    Long term resident here - I have lived here since 2022, but will be moving out this year. I've…read morelearned a lot in the last few years living here. Good: - Location is incredible. Whole Foods across the street, multiple shopping centers within walking distance, and the Chester Valley Trail too. The level of walkability is unmatched. The Septa station is right up 100 as well for heading into the city. - From a surface level, the building looks great. Amenities like the pool, movie theater, or club room will have your friends/family that visit thinking you're living in a luxury hotel. - Leasing and management staff are kind and host small events for the residents. We even won a nice designer bag during a fun bingo night they hosted. Bad: - The building is being worn down, rapidly. There's concerning cracks all along the hallway ceilings, and the walls are covered in gouges, marks, and stains. The carpets are stained more than they're clean. Our storage shed has chunks of ceilings falling down onto our items long with water damage visible. - Pet owners are incredibly rude, and I say this as a pet owner myself. There's *often* dog pee, poop, and vomit in the hallways and stairwells. There's one hallway in particular that is covered in pee stains and it's clear an owner lets their dog use the hallway as a bathroom. The smell is atrocious and nothing is done to stop it. That's the caliber of resident that rents here, seriously. - The trash room/chute is a great convenience, but lazy residents will leave their rotting food on the floor instead of putting it down the chute. I've walked into vomit and poop on the floor of the trash room more times than I can count. Or there will be so much trash on the floor you can't even open the door at all. - Packages rarely end up in the mailroom. When they do, you will rarely get the promised code and have to fuss on the tablet to get one. I've had many packages just go outright missing, likely stolen. - The garage is FULL of derelict, abandoned cars caked in dust. There's a silver car at the entrance of the garage that has not moved in years, and a car on the roof with smashed windows and a plant on the hood. The garage doors are often broken and left open, leaving thieves to run rampant in a garage with no cameras. - The gym machines are often broken, and it is overall a small gym for the size of the building. If you want to use a treadmill after work, good luck getting time on the often singular working one. - Future concern: there are plans to demolish the Exton mall, which is adjacent to this building. When that time comes, I can only imagine the noise will be truly unbearable. Overall, I'd have a hard time recommending the building to someone, and it's sad to say that as someone who was so proud to move here a few years ago. It has the potential to be an amazing building but it has been run into the ground quickly through bad tenants and an unwillingness to punish/evict said tenants for blatant lease violations.

Here a some feedbacks:- Window Noise During Rain: Windows produce a persistent creaking noise when it rains due to wind pressure. Window Air Leakage: Cold drafts pass through poorly insulated windows, forcing the AC to run continuously and inefficiently (During winter). Loud Bathroom Exhaust Fan: The exhaust system in the bathroom operates with excessive noise. Disturbance from Upstairs Neighbors: Frequent and loud jumping sounds from upstairs neighbors--nearly all day, every day for the past 2 years. Despite multiple complaints, no resolution has been provided. Questionable Value for Rent Charged: The building is marketed as "luxury," but quality does not match the pricing. Rent increases at renewal give the impression of pushing tenants to move out after just one year. Unreasonable Parking Fees: Parking fee of $75 despite lack of open parking provisions to offer $0. Other places offer free or more reasonable parking, making this cost hard to justify. This community lacks designated walking areas. Residents must use roadside pathways or nearby trails for walking.

During our tour, the property manager, Morgan, clearly explained that the only upfront costs would be the application fee and a $300 fee upon approval. We specifically double-checked that we planned to move in May and asked if there would be any additional or hidden charges. We were assured that there would be no other fees besides the application fee and the $300 if approved. Based on that information, I went home and completed the application. I was approved almost immediately, and both the $300 fee and the $150 application fee were deducted from my account. However, shortly afterward, I received an email stating that I would now need to pay a full month's rent as a security deposit due to a "conditional fee." No proper explanation was provided. This was extremely surprising, especially since my credit score is excellent and my income is more than five times the base rent. This additional requirement was never disclosed during the tour, despite us directly asking about any extra charges. Feeling misled, I requested a refund as I no longer wished to proceed under these new terms. I was then informed that the application fee would not be refunded. I feel like my money was unfairly taken after being given incomplete information. I strongly advise future applicants to be very careful.

