I rented the cutest cottage type place in Brighton from this management company. It has been the most peaceful place I've lived since moving to Colorado. The inside of this unit is completely remodeled and just beautiful! It is a very quiet community within these two buildings. I am pretty sensitive to loud noises and you can't hear a thing if the windows are closed. The railroad tracks close to my unit are rarely used and when they are it is a slow transport for moving the locomotive, I rather enjoyed hearing the occasional train. The management company is responsive and helpful but like any good renter, we have to do our part too. If you like your car getting stolen, dumpster full of trash all the time, consistent last minute water shut offs with no explanation, trash in the yard, leaks from the roof or any maintenance requests that aren't fixed right away.. then this is the place for you! As soon as we moved in we were told that this place was "newly renovated". That is a lie. They just paint over the walls and rent it out to the next person. On our door we had a "misfits" sticker that wasn't taken off. The apartment wasn't even cleaned the day we moved in. The A/C didn't work ( which doesn't cool the house at all btw) and we had a broken dishwasher for the first 3 months of living there. We had a window that was broken, fridge with no drawers, and cabinets that had so much water damage. We also had people come to look at our house without any notice whatsoever. No email or flyer on our door. They wouldn't answer my calls either. Deerwoods response was "we thought we let you know". That made us feel like our personal space was invaded and no one cared. Every time I made a maintenance request it took forever for someone to come out and most of the time it wasn't properly fixed. 2 months before we moved out the ceiling caved in with water and soon became moldy. They covered it up and called it good. We had to move out early and STILL PAY RENT!!! We were afraid we'd get sick. Not good living conditions. But they don't care, all they want is your money! The list could go on.. This place never felt like home. Deerwoods management is a waste of your money. Don't rent from them! I consider myself very nice and understanding but this place was downright awful!!! I would love if the owner or manager could contact me. I don't want to ever talk to anyone in the office again; as they avoided me and are so rude. I plan on taking deerwoods to court. I was considering doing it and would have but the attitude from this property manager leaves me not wanting to go above and beyond for someone that is ready to lash out at you when you bring up a valid concern, not even as a tenant. If that is the reaction I get, DO YOUR TENANTS REALLY GET HEARD? It is a simple enough job folks, just do it. Taking over a property 2 weeks as of 4/8/22, you should have at least one maintenance person to tend to the community areas. I find it hard to believe that you don't. As a landlord myself and one that manages my own properties, it would be robbing from my tenants if I cannot provide habitable living conditions. Perhaps you should check the Colorado landlord Tenant laws and I encourage your tenants to know their rights those currently renting from you and those considering renting from you. UPDATE: 4/8/22 I literally went out there and cleaned the place for them on the side of the property bordering my property, let's hope they can tour the rest of the property and clean up areas that are even worse than what was seen for the sake of those renting from them but sadly living in this filth. I have been waiting 42 days for a new refrigerator, I have had to make 6 requests, have had six different people to my apartment, to fix fridge, one of which broke several priceless items and left pieces and shards of broken glass all over the floor for my service animal to roost around in and possibly digest... my fridge has been empty and broken for 42 days. my request has been modified to completed on numerous occasions although it has never been completed, and I'm currently waiting in my apartment for a brand new/used fridge that was supposed to be delivered at one while I'm still waiting @ 3:34... terrible management and maintenance department read more

Management is either incompetent or running covert operation to bring our complex into squalor. I lived here for 13 years without incidents to report and now have to report daily about security, smoking, litter, drugs, untagged cars and irresponsible dumping of oil and antifreeze. First sighting of rats this weekend after requesting they manage food litter by tenants. I no longer have an assigned parking spot after 14 years because they have stopped assigning them and have no accountability for tenants registering cars with them. Easily the grossest apartment I've ever lived in. There's a constant run-in with mice, I had them remove all the furnishings because they were infested with bugs, and the floors are covered in dirt from the previous tenant. They never cleaned this unit before I moved in. They put sticky traps on the floor and thought that was good enough to fix the mice problem. And they're completely inconsiderate assholes. I'm warning you now: stay away from Deerwoods. Edit: here's a hole in my ceiling that's been there for months and leaks out water every time the plumbers do a service call. I forgot to mention the person who showed me the unit said I could manage the temperature of the apartment and that the place would be cleaned up by the time I moved in. I gave them three weeks and they couldn't even vacuum the dog hair off the rugs from the previous renter. And there's a thermostat in the hallway that's locked and I don't have access to it. read more

