Shady company. They have kept $490 HOA dues from last fall & never even told me about the credit til now (March 2026). They took out 2 months HOA dues for March 2026, and are telling me they only took out for 1 month. My bank says otherwise and I have the bank statement to prove it. They deducted $490 on March 2nd and another $490 on March 3rd. They will not get away with it. I will take them to small claims court. read more

I have had a problem with my television reception for more than 2 weeks. Two each Technicians from both Direct TV and Century Link have come out---both deny responsibility for the dish on the roof which they say is the source of my problem. They each say the other co. has the contract ! I have made in excess of 15 calls to both Companies and also to the manager of the Deer Creek Condos and to no avail. The companies keep referring me to the other and the Manager simply ignores my messages. As a result I have contacted the Owner of the KC management company--- We shall see how that goes!! read more

I live at Tyndall Green ii and we have had KC as our property manager for just over a year. Every time we have a Board meeting the management company has trouble answering homeowners' questions about the financials. KC seems to have no control over the financials, and they seem to blame their "accounting department" for not being in communication with our property manager Amanda. I have heard many homeowners say that their phoned in questions and problems have gone unanswered and they are getting fed up. read more

I have worked with quite a few HOAs, this one tops at the worst. Communication is horrible. The service... if you can call it that is the most unprofessional I have ever experienced. They'll leave dead animals in high traffic walkway areas. They have opted to leave our fallen fence panels out with nails protruding around heavy traffic sidewalks for months instead of replacing or at least cleaning up the debris. We have called in regarding a tree ready to fall, please remove... nothing. The first one fell on a home???? You're right KC, let this one fall too and do more damage. Our gutters are never done before winter. Icy areas all winter do to the full gutter. And they wonder why we're replacing our concrete pads. Again, let's do more damage instead of precautionary services. Great priorities KC! I vote we get them out of Lakehurst. read more

I have served on my board for 18 months, 14 of which was working with KC & Associates. I could go into incredible detail as to the numerous problems you will face working with them, but it would only reflect all of the other review you'll read on Yelp, Google, and wherever else. Note that their positive reviews come from their vendors, and negative reviews come from the owners they are supposed to serve. I speak from direct experience - working with this company is not worth your time. We switched to Hammersmith Management and should have made the switch sooner. read more

To all HOA associations, do your due diligence on protecting your homeowners before hiring KC and Associates. To HOA's who have said management company representing you, do your homework and perhaps look for another contract. KC and Associates charge us $675 for a status letter to sell our home. As per emails, since my multiple outreach to the owner, they only offer a forced bundle. Perhaps their employees, should be better informed before advising clients, when asking for HOA Docs, that it would be too expensive to print and send, and offering to send links free of charge. To then turn around and charge the homeowner anyway. When asked for a break down of "fees", no one can or will return phone calls or emails. They are even as brazen to charge an inspection fee, which doesn't even exist. Kathy, from business owner to business owner, do better, be better and treat people with respect. First, it took multiple phone calls on my part to get a hold of anyone. Then when we finally talked with Kathy, the issue was taken to the board for a vote. (!!!) We have heard multiple times that the issue we're having with parking at Carlyle Park "has been an on-going issue for several years that is problematic." YET! The HOA won't do anything about it in a way that helps the residents. We have three drivers in our household, but only two parking spots available (the garage and driveway). Although the HOA regs state that designated parking is available for owners, that's not true. We counted: there are over 90 visitor parking spaces and almost 2/3 of those spaces are available at any given time. So how is it possible that the community can't afford to designate parking to residents that need it--and are willing to pay for it (according to the regs, it's an option). No, instead the board has decided to DECLINE our request (and many others before us, it seems) but offered an option for us to ask our neighbors to park in THEIR driveway. They can't be serious. It's not a 55+ community. Many of us have teenage drivers. Why wouldn't the community want to be more welcoming and accommodating to it's residents? We pay enough in our monthly dues, but I'm not seeing any valuable return. read more

What is wrong with you people! By far the most unprofessional company I have ever worked with! They will not return calls or emails. When you call they send you straight to someone's VM! How is this helpful! Over the years there have been numerous issues that fall under the HOA but ended up repairing myself. They said the pool would open June 1, 2020. And nothing! Go look at the Seven Springs condominiums located between Wadsworth and Sheridan, just north of the Highway 285 frontage road. The property management company will tell you that "they pay" another company, known as Property Rangers, a flat monthly fee, to maintain the site. Ask yourself what type of accountability and responsibility is taken. Here's a short cut: 1) Go look at the pool; 2) Go look at the wooden fence surrounding the property areas; 3) Go look at the tennis court and clubhouse area; 4) Go look at the asphalt areas and see if anything looks cleaned; 5) Go look at the dumpster enclosure covers that are not there and ask yourself why the solid waste is piling up; and lastly, 6) the address of the property to go look at is 5995 West Hampden Avenue, Denver, Colorado, known as Seven Springs condos.... read more