    I only lived here a short time due to relocating for work (about 7 months), but I did love the…read moreproperty. Having your own individual parking spot is a huge plus - as normally preferred parking comes with a price. The property itself is well maintained and very clean. The office staff is extremely helpful and very quick to answer. I have reached out on numerous occasions and have had answers within an hour time frame. Maintenance is also super quick when requested too. I needed a new washer at one point and it was replaced in under a week. I personally loved the set-up at my apartment - it had a very spacious living room area and I loved the patio size too. It has a neighborhood feel and the location is so close to restaurants and shopping (Target and Giant within walking distance). Would definitely have lived here much longer if I didn't need to move for a new job!

Many of my neighbors lived there for a long time and seemed to like it... it just wasn't for me. Pros: - Bigger apartments than others in the area (but you pay for it) - Plenty of parking - no fighting over spots - Mostly soundproof, as compared to other apartments in the area - Grounds are kept very clean - Maintenance responds quickly to all kinds of issues - Accepts pets (see related con) - Events throughout the year (never went to them though) Cons: - Secluded apartments used to be a pro, but I still drive by the complex every day to work and I see they have put a monstrosity of a building right in front of my old unit. If I still lived there, I would definitely move - they destroyed a very scenic picnic area to squeeze out some more profit. - Horribly dated kitchens. - Rent seems to go up annually. - Management doesn't seem willing to work with people with special circumstances - this was an issue my neighbors and I complained to each other about regularly. The staff is nice enough, they just don't really seem to care. - Maintenance seems to work at all hours of the day (I've heard them next door and above me as early as 6am to as late as 8pm) - very loud and annoying. - Pet fees are charged monthly - for each pet. I don't understand this fee. They need to clean the carpets when you leave if you had a pet in there, whether it was there for 3 months or 3 years makes no difference. They are just trying to get more money out of you as far as I'm concerned. In summary, it was a decent place to live, but I've come to view them as rather money hungry. I got the feeling they put their profits above their current residents comfort and quality of life.

Starting off…read morewith the Office staff; Caillie is a phenomenal Property Manager who is punctual, efficient and thorough. She has handled numerous problems for me with grace and kindness. Great personality. Sharon is one of the funniest people I've met and I love how passionate she is regarding her job. She is super helpful, business oriented and Morgan Properties is blessed to have her. Jess F is such a great addition to the team. She is super friendly, and is a great communicator. Loves dogs and people. Jess M(O.G Jess) has been a friend to me since the very beginning when she moved me in. No matter how upset or angry I can get, Jess's tone and approach is so soothing and reassuring. I'm so glad she is a part of this amazing team, because Busty and I would be missing out. Once again: special thanks to the office staff for always being so sweet to me and Busty. They've become more than the staff to me, they are my friends. :) Highly recommend living here at Marchwood Apartments. It keeps getting better and better to live here!

    I lived here for almost 3 years, and I had a pretty good experience. This was one of the cheaper…read morecomplexes in the area, so considering that, I think it lived up to the price. The neighborhood was fairly quiet for the most part, and we never had major issues (no pests, mold, huge maintenance issues, etc.). Anytime we had an issue, maintenance handled it right away. There are several amenities within the complex, including a pool, small kids park, (tiny) gym, and a dog park. They are very dog friendly and try to keep waste bags all around the grounds, which is appreciated. The only cons that I had were that laundry is about $2 a wash and $2 a dry, so that can get kind of expensive. Also, the walls are a little thin and we have had some noisy neighbors during our time there, but that can go for any place. And in one of the apartments (we lived in two within 3 years), we did have an issue with the oven (all the appliances are older and on the cheaper side, but again, this is one of the cheaper apartments in the area). One of the burners was was not working and the maintenance guy stated that it could have been dangerous had it not been fixed. So, I recommend requesting for their maintenance team to inspect everything for you before moving in just to be certain. Overall, I would say it wasn't a terrible experience while living there, and if I had to, would probably live there again.
