If you are considering renting a unit managed by Roman Fan or Korman & Ng, I suggest running, not walking, to another option. Roman is the worst slumlord I have ever had the displeasure of dealing with, and any company that employs him should lose their business license. I had happily lived in a rental unit managed by the owner for many years when Roman took over management. He immediately tried to coerce me into signing a new and much more restrictive lease, which is not legal by Berkeley rental code. Then he tried to increase my rent due to my spouse living there, which is also not legal in Berkeley. When I let him know that none of this was legal, he INSTANTLY sicced a lawyer on me to try and intimidate me. Luckily the lawyer knew more than Roman did and understood the illegality of both requests. This was extremely predatory; were I not English-speaking and relatively well educated, I could have been taken advantage of. BUT WAIT, THERE'S MORE. After this unpleasant exchange began Roman's passive retaliation against me as a tenant. The unit failed code inspection with flying colors (shocker), and Roman began having a series of fly-by-night handymen over to "repair" various aspects of the rental on days and times that were as inconvenient for me as possible. First were the windows, which were literally painted shut. Then was the shower, which was torn out and not replaced for two days. And finally was a total roof replacement, which Roman gave me exactly TWELVE HOURS NOTICE before it happened. I'm talking the entire roof was ripped off over my and my partner's heads, causing 100-year old asbestos dust and rat feces to rain down through every crack in the ceiling (and causing many new cracks to form). It was the most unpleasant experience I've ever had in a house. Ultimately this retaliatory campaign succeeded - my partner and I moved so that we would never have to deal with this miserable slumlord again. Whatever you do, do not rent from Roman or the company that employs him, and I'd suggest not hiring him to manage your property either - he managed to drive out four different tenants in the unit next to mine in fewer than four years, and as of right now they are both standing vacant and hemorrhaging potential revenue. I eagerly await his rebuttal in which he makes an ad hominem argument and / or blames the property owner, as he has done to every other critical reviewer on here. read more

So rude! Went to tour an open unit despite some of the reviews on here, y'all were right. They could not answer any of our (basic) questions regarding utilities and parking, and to top it off the unit is listed as "ready now" but the sink was actively leaking while we were there for a viewing. read more

Roman is nice enough, and mostly leaves me alone. When the place does need maintenance, he is responsive, but he hires people who do a pretty poor job (they're slow, hard to coordinate with, make a giant mess, leave paint all over the windows, equipment in the property for days after the job is complete, etc.). He clearly has his bottom line in mind, and is vocal about it, which doesn't feel great to listen to. When you're paying some of the highest rent in the country, it would be nice if that bought you a little space from your property manager complaining about maintenance costs. Sure, it would be nice if maintenance costs were lower, but I pay quite a lot for the privilege of living in the unit and it should be more than enough to provide a functional place to live. read more

I would highly advise property owners or renters from working with Roman. I don't understand his business model - he chases out perfectly good tenants that pay their rent on time and don't ask for anything and then the properties manages sit vacant for several months before he finds new tenants. I hired him to manage 3 properties that I'm getting too old to take care of and within a year all 3 of my easy, pleasant longterm tenants had significant complaints about how things had changed and moved out. read more

Roman and Miriam make up a team that rocks. Their continuous updates for us on new listings and research that we requested on certain houses were extremely helpful. Roman Fan iis AMAZING!!!! He worked so hard for us in finding our first home!! He made sure all the paper work went through so we could have our home before our wedding. I'm now on my second apartment through Roman at Korman, & Ng and I couldn't be happier. I'm incredibly impressed with the promptness and friendliness with which situations of any kind are handled. As the lease of my first apartment came to an end, I needed to find a more affordable situation and Roman worked hard to find me a good deal that met my needs (budget, dog, etc.). I think the thing I love most about Roman and Korman & Ng is that it doesn't feel like a stuck-up apartment management firm that I've dealt with in the past; from what I have witnessed, Roman treats everyone with kindness, a sense of humor and compassion. Korman & Ng does not make money collecting rent; they make money doing remodels. They are terrible at it. They employ 2 handymen who are, by their own admission, not plumbers. They should under no circumstances be doing plumbing The toilet was installed so badly that I just received a $1000 waterbill because it was leaking. While Roman Fan appears responsive, he showed up only twice during construction. He was solicitous to the landlord, but unforgivably rude to the tenant. Thats me. I had workers walking into the house without warning for 3 months. I had a huge pile of debris on my deck over the holidays. You get the picture. We are now working with Vesta Asset Management, a woman-owned business. read more

Roman was amazing, he stuck with us when others probably would have just shook their heads and walked away. We looked everywhere; Montclair, Berkeley, Albany, Kensington, Richmond, El Cerrito and Marin County! He was always very upfront with us regarding the pros and cons of a property and found the information we needed, which was plenty. He also helped us find creative ways to make the house work! We finally (after a year and a half) closed on our first home (in Fairfax), we couldn't have done it without him. We hope if we ever buy again that he'll take us on! read more

All of the reviews thus far have been of Roman Fan as a property manager. However, my interaction was with Michael Korman. In inquiring about a property, he refused to show it to me. He said they were in exclusive negotiations which, while it is probably not illegal, seems short-sighted. To top it off, he was rude over the phone. Real estate is still a service industry. Michael Korman should make note of that. read more

Korman and Ng has been managing for our landlord for 4-5 years now and any issues we've had have been dealt with promptly and professionally. Roman fan is an slumlord, I been having an good case going from badly mold exposure against him. That left me with allergic rhinitis. Thanks to my good attonery Ryan vlask, from bracmontes& vlask law firm. I got my mold settlement, do not move into roman fan apt on 2123 spaulding, there is bad mold exposure. And the whole building needs to be remodel. So I would recommend do not rent from Roman fan. Many other tenants agree that roman fan try to get greedy with the money. Ounce they move out, one tenant who lived in the 2123 spaulding apt. Mention ounce they moved roman try to lie and say they owe more rent. Great Service, and very accommodating agents. Having dealt with terrible neighbors, a less-than-accommodating owner, and a worse property manager at my Oakland Apartment, I was fed up. While Roman was always very responsive to email and phone calls, the service he and his team provided was very poor across the board. We are the property owners. Our tenant was also very unhappy with him and the people he hired to work on the property. I rented a house through Roman Fan in Kensington. I've rented many properties throughout my life and I've never worked with someone as professional, ethical and just plain great as Roman. I had a few concerns with the property during my stay there including a leaking pipe. He had it fixed within hours!! The entire process, from signing the lease, to eventually leaving the property, was the smoothest I've ever encountered. Plus, I just like dealing with him. As good as it gets, for sure! Roman Fan, who is the most responsive and accessible guy ever, responds back so quickly that it almost seems like he has esp or something. This is the timeline for this weekend: Washing machine broke Friday night. I text him at 10pm. Saturday (SATURDAY) morning at 7am, he responds and sends a repair guy out at 10:30 am THAT SAME DAY!
