READ READ READ READ READ !!!!!!!!!!! Kading Properties are slumlords. They advertise I very nice looking place on their website. They wouldn't allow me to walk the property before I moved in until I paid the deposit. My deposit was $950, They told me that it would be cleaned before move in. When I moved into the property the property was filthy I have a video of the property, It was dirty, items were broken, leftover garbage from previous tenants, the tile had multiple cracks in it. On top of all of the cosmetic issues, the people there are rude, unprofessional and breaking the law. I was a couple months pregnant when I moved into the property and I had a doctors note for bed rest and I couldn't lift more then 10 pounds and they said they don't care about the doctors note. I was still going to get a trash can violation fee of $50. I then contacted Iowa civil rights for the discrimination while pregnant and they served them. They then removed the $50 off of my ledger. After the pregnancy discrimination they then started to retaliate against me by complaining about my rent not being on time when I had IMPACT a government funded program paying the whole year of rent but in increments of 3 months. They started trying to evict me which is illegal, they put multiple documentations on my door. When it was time for me to move out and apply at other places they gave me a horrible reference stating I didn't pay rent on time and that they wouldn't rent to me again. I was unable to find a place to rent to me for over 6 months with two kids. When I moved out I left the place exactly how they left it when I first moved in. They took my full $950 deposit and charged me for multiple fees listed in the ledger attached in a email they sent me.. Including the replacement of the tile floors, which was like that when I moved in. A total of $1,528.00 and the tile flooring being replaced a total of $915. I feel everyone here is in jeopardy of their slumlord selves and unprofessional cheats and taking advantage of low income families. After all of this I'm now taking them to small claims court and I will re post when I win. I also reported them to BBB. If I can go any farther I will they made me and my kids life a miserable Hell. They are the worse kind of landlords in this world. I also have a couple friends that lived here as well and they have had the same experience as me. These are over priced, poorly put together, they charge you for any and everything when it comes to a Fee. I could go on and on, which I will legally but if anyone ever wants to lease with them DON'T. They are unfair and they are crooks. DON'T DO IT! You will regret it! read more

We've been renting with Kading for the last five years. They've always been quick to respond to service calls, friendly when talking with us and have always provided a clean and safe home to live in. Rent is high for what you get in Des Moines; however, they do allow larger dog breeds that most properties do not. There are rules, like no kiddie pools on their property. While I understand from an insurance standpoint why they would recommend this, I also think kiddie pools are for toddlers, which means the risk of a kiddie pool is not great enough to warrant the ban. Also, you have to keep your garbage bins in the garage which limits the space for a car and makes your garage stink. This is fine, but it'd be nice to be able to keep outside, and I do not think they'd take away from curb appeal. They do take care of all snow and lawn care services. Lawn care is done weekly to bi-weekly. Snow care is supposed to be done timely with measurable snow. I find that they are very late to remove snow. Oftentimes, the snow is already cleared before they get there, and they have skipped snows also. So you do have to have a shovel, at least, to manage your drive to get to work. These are petty issues; therefore, it's not a reason to not rent with them. Just gives you an idea of the type of management company they are. I feel they are fair and enforce their rules with everyone. I've never known them to treat anyone better or worse than others in the neighborhood. While they do offer somewhat affordable housing, its disappointing that at this day and age they're still building houses without central heating/cooling. One small ac unit for a 3 bedroom is crazy. Their baseboard heating elements are also a very concerning choice considering they expect to rent these out to families with children. If you live here you either wont have storage or wont have a garage for you, but its up to you. However I and one of my neighbors learned that if you don't use the garage for your car, it will get broken into and you will get your wallet stolen. The kids and grownups alike don't pay attention to the rules, they leave toys out everywhere, don't pick up their trash, and don't pick up after their dogs, especially when its on someone else's lawn (ours). The houses are in general built like crap, our foundation is showing and crumbling, there's cracks everywhere, and a week after we moved in, the shower started leaking behind the wall. Our outside outlet also doesn't work. Oooh best part is they apparently raise the rent every year, so the rent is only actually affordable for like two years max, and they only offer 12 month and month to month leases so its ridiculously hard to find a place and move out. I will say when we initially started the application process the lady i spoke to was very nice and helpful. I applied at like 8pm and she had accepted our application by 9pm. read more

