I closed 4 refi mortgages with Kriss Law on July 1. I noticed a discrepancy on one loan payoff about $1900. The next day I sent several people at Kriss Law a copy of the documents Days from the bank showing the correct payoff. After many emails from me I have yet to get any reply, after 13 days. Law Offices of Scott D Kriss, I recently closed on a loan with your Law Firm. I had several issues thru out this process. Paper work was not correct, the proceeds were delivered wrong, holding extra money for taxes already payed, etc... I was amazed at the competence of the Lady you sent to my house. Not only was she able to sort out this mess that clearly wasn't hers. Several phone calls and texts later on her part. We were able to complete the closing. There were still further complications. Each step of the way. Larissa Demirs was able to fix these problems. It was the speed in which she returned extra money and the constant communication skills that she uses impressed me. She would text or call me back every time. Everything she said she would do, she actually did it. I have not found this in business today. If I needed legal help in the future. During the home buying process our documents were riddled with typos and inaccuracies. This nearly held up our closing as they only surfaced the day before. This required the loss of half of a day of work productivity for busy teachers at the end of a quarter. Halfway through our documents was a document which listed personal information from another couple buying a house. This is a severe breach in security, and raises questions about whether our own identity information will be shared. Once we brought the inaccuracies to their attention, they did work quickly to resolve them; however, our confidence in their attention to detail was lost. We do not NOT suggest this firm be used for the home buying process. read more

They took care of my refinance in May 2020. Everything went well at the time but they forgot to get a title release from the previous mortgage holder. When I asked for additional information, they claim to hire a third party to take care of the title. Also that I should call the third party not Kriss law, as they are not in charge of this process, which I have a problem as I hired Kriss law not the third party. I have been trying to get this resolved since Mid September and I still don't have a title release. In addition, I try emailing and calling various parties in the firm and feedback for the last two weeks. read more

My buyer client and I had a horrible experience with this title company. The assigned representative to our closing would never answer our calls. You could only get the person on the phone when you called her number numerous times, emailed her numerous times, or called the main office line to request to speak with a manager. We felt like during the whole process, we were in the dark and we were concerned if settlement would even happen. When it came to the actual settlement, the independent contractor notary who was acting on behalf of the title company was almost an hour late. The figures were wrong in multiple places on both the buyer's side and the seller's side of the closing disclosures. The seller was incorrectly charged a fee that was only meant for the buyer. The title company had to issue a refund post settlement. Further, the seller's dead spouse who had been dead for 5 years was put on the seller's proceeds check. The death certificate was given to this title company well enough in advance to avoid this issue. The seller had to be overnighted a new seller's net proceeds check with the correct information. I would encourage others not to use this title company. There was a lack of customer service and a lack of professionalism. Fortunately, both the buyer and seller were very optimistic people and we kept moving forward despite the circumstances. read more

Scott Kriss was my closing attorney over 2 years ago, and I recall the experience being fairly pleasant and straightforward, though that is not what I am reviewing today . . . I needed to gather my condo docs for a loan application and found that I was missing one important document. I had everything else I needed but this one doc decided to be particularly elusive - aka outright missing. Not wanting to pay my current management company's exorbitant fee of $50 for one document (you can bet I will be reviewing them soon, too) and I seeing as how I was never given a copy for some reason, which should have been in my possession with all my closing paperwork, I decided to look up my old attorney and ask for help. I spoke with Dan Pinch in the Scott Kriss offices, pled my case, so to speak, and he said he would follow up. I am not patient. On my follow up phone call to Dan, it was then that explained I really needed the document today - and Dan came through with flying colours! He was patient and went through several formatting configurations at near-end-of-day on a Friday to find the right one and he was kind enough to scan and email a pdf so that I could access it right away. He was a true prince - he stuck with me to make sure all my paperwork was good, and as we were waiting for the document to load, we even chatted some about his impending fatherhood (congrats, by the way!) My situation was handled with professionalism, kindness, reassurance and, upon following up, diligence. 4 stars b/c I had to place the follow-up call instead of the other way around. But, to be fair, I am impatient! read more

