Karma Home Designs painted two floors of a townhouse for us. They were efficient and personable. The quality of the work was excellent. You should consider them whenever you have painting needs. We are going to hire them for some interior construction jobs in the near future, too. Karma is not the cheapest nor the most expensive painting contractor out there, but on a value-per-dollar basis they stand at the top. read more

Karma did a good job in remodeling our bathroom. They were friendly and helpful. We had one issue with some tiles which they fixed right away with no problem. They were very good about watching out to make sure our cats didn't escape while they were working. read more

If you are lucky enough to deal with Phil Masitto what a honest, helpful, direct and no nonsense contractor he is. We had the pleasure of dealing with him for a new roof we got and replacing sliders in our home. Karma is a great name for this company cause he created such good karma for ourselves and many of our neighbors. Once he started working in our neighborhood EVERYONE wanted him doing their exterior jobs for them. We have all heard such horror stories about contractors but this man restored our faith in honest, hard working people. He was always available to take our calls and respond to our issues no matter what they were. We are grateful for the experience we had with Phil. read more

Karma Home Designs is just like an STD -- they give the gift that goes on giving except the gift wasn't anything you wanted to begin with. Yet another followup to the botched job Karma did for me on my kitchen and other interior renovations. One of the closet doors they bought and installed literally self-destructed yesterday -- all of the wood louvres fell out in front of my eyes. This door had been improperly hung the first time Karma's unskilled workers installed it in what was supposed to have been its new track. It was not flush with the door frame. I had pointed this out and after some back and forth involving Jordan trying to tell me that was they way it was supposed to look, said incompetent workers came back and rehung it. It was level. What I discovered when it fell apart that they had cut the top piece of wood that held all the louvres in place in order to FORCE the door into the track instead of fixing the actual problem which has now revealed itself to be the track itself. read more

Karma did an excellent job on some structural work in our kitchen. Floor joists, studs, drywall and brickwork all needed to be repaired or replaced due to moisture and termite damage. Karma was not the cheapest contractor we interviewed, but they were the most thorough in their explanation of how they would remove the damaged materials, make the repairs, and restore the kitchen to its original condition. When some confusion with the initial estimate set us back almost 8 weeks on our timeline, Karma worked quickly to get the job done, completing the work in 3 days instead of the planned 4. In the end, Karma made it right by doing all the work as promised. The one think Karma didn't have that I would have liked is a mason who specializes in historic brick restoration. The brickwork was fine for interior repairs like ours, but for exterior work I would prefer someone with expertise in older (pre-1930) houses. I'll just add that I love the fact that they have "overhead and profit" as a line-item on their bill. All contractors must try to make a profit. Karma is actually being honest about it rather than hiding it somewhere in the charges. read more

I have a lot of positive things to say about Karma. We had several contractors come out and give estimates on my shower conversion and basement remodel. The prices we got blew us away, but Karma was the only one who came back and reviewed the entire estimate with us. They showed us why a shower conversion cost so much and why new plumbing in a basement renovation can really add up in the cost. The bath remodel to shower turned out incredible, the best bath remodel I've done in my two houses in the last 7 years. You don't forget the good ones and the bad ones. Karma I'm still waiting on my kitchen quote please! Thanks! read more

It was easy to schedule an appointment. The meeting went well, we discussed the work scope and agreed that I should get a budget proposal by the end of that week. The house needed major renovation including window and floor replacement, three bathrooms and kitchen remodeling. The estimate was expected to be in the $150k range. Three weeks later, I'm still waiting for the budget proposal from Karma. I guess this was not interesting enough project for them or they are simply too lazy to put together a proposal. I'd not hire such a contractor because they'll always be running out of time and miss deadlines. I hired another contractor who respected my time and didn't waste his time. read more

