He came recommended to us by a friend who had also bought investment properties with him and our purchase and subsequent sale was smooth. He found us a buyer while it was still tenant occupied. During the 4 years we held the property, and compared with other property managers, we didn't feel that his services were worth his fee. We opted for the hybrid fee model yet we ended up doing most of the communicating with the HOA and the renter ourselves. At the end of the day, his relationships are with the sales people of the builders, and once they transition to the community's HOA, James had no contacts and just told us to handle ourselves. We felt that we should've gotten higher rent for the property and better tenants. The first tenant he found wanted to break the lease and James didn't really know how to handle that other than to talk to the tenant. As a lawyer myself and from experience, I knew how to take legal action and drafted the proper paperwork myself. The second tenant he found was fine except he kept contacting me directly because he said James wasn't handling his concerns. Tenant eventually asked me to just renew his lease without James because it was easier that way. Since neither landlord nor tenant felt properly taken care of, we just decided to offload the property and exit the GA market altogether. Chalk it up to lesson learned and to stick to the market that we know personally. Furthermore, he left my phone # on GA public records even after our sale so I get calls and letters weekly from GA flippers looking to buy the property we no longer own. Fun. Lastly, he kept asking me to write a positive review for him on BiggerPockets while he had only just started managing our property. Didn't make sense to me as his job had only just begun and anything could still happen (and did). So I'm now writing an honest and non-emotional review 5 yrs later to present the full set of facts. Recently he helped me to refinance my home as well as James also owns a mortgage company. James had everything done extremely fast and we closed in 2 weeks. The one things I really like about James and the reason he is the one who manages my rental properties is that he has extensive experience and an extremely thorough tenant screening process related to income and credit qualifications, This enables him to find good reliable tenants. All my tenants that James worked with speak highly of him as well. I recommend James for any of your real estate needs including financing.

    When the inspector(Tony) arrived he rang the doorbell then quickly walked away from the house and…read moredid not greet anyone when the door opened. my daughter had to ask him who he was and if he was the inspector. Never handed her a card nothing! She very nicely told him she was putting the dogs up in the garage so he could come in the home. When he entered the home he started his inspection. As he was finishing the upstairs she went and let the dogs in the house so he could go to the downstairs of the home. He greeted the big dog and the big dog left him alone. Then the little dog was not comfortable with him and started to bark at him. My daughter picked the little dog up and removed the dog. My daughter had her 2 month old daughter on the bed in the same room as the inspector trying to manage both the dog and baby meanwhile the inspector starting to go Psycho and was screaming at the top of his lungs and saying "get your fucking dogs, Im tired of it" he kept yelling "Stop stop stop" then he stated "i don't want to kill a dog today!" Meanwhile him acting like a lunatic in the bedroom with my daughter and her new born the big dog growled at him and lunged at him. This is natural for a dog who is protecting their family who was being threatened by someone acting unusual whom they have NEVER met. My daughter was shaking to death and crying. she was so scared that he was about to do something to her. She has never met this man. I was working at the hospital and with patients and could not break free. A neighbor had to rush over because she was so shaken up and stayed with her the remainder of his stay. In the picture you will see what the inspector wrote in the report. Which he failed to mention what really happened. The dogs were not in his way until he was moving to another area. Inspector also stated he couldn't finish well that isn't true either. He didn't even attempt to go in the attic. My daughter saw him look up and keep walking. In his report he also stated I threatened him and said he had to be gone by the time i got home. Damn right he need to get out of my home after what he did to a young mother and her newborn child. He also still had an hour to finish and left before the hour was even up. My dogs are a black lab and a small shitzu they have never ever behaved in this manner. There was a reason why they did what they did. For the young lady at the office answering the phone she apologized and seemed to understand and she too had children screaming in the back ground. She stated she understood. I also called her the day before because the inspection was suppose to be on that day and no ever showed up so they changed the date. When I spoke to her I made it VERY clear that my daughter would be home alone with the dogs and it would be hard for her to manage it all and I repeated myself to her several times that dogs would be at the home. Not once did she state any concerns. We. have cameras for the baby and they caught all of his behavior and loud yelling on camera. This is the most unprofessional uncalled for behavior any company has ever shown. If i was the buyer I would also be concerned with the actual inspection. Truly unbelievable.

The inspection was finished within 2 hours (don't know how that is possible). In the inspection report they have pointed out several small problems with the house but could not find big ones. 1. AC/Cooling system was not working at all. Inspection notes said that because the temperature outside was below 65 degrees, The inspector will not check the condenser outside. I understand this rule. I just have 2 questions. If you are not inspecting outside of the house, why are you charging for it? Secondly, the temperature for a fact that day was well above 70 degrees. And guess what, My Cooling refrigerant was completely leaked out due to leak in condenser fittings. I had to pay $1200 to fix this issue. When I called Above Grade Service about this problem, they said "we can't do anything about it and hung up". 2. There as a honey comb and several bees in front of the main door when we arrived at the house. How can an Inspector miss such an easy thing? It costed me another $140 for the safe extermination. Really really disappointed with the service and I will be posting this review on every site possible. And I will be suing the company because of the amount of distress I am facing! After the tenant moved out, RMS withheld a security deposit I was entitled to, citing "anticipated utility charges and legal fees." Nearly two months later, the funds still have not been released, and RMS has provided no clear timeline or meaningful communication. This delay is unreasonable and unlawful, as funds cannot be withheld due to internal financing issues. Despite our long business relationship, they have left me completely in the dark and have provided no flexibility or communication on what should be a cut a dry issue.

    As an out of state investor I used the RMS team for about 4 years. At first they started out great…read moreuntil the repairs started and i seen their true colors. They only use " licensed contractors ", which I believe with no confirmation, that the company they send out is part of there team. The company they used is nowhere to be found on the internet, over charge for simple repairs, and coincidentally other issues come up after they left. My particular property manager did not have my best interest as an investor but rather as a charity case for the tenants. I am in the business to make money and provide great housing for people. She was always argumentative about repairs some of which I declined and were tenant repairs. Things got worse when I decided to sell the property, which they would evidently lose money from monthly, and they instantly demanded all these fees. I would not use them again for managing any property of mine and would not recommend any investor use them as well.
