    We purchased what was to be a move-in ready DR Horton home in Madison Hill community in Spokane…read moreValley on 12/19/2022. Within the first week our home flooded. DR Horton hired a plumber to pump out the water but did nothing to address the issue which was the grading of our property. Subsequently our home flooded again. We found out that the foundation of our home was set too low and that our home is one of the low spots within the housing tract. This means that the neighboring properties sit higher and as a result we get their run-off. After little to no resolve from the local division, we contacted the corporate office and they sent the President of the Spokane Division to our home. He promised that he would do the right thing and make sure that no corners were cut in making our home safe. This couldn't be further from the truth. He proposed nothing in terms of water diversion but instead only retention on our property making it a flood zone. This included multiple dry wells that were not being installed per manufacturer specification. The use of these would require us to carry insanely expensive flood insurance. We asked for a Civil Engineer to come out and approve this plan since we didn't feel confident with it and as per our contract DR Horton says one should be hired if we do any landscape work. Instead the president asked a geotech, whose job isn't related to drainage and slope, to come out and look at the lot. In talking to the geotech he told us that "I'm not sure why I am here." Beyond the foundation being set too low and the home flooding, we experienced other code violations and various defects that are below industry standard. During our walk-through we were told by their warranty representative that these defects were "no big deal," and "we can fix them ourselves." The tape placed during walkthrough was simply removed. We have been battling with them on a 34 item list of things wrong with the home, the biggest being the grading and drainage. After 4 months and countless visits from trades and DR Horton representatives we are at our wits end. The repairs have rarely rectified the issue and require constant hand-holding. For example DR Horton sent their guys out to replace the vapor barrier in the crawlspace after the 2nd flooding. They spent about 15 minutes down there and the superintendent said the work was fine. It took until we went down to inspect the work that we found they did not tape the barrier together properly, didn't tape it against the walls, and didn't place it over the radon piping as required. None of their work met code. This is not our first new home, it is our 3rd. We are familiar with the slap them together mentality of a production home but this by far the worst we have ever seen. The complete lack of competence and craftsmanship is astounding. In talking with the restoration company they have 21 other DR Horton homes in various communities they are doing work at. We know we aren't the only ones in our community dealing with grading and slope issues. A neighboring home also flooded, one had to have their patio poured 3 times due to it washing out and another says that they lost a good portion of their yard down the hill. We were taken aback by the issues the local homes have been experiencing. After seeing so many things wrong we decided to go to the county to see how the homes are passing inspection and why drainage is being allowed on our property as opposed to the storm water drains within the community. Per the county representative, DR Horton never filed the flood report and drainage plans for the community. There were also no geotech reports for each individual lot filed. From our understanding, the county inspector had asked for these plans on multiple occasions and kept getting excuses on why they weren't available. At this point we recommend that if you are considering a DR Horton home or already living in one, you hire a reputable home inspector to come and thoroughly evaluate your property to avoid the potential issues that we and so many others are experiencing. https://www.bbb.org/us/tx/arlington/profile/home-builders/dr-horton-0825-1000147885

    I live in Medical Lake, WA. and have found several issues with my home that the builder (Markham)…read moreforgot. We had no flashing above or below our door wall, nor the window beneath it. It resulted in a leak. Insurance company had contractor come out, and in front of me, showed me where Markham got lazy and "forgot" to use a vapor barrier on the outside of part of my home. That cost me just over a grand in deductible. I contacted Mr. Markham via his cell phone and he pretty much laughed at me. That was the second time I contacted him. The first time was an electrical issue. He immediately claimed that he wasn't the one who finished the basement, despite the receipt provided to me by the original homeowners who paid Markham to finish the basement. Markham will point the finger in every other direction from himself. I also found that Markham vented the master bathroom wrong. He actually allowed the vent to just blow into the attic, rather than being vented outside, per code. It caused some mold in the attic. I've documented everything thoroughly, and have high-resolution images of everything above. My wife an I have had to incur the costs of of this shoddy work. Think long and hard before buying a home from this builder. The electrical contractors used to build part of this development "conveniently" folded their LLC immediately after this subdivision was completed. They then rolled it into another company with the same name. I have not found anything honest when dealing with Mr. Markham. He doesn't care about his poor craftsmanship, nor what you will have to go through to fix it. My insurance company is well aware of this, as well as the Fairchild AFB commander, as military families deserve much better. My wife and I have incurred the costs ourselves to fix his building problems. This guy should be in jail for fraud, not building houses......

    My daughter had a house built (3314 E. 25th in Spokane). When done, it did not even appraise at…read morewhat she paid for it. The workmanship was not good. She was supposed to take possession before Thanksgiving but was not available until 12/28. Almost a year later, her front door isn't painted, they tiled over the fireplace access panel, they poured concrete and laid sod in freezing weather. The sod is almost dangerous to walk on because it is so uneven. The concrete work is chipping, cracking, and discolored. They didn't install an air conditioner until she called to say that it wasn't working. They installed the rain gutter directly over a sprinkler head. And, the other person is right - impossible to get ahold of anyone.