I need to respectfully disagree with the other evaluations. I am president of an HOA in the mountains with 102, 35 acre or bigger lots. I researched 6 different groups in the metro area for a good CAM certified company to help us with record keeping. I interviewed and checked references on each one. Kathy Christensen (KC) is a real pro. She knows the answers to all the tough questions and will spend time to help the board sort out a good tailored approach to problems. The fees are fair and the employees are wonderful. Please note: I am viewing this as someone who runs an HOA. If you follow the rules things are fine. KC&A has managed our HOA for the last 16 years that we have lived here, and it gets worse all the time. At first it was minor stuff- letters of "violation " and fines for ridiculously petty things like a little clover growing in the rockbeds (they prefer the barren, lifeless, empty neighborhood look). While the receptionist is quite nice and professional (by far the best employee there), every time I have had to deal with my designated contact person, she has been rude, unprofessional, lazy, incompetent and dishonest (she lies when she tries to cover her laziness and incompetency) . I have spoken to her boss about it, but without any improvement. The board is supposed to review requests for homeowners to make changes to their property in "1 or 2 weeks" but it takes months. Now they have stopped clearing snow from the public sidewalks so we all have to risk our lives and safety walking in the street every time we have a big snowfall. They admitted that they have received multiple complaints about it but they still don't do anything about it. Apparently they are waiting for a injury or death and being sued before they deign to fulfill their contractual responsibility . The best thing about living in Roxborough is the schools, the worst is this HOA. read more

Worst HOA I have ever dealt with. Our pool area has been torn up for 3 years now, completely an un-usable space with exposed rebar and a fence around it that's not secure. We have numerous trip hazards, sprinklers that spray into the parking lot and sidewalk, complete waste of water. We have more people illegally dump here than I can count so we pay extra for contamination fees and overages instead of the property being upgraded. All decks, porches and stairs on outside of buildings are rotten and a safety concern. The only thing they do is lawn care and that's sketchy at best and we pay way to much for it. Don't ever use or deal with KC and associates all they going to do is take your money and leave you wondering what your paying for. This place is a dump for what we pay and John White won't lift a finger to fix anything no matter how many times you ask. Every complex on this road has had major updates in the last 5 years but not this complex, it just gets worse. read more

I am a part of the largest community KC & Associates manages and everyone with the exception of the Board HATES this company. They ONLY represent our corrupt board and NOT the members who she is supposed to represent! Many of the things they say are "per their attorney" are completely not factual, not correct and NOT legally right. They will be replaced as soon as we are able to re-elect a new board! Stay away from this company, I have been involved in Real Estate my whole adult life and have never witnessed such a deceptive HOA practice and most of the people I have talked to that deal with this company in other developments feel the same way. With such a large job at steak in a complex/subdivision, this practice is one you DO NOT want to deal with. If I could have given them a no star I would have. There are other companies that will actually work FOR your community, not against it. read more

(I'M IN DENVER CO NOT SAN FRANCISCO CA) (1) KC & Associates, LLC Potentially took money to buy automobiles for her [Kathy Christianson owner of KC & Associates, LLC] from more than $10,000 per year of 'free money' [grown from a plan which I myself, CLAIRE LEIGH HUCKFELDT, initiated and designed] and when I asked Kathy Christianson [KC] to see our bookkeeping [for Townhomes at Lakehurst Village] THEN she [KC] began acting threatened and KC told a sheriff's officer Gordon Neuenfeldt that I was a threat to her, when I kindly asked [in an email; in writing] to see the books. (2) KC's bookkeeper / receptionist named sue of California was putting my checks in her own purse instead of a bank deposit bag and trying to find the source of my income AND re-directing MY CALL to KC to sue's own voice mail which had a greeting of sue imitating KC's voice. Voice Recognition software was developed as a result of my expert recognition of voices when I worked at the U.S. District Courts.(3) Illegal involvement in an illegal serving was also directly related to KC owner of KC & Associates, LLC [property mis-management] in Littleton, CO. (4) I had to tell KC & Associates, LLC how to manage a property and in the case that I did not tell them, our new home community would have looked like a 120+ year old damaged, cheap community. Specifically, I turned in rusting gas pipes in the first year or two; unfinished [external] paint to 50% of our community; paint theft of ALL of our communities paint [127 canisters of new paint which was left for each homeowner by the painters as touch-up paint] stolen by a KC & Associates employee who was terminated; bright white bathtub caulking being used on our driveways and I taught KC & Associates LLC that there is a cement caulking and asked that they use that; cracked roads; safety issues; etc AND I did not get the (A) PAID HOA DUES FROM THE $10,000+ PER YEAR THAT I INITIATED AND GREW FOR OUR COMMUNITY; (B) AN AWARD FOR ALL THE HELP I PROVIDED IN GETTING OUR COMMUNITY MONEY AND LOOKING BEAUTIFUL; (C) I DID NOT GET ICE MELT THAT KC HAD PREVIOUSLY PROVIDED IN THE LAST YEAR OR TWO I LIVED AS THE BEST RESIDENT AT LAKEHURST VILLAGE TOWNHOMES. WHEN I ASKED KC 'ARE YOU SENDING AN EMPLOYEE OUT HERE TO DRIVE OUR PROPERTY ONCE A DAY OR ONCE A WEEK?' SHE SAID NO AND THEY WEREN'T GOING TO DO THAT...SO THEY HAD NO INTENTIONS OF CARING ABOUT OUR PROPERTY OR LANDSCAPING, ETC. I WOULD DO EVERYTHING IN MY POWER TO RID YOUR COMMUNITY OF KC & ASSOCIATES, LLC AND IN THE CASE THAT I HAD SOME TIME AND MONEY, I WOULD HAVE TAKEN OVER THE PROPERTY MANAGEMENT FOR OUR COMMUNITY BUT I KNEW A LOT OF PEOPLE WERE RUNNING TO KNOCK THINGS OUT OF MY HANDS SO THEY COULD LOOK AS IF THEY WERE ME OR WERE 'SMART' AND SO I KNEW MY IMMEDIATE NEIGHBORS WERE WAY TOO JEALOUS FOR ME TO DO THAT IN 2007/2008 AND SO WAS THOMAS NOLAN, THE ATTORNEY FOR KC. read more
