There were a few things that were not done in the unit, contacted and one thing was fixed, still have others but they are not huge things.. Mailbox problem: Upon moving in, I called Kading for keys to access my locked mailbox, and they said to check with the post office and that they don't do anything with the mailboxes. I called Kading back and they said that they don't pay for the mailboxes and that it is up to me. Since Kading didn't have the keys to the mailbox, the post office clerk said that I had to pay $40 for keys to the mailbox... Moving out charges did not seem fair: They deducted money from my deposit that are normal wear and tear. read more

Appear to be scammers. On their rental site for Corydon, IA, all of the addresses have addresses that do not exist according to GoMaps, Garmin GPS, and Microsoft AI searches. Further, all of the listings maps show an arrow near the Newton Road and 50th Street crossroad. It is a cornfield! First impression moving in... No one cleaned it. There was many broken things and bad wall patching. Someone had been in there to leave a welcome home bag and keys but didn't seem to care what shape the property was in. Property Manager that over sees the actual property came over day of move in to look at it. Said he would be back that following Monday and never showed. Did two maintenance requests and have yet to hear back. Asked if we could have a shed be put on an already cement platform in the back yard and was told no. Lots of rules for a property that isn't ran well. We pay a lot of money to move into a nice home and that's not what we got. So far not impressed. This will be a long year! read more

Did not leave a review until I moved out for fear of reprisal. unlevel foundation needing 4 mudjack repairs (foundation is still not level) A licensed home inspector came out in Nov of 2020 and stated that the residence had "severe foundational issues" 3 threats of removal from the main office for reporting the issue with the unlevel foundation. I reported this issue three times and all three times I was told that I would need to move. Kading would perform the repair when I left and ONLY after I had vacated the property. They would not pay moving costs nor would they secure another rental for me to move to in the same or similar area I currently resided in. Only when I protested and sent numerous requests for review to their senior leadership did they finally relent and attempt to fix the unlevel foundation issue. A handyman brought out a rented mudjacking machine and a crew of unlicensed workers who had no formal training on the equipment prior to being on-site. They did more damage than the initial issue. Now the whole floor of the property has visible high and low spots (this could also be due to the cheap laminate flooring used to cover the original tile flooring that was cracked in many places due to the UNEVEN FOUNDATION large cracks in the corners of walls from where the foundation and home aren't level Numerous fees added for "violations". 7 pet waste violations with no review process or explanation of what was found. 2 trash can violations issued on Wednesday evenings. PET RENT added recently. A 25$ charge just for the privilege of owning a pet. On move out: They attempted to charge me for cracked walls, chipped paint and "damages" that all related to the uneven foundation. Their "records" at Kading show that my property was cleared of all foundation issues. When I asked how they got that information as no formal inspection team came back out to re-inspect after the first licensed inspector came out their entire rental team went silent. I still have not received my deposit. Every year they will increase your rent and give you NOTHING in return. Apparently, Kading looks at housing for non-homebuyers in the DSM area as a privilege. A privilege they are happy to provide for the low cost of "every single possible thing they can charge you for. Everything." read more

I had set up a tour of a property a week in advance, received the door code 24 hours in advance. However, less than 12 hours in advance was informed my tour had been cancelled due to calendar conflicts. This company shows a low value for professionalism and consideration for potential tenants time. I would not recommend this management company as if this is how they treat potential tenants, I can't even imagine how current tenants are treated. read more

