    Been a month since I've put an order for them to fix my AC... and nothing. Communication sucks. It's over 90° of heat, I have a dog, I can't turn on my dryer because it makes my apartment extra hot. Just very disappointed in how bad they're handling this. Puse la order para arreglar el aire condicionado y ha sido más de un mes, nada. No me dan respuesta, llamo y no saben nada de nada. Hemos tenido más de 90° de calor y tengo un perro, lo menos que pueden hacer es darme una respuesta. Que falta de respeto

    EXCUSES, EXCUSES, EXCUSES BY A PROPERTY MANAGEMENT TEAM THAT SEEMS MORE BOTHERED BY REPORTS OF TRASH THAN CONCERNED TO DO ANYTHING TO ADDRESS AND PREVENT GROWING TRASH IN THE ENVIRONMENT WHERE TENANTS ARE PAYING RENT TO LIVE IN HABITABLE LIVING CONDITIONS - THEY DESERVE BETTER AND THE CITY AND HOUSING AUTHORITIES NEEDS TO LOOK INTO THIS This property Management team is a little bit of a joke. Their response (see screen shots of email attached) to a concern raised reflects a team that appears bothered than concerned by the growing trash on the side of an Apartment Bldg. that they manage. As a concerned neighbor, I feel bad not just for me but really for the tenants renting from these people. They deserve better. I almost got my head ripped off by raising a concern and I am just a neighbor which sadly makes you wonder WHAT VOICE DO TENANTS RENTING FROM THIS COMPANY HAVE? The property manager is rude and seemingly overwhelmed by the property and the reportedly 600 other properties they manage. If you cannot properly manage a property, why take on more properties and give poor quality service to your tenants? This is me as a concerned neighbor as I worry that the continued trash build-up is not only ugly but will attract pests. Yet the responses from this person are clearly defensive and blame shifting to the previous management company. It is very simple, send someone out to fix the growing trash problem and help give your paying tenants a better living environment than what you are doing right now. Quite with the excuses because it costs less than $20 to hire a tasker for an hour if that to pick up that trash. I was considering doing it and would have but the attitude from this property manager leaves me not wanting to go above and beyond for someone that is ready to lash out at you when you bring up a valid concern, not even as a tenant. If that is the reaction I get, DO YOUR TENANTS REALLY GET HEARD? It is a simple enough job folks, just do it. Taking over a property 2 weeks as of 4/8/22, you should have at least one maintenance person to tend to the community areas. I find it hard to believe that you don't. As a landlord myself and one that manages my own properties, it would be robbing from my tenants if I cannot provide habitable living conditions. Perhaps you should check the Colorado landlord Tenant laws and I encourage your tenants to know their rights those currently renting from you and those considering renting from you. UPDATE: 4/8/22 I literally went out there and cleaned the place for them on the side of the property bordering my property, let's hope they can tour the rest of the property and clean up areas that are even worse than what was seen for the sake of those renting from them but sadly living in this filth. (Clean up photos attached).

    Management is either incompetent or running covert operation to bring our complex into squalor. I lived here for 13 years without incidents to report and now have to report daily about security, smoking, litter, drugs, untagged cars and irresponsible dumping of oil and antifreeze. First sighting of rats this weekend after requesting they manage food litter by tenants. I no longer have an assigned parking spot after 14 years because they have stopped assigning them and have no accountability for tenants registering cars with them. I no longer feel safe residing here. It is not safe or clean; something their website claims is their philosophy.

    Easily the grossest apartment I've ever lived in. There's a constant run-in with mice, I had them remove all the furnishings because they were infested with bugs, and the floors are covered in dirt from the previous tenant. They never cleaned this unit before I moved in. They put sticky traps on the floor and thought that was good enough to fix the mice problem. And they're completely inconsiderate assholes. I'm warning you now: stay away from Deerwoods. Edit: here's a hole in my ceiling that's been there for months and leaks out water every time the plumbers do a service call. I forgot to mention the person who showed me the unit said I could manage the temperature of the apartment and that the place would be cleaned up by the time I moved in. I gave them three weeks and they couldn't even vacuum the dog hair off the rugs from the previous renter. And there's a thermostat in the hallway that's locked and I don't have access to it.