I have now lived at two different properties under Kading; both in different towns. I will say that Kading Properties is a fairly good company. They are not really high up and snotty but not really slumlord; in truth they are somewhere in the middle. The units are decent, clean and they do get on top of work orders but some of their policies are frustrating. However, I understand why they have them. You will not find many 3 bedrooms with 1 car attached garage, pets allowed and private wash,dryer option for the price that they are offering. Of course there are some disadvantages. Some of the units do seem to have been somewhat thrown together and driveways are not useable if you drive a car or van; seriously you need a truck or suv that sit high off the ground. Also, like any new place you will be sure to fully walk the unit and document everything before moving in. Check all the appliances, sinks, and windows. When I moved into the first unit in DSM, the place was perfect and I really loved it. This new place in the new town, there has been some difficulties and I am not as in love as I was in DSM. Over all I would and have suggested Kading to family and friends who are looking for new place to call hime. read more

Initially the communication was positive but prior to the move in, all the steps were not clear. Once we got to the location, it was dirty, bugs (dead and alive) throughout the kitchen and bathroom area. Huge hole in the end of the kitchen cabinet which was never repaired. Had been repainted but done poorly. No mailbox key. Had to go between Kading and the post office to obtain a key which took 2 weeks. The roaches were terrible! Had maintenance come 3 times for this problem and there were still bugs. Also, the vent for the dryer hook up had been torn out and it took them over a week to fix it so we could dry our clothes. Upon letting them know of moving out, we received an email but that's all, no other follow up and no direction on how to proceed. It took phone calls and messages to finally get the form needed. In addition, there are hidden fees if you have to break your lease for any reason. They are not written or spelled out anywhere you can find them but we were told they are part of their "policies". Definitely would not recommend renting from them. read more

Our experience at Terrace View in Knoxville started off well, but quickly declined after the first few months. Initially, it felt like a good step for me and my wife, but issues soon arose. Despite submitting multiple reports about neighbors not cleaning up after their dog, no action seemed to be taken. We rented from Kading for two years, and in our opinion, the apartments are not worth the cost. The units featured cheap finishes, damaged appliances, and poorly completed drywall work, among other issues. The move-out process was particularly disappointing. The office staff came across as unprofessional and unhelpful, and it was clear that the company prioritized keeping as much of our deposit and additional fees as possible--even for reasons we felt were invalid and unjustified. It often felt as though their goal was to maximize charges rather than treat tenants fairly. Overall, the property and management are not working-class friendly and do not provide good value for the cost. We live in the Altoona duplex community. We have been here a number of years, and the neighbors have changed, but more often than not, our neighbors have been great. There are a lot of kids in the neighborhood, some pleasant, some not. It's loud, especially in the summer. The new app is easy to work with, easy to pay rent, fill out maintenance requests, etc.. Depending on the Maintenance staff, your needs will be addressed in a timely manner. My only issues: after almost 9 years here, updates have never been made, but the rent continues to go up. The one small wall A/C unit in the living room does not produce enough to cool even the living room/kitchen area, let alone turn down the hallway and cool 3 bedrooms. They have said that optimal settings is 72 degrees. Straight across the room, the thermometer on the fridge said 83 degrees with 60% humidity. There is no dishwasher. The cabinet amount/counter space is small - If rearranged, I think that there would be plenty of room for a dishwasher. read more

