Taking advantage of a very favorable real estate market we purchased our retirement dream home in Idaho Springs, Colorado two years prior to retiring. We used a local real estate company to find a tenant and everything was fine... for about a year... then the nightmare began. NO RENT! JUST LIES! Don't tell me the rent is on the way you're three weeks late already. I call that local real estate company and they show no interest in helping us with our deadbeat tenant problem. We panic because, wait it gets better, We're living in Kansas and the only Colorado real estate company we know just threw us under the bus. I am forced to pick at random an out of state eviction service or attorney (random picks usually such a bad idea, that's the reason yelp is a success). I find myself looking at a simple but clean and easy to navigate website TheEvictionCoordinator.com. It says "Call today for eviction help" but it's Saturday, Memorial Day Weekend Saturday, I give the number a try and Perry, The Eviction Coordinator, not only answers but takes the time to explain the process and costs. Perry is very calm and professional which is helpful because I'm freaking out. Perry says he is out of town visiting family but may be able to get the three day notice posted on the property today, Saturday, for an additional cost or if I am willing to wait until Tuesday he would do it then. I told him we would go with the Tuesday posting. Tuesday Perry texts me a photo of the three day notice on the door and lets me know, wait it gets better, THE TENANT IS GROWING POT IN MY HOUSE! Perry calms me down again and says we will get him out all we have to do is follow his guidance. Perry filled out and filed all the forms with the Clear Creek County court. This is very helpful if you happen to be in Kansas but Perry is a licensed real estate broker not an attorney so he doesn't appear in court for you. He will explain the process, promptly take your calls, give you good real estate advice and help you keep your sanity as he walks you through the process. He was unfailingly professional and cordial in all his dealings with us. I wish I could say the same. I was a wreck. Yesterday we had our day in court. Pot farmer was given 48 hours to vacate or be subject to forcible removal by law enforcement. Pot farmer decided he had had enough and packed up. May 26 to June 21 less than a month. Total cost a little over $500, so worth the money. Perry calmed us. Perry helped us. Perry made it go smoothly, efficiently and effectively. Tomorrow at 2:45 it's officially our house again. I'm going to carry my wife of 39 years over the threshold....
And then we'll start cleaning the mess. read more