This review surrounds Drew's dishonesty regarding the availability of a black cabinet sample of which both it & a brown were offered of the same name titled "Ridgestone-Oak". Our new build was complete March of 2024, with design selections solidified August of 2023. Drew untruthfully insists 2-identical brown "Ridgestone-Oak" cabinet samples currently displayed at Greenstone's River District Design Center are the only samples ever offered. This is an outright falsehood; either he himself replaced the once offered black sample with another brown one shortly following our dispute initiation, or an employee was directed to pull the originally offered black. This is evidenced by... 1. Our photos of all design selections made August of 2023. 2. Geoff Christensen's (Greenstone's Superintendent/Customer Service Representative) possession of the disputed black sample while with us in our home acknowledging the distinct color discrepancy between it, what was installed, & a brown sample's availability at the Design Center under the same name. His sharing he'd recommend the black be pulled due to it not being representative of what was installed. And his assurance, "Don't worry, Greenstone will make things right." 3. Jeremy Nichols' (Greenstone's Sales/Project Manager/Broker) knowledge of the availability of both colors as we made design selections & his assistance in choosing a black. His email to Wendee Kelly (Greenstone's Designer) while in our home prior to its closing with Geoff & black sample in-hand comparing it to what was installed, acknowledging "it doesn't look the same, is very dark, & looks almost painted in color" inviting Wendee to drop by. 3. And finally... Our Realtor's testimony to Drew that a black sample was indeed an option along with a brown, of his presence during our design selection appointment with Wendee, his conversations with both Jeremy & Wendee specifically pertaining to making certain the black version was selected, & emails from them both confirming. We became aware of Drew's cover-up when Geoff brought with him to a collective Huntwood Custom Cabinets meeting (of which we were informed was initiated to determine which company was going to remedy the error) their newly replaced brown color sample; NOT the disputed black. Pictures of this brown sample were taken next to the installed brown cabinets DESPITE our stating it was not the black sample to be brought for comparison. We now know why... This was a Greenstone/Huntwood picture-capturing moment to avoid accountability. These pictures are what Drew's using to close our case & avoid fixing their costly mistake, concluding "the slight color variances are within range". The now sudden withdrawal of support & cooperation from the above mentioned Greenstone Homes employees to further engage with us & remedy our issue deeply shocks & saddens us. Drew's informed us he's their boss. We've yet to hear from any of his superiors at Greenstone. To conclude, we are beyond appalled & astounded at the treatment by all. We had not asked that Greenstone replace the cabinets; that seemed costly. We simply asked that they brush a black stain onto the exposed areas, & at a time convenient for them. Drew's cover-up attempt & outright deception trail following closing is the most disturbing factor of all. It's soured greatly our home-build experience & perception of the entire company. Posting of our experience on various review sites, a BBB filing, & small claims court preparations are our only recourse to help warn others of this apparent business practice when confronted with a significant error on their end. If they choose to right their wrong, we'll update our review. Photos attached. ARBITRATION HEARING CONCLUSION (8/26/24): "The Arguments of the Consumer were overwhelming and prevailed in this case." Our cabinets are now the black color originally offered.

Absolutely discussing how they treat you …read more Excuses, cover ups , losses siding, bare wood from horrible paint job, malfunctioning appliances, broken screen door , 20 000 landscape that is a complete disaster, light bulbs blowing out in 40 days , deaf grass in front landscaping, drywall tape falling off, grage door not working , leaking 500.00 faucet windows with condescension on the OUT SIDE WINDOWS... fix things ? NOPE just Excuses that are not true see photos if yelp would let me post them . Oh broken kitchen cabinets with giant holes sliding door door wont close without pushing or pulling on it ... wait there is much much more but im out of space to keep writing. 28 items were noted in final walk through and only half of 2 have been fixed in 2.5 months.     After working with general contractor Mason Carroll continuously for the last 6 months I have…read moreconcluded that he represents excellence and integrity in every aspect of job performance. I recommend him with enthusiasm and confidence. In spite of wintry weather, he has now concluded four home improvement projects which have included diverse taskings: construction of a 100 foot concrete retaining wall to include stabilization of a fence threatened by slope erosion, removal of concrete dog run and cracked concrete sidewalk, replacement and sealing of that concrete sidewalk, cleaning, repair and sealing/finishing a decorative stone porch, detection of origin of rainwater entry into the home with correction of the leakage fault, establishment of a roof/gutter water runoff drain field, surface grading and gravelling of a parking area, repair of a fractured roof truss, external door replacement, garage storage shelf installation, installation/wiring of internal and external lighting fixtures, installation of stairstep grab bars. These jobs were performed not just satisfactorily, but well beyond my expectations. I will engage him for other repairs as funds allow. I find Mr. Carroll to be a prompt and able communicator by text and phone, a good judge of whether a contemplated project could go forward, a good planner who generates conceptual drawings for load considerations, a highly detailed job estimator and calculator of volume, slope and grade, a standard good-practice contract writer, a facile and skilled workman over a broad scope of demand, a possessor/operator of required machinery and laser levelers, an engineer-artisan with a good eye for a finished appearance, a person responsible to correct inadvertent collateral damage, and a workman who is highly ordered and remarkably fastidious in cleanup. His invoices are detailed and consistent with the initial contract. I think that his pay/compensation rates for labor performed and materials utilized are fair. He is licensed and bonded. I know by now that Mr. Carroll is an honest, fair, responsible, kind, well-trained and thoughtful man with high moral standards. He represents American ideals at their finest and walks the talk. His additional helpers are also people warranting trust. He has worked very hard in my behalf, and I believe that he does the same for everybody else.