I WISH our only complaints were the delays and "unforeseen" additional costs typically associated with home renovations. And while Karma Home Design's delays have been absurd and their add-on costs preposterous, it is the dysfunctional management, unprofessionalism, and complete lack of customer service we have suffered through for 6 months and counting (they are STILL not finished what was to be a 2-3 month project!) that prompts this review. Early March 2014, we purchased a house and worked through remodeling plans with Karma Home Designs before moving in. On March 23, 2014 we signed and paid our deposit to Karma to build a laundry closet and walk-in closet, and on April 23, we signed and paid a deposit to add a master bathroom to our home remodel project. Jordan, Nick, and Kris are incredibly friendly people - they pass the "who would you wanna have a beer with" vote but DEFINITELY DO NOT get our vote of confidence for home renovations! Days and sometimes weeks would pass where there was no work done at our home (this is NOT including the wait times for permits and other official/reasonable delay). We never knew when Karma staff would show up and let themselves in with the work key after long periods of unexplained absence, so when they did, it repeatedly set off our home security service or intruded on my wife breastfeeding and tending to our newborn (Karma was to be finished before our baby's arrival...). When we asked for 24 hours notice of irregular worksite visits, our request was disregarded and surprise visits (along with security and privacy breaches) continued. We asked that construction foot traffic be restricted to worksite areas of our home, trespasses on our tenant and personal areas continued and Karma management balked at our protest telling us there are "so many rules to follow" and advised us to "post signs" rather than their taking responsibility for their staff. The inaugural months in our new house have been replete with home intrusions. From having Karma management wander into bedrooms in other parts of our home while someone is resting (THREE TIMES this happened!), to continuous obvious and "untidy" use of our personal upstairs bathroom after we have specifically designated the restroom on the main floor for worker use, or finding urine stains on and around the brand new toilet in the bathroom remodel, to having staff kick up their feet to relax in our nursing rocker to watch a movie on our main floor TV or sit and get comfortable in our basement family area (we have photos) - we can only imagine what goes on when we're not home to monitor in person! Each time we submitted design details or product specifications requested by Karma, the managers would just sit on the information for WEEKS before taking any action which led to expired permits and expensive missed opportunities. Project details were inaccurately conveyed to work staff or sometimes not passed along at all, leading to several instances of work having to be torn down and redone, further delaying the project and destroying cherished elements of our restored 1920s home. On-site staff, including the plumbers, electricians, and carpenters, regularly sought us out in our home regarding time sensitive specifications and details necessary to complete their work that we had already submitted to Karma management weeks prior. We have even had to stop workers in the middle of major tasks (like building walls and drop down ceilings) due to incorrect dimensions clearly not in accordance with what we submitted to the managers. In these instances, we were fortunate that one of us was home to notice the error and stop it before it cost more time and money. The downside is that we've been paying tens of thousands to be our own project foreman... To make matters worse, the work that has been finished is shoddy, structurally unsound, or irreparably flawed. Unleveled countertops, slanted walls, and misaligned doors are negatively impacting adjacent elements and areas of the project site. Specific layout and design details have been botched in ways that cannot be remedied without starting the project over completely. And when we raise these concerns with Karma management, they blameshift to other managers or blame us the clients, until we submit to them photographic or documented proof of THEIR error. Karma's internal management communication have cost US BIG TIME both in regards to money AND energy. We have spent countless days trying to reconcile what was discussed and agreed upon with one set of project managers in the spring and what latter half project managers understood to be included in the invoices we've paid. We have gone back and forth for days as Karma has avoided fixing and paying for their own errors. While Kris has been very diplomatic in negotiating this rift, it has not been without avoidable additions to our bill and our headaches. This entire experience has been a NIGHTMARE!!! read more

