This is a fantastic hotel. Enjoyed a winter weekend getaway here a few weeks ago -- the weekend when there was 6-8 inches of snow. Despite the challenge, the valet staff did a great job at check-in clearing the driveway late in the evening, and later at check-out when they had to warm, brush and scrape every car. Kudos to a very efficient operation. The entire property is gorgeous and exquisitely cared for. The inside of the building has that classic early 20th-century feel, with tile floors, replica period furniture, and lots of comfortable nooks. Some areas remind me of the hotel from that show Magic City, with lots of light-colored wood/wicker, lots of plants, and vibrant color choices, like the teal wall on the back hallway. Not what I was expecting in downtown Omaha, but truly one of the most beautiful properties I've seen anywhere. I had a suite and the room was spacious, clean, and comfortable. The pictures others have posted are very accurate. The elevators are a little sketch, so if you're on a low floor, I'd recommend just taking the stairs. Food and beverage on property are amazing. I arrived just in time for last call at the bar, which is in a separate building outside on the other side of the pool out back. It was all decked out for Christmas with a working fireplace, and felt like I was sneaking away to Santa's cottage for drinks! Similarly breakfast in the restaurant was excellent, highlighted by lattes from the spectacular on-site coffee bar, which offers every coffee option you can imagine. My wife's raspberry latte was lovely. Every aspect of the stay was excellent and I highly recommend this property. Pro tip: As of late 2025, this property is one of Chase's "The Edit" hotels, so those with certain Chase cards can book via its website and use one of your twice-yearly $250 Edit credits to cover the cost of the stay and get a $100 property credit. read more

Stayed here before, and recently attended a Halloween event, too. This location is a great hotel with a diligent staff. Parking was handled by staff for our overnight stay. For our Halloween visit, street parking was available. The room was attractive and well decorated. All features functioned as expected. Double bonus that they let us bring our dogs. The pool was busy in summer. In winter it's covered and has shuffle board on it. The Halloween party was in the pool area's bar. Good location for a group event. Will return. read more

This hotel was great from day one. We arrived really late (after midnight) and the valet and front desk were super helpful and polite. They held doors open, gave up pointers on area and the stay, and made the welcome very memorable. The room and hotel was super cute and cozy. I didn't swim, but the pool area looks really nice. Incredibly gorgeous interior with the marble staircase, courtyard with fountain.. so much old world charm in general in a beautiful building. Very historic with a lovely outdoor courtyard. Our room (King bed) was simple but so cute -- picturesque headboard and cool art-deco style furniture. Everyone from the manager to the receptionists to the valet guys were all so sweet and kind (shoutout to the woman at the front desk who also has a Cane Corso)! We usually stay at Kimpton hotels due to their welcoming, flexible pet policy (since our dog is around 140lb). What a beautiful hotel! And it must have an amazing reputation with locals because everyone was impressed and commented that this was a nice place when we told them where we were staying. The Cottonwood Hotel is a MUST SEE during the holidays! They completely deck out the hallways with Christmas trees, lights and so many photo ops. Loved the holiday bar pop-up as well! The Cottonwood is undeniably gorgeous! Every aspect of the hotel, from the lobby, to the restaurants/bars, to the rooms is well-thought-out and impeccably designed. We stayed here for an overnight staycation, and we had a great time. We enjoyed a free spiked apple cider in the lobby before venturing to the Orleans Room for a drink and charcuterie. Dates of stay: November 25 - 27 2024 I normally don't stay at IHG hotels, but the location and pictures (plus other Yelp reviews) really had me wanting to book this hotel! I had some points racked up that made the stay free, so I couldn't resist. The hotel is a wonderful combination of old-school touches and updates. We had Room 320, a King Studio Suite and it was very spacious, with a separate living room area past the bed. The bathroom had lots of room for the two of us to spread out as well, which was appreciated. However, the more time we spent in the room, the more the layout was off; the bed was closer to the door and while the one TV in the room was large, it wasn't quite big enough to really work in the sitting area--we had to crank up the sound to be able to hear anything from the couch! I suspect the layout is the way that it is because the only noise we heard in the room was from outside, having the bed further from the windows was to facilitate better sleep. Couple small problems in the bathroom: After checking in, I noticed that toilet handle appeared to be ready to fall off. I reported the issue via text as I had been sent a welcome text to inquire about our stay thus far. Timing was good since we were