    I scheduled an appointment to view an open apartment. Got an email confirmation. Confirmed via another email. Got a reminder of my appointment earlier in the morning - see screenshot. They didn't show up. When I called 15 minutes after my scheduled time, they said they can cancel my appointment. Waste of time.

    Please see attached photos for the full story - do not rent any property this company offers. They enable slum lord homeowners/landlords, take advantage of tenants, and couldn't care less about your health or wellbeing. You'll pay through the nose to live in one of their properties while not being treated with the decency of a street dog. The property managers all make excuses and the maintenance team will shine you on while taking many days or weeks to effect the most simple repairs, if they ever do them at all. They manage both single family homes and apartments, so always check the company name before signing a lease.

    6  outgoing calls before someone picked up the phone

    Absolutely ridiculous. The air conditioning in the house I'm renting through this company went out 3 days ago. I have submitted multiple maintenance requests every day since it's gone out and they still have not sent anyone out to fix it. I'm the last 2 hours the temperature has risen from 79 to 81 degrees inside the house. I called the office SIX TIMES before someone bothered to pick up the phone, and when they did, they transferred me to the maintenance department who, you guessed it, failed to answer their phones. Terrible terrible service for their tenants.

    Deerwoods has been great during these three years of my tenancy. Going into my 4th year renewing with them. The maintenance department responds quick and efficiently. The property manager Alejandra is always friendly and helpful if I have questions. As well as the other manager Mari. They are always willing to help. Overall in my experience the Deerwoods team has been amazing. Thank you, keep on the great work guys!

    I'm always surprised by Deerwoods' great service here on Olive St. Older building, and problems do come up from time-to-time. Without fail, Sam & crew Tom & Juan do great job. Decades of experience. Tom's great with in-unit washing machine. Juan replaced furnace ignitor within 1 hour of my report. Can't ask for any better! Again, I'm perplexed by the negative reviews; it's like from different planet. I don't take seriously people who never actually lived here.

    I lived at 285 S. Lincoln apartments. Let me first say this is one of the worst experience I have had dealing with a rental company. The washers were terrible and didn't clean your clothes at all. The dryer took your money but didn't dry. There were several times they would just leave a message and then enter my apartment. The homeless took over the property! They slept in the bushes, build shanty towns in the parking lot, shot up drugs by the back door and entered the building on more than one occasion. The front door did NOT lock properly and instead of fixing it they sent an email out to make sure to pull the door shut. Ummmm no one ever did. I ended up having to break my lease because it had become unsafe to live there especially because the front door did not lock. They charged me $3,300 dollars and refused to work with me. I understood the breaking my lease fee but they charged me an extra $950. They were rude and took days to respond to my emails. Very unprofessional!! If you rent from them document EVERYTHING!

I initially reached out expecting professional guidance from someone with in-depth knowledge of the local rental market, apartment communities, pricing, amenities, and leasing considerations. Unfortunately, that was not what I received. Throughout the process, it became clear that the agent I worked with had very limited knowledge of the properties being recommended. Basic questions regarding building features, management quality, neighborhood differences, lease terms, and unit availability often went unanswered or were met with vague responses. Rather than acting as a knowledgeable advisor, the experience felt more like a sales transaction focused on getting me to sign a lease as quickly as possible. What concerned me most was the apparent lack of interest in understanding my actual needs and priorities. Instead of providing thoughtful recommendations based on my criteria, I felt repeatedly pushed toward specific units without any meaningful explanation as to why they were a good fit. The entire process gave the impression that the primary objective was securing a commission rather than helping a client make an informed housing decision. As a result, I ended up conducting most of my own research, contacting properties directly, verifying information independently, and learning far more on my own than through the service I was supposedly receiving. This completely defeated the purpose of working with an apartment locator in the first place. A service like this should provide expertise, local market knowledge, transparency, and value. In my experience, Smart City Locators failed to deliver on all of those expectations. Rather than simplifying my apartment search, they added frustration, confusion, and unnecessary delays. I rarely leave negative reviews, but prospective renters deserve an honest account of my experience. Based on the service I received, I would not recommend Smart City Locators and would encourage renters to do their own research before relying on this company for guidance.