While these are very nice people, the project came out OVER TIME, OVER BUDGET, INCORRECT, AND POOR QUALITY. I had to walk away with the project incomplete, a non-functioning kitchen, a lost deposit, and I have spent a lot of additional time, money, and effort to undo the damage that they did to my house. I used yelp to find this contracting company. They have many positive reviews, so I'm sure there has been some really great work done by Jordan and his team. I regret to say, however, that I did not have the same experience with the contractor who was assigned to my project. In fact, it was a bit nightmare-ish. What I thought was a simple 3 day job with very simple and clear instructions turned into a 3 week unfinished and totally disastrous fiasco, which has brought out the worst in me and has caused me to write this review. The ask: 1. Cut-out in the wall between the living room and kitchen in the same shape as the other 3 arches in room. 2. A breakfast bar installed in the cut-out made of solid, sturdy, and smooth cast concrete countertops 3. Replace existing kitchen countertops to match breakfast bar material The sales pitch: 3 days (4-6 to be safe), decent price, promise of perfectly matching arches and glass-smooth cast concrete created by 3rd generation concrete master infinite options to customize the colors and design. Reality/Outcomes: 1. Square cut-out (not an arch) a. They wanted to charge me more than half of the original price of the cut-out to correct it (which I refused to pay for). b. There was a complication with re-wiring that I did agree to pay for as it was unforeseen and uncontrollable c. Round 2: after measuring and tracing templates of my existing arches, they installed generic, non-matching arches that look strikingly similar to the $20 home depot arch kit and tried to pass them off as customized. 2. A breakfast bar made of plywood (which was placed incorrectly) with decopoz (sand putty) applied very thinly and messily on top with only 1 viable color option presented to me after the material was applied, gray (the rest were bright oranges, reds, yellows, and blues). a. They wanted to charge me extra to correct placement (which I refused to pay) b. Brackets which cost more than the original budget installed without my approval (which I refused to pay for). 3. Decopoz applied on top of my existing plastic countertops, also very unevenly, and messily. 4. They moved and upgraded an outlet, which no longer functions. At this point it was week 3, the team was outstaying their welcome, and the results were still not up to par. I asked (again) to see a finished sample, which they finally created for me in the corner of the bar. 24 hours later after the stain and seal had dried, I found the finished product to be sandpaper -rough, cracked, and shriveled what looked like dried elmers glue on top of a rough concrete sidewalk. I had the crew stop work. The demo and clean-up: · The workers threw away all of my cleaning supplies which they mistook for trash in a big plastic bag, which they have yet to replace. · Deco poz putty and stain drips and dust ALL over my house. I spent hours trying to gently clean and scrape it from my beautiful espresso cabinets and appliances. · Breakfast bar support screws UNDER the concrete. I spent 3 solid days chipping away looking for the hidden screws, so I could get the monstrosity out of my house. · The screws were stripped. Lovely. · Carrying incredibly heavy counters down 3 flights of narrow, windy stairs. · Waiting for another company to measure, cut, and install new counters and a kitchen sink. And I still need to figure out how to fix these arches. Pricey and annoying. read more

Called them twice, used email link on their website and never got a response.

In response to my review, Karma did call and offer a few free hours of handyman service. Before they came out to do the estimate the second time, we provided Karma with our home inspection report and let them know that we were primarily interested in tackling items in the report and wanted an estimate on such items. We also asked if we could schedule a handyman to come out at the same time as the estimate to do some miscellaneous tasks. They said that would not be a problem, but they only sent one person out. The estimator/handyman was clearly disappointed that our kitchen was already updated and we weren't looking to do a large design project (even though we had told them in advance exactly what we wanted). The individual was nice and did perform the handyman tasks we had in mind, but he did not have a stud finder (we had to run to buy one) or a ladder (so they could not provide an estimate for the roof work in the inspection report). We also told them we had already done all of the electric work in the inspection report (Wilcox Electric is great) and did not need an estimate on it, but they clearly didn't listen and still included it in the estimate. Karma doesn't (1) pay attention to its online booking service (which is how I apparently went wrong before), (2) listen to what their customers want or (3) prepare for their appointments. I would reiterate my statement above that this company does not deserve to be able to say they are a "Best of DC" business. Needless to say, I will not be giving them a third shot. read more

I cant say enough great things about Karma. Back in January, I closed on a new investment property. I decided to to an overhaul remodel on the condo unit and wanted to make sure the project was going to be quality. After shopping around here and there for contractors, I knew first hand that I was going to choose Karma Home Design. After meeting with them to go over the initial estimates, both Kris and Jordan with professional in every manner, and very informative on the whole project, in regard to cost, time period, and design details. A very knowledgeable and honest company. I am very detailed oriented, and had that similarity with Karma. I wanted a contractor that I could count on and could trust their decision on such specialized matters. I had renovated the kitchen and bathroom from top to bottom, and had new hardwood floors installed throughout the living room and bedroom. From helping me choose the right code specific, condo association-approved, hardwood floors to the right kitchen granite counter tops to ceramic tiles to brand new vanity, etc. Not only did Karma help me with such excellent renovation as well as increased the cosmetic design looks of the whole property, the result increased the value of my property to the max of all the comps in the area. Currently, I have a professional tenant who is extremely pleased with their new luxury high and rental. The renovated unit is so stunning, that sometimes I wonder why I don't live in that property! I am very pleased with Karma, and would recommend them to anyone. Thank you to Kris, Jordan, and the rest of the crew at Karma Home Designs. Cheers! read more

Kris and his team were professional, considerate, and efficient. They fixed several things in my home at no charge when I was expecting that I would need to replace them. They seemed very trustworthy and explained everything in detail so I knew my options. They seemed to do a great job with the other repairs as well, making sure to pay attention to detail and obtain my agreement with any options along the way. read more

