Stay away and find other agents and builders who actually know what they're selling and want to…read more"partner" with you for a successful project. Kentwood's agents (specifically Christina Albus and Kevin Garrett) knew little about new construction homes and what they were even selling (simple things like electrical panel size, steps in the installation process, roof penetrations, etc.), they only were helpful when it came to picking out colors.
I come from 15 years in commercial construction and was treated very poorly for asking typical questions during the build process and trying to "partner" with these agents and the builder (Delwest) on the construction of MY HOME. I was under contract on a new construction home in Berkeley Pointe where I bought almost every upgrade, had lots of questions about the installation process and timeline, asked for flexibilities around even more additions that I would pay for, like pre-running speaker wire in the ceilings, roof attics, etc. but was treated terribly for asking such questions and was even asked to not communicate with them anymore! Can you believe that? They asked someone to not communicate with them about their own house that they are purchasing from you?!
I also questioned areas that needed serious attention after conducting a professional inspection at my own cost, pointing out roof penetrations that would cause leaks (something other homeowners were already dealing with; one leak even led to mold in a closet)... and even after noting the issue, they did nothing... and then what happened? The builder failed the inspection for the very thing I asked them to address PRIOR TO THE INSPECTION. I was pulling the permit and inspection records throughout the build and noted multiple inspections failed. Not a very proactive builder if you ask me. Homeowners also complained about their constructions being delayed, their homes not being radon mitigation ready (meaning contractors can't use the sump pump), and also gas leaks that Xcel said were installed incorrectly.
Moreover, please note that Kentwood and Delwest are not military or veteran friendly. They made nasty comments about how VA loans take too long and we feel we were treated poorly throughout this entire process because we are veterans and were planning on using a VA loan. We finally decided to terminate our contract (due to 2 shootings in this neighborhood, 1 directly impacting the existing homeowners, and the other leading to 2 murders right outside the neighborhood). And when we terminated, we lost our $18,000 in deposits, none of which Delwest would return to us, even though they planned to resell the home at $20,000 more than what we were under contract for ($18k + $20k more for the same house). Bottom line is they don't care about you as a buyer, they don't care about you as the customer, they only care about their money, not you, not your interests, and they won't partner with you on your new build. They want you to shut up during the process and get what you get, even if its poor workmanship, poor project management, and poor attitudes.
In the end, I bought another new construction home, much more personable agents and builder, got an even longer warranty, bigger home, more land, and did it all on a VA loan with a 30-day close, and I'm moving in already. Guess VA loans aren't so bad, huh?
I'll take accountability for my actions though, I'm not an easy project manager to work with (I do it for a living and manage billions of dollars in commercial construction budgets, and I can be very detailed, which might put off not so detailed people), but I treat everyone with the utmost respect, no matter who I work with. Kentwood and Delwest, they did not give me an ounce of respect so based on that alone, I recommend finding another group to work with. You deserve better.
