I probably shouldn't write this review because I don't want to spoil things, but this is a great building! Amazing location close to the ocean, right next to Thrifty's and many other shops, and pet friendly! If you luck out and get an apartment on the west side, you get a pretty epic view. But the best thing about this building are the dogs! So many good dogs! I love dogs and I have met so many dogs in this building, they are friendly, and some are super friendly! I have a whole list of all their names and say hello to them when they go out for walks. Benny down the hall is a rescue from the California wildfires and he and I have a special bond. Ok, is this supposed to be in a Yelp review? I don't care, Benny is amazing! What a good dog! He presses his body into me when I get to pet him, I heard that means he is giving me a hug. Oh man, I love that! But there are so many other dogs here that I love, Chica on our floor is a very special chihuahua, so brave and tough but after much trying I got her to stop barking and now she comes and licks on my hand! Wow, life is great. I could go on. Ok one more, Jose is such a chill and sweet chihuahua! So gentle and smart and comes over and hangs out with me when they're going for a walk, the opposite temperment of Chica but they are both wonderful. The other complaints are like kinda valid tbh, but to me these are minor things compared to all the positive things this building has to offer. read more

This complex is being run into the ground. Filthy carpets, garbage room that is a health hazard, garbage stored in parking spaces, water damage left unchecked in suites, the shittiest painting in suites you've ever seen, ancient single pane balcony windows with broken wheels, paint flaking off the balcony floor. Just a filth hole! Unless you have no alternative because you have a dog (they don't care how big or noisy your dog is), avoid this overpriced dump like the plague. Oh, and the building is infested with mice, which the maintenance addresses by handing out sticky traps. read more

Location is great. Love the area. But that's about it. I found out that people that moved in here the same time as us are paying less rent and different amounts for parking etc. Also our suite is a dive.. the bathroom floor boards are rotting from water damage/condensation due to the fan not working properly (which they said they fixed and is working better than alot of the fans they've seen in this building' - LOL. We have had 3 different fridges since we moved in as they all have just stopped working and the last fridge they gave us was terrible esthetically and smaller than the previous one. Things are breaking constantly.. Our front door has been "fixed" about 4-5 times for the same issue which is still unresolved. As well and our closet. Not to mention our kitchen sink which has had leaks constantly to the point where the counter top and cabinets are rotten with black mold and mildew. And the bottom of the cabinet is rotten to the point where its caved inwards. We ask countless times for them to come fix the sink. Everytime they just replace the faucet (with an even shittier one than prior and for some reason the incompetent maintenance crew have NEVER used any form of silicone to seal anything.) When i mentioned my concern about the mold in the cabinets/counter they responded with something along the line of "oh it will be fine, its dries as it leaks." The cabinets in the bathroom are rotten too and barely even have any staining left on the door or drawer finish anymore. We have had them come and recaulk the bathtub about 4 times in the last 6 months and honestly a kindergartener would do a better job with finger paint because it still needs to be recaulked AGAIN and the last time It was done was only a week ago. It's actually quite scary to think about all the water that is leaking down underneath the bathtub and how much mold and mildew is growing because of their incompetence and negligence. These are only some of the visual & physical issues of living here.. never mind all other things and the terrible esthetics. Oh and one more thing. We pay an insane amount of money to live here.. and when moved in and as long as we have lived here, NONE of the facilities they offer (and we pay for) have been available. (Pool, Sauna, unavailable completely.- and the gym has worn out , unusable rusty equipment with broken mirrors) We have lived here for almost 3 years and things are only getting worse. I feel like it's time to contact the residential tenancy board because none of these concerns and issues are ever taken seriously or really resolved. read more

CAPREIT is without a shadow of a doubt the worst property management company I have ever had the displeasure of renting from. Don't let the lobby fool you, this is not a "luxury" apartment building - luxury rent for slum conditions maybe! The previous owners had a live-in property manager and were prompt to respond to any issues with our unit or the building. After CAPREIT took over, problems started almost immediately. They fired the live-in property manager from previous ownership and never replaced him, so any issues after hours or on weekends could no longer be quickly dealt with. They raised our rent the maximum amount permitted by law each year, saying they were going to improve the building, when if anything the quality of the place went WAY DOWN. The water system was repeatedly shut off for maintenance, no less than once per month, presumably from pipes continually bursting throughout the building and flooding renters' units (never happened to ours, thankfully). Brown water out of the tap numerous times. Work orders to fix our bathtub, toilet tank, and patio fence went unanswered for months, or were simply lost/ignored due to either incompetence, their high overturn in employees, or both. From what I have heard, CAPREIT apparently has a toxic work atmosphere that is unprofessional, abusive, and nepotistic. No wonder their people act like they hate their jobs and would prefer to be somewhere else rather than helping tennants. Garbage and discarded belongings left in the hallways. Dog feces in the elevator on more than one occasion. Urine in the stairwells. Graffiti tags on the walls. Homeless people camping outside. Several break-ins, including a big one in the storage lockers. All topped off with a flippant and uncaring attitude from most of the employees. Oh, and DO NOT SIGN UP FOR THE AUTOMATIC DIRECT-WITHDRAWAL RENT PAYMENT AGREEMENT. Other tenants were charged their $20 late fee, even when they paid *on time* after signing on to this. tldr; CAPREIT is a disgrace and renters should avoid their properties like the plague. read more