He made sure I didn't have any issues I needed addressed and explained everything he had to get done. Eric the maintenance tech for keyrenter had completed some work needed in the house. Edit: Year two and although I did have a change in property managers it was a smooth transition and I got an awesome new property manager Sophie Deines! She has been super communicative, respectful and very understanding. Any time I have a question she's always been there and overall has been amazing!     I would never, ever, ever recommend Keyrenter to anyone wishing to keep their property liveable,…read moreinsurable, or compliant with local laws. I'll start with the ending: they cost me roughly $65K in damage to my property due to improperly vetting tenants, lack of keeping up with repairs, lack of inspections, lack of transparency, and even lack of giving owner access to the property. Nearly every appliance was broken, I had water leaks, and 3 active fire hazards on the property: the furnace which had the wrong sized filter crammed into it, the dryer vent which hadn't been cleaned in years, and a broken fireplace that was emitting gas. First of all, they will get anyone to rent. Their standards are very low and they do not care if the tenants destroy your property. They also won't fix your property - even if you ask them to and will pay for it - between tenants, leading to ever worsening damage over time. Second, their inspections are all brief walk-throughs, if they do them at all. They claim they even let the tenants "self-inspect". Keyrenter will never let an owner do an inspection with them to get agreement on what is wrong and what needs to be repaired. They do not check your sprinkler to see if it works. They don't check to see if the dryer vent is cleaned. Or if the fridge still works. Or if the microwave isn't just hanging by a thread. When they don't check these things and appropriately charge the tenant upon move out, it all becomes an owner expense. At one point I had multiple broken appliances and was told "Oh that was the previous tenant, not this current tenant" so I couldn't charge the current tenant. Or the previous tenant due to the amount of time that had passed. These things were never reported to me, the owner, and when things like that aren't reported, they continue to degrade. Which attracts tenants who also don't care for the property and it continues to worsen. It's a vicious cycle with the owner left holding the bag. Their inspections are basically just a walkthrough by a third party and not even anyone who "knows" the property and they missed things like roof leaks, ceiling leaks, and water coming into the property through several entry points. They also missed that a new furnace was being damaged because of improper air flow. This was due to their own filter service not providing / using the correct sized filter for the unit. Third, they like to play the incompetence card. When you ask for something to be repaired, they won't do it and then claim "Oh that was 'so-and-so' (someone not with the company any longer). When you ask to see the property, they will wait for days to respond until you give up and then claim they were too busy or missed your request. When you show them how they aren't even keeping the property in compliance with local Denver rental agreement laws, they just 'aw shucks, we didn't know this was the law..." type thing. Well guess what? As the property owner, you ARE on the hook for keeping your property complaint with local laws. It's best to use a Property Management company who knows how to do this and is committed to keeping your property complaint and liveable and you, as the owner, informed. This kind of behavior cost me about $65K in repairs all at once on just about everything in the house. And it cost me several months in lost rent while I had to have the repairs done. And Keyrenter did not care. Very little of this was able to be charged back to the tenants because Keyrenter claimed it was previous tenant damage. They didn't care when I reported the problems initially. And they didn't care when I handed them receipts to show the damage they directly caused to my property that made it unhabitable, and as one realtor put it, a "tear down at this point." And they wouldn't hand over Move In / Move Out inspections so that I could see when the damage occurred. Not that it mattered, because if it was previous tenants who did it, it was unrecoverable at this point anyway. All they care about is that your property is rented and they get their monthly fee. But they will run your property into the ground. If you look on the Better Business Bureau site, there are multiple complaints there too, and I think it's only a matter of time before there is a Class Action or some kind of lawsuit against them. AVOID at all costs.
