These people (specifically Arriene Legaspi was my leasing representative and she is why I am making this review) do not care or know how to do their job at all. Their contempt for the renters and their policies themselves are reprehensible and they really shouldn't even be getting my money every month. This company knows what they're allowed to do to screw renters over and it makes me sick. Side note: I find it highly suspicious and not right that PMI Indianapolis has offices located in Fishers. It's almost as if they do everything in their power to avoid the people they actively don't have any care for. If you're a renter looking for a place to live, I urge you to not waste your time, your money and your energy. Frankly, I'm not looking forward to move out because I'm positive they will do everything in their power to steal my deposit from me because of their repeated delinquency.

Anything you can think of for a rental agency: they don't respond to your housing issues in a timely manner (sometimes ever); their agents are not very competent and they're always changing people; they try to stick the renter with the bulk of costs; they inspect the rental property twice a year without scheduling (just announcing when they will show up), which as a night-shifter was always a pain in the ass; their rules and regulations are draconian to say the best. Now that I own in Indy, if I ever choose to rent my place, there is no way I would ever choose this company.

The question is how would owners ever know on February 15 of each year if they want to end the contract later in the year, say in October??? I will file a complaint with Better Business Bureau, for what that is worth. But I would highly recommend you find another property management company. Another issue is that they take the tenants word about appliances being broken instead of sending someone out to check. I believe I replaced several appliances that I shouldn't have. I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! Not only did this list have more items requiring repairs compared to the list I received from another company, but they also marked up the prices for their profit. As a result, I disapproved of the work project. I emailed them to cancel the contract within two weeks of signing it. I thought I would not be charged for breaking the contract within 30 days, but they still charged me $300 for the cancellation fee, $30 for legal and professional fees, and $100 for visiting the property and providing the repair list. Having said that, for property owners, stay away from this company at all costs. You should read all the negative reviews before signing a contract with them.