Karma Home Designs does an absolutely incredible job. I personally had a great experience working with Karma on several projects, they are so nice to their customers. I really feel like they focused on making the homeowner happy with their experience as much as the final outcome of their kitchen remodel. My friends have all recommended Karma to me, and after working with them and seeing their work i understand why.. I don think i would hire anyone else. read more

Would recommend. We contacted them months ago about remodeling our bedroom closet, and the job went well. The closet used to have sliding mirror doors that were a little too large for the space (pay attention, that'll be important later). Above the clothes hanger rod, there was a loose board for a shelf, but there was almost no space between the back wall and the wall the doors hung from, so it was almost impossible to put anything on it. All in all, the closet wasn't user-friendly at all. We wanted them to install mirrored folding doors and shelves above built directly into the wall instead of that board. Weeks after signing the contract and days before the work was originally scheduled, we finally got around to picking out the folding doors we wanted. As it turned out, no standard doors would fit in our space. They met with us again to see how to handle it and in the end they were very accommodating - they wound up moving the wall a few inches so that the doors we liked would fit, for a reasonable additional price. We also contacted them a few weeks after that for a rush job installing a Murphy bed. There were a few hangups, but that was more the bed than them - they worked with us promptly and efficiently. read more

I chose Karma Home Design after reading the reviews on Yelp. I wanted to hire a small DC company rather than a big firm. My one-bedroom condo renovation included recessed lights in living room and bedroom, installation of kitchen backsplash, and complete gut-job and remodel of bathroom. I hired JB from Karma as a designer for a very reasonable price. He designed the whole project, which turned out better than I could have imagined and it was a very collaborative process. I too had to contact them a couple of times for the initial consultation, but that was not a big deal for me as I already knew I wanted a quote from them. My prioritized reasons for highly recommending Karma for your project are: 1. Quality of work - they don't call themselves "Karma" for nothing - the work is of exceptional quality and co-owners Kris and Jordan won't stop until you are completely satisfied, even if others have noted, they lose profit. 2. Great with pets - of crucial concern for me as a pet owner. Everyone at Karma was great with my two cats, petting them, making sure they were safe, did not get outside etc. When finishing my kitchen and before starting a month-long bathroom renovation, I requested my cats have a couple days free from construction - this was accommodated by Kris even though it would have suited Karma more to not take a break. 3. Management of project - the entire project is managed by Karma. They placed a lockbox on the gate so I never needed to be here to let in their workman or deliveries. Also, they take care of the building permits and were here for inspections. This reduced my time needed off work, I did not have to schedule anyone - perfect for a first time renovator like myself. Kris managed my project and was accessible by text, phone, and email. 4. Accountability - minor reworks along the way were compensated. Kris and Jordan are exceptionally fair towards their clients. 5. Designer - I hired JB as a designer. He came to the vendors with me and made a 3-D computer rendering of my bathroom. This was really useful to see the final result before demo. JB responded to every question of mine over a couple of months and advised me on everything. 6. Workarounds and ideas - as everyone in Karma works as a team, I met with several members of the team. They use each other's expertise to find the best solutions to unforeseen building obstacles. Also, they consistently came up with ideas that would make my renovation even better. I don't think I would have had the same investment from a larger company. 7. Exceptional tiling and painting - by far the best tiling and painting I have even seen in a renovation. They distribute their work according to who would complete it best, so I did benefit from the individual expertise of different people in their team. 8. Discounts from vendors - I went with high-end fixtures for my bathroom. I liked one of the vanities used in a bathroom on their website. Luckily, the vendor had a sale and I got a 40% discount on a wall-hung vanity and medicine cabinet imported from Spain. From all Karma's vendors, I got a 10% discount (Karma passes the discount to the client). Karma doesn't push you to use their vendors - they were happy to get quotes from three glass companies and went with the one I chose. 9. Putting the client first - Karma respected my wishes that a subcontractor be replaced on the project. However, for the most part they seem to use people who only work for them so they know whom to best place for each project. 10. Respect for your home - everyday the construction site was left spotless and they brought professional cleaners in once the project was done. Also, they took away all old fixtures and trash. In conclusion, I was very happy that I used Karma. I have not mentioned the budget for the sole reason that I have never renovated before so I do not have anything to compare them too. However, I have no reason to believe that the project was not completed at a reasonable price. Karma is coming to take professional photographs of my renovation soon and I am excited their excellent work will be displayed on their website. read more