Absolutely ridiculous. The air conditioning in the house I'm renting through this company went out 3 days ago. I have submitted multiple maintenance requests every day since it's gone out and they still have not sent anyone out to fix it. I'm the last 2 hours the temperature has risen from 79 to 81 degrees inside the house. I called the office SIX TIMES before someone bothered to pick up the phone, and when they did, they transferred me to the maintenance department who, you guessed it, failed to answer their phones. Went to a property today that was quote ready to rent on the 6th today is the 10th... The lady shows up with 2" of mud caked on her shoes, looks dishevelled, gets key stuck in "security" door. Takes us to a 3rd floor apartment that the switchback stairways were so tiny that i had to walk up them sideways to fit. Go in and i couldnt believe my eyes, holes in doors, doors of hinges shoved in the bathrooms, beat up moldings, food still in the fridge from the last tenants and on counters. Entire building smelled of piss. Broken blinds dirty build up on fan blades. It was simply disgusting. I wouldnt let an enemy stay there. Many of the reviews below are from a renter's perspective. I'm an owner and would encourage any owners to stay away from Deerwood. I've dealt with incompetence in the past but this is the worst I've ever seen. They assure you maintenance has been completed yet 5 months later when I visit the property items are still unfinished - blatant lies. When renting to tenants, they don't even meet them on the property the first day of tenancy and rather just give them a code and let them move into the residence. In a Denver market when rentals are very busy, they left 2 of my units empty for 6 weeks. In the end, they told me my expectations were unrealistic from a Property Manager. I can't think of one positive thing to say about this company, other than the fact that I now have a reasonable living situation and don't have to encounter the same stress that consumed my everyday life for 12 months. I hate the fact that there's not a 0 stars option, because in this case I think 1 star is generous. Deerwoods is your stereotypical large, poorly managed property management group. I moved to the city not knowing much about neighborhoods or how to find a decent apartment here. The property I moved into was in my mind reasonably priced and in a good area. The tour of the property failed to include crucial answers to the questions I asked about parking, the club next door, or move-in details. Either way, I learned to accept some responsibility in this situation as I shouldn't have trusted the company, and should've relied instead on more of my own research. The apartment itself was not bad, but the building was so poorly maintained. Think smoke alarms beeping for months because the company refused to change the batteries and moldy carpet that was a good 25 years overdue to be replaced. From the outside you would think this place was abandoned, but at the time it was all I could afford in the area so I dealt with it. The noise from the club next door was excruciating 4 days a week, but I was rarely home and again learned to deal with it. Laundry facilities were abysmal so I went to a laundromat. Approximately halfway through my lease I learned that the building was infested with bed bugs and my apartment was included in that. I had been warned upon moving in that this had been a problem before. I temporarily moved out of the apartment, waited 1 week for the "exterminator" to come, then moved back in. Unfortunately the company they waited a week to call did not get rid of the problem, so I had to spend significant time and money of my own to take care of it. I'm not sure how other residents resolved the problem, but it was a widespread nightmare. I was never compensated for rent when I had to temporarily move out or any of my own expenses to resolve the bed bug issue. Moving out was also a treat. I scrubbed the place down, left it way cleaner than found, and still ended up with a $90 cleaning fee taken from my security deposit. I finally received the remainder my security deposit 3 months after moving out, after begging every day for them to return it to me. Had I not begged, I am confident I would not have received it. Even after the $90 fee, the deposit was not the full amount I was owed. The leasing agent agreed the amount was incorrect in writing over an email, and I still have not received the remainder of the deposit, despite my follow ups (I moved out in October 2018). At the end of the day, I now live in a much nicer place in the same neighborhood with way cheaper rent. The property is actually maintained and the property manager is available to resolve all issues. This was a learning experience for me, as I didn't read