I was told by our lender that our closing would be a certain date and time. Our closing never happened. It was supposed to be handled by Kriss Law/Atlantic Closing & Escrow. So now, I'm not sure what is going to happen with my closing/loan, etc. If there was an option for 0 stars, I would have chose that. read more

Kriss Law represented the sellers of the house we purchased. They were very difficult to get answers from in a timely fashion. They were slow to cash our initial deposits and earnest money payments. Our attorney had to contact them to pressure them to deposit the checks. They did not send any representative to the closing, nor did they let our attorney or agent know they would not be attending until moments before our appointment. They were slow in getting the closing documents over to us, leaving little time to review for any changes. Finally, they were responsible for providing a check for a credit we were supposed to receive. The check was due at closing, but we are still waiting for it. All in all, we have found them to be disorganized and unprofessional. read more

Kriss Law was used by Loan Depot to be closing law firm for a recent mortgage refinancing that I did. Kriss Law was supposed to use the closing funds to pay for real estate taxes, home owners and flood insurance. I received a notice from the flood insurance company that NO payments were made for the insurance and that my policy would shortly lapse. After nearly 5 hours of calls and emails, I discovered the Kriss Law sent about 1/2 of the flood insurance premium to the wrong insurance company! Kriss Law sent me scans of the check that they claimed was for the flood insurance premium; the amount that they paid appears to be same as they paid for the real estate tax; the company that they paid was the home insurance company. I called that company and they verified that they did cash the check and credited it to the home owners Insurance . Kriss Law did shoddy work and no follow up. Without my tracking down what happened my flood insurance would have been canceled ! read more

Attorney Gunkel, while strikingly beautiful, seemed fairly clueless as to the specificities of the closing ... she also seemed pretty hungover. I spoke with Marlo, the paralegal for our deal, and she was the definition of passive aggressive and short, conveying the sense that she had better things to do. Attorney Kriss, nowhere ever to be seen in the entire process (no surprise), never returned my call contrary to his mantra "no calls go unreturned" that I read on his website. Lastly, I spoke to Danielle about receiving our money via wire and she put Marlo's passive aggressiveness to shame. My spouse and I came away with the sense that they were too busy to give us any attention and I would highly recommend never using them to conduct your real estate closing if you have the option. read more

Since I cannot respond to Scott Kriss' reply to my reply. I will do it here. When Scott saw this review he called me at home, and he was nasty on the phone. He told me to take down the review, and I said no, so he sent me a letter from his lawyer threatening to sue me for defamation, if I did not take down the review, and he further threatened me with having to pay his legal fees for his high priced Hingham law firm of HMDR&S. The facts are that they took months to clean up this mess, because it would not make them any money. Our home equity lender had to pull 3 credit bureaus on us (the first one to approve the loan, the second one when we were at closing (then this came to light), and the third one because of Kriss Law's delay in fixing their mistake). Fortunately, we have very high credit ratings (in the high 790s), but it still dinged is into the 770s, and everyone knows that you get the best rates with the highest credit ratings. Scott is a jerk and a bully! read more

