We used Ken for a dual engagement - to sell our previous house and to help us find and buy a new house. On the sell side, Ken gave us great advice for getting our house ready to sell, including providing helpful references for contractors to do some repair/clean-up work. He also did a great job in marketing our house - from bringing in a professional photographer for the pictures (bright, vibrant colors; good angles) to hosting numerous broker and public open houses. We hired Mr. Dooley to sell our property in the winter of 2009, right as we were leaving town for my husband's job. As best as we could tell, Mr. Dooley made no effort to sell our property. Every time I inquired about having an open house, he told me that it wasn't the right time (the weather was bad, not the time when people buy houses, etc). In the end, we fired Mr. Dooley because the only offer he brought us was comical. In the interim, however, there was apparently a serious water leak in our property, which Mr. Dooley NEVER mentioned to us. Our new broker took over and found massive water damage. Now, almost a YEAR after we first listed the property it is not only not sold be we are having to take out walls and floors in order to repair the damage (thank goodness for insurance!). read more

We hired Ken to sell our house in Bucktown. He did such a great job selling it. We were gone for the summer and he basically took care of it. He gave us great advice and (including furniture staging advice) sold it pretty quickly. We used him on the buy side as well. It was a new construction house, also in Bucktown, he stuck with us through thick and thin (unfortunately much more thin) His knowledge of construction helped quite a bit in the building process as well. Even now, months after our closing and he has been paid, he continues to check in and make sure the builder is completing punch list items. Couldn't be happier with Ken Dooley. He was referred by parents at school. We used him to sell our single family home in Ukrainian Village when we decided to move to the suburbs. He did the due diligence to come up with an appropriate sale price, and his suggested price was higher than we had expected. The first offer we received was just one week after listing it, and the amount higher than what we had expected. He suggested we counter offer, even though we were more than happy with taking the first offer. They upped the bid and we accepted. I know that we did well, because 6 months after the sale, our house sale was listed with pictures in Crain's chicago business as an example of homes that sold higher price than their pre recession price! But the reason we were truly happy with him is that he really held our hand and kept us cool in dealing with these BUYERS! The buyers demanded to have contractors come thru our house once a week in the 5 weeks before closing!!!! At all different times! Both my wife and I almost lost it more than once, but Ken kept us calm and kept us from blowing up the deal. It was amazing to be able to go house shopping for our new house having already sold and not having to do a contingent contract. Ken Dooley is currently a broker with Conlon Real Estate in Chicago. We would advise caution when working with Mr. Dooley. We hired Mr. Dooley to sell our Chicago property in 2009 and were highly dissatisfied with his services. In particular, we found that he did not market the property effectively (including few open houses). Perhaps more importantly, we were uncomfortable with his level of compliance with the terms of our contract with him. When we finally terminated his contract, he refused to remove the MLS listing and despite complaints to him and his superior at Conlon, it took weeks for him to take our property off his website. As I value honesty, I would not recommend working with Mr. Dooley. Of course, these are all just based on my individual experiences with him, but when selling or buying property it is important that you trust your broker and can rely on them to do their job well. read more