Aesthetic issues, or even non-emergency issues within your apartment will NOT be dealt with in a swift manner. Don't be fooled by the lobby: it's all smoke and mirrors here. Once you've signed your lease, good luck trying to get anything fixed or replaced. The old management, despite its issues, was better. The only thing this place has going for it is its great location and that it accepts pets. And, if you do decide you want to lease here, I encourage you to try and get your rent price down. You can pay substantially more than someone else moving in the same year. Storage, as terrible as it is, is not free anymore, and many tenants pay differing amounts for parking in the same garage. Oh and one more thing: the units are FAR FROM BEING 'LUXURIOUS'. read more

Luxury Apartments? Is this a joke? Any promises of renovations or maintenance are not going to happen, at least not any time soon. Expect it to be a hassle and an inconvenience for you (including entering your suite with no warning or proper notice). If any of the renovations or repairs do get done, the quality is sub par and I am being very nice. Did I mention the mess that contractors leave behind? I will post some pictures and video eventually you will not believe it. My experience with the on site management has been negative; they pretend to care and are very hard to work or deal with. I have tried to work out the issues in a civil manner or request what was initially promised with a negative outcome. Do not be fooled by the corporate image, this is a slumlord, very overpriced rental establishment with only one good point, the location. I spoke to other tenants, not one had good things to say about their rental experience. Not one! I am very curious why there are not more negative reviews here since many have had similar experiences. read more

This is an awful company. They are passive-aggressive and don't buy into their smiles. I rented from them for about 4 years and my payroll cycle was off where I would pay rent late but well within 10 days - and the Notice posted on the door. What that notice didn't say is that if you are late 3 times within 12 months you are subject for eviction. I was evicted and my apt was then listed for $200/mo more. read more

I wouldn't even give it a star if I didn't have to. This company is the worst company that I have ever had the misfortune of dealing with. As everyone else has already stated, it will take FOREVER to get problems solved with Capreit. Below are just a sampling of the experiences my roommate and I have dealt with over the past year: First: We had initially given our direct deposit information to management when we signed the lease. TWICE they had forgotten to input our information into their systems and then late payment notices on our door. When we talked to management both times and we explained that they already had our information they said that the old person that had worked for them probably lost the sheets..... They are an unorganized company that should be avoided. Second: My roommate and I were without a working fridge for over 2 weeks! Capreit management would be rude and would tell us that they were "working on it." When someone finally came in to fix the fridge I asked when Capreit had called them in and they said they were only called that morning. This is unacceptable to let your tenants live without a working fridge for so long. Third: There was water damage in our bathroom ceiling and we had reported it multiple times to the management team, and in true Capreit style they did nothing. After a month of water dripping from the ceiling we got a maintenance guy (who we grabbed as he was walking down our hallway) to look at the issue. When he placed his hand up to the ceiling it created a hole. We were told that they would have someone in ASAP because of the high levels of mold that they could see. After a week all they did was make the hole larger (to see what was happening) and then they taped plastic over the hole until they could get it fixed. We had that hole in our ceiling all throughout December and into January. I was eventually able to get Capreit to start fixing the hole because I was calling them every other day. It took 3 weeks to fix the hole and to redo the bathroom because of all of the water damage that had happened over December. Many of their buildings don't have building managers so don't count on getting any help if there is an issue after working hours. I have called the after hours phone number many times and they tell me that they will leave a message with the James Bay management team, and I never hear back from them. Learn the names of the people in management at James Bay Square because you will be spending a lot of time with them fixing the many issues that come with a Capreit owned unit. These are just a few of the experiences that we have had with this company. A few words of advice to anyone that signs a lease with these people, Email management about your issues so that you will have a written record of everything. Also, the only way to get anything fixed in one of their units is to call management every other day because they will forget about the situation otherwise. The real simple solution to all of these issues would be to not sign a lease with this company! Never again will I live in any unit run by these people. read more

They promise the world to get people to sign the lease then they run them over the coals when it comes to taking care of the promises they made regarding fixing things in the building. Not to mention the people they hire to fix the stuff are pretty much incompetent. It is really too bad as it is a prime location but for the amount they charge per month you can find far better management in the same neighborhood and still have a pool and a hot tub. Avoid renting here like the plague. Go elsewhere in the neighborhood like I eventually did. read more
