Not having connections to the area, we had to go on limited information about certain contractors. I hope this review provides valuable information about our experience with Mr. DuBois. In short, I believe he has critical communication problems and is a person of poor character. He should be avoided. Mr. DuBois was engaged to provide the standard work for a new home, including excavation, septic tank/drain field installation, and final grading for a cost of $33,100. Our problems with him were in three areas: unsatisfactory completion of the standard contract, unapproved billings, and personal threats. Unsatisfactory Completion of the Standard Contract I believe Mr. DuBois does the bare minimum and cuts corners. I am attaching several pictures of the way in which he left our home at the conclusion of construction. The easement road that he was engaged to install was filled with potholes, several up to a foot deep. Numerous areas around the home had standing water for weeks after any rain. My general contractor said the work was unsatisfactory and it was unusual for a contractor to leave any of his jobs in such a state. When Mr. DuBois sent his final bill in March 2023, I kept $5,000 back and told him I'd be happy to pay the rest once he completed the services agreed upon in the contract - merely fixing the road and doing a final grade to remove standing water. Mr. DuBois stated that he had reached the legal point of "substantial completion" and he did not intend to return. Unapproved Billings Shortly thereafter, Mr. DuBois sent me an invoice for a late fee and invoices for additional services totaling $13,102. Unhappy that I held back some money and asked him to satisfactorily complete the work, Mr. DuBois created invoices for alleged work going back to the beginning of construction 18-months prior. These extra billings (40% of the original contract amount) were not discussed or priced out at any point during construction. Nothing was approved either via verbal agreement or a written change order. Items included unnecessary survey work, additional drainage material not discussed, and extra time he claims his team spent grading that was not originally planned. I discussed these charges at length with my general contractor who had significant concerns about their legitimacy. According my general contractor, even if we gave Mr. DuBois the most gracious benefit of the doubt, the amounts billed for most components were excessive. Given the scope of the work claimed, my general contractor estimated that the billings for labor hours were approximately three to four times what they should have been. Threats When I received his additional invoices, I called Mr. DuBois and stated that they were excessive and unapproved. I asked why I was being billed for work allegedly done in 2021 and why no communication had been made previously. He had no real answer, but immediately became hostile and threatening. He told me this was a small town and that he is great friends with the local circuit court judge, Sara Lisznyai. He told me his lawyer had already drawn up papers and was ready to sue me in her court. He then went on to state that he would call my employer and reference my character if I didn't pay him. I found the entire exchange wholly absurd and unprofessional. I felt that continuing to deal with Mr. DuBois whether to satisfactorily complete the original work or in court regarding these additional billings was a waste of my time and personal peace. I paid him to go away, which caused the home construction to be significantly over budget. In building this home, I worked with at least 15 different independent contractors. Some were surely better than others. Nobody tried to pull anything like Mr. DuBois, however. He cuts corners and does not communicate effectively. Further, I find him to be dishonest and of poor character. Even if you must go outside the county, I strongly encourage you to find another contractor for excavation services.
