It was so poorly run that even…read moreafter we told them we were leaving we still did not get a timely reply back until I cc'd management and other staff we had interacted with on the emails. We calculated how much money we were getting after their fees and all the repairs they had done (for our 1990 house that was in great shape) and it turned out to be 65% of the rent. If you need anything be prepared to interact with their robust team of offshore folks in the Philippines. We are still unclear why we needed our septic pumped 2x within 2 years and were quoted $3-4k each time as they did not send us the detailed breakdown of the requested work. We had a suspicion that the folks they use for maintenance and for other repairs were financially incentivized or tied to the company as we did not receive multiple bids and it looked like SJA had ties to the company doing the work. Shout out to Kayla Schwartz who never answered any of my emails until I cc'd Claudette Scott. They did not seem to fully do walk throughs and left our property and wood floors covered in dog pee pads during the walk through. We requested that they not allow tenants to use our fireplace and found they had left that in the listing so we were legally obligated to allow it. Neat. If you want to lose significant amounts of value and gain 0 value except for a huge headache, SJA is the property management firm for you!

To be transparent, we are property owners, so this review is from the owner's point of view. Having said that, he's been proactive in making sure the rental house is in a good shape, including regular annual maintenance. This is to ensure tenants get what they pay for. One thing David really stands out is his responsiveness and timely communications. Tips: believe it or not, best way to contact him is via email. He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

David doesn't ignore hard problems but will take care of them right away. These problems were ignored for years by my previous property manager (also full-priced 10% but not half as worth the price). When faced with tricky situations, David will try to find the best solution for the landlord. Windermere seems to be doing a very professional job and I hope they can remain excellent always!

    I have listed my home with Asa Shigley of Sterling Johnston, and have been very disappointed with…read morehis representation as selling agent. As an out of town seller, Asa assured me he could find local subs to take care of some minor, cosmetic repairs; "afterall, that is what you are paying me for". It has been 2-1/2 months and these repairs have not been made. With these repairs incomplete our home has reduced appeal, and likely confidence, for buyers and their agents to visit a property with these simple cosmetic issues left unrepaired. Any honorable real estate agent would be embarrassed with this situation. In this hot real estate market, we find ourselves with an offer at 10% below asking price (mid-point of Asa's research value). As there is no buyer's agent, Asa has increased his fee split % since "I'll be saving money vs having to pay a full fee". I have balked at this, stating his failure to find subs to make these repairs and demanded a reduction of his fee to the typical split (stated in our contract), and to reduce it more if he fails to find subs to repair the work during closing period. In response, we have received a revised offer which includes in the sales amendment the Selling agent's increase commission, as well as having 0 days in the Seller's Right to Terminate (30 days typical). This will guarantee Asa and Sterling Johnston a higher, and undeserved , commission while providing me no protection from upcoming failure to perform on their part. I feel I am in negotiations with my own representing agent rather than receiving representation services I am paying for. I expect Sterling Johnston to perform their work as promised, and at the commission per our contract.

Our experience has been consistently negative for several reasons: Poor communication and lack of follow‑through. Getting clear answers or timely responses is extremely difficult. Issues linger without resolution, even when they directly affect the community. Serious administrative failures. EMB allowed our association's liability insurance to lapse -- an unacceptable oversight that exposed the HOA to significant risk. Inadequate documentation. Their records for a condo resale certificate were incomplete and required multiple corrections. This created unnecessary delays and confusion during a time‑sensitive transaction. Undisclosed and unexplained fees. They charge homeowners fees to close an account, and additional fees appear on closing documents that the property manager claims to have "no knowledge of." This lack of transparency is unprofessional and erodes trust. Overall, EMB has demonstrated poor operational control, weak communication, and little accountability. I strongly recommend that any HOA considering them look elsewhere. I most likely will file a complaint with the state. I am really lucky, my buyer didn't back out of our deal given the management of the condo association

    EMB has a mediocre reputation for a reason, the Yelp, Google and BBB ratings speak for themselves…read more I initially had a positive experience with our Community Association Manager Myah, however, as prior secretary of the HOA Board that employs EMB management, I had made a few purchases for the complex that required EMB to facilitate a reimbursement for the monies I spent on various things such as light bulbs, electrical outlet lock boxes, padlocks...etc, to name a few. However the most significant expense I incurred that EMB has for 2 months failed to reimburse me for was a locksmith invoice where I paid to have a simplex keypad lock installed on the pedestrian gate of our gated community. Attached to this review are emails dating back to December of last year. The icing on the cake was when they reimbursed another board member for a purchase for the complex that was submitted over a month after the submission of mine. I gave EMB a chance when I joined the board towards the end of last year. Myah seemed nice and professional. However, her follow through with this simple request has alienated me from the company. Many residents of the complex we live in resent them as well and have expressed their frustration with the company. See photos attached to this review of a snapshot of them complaining on Town Square. Town Square is a platform offer by EMB for complex's who hire them. It is a 3rd party that provides residents with a portal to access things such as documents, meeting minutes, pay their dues, as well as a community forum. While convenient, the company does not provide an edit button for residents and board members to use if they should post and need to correct a typo. Furthermore, replying to threads in the forum-like platform is difficult, as the window for which you type in is so small that you have to constantly scroll up and down to review what you have written before posting it. See attached photos for clarification. Aside from my own issue with the company. EMB has failed to post the 2024 reserve study provided by the accounting services they offer. I have attached snapshots of residents requesting said information, as a well as a text thread of the current HOA board realizing EMB never posted it in 2024, along with a snapshot of an email that the treasurer sent to Myah requesting it, but was never responded to. The current board president has considered switching to Vis Group Inc. and we probably should. We wanted to open a Amazon business account for board members to make purchases for the complex, but EMB stated that they would charge us a 30% fee of the transaction cost. Even though we, the Board and complex, pay them to work for us and management our money. They want to double dip and charge us a fee for spending our own money. I attached a snapshot of the text thread with the board discussing it. Stay away from this company.