Make sure you paint your walls and clean under your appliances when it's time to move out, or they'll charge you about $1000 to get it done for you. Learned that the hard way. There were always bugs in the unit, hot in the summer. So cheaply made and they never want to help if something breaks, loud obnoxious neighbors that would park in my spot. ( It must be my age that this courtesy is not done anymore). By the time I returned home Sunday night. I wake up Monday the place is no longer available. I mean come on, I've been upfront about moving from out of state. Can't even get a day or two to check it out. It was a location I was very interested in and was honest about that with them. Be prepared to pay ever increasing rent costs, all while being stuck with crappy baseboard heat and no central AC. And God forbid anything happen to your unit, Kading takes no responsibility. They don't spray regularly, so be prepared for bugs and/or mice. And if you do get those, they make you pay to take care of them. I complained about my breaker box constantly tripping. The maintenance man came in, flipped them all off and then back on and said "all fixed". When I moved in the place was full of roaches witch I didn't notice until night time, I told them and they sprayed, but I had to take the initiative and take care of the problem myself before they got in my food and furniture, then I got word that my mom was dying and I was 2 hours away, I asked if they had units closer to my mom that I could transfer to, and they said I couldn't move until they got the unit I was in rented and allowed strangers to come in and do walk through, I was so upset and didn't know what to do, I had a friend who was looking for a place so I asked if she could take over my lease, they wouldn't allow it, so I had no choice but to have my friend take over my rent and that same moth the place was flooded from a storm, they found out that she was there and sued me. I really wish I never made the decision to live there to begin with. read more

These properties are some of the cheapest made buildings I have ever lived in. The walls are paper thin, the buildings don't retain heat and are only heated by inefficient baseboard heaters. There is one wall mount a/c unit in the living room/kitchen that only cools the living room/kitchen area. They are not going to give you the deposit back and will always find a way to screw you out of it. They will also end up putting over a thousand dollars worth of phoney fines on the move out. Would never recommend anyone to rent from these shady slumlords. read more

The townhouses are nice, decry sized bedrooms and living space. I wish they were better insulated to better control the utility bills. Whenever I've had an issue maintenance is very quick to respond and fix the issue which is great. Central air and heat would also help with utility prices. Never had a problem with our neighbors except on occasion we can smell their cooking through the walls, not sure what's up with that. They NEED to put up street lights for our safety and the safety of the children in the neighborhood. Other than those little things it's a good place to live, I've had no major problems or issues with office staff. read more

We were the first tenant in one the new townhomes in Knoxville. We had a short term need, and it worked short term, but we would not live here long term. Our reasons are mostly related to my (and many others we see as we read reviews) perceived motivations of Kading Properties to nickel and dime tenants for every little thing. There are some quality issues with the properties, but they are livable, and would be a great first place for a young adult just getting started, as long as you are aware that you will be charged for additional things throughout your time renting. Here are things to be aware of if living in these properties: * Parking: Guests must park on Bell Avenue if you don't have an open spot in your driveway. This can be a long walk if you live on the south side of the development. They will tow if you park in the road behind your driveway for an extended period of time. * Snow Removal on Roads: They advertise that they do snow removal, but it's done with a skid loader and a bucket on the end of that skid loader, and no sand or salt was used that I ever saw. The road was so bumpy to drive down in the winter that you had to drive 2 mph as it felt like you were driving through boulders. During a storm, it would be very difficult to drive through without 4 wheel drive. * Snow Removal in Driveways: Be prepared to do your own snow removal in the winter. We contacted them about clearing our driveway after the first snowstorm because they charged us $50 for having a snowblower sitting outside, and they said they won't do the driveway unless there are no cars in your own drive, and no cars in your neighbors driveway because of liability. I did see them clearing some driveways several days after snow storms, but that is not really helpful if you need to leave during a storm. * Random Charges: They will charge you if you don't immediately put your trash can away ($50), or if you have anything else that they don't consider decorative sitting outside. We were charged $50 for having our snowblower sitting in the corner of our patio, but a grill is ok. We were also charged $50 at least one time, if not two, for our garbage can not being put away in 24 hours. * Electricity: The electricity cannot handle a microwave in the kitchen. The breaker would trip nearly every time we used it. We found ourselves lucky if we could microwave something without the breaker tripping. I know others who have this same problem in the development. * Hot Water: The water does not get very hot even after trying to turn up the temperature on the water heater. * Moving Out Charges: We hired a professional cleaner to clean the unit before we moved out because we had heard that they will nickel and dime you. We were charged $50 for oven cleaning and $30 for a stain on the toilet seat. When we asked for pictures of what they were referring to (because we had hired a professional to clean), they did send pictures which showed a clean oven and a normal wear and tear on the underside of a toilet seat. The pictures overall showed how clean we left the unit, and it was better than when we received the unit (and we were the first tenants to move into the unit). Their response after I challenged the charges was "I am very sorry to hear that. I do have to stick to the policy for cleaning. Again I am sorry." The one positive is that they do respond to messages even if they just tell you sorry, but you have to pay this charge or that charge, or they won't shovel your driveway, etc. Overall Kading Properties seems more concerned with charging for anything and everything on top of your rent than they do making it an inviting and comfortable place to call home. read more