enough reviews or do enough research prior to moving in. I just hope this review reaches anyone considering living in a Deerwoods property, because as one of the many who suffered that year-long nightmare, I would never want anyone to go through what I did. I strongly recommend avoiding this company, as there are so many better ones in the area. Your home is a place you should go to relax, but Deerwoods will make that impossible for you. Tom's great with in-unit washing machine. Juan replaced furnace ignitor within 1 hour of my report. Can't ask for any better! I lived at 285 S. Lincoln apartments. Let me first say this is one of the worst experience I have had dealing with a rental company. The washers were terrible and didn't clean your clothes at all. The dryer took your money but didn't dry. There were several times they would just leave a message and then enter my apartment. The homeless took over the property! They slept in the bushes, build shanty towns in the parking lot, shot up drugs by the back door and entered the building on more than one occasion. The front door did NOT lock properly and instead of fixing it they sent an email out to make sure to pull the door shut. Ummmm no one ever did. I ended up having to break my lease because it had become unsafe to live there especially because the front door did not lock. They charged me $3,300 dollars and refused to work with me. Currently, I am living at the Flats on 32nd. I BROKE MY LEASE 4 MONTHS EARLY WITH A YEAR LEASE SIGNED. EXTREMELY UNSAFE TO LIVE HERE! This is by far the worst apartment complex and Deerwoods has been the worst rental company I have ever had to deal with. I have lived here for a little over six months and I have stayed for about 15 days out of the six months due to all these awesome issues I'm about to list! Starting out, there was a drug dealer below me that was constantly selling drugs out of his apartment and bringing in a lot of sketchy people which caused physical fighting with him and the people buying from him. He was evicted four months after I moved in. There is constantly domestic violence fighting, party fighting and drunken fights. Along with that there is a lot of partying through all hours of the night. All of these events happen between 12-5 am which I had no idea is my responsibility to stay up and call the cops and not sleep through the night, according to deerwoods real estate. I pay to live here, I wasn't aware I was supposed to manage and use my time to call cops and deal with things that aren't my business to! Deerwoods takes no responsibility or action for what happens in this complex. It's excuse after excuse. They do not care to make tenants happy. Along with that, the apartment complex is supposed to be gated to keep out anyone who doesn't live here. The gate to the complex has been broken the whole time I have lived here. Our coin machine in the laundry room never works, if you need to do laundry make sure you have quarters laying around. There is dog poop all over the common grass area no one ever picks up. The walls in the complex are "cement" and paper thin so have fun listening to your neighbors at all hours! I have contacted deerwoods through email, phone calls, face to face meetings and nothing has been resolved. They put the blame on everyone and do nothing to fix things. They do however, do a great job at temporarily fixing things for them to break a week later again. Do not move here because it is "cheap" for the location. Pay more and enjoy where you live and dealing with rental agents who truly help and resolve issues! I've been waiting years to leave this review. Now that I've moved out and have rid myself of the Deerwoods drama, let's take a trip down memory lane. When I moved in back in 2015, I was told they were putting AC in all the units. 3 years later that never happened. The quarter machine in the laundry room hardly ever worked. I would get my quarters from the bank or the car wash place down the street. They kept replacing it and "fixing" it, but it worked about 4% of the time. While we're on the subject of laundry, the washers were disgusting. People had vomited in them and that room smelled like actual feces on more than one occasion. They put in new washers and then charged 75 cents more a wash than the old ones. Smh. When I moved in, there was a strict no pet policy. They started allowing dogs at some point and everybody and their mothers moved in with dogs. These dogs then made a pack to poop as much as possible in the courtyard. The owners never cleaned it up and they were never fined as Deerwoods claimed they would be. On a hot day, the smell would float up to my 3rd story window. Yum. The property management staff was constantly disorganized and never returned calls. I can't count the amount of voicemails that went unreturned or emails ignored. Here's my advice: don't live anywhere that Deerwoods manages. read more