Our experience with Karma Home Designs was wonderful. We had to get our home ready to go on the market on a timely basis. Phil was our project manner. He was a pleasure to work with. Honest, upfront and an all around nice person. Our wood floors were redone, walls painted and our cement walkway was fixed. Three totally different projects all done beautifully and promptly. Our house sold within four days. I credit Karma for helping it look its best. read more

I loved working with Karma Home Design! They were very professional and friendly from being on time for the free estimate appointment to completing my galley kitchen near gut on time. The one descrepency on my bill was handled immediately and their pricing was very competitive (I met with four other companies). Adam was my contractor and he went above and beyond to keep me up to date on the project since I live in California and wasn't able to see anything for myself. Adam was beyond patient and would send me pictures from the site and Home Depot and he even Skyed me (a lot) so I could see material options and kitchen updates in real life. I really enjoyed working with Adam and this team and would recommend them to anyone AND I would definitely use them again. My tenant loves the kitchen and I feel thankful that I had such a reputable person in Adam taking care of my condo and kitchen in my absence. read more

We had a roofing project for which we contacted several construction companies but after meeting with Mr. Jordan Javier of Karma House Designs we felt the most comfortable signing up with them. Our decision was based on how professional and knowledgeable Karma's staff was and also what some of their former clients had to say about their experiences with Karma. He handled our insurance claim smoothly and promptly, and not only was he able to fix the interior damage but was also able to get our roof replaced with no money out of our pocket. Jordan explained to us in detail our options for our flat roof, and also why we were not getting a fair claim process. With his expert advice we were even able to use some of the insurance claim towards upgrading our gutters as well! Karma was not only able to complete the project on time but also within our budget. Our experience with Karma, its staff, especially Jordan, has been exceptionally positive and therefore we have no hesitation in recommending Karma Home Design to anyone who is looking for a fully licensed, bonded, and insured company with professional, knowledgeable and courteous staff. The quality of Karma's work no doubt is the karma in the form of returning customers like ourselves. read more

Have to admit I've been through a dozen of horrible contractors and almost lost faith in getting my kitchen and bathroom remodel done. My house looks like something out of a sci fi horror flick. No one wanted to touch it and I needed it done. Karma came through with a reasonable estimate and really good cabinet options too. The bath and kitchen look great! Hardwood floors extend throughout the kitchen, with granite countertops and a subway tile backsplash that makes the kitchen glow. My bathroom now has wall to ceiling tile and all new fixtures. I couldn't be happier with the work they did. I'd refer these guys to anyone. Thanks again. read more

KHD did a major two-story front addition remodel/rebuild and we couldn't be happier! The whole team was a pleasure to work with and they will meet you where you are (whether you want to be hands off with your project or in the thick of it). They are fairly busy, so our project sometimes lost some momentum prior to the actual build, but we are equally to blame for long lags in our replies to their emails. Once the build started, the project proceeded more quickly, smoothly, and professionally than any other project we have done with anyone else! We have been thrilled with the end result-- KHD is committed to attention to detail, precision and quality. But above this, our project manager Adam was our advocate and partner in all things. He deserves kudos as he advised us all along the project and as change orders happened (which are bound to happen with any job of this size) he really advocated for us and got us the best result possible. Everyone we came across had a genuine passion and pride in their work. And when things weren't up to Adam's high standards (which was rare because the whole team is highly skilled), he would make them do it again until it was perfect. We have really appreciated Adam's and KHD's honesty, quality, and workmanship. We will definitely use them again for any project large or small. This is the only construction company we trust! read more

I was excited to see that these gentlemen had great reviews at first. Contacted Jordan and he responded quickly, asking for photos and a description of the work I wanted done. I was surprised when he didn't try to schedule a time to come out and actually see the room I wanted remodeled. I clarified some details for him about the work, but then didn't hear from him for 2 weeks. Emailed to see if he had been working on an estimate, or if he had decided that the work wasn't something he was interested in doing. He sent an estimate immediately afterward. The estimate did not detail any of the materials that were "included;" no description of quality, brand, anything (and he never asked me in the first place). I emailed back to ask what he had budgeted for. That was 10 days ago. I'll go ahead and assume that they are so busy that they don't need my business, which I will be taking elsewhere. read more
