From the moment I sent a text message, Leigh responded right away--professional, clear, and incredibly efficient. She had me scheduled for an inspection within minutes. We never even spoke over the phone, yet her communication and customer service were top-notch. Unfortunately, I had to cancel the appointment the day before. A full refund was processed immediately--no questions asked. Leigh was so understanding and accommodating of our situation, which left a lasting impression. Fortunately the following week, I was able to reschedule and once again, Leigh made it happen seamlessly. Our assigned inspector Marc Freislinger came out on a Sunday, arriving early and already working when we got there. He was friendly, thorough, and easy to talk to. During the review, he walked us through everything clearly and even offered valuable advice on what to ask the builder regarding repairs. That same evening, he sent a detailed inspection report--complete with clear photos and notes--just as promised. I can't recommend Desert State Home Inspections highly enough. Their professionalism, honesty, and genuine care for their clients truly set them apart. Their pricing is very fair compared to other companies, and they even offer a $100 discount if you use them again before your one-year builder walk through. If you're looking for a reliable, trustworthy, and customer-focused inspection company, Desert State Home Inspections absolutely deserves your business. They certainly have mine for years to come. Thanks again Leigh & Marc!

Steve found 40 separate items that needed attention, four of which were in violation of city code. Steve's phone conversation right after the inspection was comprehensive and clearly communicated. I don't usually leave reviews, but this experience needs to be shared so other homebuyers don't end…read moreup in the same situation!! I hired Advantage Inspection Service for a home inspection on a property in Mesa, AZ and paid over $1,300 expecting a thorough and accurate evaluation. Unfortunately, the inspection completely understated a very obvious issue with the patio roof. At the time of inspection, the patio ceiling when you walk out onto the patio had visible sagging and clear signs of prior water damage, including patched and freshly painted drywall underneath. These were not hidden defects they were observable conditions. However, the inspection report described the ROOF as being in "near satisfactory condition" with a general "review" recommendation. NO documentation on the visible damage of the ceiling. That wording makes it sound like a minor or precautionary item, not something that could turn into a costly repair. Based on that report, I moved forward with the purchase. After closing, I had multiple professionals look at it and they all immediately pointed out the same thing. That this was a significant issue that should have been clearly identified during the inspection. What made things worse was the way the company handled it afterward. I had to repeatedly follow up just to get responses, calls weren't returned, and it took about two weeks to get a formal reply. The supervisor, Ryan Peart, ultimately relied on the "review" language in the report to avoid responsibility and offered only a 30% partial refund of the inspection fee. The issue here isn't that they didn't mention it at all, it's that the condition was seriously understated and they took no accountability. As a homebuyer, you rely on the inspection to understand what's actually going on. If something is visibly deteriorated, it should be clearly described that way. Inspections are supposed to protect buyers, not leave them with unexpected repairs after closing. I would strongly recommend anyone to stay away from this company and make sure your agent stays away from them as well. I trusted the report and unfortunately paid for it later. But currently in talks with the AZ Board of Technical Registration to hopefully suspend their license because it's completely unethical what they do to homebuyers! Hold them accountable! Just sharing my experience so others can make a more informed decision.

Toby Karlquist, The Inspector, came highly recommended, and he absolutely lived up to it. I submitted my request on a Thursday, and Toby immediately followed up with an email scheduling the inspection for the following Monday. He clearly explained how the inspection would be conducted, the cost, accepted payment types, and provided a link to the inspection agreement--everything was straightforward and professional from the start. Toby arrived promptly at 7:00 a.m. on inspection day, and I met him at the home later that morning to review his findings. He took the time to walk me through the house and exterior, pointing out the few items that needed attention and patiently answering all of my questions. That same afternoon, he emailed a very detailed 63-page inspection report. Toby is thorough, knowledgeable, personable, and reasonably priced. I am incredibly pleased with his service and would not hesitate to recommend him to anyone needing a home inspection. Check out his website--it truly says it all!

He discussed the main issues he had found with us and then walked us through the home to show us where certain things (filters, valves, timers, etc.) were located in the home and pointed out the issues he had discussed. He was patient and thorough, and explained the issues to us very clearly. We didn't leave the home until close to 1PM. Toby didn't stop there, however. I was especially impressed that, since the homeowner was there while he was doing the inspection, he had pointed out the issues he had found to the homeowner before we even got there. After leaving the home he went to his office to write up the inspection report, which he emailed to us by about 5PM. I couldn't believe it when I received the .pdf version of the report - 103 pages! And this was a report on a house that was in good condition!! The report included pictures of everything, and started out with a summary page that was very clearly written, with the issues he felt should be addressed in red. It then included pictures and locations of key items that we needed to know, such as the main water shut off valve, the gas shut off valve, the electrical box, etc. The end of the report included pictures of the entire house. The report also included recommendations to us for future maintenance. This was an extremely well-written and complete inspection report. In the email that included the report Toby urged us to feel free to contact him with any questions. After reviewing the entire report I called him around 8PM with a couple of questions. He welcomed the additional questions and answered them promptly, again saying if anything else came up to feel free to call. The entire experience with Toby was pleasant and professional. I must add that I originally had an appointment with another inspector because Toby was already booked. When his schedule changed I immediately canceled my original appointment, mostly because the other inspector made it very clear that he did not want us to be in the home while he was conducting the inspection. He also made it clear that he did not always go on the roof or in the attic if it was too hot. And he did two inspections/day to Toby's one. Overall, I figured Toby was the better deal and I was right! I highly recommend The Inspector home inspection services for Toby's professionalism, thoroughness and clarity. I couldn't have asked for a better experience.