heading out for dinner and when we returned, the problem had been fixed! That is great, but I would have appreciated a notification (since I was communicating via text with the hotel already anyway) that I would have received a confirmation that the problem was resolved and know that we could return to the room without being interrupted later. I'd been eager to check it out, and a power outage during a severe thunderstorm gave us the perfect reason to do so while waiting for our electricity to be restored. Our room, though small, was beautifully designed and a nice retreat from the extreme heat Omaha was experiencing. I especially appreciated how dog-friendly the hotel is. I've never met a Kimpton I didn't like! On my recent trip to Omaha, this hotel came recommended by a friend and I immediately knew it would be a win. I booked in for a Saturday-Monday and certainly enjoyed my two-night stay. The entry way, lobby area, and check-in space is all wonderfully decorated. Such a modern atmosphere, which is a surprise when you walk in because the building itself is old as told by the exterior. Everything is super tasteful, from the seating and book shelves wrapping either side of the fireplace, to the exquisite marble walls and staircase. Also big fan of all of the (real) plants. So many! Upon checking in, they gave me a brief and helpful rundown of the place, and let me know complimentary wine was provided until 6pm (I narrowly made it)! I grabbed a glass of cold, crisp sauv blanc from the stunning bar/restaurant area and brought it to my room to get settled in. Nothing but great things to say about this standard, king-bed room. Everything was extremely clean and tidy, the decor was unique, and the bathroom was so big. Love a good walk-in, glass shower. Feels luxurious. During my stay, my friend and I sat at the bar in the Orleans Room and had a delicious dinner, along with a few thoroughly enjoyable cocktails. The espresso martini was my favorite. Shout out to bartender Austin for the great hospitality. In the AM we had an equally great experience for breakfast in the other side of the space, which appears to be more like a cute cafe. All around great food and drinks. I also got use out of their large, very clean gym. Wishing it wasn't still freezing cold weather, as I'm sure their big outdoor pool is lovely in the summertime! I've experienced only the pool/bar so far and loved it all! My company rented the back room of the pool bar for a mixology class. We got 4 full size cocktails which were explained and made in front of us, and a token for a free cocktail to use then or save for later. The cocktails were all pretty out there, but taste wise were great and very different. I am a very basic girly/vodka drink person so I was sad I didn't get anything like that, but also had fun learning about a lot of liquors I don't know much about. The bartender did a great job and answered all of our questions well--he was very knowledgeable! This was my first time at this hotel, and I was thoroughly impressed. I can't wait to stay again and visit the pool. This hotel has 3 bars/restaurants and one of them is at the pool. It has so much history and the rooms are a nice size. They have valet parking and all the staff is super friendly. They treat you to a complimentary drink voucher that you can use at any of their bars. They also have a happy hour every day from 5 - 6 in the lobby. It is in downtown Omaha and close to lots of attractions and companies. The first night I was there, I visited their bar/restaurant connected to the lobby. I had breakfast there the next morning, very tasty, only complaint is I wish it opened before 7am. I also had dinner there my last evening there, and it was worth every penny. I'm totally shocked that this place doesn't have five stars! It was one of the best experiences we had and completely unexpected in Nebraska! We stopped here on our the way home from our road trip to Denver! Being from Chicago I didn't have high expectations for the hotel scene in Nebraska. Well, I was wrong at least for the Cottonwood. The hotel was upscale and it felt more like a resort with a fantastic pool and drinks. We also loved that we could take our pup down to soak up the sun! The first night (bc we booked a second after we arrived ) we were so tired and sore from driving so we all ran up, changed into our suits and jumped into the pool! It was the perfect night cap after a long drive. We were supposed to head home in the morning but we all wanted a pool day so we decided to book another night. I'm so glad we did! After hanging at the pool we headed to the lobby for a wine tasting which was delicious! And it was kid friendly as they brought our daughter a plateful of goodies to enjoy! This hotel is beautiful, so it pains me to write this but our stay was so disappointing. We live in Omaha and booked a two night stay for our 10th anniversary. We were really looking forward to a relaxing day by the pool, which is really the main reason for wanting to stay here. The pool was so overcrowded, it was impossible to get a chair. We were initially patient, but ended up spending our entire day lurking for people about to leave, and even awkwardly asked a couple of people if they were coming back or leaving for good with