the inspection cost went up to $695 to match what they charged me. The inspection cost should never change. This is a fixed cost. I even complained to eLend's customer service and to a different loan officer because my own loan officer went on vacation. The case was supposedly reported to management. Guess what the response was? That's right, nothing. As in, there was not even a reply acknowledging the situation. The only reason I ended closing with them is because they had already taken $1000 from me between the home inspection cost and condo questionnaire cost. That is how they get you. Give you a good rate, get the inspection done immediately - so you're already financially invested, then drag it on to see where they can sneak in more fees. There are some majorly deceptive practices going on here. Bottom line, DO NOT GET A LOAN FROM ELEND OR AMERICAN FINANCIAL. read more

Avoid eLend at all costs. They have no intention of actually closing any loan. They offer one delay after another and more excuses than we can count. Ultimately, after preparing all the paperwork, doing the appraisals, doing credit checks (our scores are in the 800's) and verifying payoff amounts, they delayed again for an unexplained reason which then caused our mortgage to roll past thirty days on one payment, for which they then declined us the next day. So not only have they cost us the amount of the appraisal, our credit report now shows a late payment. I wish we would have read the reviews first! read more

I selected eLend based on their interest rate and their closing costs. I initiated the loan process the beginning of October. The appraisal took forever (and the appraiser was real weird. Treated it like a home INSPECTION, not an appraisal) The appraisal came back less then expected so we asked to dispute it. We provided the documentation to the loan originator. After a full week had gone by, we rec'd the appraisal back and they had not changed it. We were now a week away from our low interest rate expiring and after the election the rates had gone up. The loan originator really didn't seem to care at this point and wasn't responding much. However the loan processer I worked with, Urwashi Thakuri was VERY thorough and efficient at getting everything together by the time the interest rate expired so we were able to close with the original interest rate. From start to finish it took about 6 weeks to close. read more

We have been in the process for nearly 3 months - providing more and more documentation, paying credit cards and bills off to meet their formula, having our interest lock extended without permission from us. Today was supposed to be our closing day. We received a phone call stating that we would not be cleared to close because of student loan debt. This is an issue that should have been noticed and dealt w long before the closing date. On top of this, we were not made aware of this until TODAY. We feel as though we have been scammed, and based on the other reviews I read here, I think we are. I will be reporting this company and our processor to the BBB. read more

Do not use this company. We tried to get a loan with them to buy a manufactured dw. We ran into a couple snags and they did not try to get things corrected, rather, their response was always that they were waiting for this or that to get done. Then when it came to underwriting, they wanted repairs done that were only noted on the appraisal. This was a conventional loan on an as-is property so repairs were not needed. They wouldn't work with us or our agent to get the deal done and we lost the deal. And as other reviewers have mentioned, the final quote was much higher than the original in terms of closing costs. This business is very very bad. It started out ok. They original contact person was nice and cooperative. When it moved to the processor (who really was his asst.) found out later. Liar Liar. The communication completely stopped. I needed to order Tie downs for this escrow but could not reach lender to verify we had a green light. Then all of a sudden they needed it done now. So I ordered ties downs and everything involved with the closing. A week went by nothing then another week and on and on until we were 2 months into the escrow. Clients could not get a closing date out of them Title could not and I could not. Then I get a call, oh sorry we cannot complete this loan!!!!!!!!!! Now we have a pile of bills on no loan. Sellers are 2 months off the market and a pile of bills. Elend does not care. We are just another number to them. Advise to anyone getting a loan. Use a local lender! At the end of May we were told we could close by end of June - we closed at end of July.We were told no "points" - there was a one point origination on truth in lending statement.They tried to change the "loss payee" on our homeowners three times (three weeks before closing)We were told no "engineering report" if appraiser did not request it (he did not) but we had to pay for one anyway!
