I lived at the Llanhurst Apartments and in the year I lived there the owners had changed management companies 3 times. In August my car was vandalized (a brick thrown at my windshield and it was egged). I did not get it back for 2 1/2 months and the second management company was extremely understanding that it would heavily affect my income on top of having extreme mental and physical health issues. The building is heavily infested with roaches and thankfully Kline Properties had exterminators come out but around the time City Place was taking over it was due for another round, which they never did so the bugs got very bad. During the process of City Place taking over management the entire building did not have heat for over a week at the end of January, which was coldest month of 2026. I received one 300 sq portable radiator for my 2 bedroom 1,200 sq apartment, which is not adequate as temporary heating. I was unable to stay in my apartment and had to stay at a friends house because of it. City Place officially took over February 1st and because of the heating issue with no communication besides a paper taped downstairs well over 5 days of having no heat, I put in my 30 day notice on February 6th. They wrongly filed an eviction on me on February 19th AFTER I put my notice in and requested a payment plan. I called them, was told to send my payment plan over (even though I had already emailed them asking to set one up and never got a response?) and it would be forwarded to the owners for approval. I heard NOTHING back. I was charged $500 for legal fees, ALL of March's rent, utilities, pet fees, and etc. although they changed the locks on March 10th. It is an absolute shame the way I was treated as a young adult already struggling with financial and extreme physical health issues, and I wouldn't doubt they've done this to people in far worse situations than I am. Kline Properties were extremely respectful, kind, understanding and communicated to the building better than City Place did while they were taking over management. Please stop treating tenants like they are a paycheck. They are human beings just like you deserving of respect!!!!! I'm sure they will comment about how I still have a balance but because of above said circumstances I'm sure that would be obviously understandable to most.

We have a DV issue and had just given birth. 3 months into it I asked if I could pay back the rent and other things that were needed to pay and if I could stay in the house because the other 2 people had left and didn't pay the bills. They said no. Moving forward I paid them in full over 3000 on my own. This week I received a notice that they were going to sue me for not paying them. Mind you 2018 and 2026 8 years have passed. I called and Angela answered my phone call. She was extremely unprofessional. She talked down to me and her tone was not one of a happy customer service voice. I have all the receipts and even a video I took of me paying them showing the full amount. In 2018 they sent over people to look at my house while I was living in it and I had just gotten out of the shower and I had grown adults looking into the windows. Their maintenance men never knocked they always came in without announcing themselves. DJ was also the first point of contact. Truly do not rent from them. They will scam you or attempt to scam you! In 2018 Angela was rude and yelled at me over the phone. In 2026 Angela still has no customer service skills still angry, still yelling, still scamming!

Not the first time I've experienced it, but things were great to start with BPS. They were…read moreresponsive and very detail oriented. I had a property needing rehab and they provided me an estimate for repair with over 200 line items and over 300 pictures. I am a detail oriented guy, so I was thrilled, and even a bit overwhelmed. Things were all down hill from there. I never once received that level of service again. Waited days to get answers to questions. Their construction process does not have hardly any level of communication between the guys doing the repairs and the guys doing the management, which made it difficult to know where they were at with the rehab because all they could tell me was "My Superintendent told me we are still on schedule". I started to get a little contentious because of the lack of availability of information and the inability or refusal to meet my requests. Once the property was supposedly complete I requested pictures showing the completed scope of work and they refused. They took over 300 pictures of the property to show me the scope of work that needed to be complete and they refused to take more than 50 pictures to prove to me they had completed the work. They just expected me to trust that it was done, which is hard to do when using a Contractor the first time. It's especially difficult to trust when the owner of the company tells you his crews write down their punch list on a piece of scrap drywall, or a piece of paper that gets taped to the wall, etc. and that nobody not on the Construction crew even sees the punch list. How can those crews have any accountability if the people in charge of them dont see the quality of their work? I had an inspection done to confirm completion and found several things still incomplete. They had that work done the next day and sent me pictures showing the completed work and tried to say that the work had already been complete. I also had plumbing issues from damage done by pipes freezing, they repaired half of the problem, and half of those repairs appeared to be incomplete when I had the next Contractor finished the plumbing work. Moral of the story is, if you're comfortable completely trusting a PM/Contractor who you've never met face to face and never had work for you previously (to establish rapport) run your job/property with minimal feedback on the status or results of the work being done, and with little accountability in their construction practices, then Barron Property Services is for you. If you would like accountability, look elsewhere.

Don't bother if you aren't a local. These people are incompetent, and I don't think I have ever…read morefelt so insulted. Let me start off by saying Patricia was extremely pleasant and helpful. I am moving to Indianapolis from New Orleans because my landlord is selling the house, and my mother (who lives in Indy) needs help taking care of my grandfather. I currently manage a fine dining restaurant (rated 7th in the country, I'm quite proud). I have a 620 credit score (not amazing, I have been working on it), no evictions, and have lived in the same rental now for 4 years. I currently gross $2,200 biweekly ($4,400 per month), and receive $1300 quarterly bonuses. I secured a job in Indy as a bartender in the Marriott across from the Convention center. I emailed Natalie at FS houses when I submitted my application detailing my situation. She didn't respond. Finally I get a hold of Patricia who is great! She accommodates my need for a video tour, and does an in person tour for my mom. I reach back out to Natalie about the status of my application. She asks if I have an "actual" job. I find this to be condescending, especially considering I told her I had already secured employment in my first email, but let it slide. I send her an offer letter from my new boss stating I will average $1200-$1400 a week. I am denied. I am told I only make $1300 a month. What? No Natalie, the $1300 paystub was my quarterly bonus. "Oh well you only make $2200 a month then." Natalie, did you actually read my paystubs? I make $2200 bi weekly. Oh well, your credit isn't good enough. 620? I financed a $17,000 car with this credit, but cant rent a home? "Oh well, you'll be a bartender." Bartenders don't live in homes and pay rent? What the actual F*%^ is wrong with these people? Talk about discrimination. The ICING ON THE CAKE? Natalies "boss" who makes all final decisions without actually speaking to any applicants, says that I should move to Indy (with no home to move to), work for a month (while homeless), and THEN show them proof of income to get approved. When the house I want will already be rented. Because I guess my new boss is a liar? I offered to pay deposit and two months rent up front- thats over $3500- because clearly I am not irresponsible. Still denied. These people are on a power trip and are completely clueless as to how the real world works. Don't waste your time or money.

Once my application was approved and I put my deposit down I was able to set my move in date for a few weeks out - that was really helpful so that I could have a smooth transition. We now have a cute house of our own with a yard for our dog - and it's so much more affordable than the tiny apartment we were paying much more for on the West Coast. Thanks FS Houses & Natalie for helping our move to Indy be a success so far!

Her attention-to-detail with listing included: a beautiful laminated bound booklet to hand out at showings and the open house, and cute customized signs throughout the house showed whimsy and highlight positives to potential buyers. From a buyer-perspective, she is savvy about all the inner workings of a house and you can count on her to tell it like it is, negatives along with positives. Update 7/6/21 We have used Kelly yet again, this time as a buyer. We were not the easiest buyers to work with this time, taking almost a year to find an Indy house that fit our criteria and we had some job relocation bumps to navigate, cold feet, false starts, etc. Kelly was patient, continuing to advocate and steer us in the right direction. At times, she seemed to remember our wants and needs as individuals and a family when we would be tempted to forget.