If I could give this place and it's people a zero star I would. Deerwoods does not care about its residents. Plain and simple. Let's just start this by saying I emailed, called several times, and even had to follow up after I was told I would be contacted about my issue. All lies! All I received was very little kindness, lack of common sense, understanding, and general customer service is what Deerwoods must be allllllll about. During this time of quarantine, I need to be outside or on my balcony, which is the only outside access at home I have other than opening my door windows. They have only had this property for less 6 months so not really making a good first impression. Company before was just as bad but that's not the point. Point is.. Hanging outside on a nice evening or getting a good nights rest is no longer an option living at this Deerwoods residence. I can no longer do so due to the installation of "new and improved lighting to keep us safe". GIVE. ME. A. F*****! BREAK! These lights are extremely blinding and upsetting. If anything I feel very unsafe and more exposed than I've ever felt at home. They are so bright that if you accidentally look up at them you'll be seeing stars for the next 30 minutes. When I open up my door at night, the light shines right in my apartment like a helicopter spotlight. I have a hard time falling asleep at night because even with every light off and my black out curtains drawn, the light ILLUMINATES the inside of my apartment. It is now messing with my sleep cycle. I can no longer enjoy a sunset of my unobstructed views of the mountains because the lights have now been on 24/7 for a week straight. I am now confined to my apartment at night and will not be able to enjoy a nice evening outside because those lights make me want to throw up. You people that work at Deerwoods make me want to throw up with your lack of consideration for the people who actually live at the building. Installing these lights in the name of safety is absolutely absurd and a copy our reason. Give me statics of how safe I am during the day because they are on? I sent an email to my only contact, Alejandra, dictating what I was experiencing. I guess it's customary to pawn off resident complaints to the Maintence man because that's who called me after days of sending emails and calls to the office. After no response from her to my emails, I later learn she forwarded all of my emails to this Maintence employee. I answer pretty pleasantly because finally someone is calling me!! But to my surprise, the first thing out of his mouth is "I took the time out of my day to give you a call about the lights." WOW! Way to set the tone for this entire issue! He goes on to tell me I don't have control over this building because I'm not the owner and the owner spent so much money on this investment....blah blah blah, while interrupting me, not giving me any kind of resolve. I am being told this is all in the name of safeeetttyyyy and the owner has these lights in California and hes been doing this a long time. PUH-LEASE tell me why my neighbors motorcycle was stolen two nights ago? Wanna tell me how those lights offered safety? He's lived here for two years and has never had a problem and has had his bike parked in the same spot and all of a sudden someone decided to steal it? I think the lights were oddly convenient illuminating all belongings outside on the parking lot and things we have sitting outside our doors. Now that these lights illuminate everything, it just invites people to look nonchalant at a lit up building. Not to mention that this building is in a residential neighborhood. Homes surround this building. These lights have no business being in this neighborhood. Seems to be a minute complaint but honestly it's effecting me because I sat out there in my bean bag chair and enjoyed every sunset and it's causing aniexty, and I don't feel welcome to be at home. I know nothing will change and I will be moving in the coming months that my lease expires. Save yourself from Deerwoods. I promise that they are not special and you can find a way better place to live and deal with. Want to know how I'm telling the truth? It's been several days now so I've told them that the lights are on 24/7. THEY ARE STILL ON! It's obvious they do not care and that my complaint doesn't matter. Deerwoods Management, is in violation of an legal agreement for protection from eviction by them which they did renege on just two days after a civil eviction case launch by them was dismissed by the court. They immediately tried to illegally evict me again. Which I have report to the court and ERAP. Deerwoods Management refused for the an entire length of that case to comply with a court order to disclose their rent ledge and other relevant information. Deerwoods Management (Jayme Holland) threaten me on 12/01/22 to illegally evict me ASAP with the use of their employees or contactors; without a Writ of Possession from the court or assistance from the Sheriffs Department with removal. I have a recording of the conversation which she directly threaten me with this, which I reported immediately to the Jefferson County Sheriffs Department Civil Division for their intervention in the matter. In summary, Deerwoods Management has no regards for the Colorado Revised Statues protecting tenants. Nor do they respect the rule of law or any contract with they enter into with their clients, tenants, or State of Colorado or any Federal agency that compensate and regulate them. They will try to, evict you without cause, and by illegal means, as quickly as possible even if your rent has been paid up