My wife and I were first-time home buyers and used the Law Offices of Scott D. Kriss when buying our house. The transaction was a short sale, and began with the offer and purchase & sale agreement, followed by approximately 6 months of waiting for approval, followed by 3-4 weeks of additional negotiation, and finally the closing. Overall our experience using this law firm was poor. I will highlight a couple of our experiences: 1) The purchase and sale agreement was obviously drafted too quickly and without any sort of proofreading. There were many spelling mistakes, our current address was incorrect, and the total purchase price was wrong by a factor of 1,000 ($233 million instead of $233,000 -- ouch!). We brought it to the attention of Attorney Kriss and he first suggested that we cross out all of the mistakes and write in the corrections, but on the advice of our real estate agent we asked him to re-write the agreement. After everything was worked out, he apologized and offered to waive his fee for the preparation of this document. We were pleased with this resolution and took him at his word that there would be no further complications. 2) Fast forward 6 months. After we (me, my wife, and Attorney Kriss) negotiated the offer a bit with the seller's bank & attorney, we settled on a new purchase price that everyone was pleased with, and the seller's bank gave final approval on the deal. The closing documents were prepared. Our mortgage broker got the HUD settlement statement to the attorneys' office with 3 full business days to go before the closing. The attorney was supposed to add all of the additional fees and produce a final HUD statement. We were anxious to review this document given the history with the purchase & sale agreement -- we wanted to make sure everything on this form was correct. We finally received the HUD statement from the attorney the around 6:00PM the night before the closing was scheduled to happen. The purchase price was again incorrect; it showed the original price we offered, not the revised price agreed upon with the bank, and the property tax figures were calculated incorrectly. I attempted without success to get a hold of Scott Kriss that evening and instead spent a while on the phone with our mortgage broker who graciously offered to help me decipher what was wrong with the statement. We discovered that our mortgage broker was not aware of the "new" purchase price (which had actually been finalized weeks before), because the broker would have needed us to sign a revised contract reflecting this new price, and we had not -- everything was agreed upon via email. Not recognizing or informing us of the need to sign a new contract was a serious oversight on our attorney's part (especially for one who claims to specialize in short sales), and once we realized the issue we had to sign a new contract with the sellers and scramble to get our bank to re-approve our loan at the new price. This issue would have been much easier to identify and resolve if we had received the HUD earlier (even earlier that day, and that would have still given the law firm 2 business days to prepare it). The closing had been scheduled for the following day. We didn't receive the revised and corrected HUD statement for review until after 3PM, which was less than two hours before the closing. We discovered during the closing that there was an item omitted from this corrected HUD: payment to the seller for heating oil still in the tank. We were surprised with this charge at the closing and had to mail a personal check the following day to cover it. I will say that there was a pleasant surprise: at the closing the attorney gave us half of his fee as a credit. It was a small gesture but it did do a lot to smooth things over at the time. Additionally, we found the following things to be true throughout the transaction: * It was difficult to keep in touch with any single person about our transaction. This is somewhat understandable given the length of our transaction (~7 months start to finish), but it seemed that even in the final days before the closing, we were told each day that someone different would be handling things. The attorney present at our closing was someone I had never met or interacted with before that day and he understandably had no knowledge of the prior difficulties we had encountered with our transaction. * Scott Kriss would not return phone calls. When he was in his office (which was rarely) I could typically reach him at his desk phone, but I asked him a dozen or more times via email to call me and I never once got a call back. On one occasion he did reply to one of my emails and told me he'd call me the following morning, but he never did; I had to call him. I would not recommend the Law Offices of Scott D. Kriss. If you use their services, anticipate having to review everything they produce and staying on top of them to get things done in a timely manner. read more

Completely Unsatisified. I used Kriss Law for a closing in the fall of 2010; I would not use them again. As part of the closing I mailed them a check for $3213.06 on September 17th which they claim did not arrive until the week of November 8th. While the check was lost, the Kriss Law Vice President and Chief Operating Officer informed me that I must tender them another $3,213.06 quickly; there were no other options and technically I was in default of my loan. I was required to come up with another $3,213.06. Compounding the matter, I had sent them a bank check which (like all bank checks) could not be canceled until 90 days after it was issued meaning the $3,213.06 from the first check was tied up and inaccessible until December. I spent hours trying to find the lost check and working with my bank to find a solution to the 90 day window without success. Fortunately, I was able to raise another $3,213.06 quickly at great inconvenience and I sent Kriss Law a second bank check under the agreement confirmed by Kriss Law that should the first check arrive they would not cash it but return it to me so that I could present it to my bank and have access to those founds. Amazingly, on November 17th (two months after I mailed the first check and well after my closing) my bank informed me the first check was presented for deposit by Kriss Law. When I told the Kriss Law VP and Chief Operating Officer that my bank had received the check I was told that he had asked his staff and they denied presenting my check for deposit. After spending yet another morning on this issue I sent images of the deposited first check to the same Kriss Law VP and Chief Operating Officer, after which he admitted that the check had arrived, they deposited it in error and they would return the funds. I find this service unacceptable; I did not appreciate the way I was treated by Kriss Law and I will not use them for any future transactions. It is amazing that a group so incompetent could actually graduate from law school. read more