no luck. As it turns out, they sell memberships for just the pool- apparently thousands of memberships as half the city was there. To be paying a significant amount to stay at a hotel and not have a spot at the pool was so frustrating. When we went to the front desk to see about checking out and refunding our second night because we were over it, we were basically told "No can do, I'm sorry that sucks, here's some drink tickets, never give up hope!" One of the employees did mention it may be due to the power outage that so many members flocked to the pool. Which I understand, but their handling of our situation really showed a lack of care for our experience. The service overall outside of that experience was pretty lackluster, but the hotel is beautiful, the food is good and the valets were very nice and helpful. What happened? We have stayed at the Kimpton Cottonwood a handful of times over the last few years. We come to expect great service, and beautiful atmosphere and an overall amazing experience. Unfortunately, the last time we stayed there for our anniversary in October of 2023, our expectations were far from met. On previous visits one of highlights has been enjoying a few drinks in the outdoor hot tub on a cold fall night. We have had no less than 3 romantic relaxing nights out there until around midnight. Upon checking in we were told that if we were out there past 10pm security would remove us. Ok, so new rules or new enforcement of previous rules is a thing which happens, but it was so poorly communicated I was taken aback by it. Next the room; the tv did not work, someone had to come up and fix it (super romantic) the usb charging ports next to the bed did not work. The following morning we requested some towels from the front desk on our way in from a morning dip in the hot tub. After waiting 20 min, I sorted some towels from the housekeeping safe on our floor. I put the do not disturb tag on the door and my wife and I hopped in the shower, only to discover fresh towels on the bed when we got out!! Super awkward and quite intrusive if you ask me. I would have called the desk to tell them that we no longer needed towels, but phone in the room also did not work. Many missed opportunities by the Kimpton lead to my wife and I getting "Home Alone 2'd" in the shower. We don't call this "our anniversary spot" anymore. read more

We decided to stay at the Kimpton Cottonwood Hotel based on recommendations from friends. The hotel overall is very nice and probably one of the more premier hotels in that city and it's located in the Blackstone District which is also nice! Would have given this place 5 stars, but when we got into our room, we noticed the moisturizer provided on the bathroom counter was half used. Makes you wonder if they actually cleaned the place and they offered to send a crew to make sure everything was cleaned. We left and at some point they came in to tidy up the place, but the bottle was still half empty. Clock in the room wasn't working which isn't a big deal since we have cell phones, but for a place like this, I was hoping attention to detail was a priority. The hand grip part of the closet doors are surprisingly difficult to grasp and pull open especially for a UFAS room (only mentioning this because they put us in a handicap accessible room for some reason). Parking here doesn't make any sense either. Valet is $30 or you can park your car in their associated parking lot at $37. You'd think parking your own car would be cheaper. One of the biggest perks though is the outdoor pool! Definitely can't go wrong with that. Overall the experience was good, but some minor details would make this place much better overall. read more

The hotel is beautiful, and in a nice neighborhood, but it is the people who either make, or break, the experience. which is why Taylor, in reception, deserves a big shout out for excellence. My recent rescue coonhound, Willy, all 80 lbs of him, and I are traveling across country in dead of winter, from Bar Harbor, Maine, to my native Los Angeles. The first few nights on the road, we stayed at Red Roof Inns, because I have never done a big road trip with a dog, and these low rent properties had been recommended by a friend. Red Roof Inns are hit or miss, so I decided to treat Willy and myself to a night at an IHG property. The check-in process is a tad chaotic, and Willy's been cooped up in a car for several long driving days. Thus, he decided to really cut loose in the hotel lobby during check-in. loudly howling, baying, pulling, especially towards a posh Standard Poodle, and her equally posh mistress. Neither of whom were having any of it. It was stressful and embarrassing, to say the least, but Taylor remained utterly calm, and welcoming throughout! She was kind, non-judgemental, upbeat, and even shared that her bloodhound, Verne, made her familiar with hounds. She subsequently followed up with dog bags, treats, and calm competence. I am a public relations consultant of 30+ years, and my daughter, in her 20s, is an LA publicist, who is in Miami this weekend on behalf of the NCAA Playoffs. When she called to check in yesterday, I told her all about Taylor, and how she handled our challenging situation, which is great PR for the IHG brand. In addition to