Fine you for every little thing -- it's upsetting considering how low-quality the buildings are. Good luck remembering and sticking to their 10,000 rules. No heads-up is given; you're just fined without any warning. Not to mention houses are completely built CHEAP and taken terrible care of. Moving in house was minimal cleaned and we even had an ant problem building from under our toilet! Not to mention the nasty out dated appliances that it comes with- never would I recommend this place to anyone! We've only lived here for a year, but it's a year too long. Can't wait for our lease to be up. We also put in a maintenance request and waited two weeks. Then we had another problem with our front door and submitted a new request since it was urgent -- they showed up the next day. So unless you have something that urgently needs to be fixed, good luck. And don't go off the good reviews. They offer incentives every month or so for rewards if you post positive reviews online! read more

I tried to find where to leave a review and I couldn't, however. I just wanted to say too often people complain about the negative. I however commend Kading on the positive. During the Pandemic my whole family was hit with covid, including my son who almost lost his life! These times were tough as the medical bills racked up as I'm also immune compromised and couldn't work. My kids cant go to school with the threat of bringing it home to myself or their sibling,  and have to do school from home, our lives were flipped upside down!. Kading not only gave me the resources to help me. But they were kind, compassionate, understanding and not once in 3 years have I had a bad experience. Here's the thing, we've had so much bad luck in most of our previous living arrangements/places therefore, we really did not have high hopes for this place especially after reading some of the reviews. We have never been more pleasantly surprised so far with Kading. The office staff has been so very courteous and understanding-there was some minor issues that were notated on our move in walk through and Kading sent maintenance out to fix all issues THE SAME DAY and they were exceedingly polite about it. Never have I been at any place where the move in list was actually taken seriously. We have never lived in a place (3bed 2 bath house) where the neighborhood was clean, with great lawn care service twice a week and the absolute best (and respectful) neighbors! We have rented from Kading properties for over 10 years now and we couldnt be happier. They have always made us feel like this is our home and havent ever treated us any different. Everytime we have went to the office they greet us with a smile and take care of what we need. Any maintenance requests have been filled asap and they always do the job right. If theres been an emergency they have always got right on it even on weekends. They have always called me back if I couldnt reach them and the best part is they accept pets! Not alot of landlords allow pets. They take care of the snow removal and lawn care which is a plus and its included in our rent. They own a lot of different properties in a lot of different locations, but they do a great job taking care of everyone. I just happily signed my second term lease with Kading Properties. There are so many things I love about my home and this management team. I was actually just raving to my sister about Kading Properties the other day as their maintenance staff had my driveway scooped before I could even get to it! I was extremely thankful, especially since I didn't expect anyone to get to our streets and driveways until much later. I have had little maintenance requests, but when I do put in a request, it is taken care of in a timely manner. The office staff is very friendly and helpful as well. I have talked to Miranda quite a few times and she has always been so sweet and genuine. I love the townhome I have made a home for my kids and I over the past year and a half. I've been here since the 11th. it's the 25th and I've already had false allegations placed on my partner and I after requesting maintenance. He told them we were smoking in our unit. They arranged an inspection DAY and TIME and never came after asking me to contain my animals ALL DAY. I never smoked in my life. My partner either. They texted me saying they would arrange another day to come in the following week. They're already a problem and I just moved in. You can bet your ass I will be fixing shit myself from now on and I'll never call maintenance. Especially since they lie and snitch (seemingly) on tenants. KNOW YOUR RIGHTS AS A TENANT. PLEASE. Hello, I have lived in my Kading townhouse for over 1 year.If your looking for a property to rent don't miss an opportunity to check these properties out. When I compared my 3 bedroom townhouse to a 3 bedroom apartment, my rent was much lower, my garage is connected, at an apartment you might walk half a mile to get to your garage if they even have one available. Your only connected to 1 neighbor here. I believe most if not all have free internet and cable TV, another huge savings. Overall, not the worst place to live but definitely not the best. You can tell most of the maintenance is not done by professionals. The spackling is rough, done quickly to get people moved in and not to make it look nice. The cabinets are severely outdated and dont even have shelving in some of them. The biggest problem is the odor from the laundry room drain. Was told if you dont poor water down it every so often it will stink. Honestly it doesnt seem healthy to me. In the end you get what you pay for. Its a cheap place to live that doesn't involve living in the slums. read more