in advance like myself, just to increase their profit margin. After all they are a only shell company own by Saturn Five Control LLC {Id # 20171542237} which is Foreign Limited Liability Company that does not have pay US taxes and do ignore federal laws. Free to act and wash what ever Cartel or Russian Oligarch Capital they wish by their rules and not the ones of US citizens or their protective laws. Deerwoods has been an absolute nightmare and I advice anyone looking to move here, not to. Maintenance will not respond, our ac hasn't worked all summer and they refuse to come fix it now that it is the end of the summer. We have lived above a inconsiderate neighbor who blasts music through the floor boards every single day and they don't care nor seem to do anything about it so we are forced to leave and find a new place after living here for 5 months. I've never rented from them, but here's why.. I went to see an advertised one bedroom apartment. It was actually a studio apartment and the whole building smelled like old musty smoke. The unit itself smelled like gas, which I was told was leaking from the stove. The person showing it was nice but there were multiple people lined up to see the place in 10 minute increments and I toured with another person, making it seem like the leasing company doesn't care about your experience at all, they just want to get the unit rented ASAP and make it seem like if you want it, it's urgent that you apply right then. I get it, Denver housing market, but with the condition of this place I don't know why anyone would feel comfortable applying ASAP. I asked the leasing agent if they had anything else, which we scheduled a showing for the next day. The next showing comes, which I had confirmed multiple times via text, I drive an hour round trip for the showing and the agent doesn't show up. He says it showed it was cancelled on his end, but I have multiple texts and reminders saying it was confirmed earlier that day. System error, whatever, so, we reschedule for later that day, right before I have to be at work, and then I get a call saying the leasing agent will be late. I can't wait for him because that would make me late for work, so I cancel and he says he will set up a lock box for me to do a self tour.... and then I never hear from him again and never end up touring other place. RUN!!!! Picked up my keys over three weeks after I signed my lease. I moved from out of State. Walked in to broken bedroom window. I mean put your arm through to the outside broken. Stove was broken with only one know, not like it mattered. Shower wouldn't work. Water flowed from behind the wall from the spout as well. Toilet wouldn't flush most of the time and when it did, you had to hold the handle until it almost overflowed. The door had a gap all the way around in some places in excess of an inch. The AC was broken. The upper cabinets had so much water damage, there was almost no bottom to the cabinets. If I used them for dishes they would fall through and break. The windows (open to the walkway) didn't have locks, but broken chair spindles to keep them from opening. The response I got when trying to resolve these issues, as well as many others was, we "should" be able to fix those things in 30 days. Almost a week later and haven't heard back. I am breaking my lease and moving. The money I've lost is worth the headache I'm leaving behind. read more

I have never dealt with such incompetent people in my whole entire life! The employees do not look, act, or speak professionally. HOMEOWNERS BEWARE!! You do not want this company in charge of your property, they do a TERRIBLE job and will run it into the ground. TENANTS BEWARE!! Ask as many questions as you can think of before you sign anything. These people will give you absolutely NO details about anything of importance in your lease. Be very, very careful! They do not care about you, they only care about your money. They will find any way they can to screw you over and are extremely inconsiderate. You want examples? I have plenty! 1) If an appliance in the property you are renting is broken, it is YOUR responsibility to repair or replace it. EVEN the fridge! (It's true, I asked.) And don't bother to ask about a reimbursement...not going to happen. 2) They expect you to take care of the lawn (aka weeds and dirt), without telling you do so, and without providing any equipment or tools. Nothing can be provided because it is a "liability." Plus they don't mention anything about said lawn until you are about to move out. REALITY CHECK! No person with half a brain cell would spend money on lawn equipment when renting. 3) The employees sound brainwashed when they speak to you, they never give a sincere answer. My favorites are: "the appliances aren't guaranteed" and "it's in your lease." In conclusion, if you enjoy dealing with nitwits on a daily basis, go ahead and rent from these people. However, if you are a decent human being with the maturity of a 15 year old, you probably won't be able to put up with their nonsense. That's all...you've been warned. ZERO STARS FOR DEERWOODS. I wish I could give zero. No property mngmt companies are wonderful probably but Deerwoods is just terrible. The front door of this building was being broken into every day. For 5 months they did nothing. I confronted a guy who pried the front door open in the middle of the day. He ran out the back. Its a nut show. No mail box for 5 months because some vagrants broke it. No lock on the front mail room. Real simple stuff just not being taken care of. read more