I'm not even looking to move, but this company either was given a wrong number or entered it into their system incorrectly. I don't nor do I care. But instead of contacting whoever they were attempting to contact, they dialed me instead. You'd think that would be no big deal. Most of the time, people just say they're sorry and end the conversation. Not the secretary/receptionist/whatever her job title was on the other end of this call. Instead, she proceeded to get rude. She accused me of playing a prank on the company and said they didn't have time to deal with this kind of joke because it is a very busy office. She also said that I would not be getting back the $80 in application fees I paid for me and my wife. I'm not even married. Since being polite wasn't working, I told her to go ahead and keep my application fees. Because I wasn't looking to move, never filled out an application and didn't give them one penny, it was no loss on my part. I hope the couple that did fill out the application found a better place to live because nobody deserves to deal with rude property managers. read more

Everything you do you get $50 fine added to your rent, no playground for the kids, people driving way to fast when children are playing, window air until in the living room in the front of the apartment the bedrooms are hot when you are trying to sleep, you have to provide your own blinds and door stops, towel bars for the bathroom .wouldn't recommend renting from kading properties. Nails are found all over the property, concrete is uneven my wife was injured riding her bike because of it. Very noisy place to live. read more

I drove 30 min. to a property that didnt exist. Through text, I kept asking if its the correct address through text message, and they assured me it was by just replying the same text 3 times. I finally said, there is a basketball court where the address is. After 20 min, I gave up. Then the person I was texting finally stated they were sorry that was the wrong address. Then they appologized gave me the correct address, asking me to come back at 5pm (6 hours later). I declined because if they cant give me the address correctly then what else would I find if I moved in. Come to think of it, last year I needed to move to the area and the same thing haopened, i remember because of the basketball court. After reading reviews on Facebook and Google, sounds like I dodged a bullet. Do your family a favor and move along. read more

The service was great when I first moved in. I moved from 2 hours away and Kading was very accommodating throughout the process. With service itself I had an issue this last month. I had to called 3 times and requested a call back. On my 4th time I was able to get a manager to be able to answer a question I had. But the woman who helped me was very friendly and resolved my issue. The size is good and nice to have a garage. Wish the place was up to date. Old appliances, cheap carpet, walls are dry wall, my baseboard heaters are starting to rust. I have lived here for almost a year and half. This place is the worst. We moved from California so didn't get to see the place before we signed the lease. We picked out one of the corner units in this dump and when we got here they said it wasn't available so we had to pick another unit. Come to think of it, isn't that a breach of contract in itself? Hmm...Anywho, so I talked one of the girls in the office and was VERY specific that I wanted a quite neighbor. She rambled on about how it's all quite and if we ever had any problems that they would take care of it. LIES!!! We have a problem with our neighbor, the kid pounds and kicks on the wall and screams bloody murder EVERY NIGHT!! Called, emailed back a forth blah blah blah. Nothing got done. The last thing they said to me was "did you call the cops" So we are moving out before our lease is up and they won't budge on giving us a break. Still they want us to pay the rest of the lease out. What a joke. Btw when we moved in it was so dirty. The bathroom smelled like urine. The caulking on the toilet was filled with pee stains. Cabinets were full of food crumbs ugh what a nightmare. We are really pleased with our time at kading. they have responded to all of our maintenance requests promptly and efficiently. We are very pleased with the cost of rent and love that they have rules in place to keep the neighborhood looking clean and nice. The units are very bare bones. It is baseboard heating, and each heater is turned on individually. There is a wall ac unit and it does a great job in the heat of the summer. If you don't want your energy bill to be too expensive, be sure to seal off your ac unit from the inside in the winter, as it lets in a lot of cold otherwise. Many people complain about energy bills over $300, which we have never experienced. probably due to the fact that we bought battery powered thermometers for each room and seal our ac unit. Overall we are really enjoying life here at kading and definitely would recommend it. :) read more

