Amazing location close to the ocean, right next to Thrifty's and many other shops, and pet friendly! If you luck out and get an apartment on the west side, you get a pretty epic view. But the best thing about this building are the dogs! So many good dogs! I love dogs and I have met so many dogs in this building, they are friendly, and some are super friendly! I have a whole list of all their names and say hello to them when they go out for walks. Benny down the hall is a rescue from the California wildfires and he and I have a special bond. Ok, is this supposed to be in a Yelp review? I don't care, Benny is amazing! What a good dog! He presses his body into me when I get to pet him, I heard that means he is giving me a hug. Oh man, I love that! But there are so many other dogs here that I love, Chica on our floor is a very special chihuahua, so brave and tough but after much trying I got her to stop barking and now she comes and licks on my hand! Wow, life is great. I could go on. Ok one more, Jose is such a chill and sweet chihuahua! So gentle and smart and comes over and hangs out with me when they're going for a walk, the opposite temperment of Chica but they are both wonderful. The other complaints are like kinda valid tbh, but to me these are minor things compared to all the positive things this building has to offer.

I only moved there because it was just a couple of blocks from my job, so a very convenient walk to work. However... there's little in the way of shopping or conveniences there. The nearest supermarket is the Fairways at Gorge & Tillicum, a 20 minute walk each way - or get in your car and drive. Other businesses and services are even farther. And then there's the crime. When I first moved into the area in 2015, it wasn't great for property safety, and it's only gotten worse. I had underground parking with a locked gate, and even so, cars were stolen or broken into on many occasions. Don't live on the ground floor, that's for sure. Honestly, I can't recommend it. I get folks are desperate for housing, but if you have any say over it, keep looking. I just got tired of all the petty crime, creepy street life, and moved away last month. I don't regret leaving at all.

It is pet-friendly which is a huge bonus - there are very few apartments that allow dogs in this city. Complaining about the homeless wandering the neighborhood might be a valid complaint - but the whole city of Victoria is overrun with hundreds (thousands?) of street people. Downtown, James Bay, Saanich, etc. This is a problem everywhere in this city. And I don't get the complaint below about things like water stains on the ceiling. You are upset about it - but you don't want to get it fixed? How does that make sense?

I've lived in a building run by this company on Quadra for over 2 years. There is definitely slim…read morepickings in Victoria as far as pet friendly rentals, which is why I have stayed for so long. Over the years I have had a mix of prompt fixes (hot water tank, after blowing, was replaced the next day), and delayed. When I had a shower tap break it took them well over a week to come fix it (had to shower at the gym). In the building itself there is little to no maintenance. The plumbing is old and the hot water runs with a brown tint to it. There was a lot of garbage that sat in the back parking lot for almost a year before it was removed. One of the tenants in the building lets his dog poop on the front lawn, no one comes to clean it up, and no one makes an attempt to reinforce a "clean up after your own pet" rule. About 2 months ago they took our only dryer away (there was one communal washer and one communal dryer for the entire building, 7 units). The dryer has still not been replaced. Again, they don't really care. I called once to ask about it, and the woman I spoke to was extremely rude (not my fault you guys suck at your job!). Two weeks ago part of the buildings eavestrough broke/blew apart in a wind storm, which they haven't cared to fix. There is cleaning staff that come once every other week, but they only vacuum the front carpets, which are stained and badly need to be cleaned. They have never been cleaned in the two years I've lived here. They don't clean windows, again not once since I've been here. There are also bug guts on the walls that have been there for way too long. I could clean these things myself - but with 7 units paying $1000 each, or more, - there is more than enough profit for this company to maintain the building. Over the two years living here, I can say the hot water is dirty, the plumbing is crap, we can't dry our clothes (still don't have a dryer!), and the front yard literally smells like poo. This rental company is are either too lazy, too cheap, too disorganized, or a combination of the three, to care to fix theses problems. They are also miserable to deal with. There were a few good employees that I met in the past - but they seem to have moved on to a better job. This company is crap, but if you have a big dog, need a pet friendly place and can suffer through the bull-sht, it's sufferable ;) . There are great parks close by!

I almost fell on my butt trying walking on the side walk. It was well after the city demands snow to be removed from sidewalks. I have gotten nothing back but threatening emails and harassment from the property manager Laurie. Completely unprofessional. Never an apology or statement saying they will do better. Just harassment and threats. Like that she has informed the city about me. Good cause I complained to the city about them. I never sent any sort of harassing email to her and was simply concerned of a property management company not meeting the civic duties. As well as the possible chance that the elderly or young would slip and seriously injure themselves. Stay away from this company at all cost. She has a superiority complex and clearly should be working with the public. I guess that is what happens when the tenancy rate is 1 percent and she feels she can talk down to anyone.

Pros: - Peaceful place to live... beautiful avenue with…read morelovely trees... excellent location, close to parks, within walking distance of downtown, shopping, and public transportation. - Building is kept in working order despite it's age... no elevator but only 3 floors high. Stairs are wide and easy to move stuff up or down. Back entry-way is elevated, eliminating 1/2 flight. - Intercom works perfectly. - Plenty of parking on street (2-hr limit until 6pm). - 1 & 2 bedroom units, full shower & bath, normal size galley kitchen, reasonable rent (under $800/mo only hot water is included) affordable for working-class. - Suites are slowly being upgraded; some have new windows, fixtures, cupboards & carpet etc. Cons: - Hallways lack proper air-flow resulting in odour of mildew and mustiness, unfortunately. Inadequate ventilation makes smell of cooked food noticable by people who don't use their rangehood fans. Simple outdoor air-intake valves would solve the problem. - Noise easily transferable through the wooden floors and walls so music volume needs to be regulated. Management is strict yet respectful. All-in-all a good place to live, beautiful street, friendly neigbourhood, great location.

But this building screwed me over far too many times for me to look back on my time there and say that I had a comfortable living experience. Management has changed since when I first moved in when things were an utter disaster thank goodness. My apartment flooded within weeks of living there and the handling of the situation was highly unprofessional. Since then the management team has been kind and efficient but I still faced many difficulties. It is an old building so it should be commonly understood that there will be some quirks like thin walls and slanted floors. But the lack of simple hardware in the micro units like window screens and closet doors was a little ridiculous. Since moving from the Rocket it has been four weeks since I've moved out and I still have not received my pet deposit, when it clearly states in the BC housing act that all deposits must be returned to the tenant WITHIN 15 DAYS. Having been in contact with management I am incredibly disappointed that the "accounting mistake" has yet to be resolved. To make matters even worse the building experienced multiple security issues during my time there, more, flooding and water damage has occurred since the flood in my unit, and the price of each tiny unit has been raised since I moved in, making it completely unaffordable. Even though the area is wonderful and there are some nice little perks about the building like the shared living spaces and the tenant events, the complications that come with the building make it far too frustrating to be a place to call home.