all, she presents as attractive, and well put together. Taylor is an asset to the IHG organization. Also a shout out to tech guy, Chris, who got the 49ers game on the TV. If this isn't one of the best hotels in Omaha, I don't know what is. The Kimpton Cottonwood excelled in customer service, aesthetic, creativity, and a reliable stay. Not only that, but they are pioneers in their market for how they not only host and take care of those who stay in their rooms, but reach out past their walls and welcome the community in to be apart of what they do, too. I personally love how friendly and welcoming they are to the community and make so many events possible for those surrounding them. The Cottonwood gives off captivating European vibes and captures an entire era within its walls. Every time I walk through the doors I feel like I'm being transported to a different time of life and feel such an ease and inspiration. The pool is exquisite, every room is laden with beauty, and you could spend hours in the bar / cafe area and not even know it. They are almost always kind, always welcoming, and always generously serving you in whatever you need. Their customer service and community outreach sets them apart, but their strive for excellence deserves a reward. I love having this hotel because it feels like a little stone of pride in Omaha. Photographers - call ahead to ask what they require of you! They are welcoming but limiting with who can do photos and what kind of photos, which makes sense because they want to preserve the atmosphere and photographers are like ants who swarm any given space that offers something out of the norm. Typically you can only do engagement photos there if the couple has signed a contract to have their wedding done there, otherwise they charge a fee I believe (could be wrong) - that or they just won't let you. In terms of other types of photography I'm not sure what they require, but if you want to rent the ballroom on the top floor there is a fee. Having previously lived in Omaha and coming back for a wedding, I was excited to stay here having heard such great things about the Kimpton cottonwood. It's in the blackstone area which is great, and I was ready to be walking distance to all of my favorite restaurants. Walking in there was one staff member who began checking us in and paused in the middle to take a phone call. It was another hotel guest on the other line who was reporting missing items from her room and they were going to run a report of all the key cards used on her door. Definitely unsettling to check into. I had said something like "oh scary, do we have anything to worry about?" and the front desk member just ignored me. I'd seen other reviews on here about poor service, and was hoping they were just a one off, but they ring true. The room and hotel itself was clean and well decorated. The bedding could use some work, the duvet cover was just two sheets layered around the comforter, and it was pretty obvious they don't ever wash the comforter itself. We only had maid service come by once as we were scared for our personal belongings after overhearing that phone call, luckily there was a safe in the room we could utilize. There also was chips all over the floor beside the bed and bedside table left over from previous guests that was not cleaned. The room had a small refrigerator; a microwave would be a nice added touch for them to consider as well. We never did eat at any of the restaurants or bars there, but the cottonwood room bar looked really nice! They did have complimentary coffee for breakfast but that was all. Definitely disappointing to not have any sort of continental breakfast, especially for the price. They were able to give us a late check out at 1:30 instead of 11:00, which was very helpful. Overall it was a good stay in a great location. Don't think we will be returning any time soon, and definitely did not meet expectations. read more

With the holiday season upon us, my friends and myself made it our mission to hit up all the holiday pop-ups in the Omaha area. The Holiday Hut at the Cottonwood Hotel was at the top of our list! I would firstly say it's a bit confusing to figure out exactly where it's at since it's not technically inside the hotel itself, but in the pool house I believe. This was kinda cool and made it feel like a ski lodge to be honest. The place is decorated to the max with lights, large jingle bells, and wrapped boxes. Kinda a small place with limited seating, BUT the workers did bring in more chairs for us to sit on so no sweat :) they had a huge bar for speciality drinks, draft beers, and seltzers which was fun as well. Sadly, no appetizers or food which I was thinking there would be. Drinks were super tasty! I had the "Home for the Holidays" drink which was a rum based drink with coffee and some other liquor, but it was super tasty! Friends had a sugar cookie drink and a peppermint Pattie tasting drink as well ,both were also super and a smidge strong, which isn't something bad to complain about ;). Lastly we also took some shots which were like mini sugar cookies. Overall this place was a fun stop if your were going to do a holiday pop-up bar crawl with ugly sweaters (many people were), just maybe not a sit down and chill all night bar.