Worst real estate management I've ever lived with. Over a year went by & they never made a move to fix a broken window in a master bedroom so the room was cold in the winter & a furnace in the summer. They blame anything that needs fixed on the tenants no matter what happens or how it gets broken/stops working correctly. I'm contemplating filing a complaint with the Better Business Bureau. Literally evil. This rent collection company's effective policy is to fleece poor families of their money, then invent an excuse to make them homeless, and withhold their deposits for totally specious reasons. Deerwoods people lie with zero shame, right to your face. They are experts at community destruction, quick workers only when it's time to hurt people that give up most of their monthly income for the privilege of living in a rathole. Residents are nuisances they view as chattel slaves who should be grateful for the opportunity to pay rent. In two years of living unsafely and uncomfortably in a property they consistently - and repeatedly rudely - refused to care for, "you'll have to call the cops, we won't do anything about it" is the most helpful communication I received from them. Adams County cops refused to visit that property. I wonder why. When I objected to their people laughing at children under 3 years old as they were being evicted across the hall from me, I received a Nonrenewal Notice within 48 hrs informing me that I, too, would soon be without a home - after 24 months of paying dutifully on time to have 100% of my concerns (like urine in the hall carpets, nonfuctioning moldy "central AC" (lie), total lack of maintenance, total lack of management. The one thing they were willing to do: write emails to chastise residents about the ridiculous parking situation. That nice lady you met - the one that seems like the only person with basic manners in the Deerwoods office, twenty miles away from where you've moved in? She's the one that was laughing in children's faces as they wept at their toys being roughly thrown in the street. Let's call her "Al". Al is the person that will show you your new slum, pretend not to think of you as a slave for precisely one day, and who will be doing all of the major lying to your face as the term of your lease proceeds. She sure seemed like a human being, at minimum! My mistake. She took pleasure in the power she has to destroy lives, exercised it in order to nurture her feelings of control over people she views as property, and She's got no scruples about killing your children's future for, let's be honest, not all that much money. Deerwoods Rent Collection Bailiffs are shameful, malevolent, enemies of human people, with a particular policy of exploiting nonwhite families and dispossessing them whenever convenient. If you have a property and you hire this gang to brutalize your tenants, you, too, are an evil person. Shame. read more

Professional, responsive to ALL clients needs and requests and most important, Deerwoods clearly is involved for the long-haul with the property owners. They don't just "maintain" the properties they represent at a minimum involvement to keep costs down, they actively "enhance" the properties to offer value/amenities to their tenants and to the ownership. This PM approach is rare as it represents a larger responsibility and liability to the PM to suggest and execute changes to a property. Any and All negative posts to this Yelp account are surely derived from disgruntled former tenants that have been evicted or denied a lease due to their own credit or criminal background issues, don't buy into their illiterate rants. read more

Failed to maintain their property in wintry conditions. The places are small but new but way too close to Colfax overall experience was less than positive not worth the high-priced tag considering colfax and its dirty unkept appearance. Management was tardy on adding outside amenities. PARKING IS AWFUL YOU CAN GET A SPACE INCLUDED AT OTHER PLACES AND STILL PAY LESS IN RENT than deer-woods is charging. No parking provided, rarely available. You can do better w similar rent. 5 out of 10. read more

We have had an amazing experience with Geoff Chatham and the team at Deerwoods. They are incredibly responsive and have made our cross country move so easy. Horrible customer service. Took 6 months to finally send my deposit back after fighting me over things that are normal wear. They didn't offer me any discount after I couldn't use my apartment and being inconvenienced by bed bugs that were there the day I moved in, or the food I lost when my ancient refrigerator died or when they were forced to update the breaker boxes to code and killed my keurig in the process. Then sent me two checks from their bank that wanted to charge $8 for a $30 check as well as the other slightly larger one. I know it's hard to find rentals in Denver, especially moving from out of state but it's so not worth dealing with a management company like this. read more