This was literally the filthiest place I've ever stepped foot in. When we moved in there was mold and a moldy sandwhich that fell out of the heater. You could see outside through our door. It was absolutely awful. Within weeks of moving in we were desperate to get out and told it would be over $5000 to buy out of our lease. We had to stick it out a year to avoid paying. The last day of living there we had the garbage can on our drive way and got charged $50 for it not being put away. They are horrible and please save you and your family from living there. read more

I rented from Kading for nearly 2 years before buying after moving to Newton, IA. The unit was not deep cleaned before I moved in. The tops of doors, the shower, and inside cabinets were dirty. and there were trash bags left in the garage. Getting maintenance to fix things took forever. Example 1: I had an issue with mice and was unsuccessful catching them myself. It took nearly 3 months to get someone to come over and fill in the holes and put poison in the attic. They kept marking my requests as completed but not doing anything. Meanwhile I can't leave anything out and have to wash anything I want to cook with before and after using it for 3 months. Example 2: a piece on my toilet broke which caused the water to run constantly, I tried to use the emergency shut off valve, but the valve was broken. I texted the emergency maintenance line and explained that water was constantly running. I tried contacting maintenance multiple times but got no response until they finally came to fix it 5 days later, and even then they only fixed the toilet, but not the emergency shut off valve. Those are just 2 examples. They are also very dishonest. They tried to charge me a large fine once for leaving my trash cans out. They didn't notify me just added it onto my bill; I guess hoping I didn't notice the extra charge. Thankfully I did notice and when I called and asked what supposed day I left them out she told me Wednesday which is trash day; the day they are supposed to be out. They didn't try that again. They also tried to steal over half my deposit. A month after I moved out I got a form from them saying I was getting less then half my deposit back because they used the other half to redo the flooring. I had documented proof that the laminate flooring was chipped and stained prior to move in because I filled out my move in form and I took photos. I also took a move out video which clearly shows the carpet still in good condition. When I showed my proof they agreed to pay me back the other half. 1.5 months after I moved out I finally got the first half of my deposit back but not the second half. When I emailed them about it, they tried to tell me they already sent it and cited the first check as the payment. When I reminded them they still owed me the second half they stopped responding to their email so I followed up with a phone call, only to get transferred to a voicemail. I did finally heard back from them later in the day that would you believe it the check was actually sent out in the mail that very day. I finally got the check a week later (1 month and 3 weeks after I moved out). They mailed it to the Townhouse address and not my new address that they had on file. Thankfully, I set up mail forwarding so it the check made it to me. The check was dated for the day after I spoke with them the final time so they lied when they said the check had already been sent out that day. With all the work I had to do to get the money back they tried to steal from me I feel like I should be able to bill them at least 2 hours of my time. If you move into a property owned by Kading make sure you document closely and stay on top of them if you don't want to be cheated. I wouldn't recommend Kading properties. read more

Absolutely horrible management. They do not care about tenants or their comfort. They only care about money, and I get it to a point, it is a business; however, you're in the business of hospitality. I have had 3 maintenance requests active for two weeks now and I haven't gotten them fixed. I have a leaking sink that they won't fix and my dishwasher no longer does its job. However, instead of management making sure things are done properly, they send out a bribe to write good reviews. What is the bribe? $20 ticket to see Christmas Lights... absolutely pathetic.
