So BAD! Very unimpressed and quite angry with overpriced Kaufmann Consultants home inspectors who were NOT worth half what we paid. They charged $900! Twice what others quoted but we were referred and in a time pinch. We considered that maybe we'd get better quality if we paid more. We did NOT. The house was not old, and was an average size 4 bed 3 bath.
He had us sign all kinds of waivers, pretty much saying that they're not responsible for anything that they miss on inspection, and that almost everything is excluded/not covered or not his problem if it's later found to be defective. Dealt with Bret. Should ANYTHING or ANYONE obstruct his view, he's not going near it. So basically, if the seller wants to hide problems, they just have to be home and/or have the house messy or a bit cluttered during the inspection and they're in the clear. Which is exactly what they did. so he barely checked anything, and used "obstructions" as an excuse for being lazy and not checking most important things. Gosh forbid he had to brush past a box in his way! He did NOT even attempt climb up and check the roof because he didn't even bring a ladder, which most other inspectors will include in their $450 inspection, and he certainly should have at $900.
He also did not check for signs of mold - at all. This is another important tidbit they should have mentioned when I made the appointment. When I asked the very abrupt office receptionist about all this after receiving the report, she replied that "all houses have mold to some extent, so you just have to expect it everywhere" in a snippy tone. She was extremely rude and unhelpful when I asked her anything, as if any simple question was a personal attack on her. Very odd. The inspector was more friendly and pleasant, but not any more helpful or good at his job.
He also forgot/failed to list many of the defects on the report that he verbally noted during the inspection. Sometimes he just missed some defects while walking around until we pointed them out to ask him about them.
Biggest waste of money ever spent! Don't make the same mistake. I just hate to see this happen to others.
Oh and by the way, they even charge more money if you choose to pay by credit card. The $900 was their fee for our cash or check payment!
Its odd that all of the negative reviews about Kaufmann were removed from here, like the one Sara S. refers to that was written by Hana. Where did that go? Sad that a company can't be honest enough to leave the candid reviews that their customers have taken the time to post. read more
