I am happy to re-address this review with the owner, Mark, once he releases our final payment that we've been awaiting for about 45 days now. Right now I would recommend any property owner to search high and low for an alternative management company. We began a relationship with this company in 2013. It was relatively low maintenance initially and the contract was the norm you'd expect with a property manager. The positives we had with this company initially included decent communication and handling of the rental agreements as you'd expect from a decent PM. Our first issue was 2015 when we had a gap in tenants; no lawnmowing/yard care was set up and it took several weeks to get some thing moving - we eventually hired an outside group to mow as the HOA hit us with multiple letters/complaints. In 2017, a new contract was set up to move our monthly payment (distribution) to an earlier date to set us on the same accounting system with the goal that our money would consistently arrive around the 5th-9th depending on weekends. While this payment schedule worked for the first few months, but the time 2020-22 rolled around, we were getting payments consistently around the 18th and often had a software glitch requiring monthly calls/emails to Mark for resolve. Some months we were lucky to see the money by the 25th. Every month Mark recognized the issue and pledged to resolve it. As Spring 2022 neared, we decided to sell the home and asked if the renters could find another place to live and would cancel out the last few months of the contract if they could move earlier. They did. We came to the house under auspices that it had been inspected regularly and was in good shape. It was not, but in Mark's words, "he seen worse and it could have been worse." Add to this that Mark then slid in the "Well, also they didn't pay the last month's rent and we likely won't get it from them. But they have the security deposit." So cat piss all over the rugs, walls with multiple candle wax splashes, a stove uncleaned for 3 years as they, a fist-sized hole in a kitchen cabinet from 1995 (try matching that somewhere), a bathroom door with holes/scrapes from locking dogs inside, and a yard that literally looked like it had been mowed and nothing more for the past several years (trees sprouting sapplings, looked like a dump). But this is what the inspections seemed to "miss." After cleaning it up for 10 days, we sold the house. We then inquired about the last month's rent to get crickets and then a "we'll send you the security deposit." We asked for another check on getting the rent, how would the tenants be held accountable? Crickets...finally about 45 days ago we said just release the deposit. Here we sit now at the end of August with no payment and crickets from Mark after inquiring on the 7th and last week. At this point, I'd recommend you simply avoid this PM company at all costs and find an alternative, even if you have to go to Indy for options. read more

- BEWARE - This place is 100% a scam! First an foremost they keep properties that have already have holds on them and or already being rented out on their website! I applied to a house through their website, submitted my application and gave them my money for a house already spoken for. Their lack of communication is probably the SCUMMIEST thing I've ran into when it comes to finding a place to rent. Apparently they only have 1 leasing agent, THATS PART TIME?! They will not let you CALL them. Their only means of contact through emails. I tried to get a number to call multiple times so I could talk to someone but they always refer you to an e-mail for you to use. This place is a huge joke. Took my application and ran away. They will not contact you back. Please for your own good DO NOT RENT THROUGH THESE PEOPLE. They deserve to be shut down for how much of a scam this "property management" is. I would give them a zero if I could. Avoid this company at all costs - nothing but a scam. I am relocating to Lafayette to begin a new job with a large company. I made this clear to the agent, Kelsey C. This was the first management company that I contacted, yet the last to ever respond. I was very interested in a property they manage. I filled out and paid for their application to improve my chances. They responded at the last minute, kept wanting to book a tour when I told them it interferred with my job committments, etc. Finally got a tour booked, then Kelsey cancelled it less than 3 MINUTES before the tour was scheduled to begin - incredibly unprofessional and inconsiderate. Obviously, their personal appointments take presidence over renting properties. Even called the owner of the property (Hess) to let him know how unrelieable they are. Found a great property with another management company who has been amazing to deal with ( Management Advantage - try them). They stole my Deposit that was given to them to hold a house apon approval I was denied with know explanation told me my deposit would be mailed to me and I have yet to receive it. It's been damn near 4 weeks and I still don't have it. They are a joke and con artist read more

If I could give them zero stars I would. June Palms 'managed' a property for us while we were living out of state. Every month there were maintenance issues that had to be paid for which is fine but I think some of the issues were nonsense at best and not things our tenant was concerned with or knew about. They created unnecessary tension with our tenant. The charge a premium for the maintenance work they do and the work is shoddy. They take every short cut possible and do a half-assed job at best. The best thing I did as an out of town property owner was to fire June Palms. We had great results and wonderful customer service while working with June Palms. Mark, the owner, referred us to an HVAC guy, Mark Dexter. We had been quoted $7,000 for a new AC unit by One Hour Heating & Cooling and we just couldn't swing that price. A few days later Mark sent Mark (confusing, I know) over to give us a quote and it was $4300--a huge savings for us. They were quick, efficient, checked up on us throughout the process, and we are beyond in love with our now working AC unit. I would highly recommend them! A few years back, before my husband & I got married, he was living in an apartment through June Palms and was always impressed with their response time. Check them out. While looking for a property management company for some of my properties, I discovered one of the female employees of this company inappropriately used a Facebook site to advertise a home in West Point. The site she used was called "Stolen In Fountain County". When this employee was confronted and asked to remove her post, instead of taking the advertisement down she began to call names and post disrespectful memes. If this is the sort of unprofessional people this company employees to represent them, I would never trust this company to manage any of my properties. read more

I was looking for a place to rent, and found a few houses that were managed by this company. I called & left a message, and the girl returned my call & left a message. Returned her call, only to reach the answering machine again, and have her call me right back. Called again and the same thing happened. Forget about them as that's annoying. Fast forward a few months, and looking again. Called again, and they're still hiding behind their phones. I think as a real estate agent, you need to answer your phone and attend to the customer. Not have the customer wait for your call back. I have a life. I think you should be available during your advertised working hours and not try to control the customer. By far the worst company we have rented through. Ever since we moved in, they wanted us out. They'd change rent prices and charge us for random things we didn't know about. When we started moving out, someone (with a key/ a june Palms worker) had went in the house and stole some stuff, went through very personal items, and shot paintballs all over one of the bedrooms and yes we have to pay for the damage. When I called to confront them about it, they didn't answer nor did I get calls back. Now, I try my hardest to call them or email and no reply when all I'm trying to do is pay for them. I would NOT recommend. On top of that, the whole time we lived there, I was sexually harassed by one of the workers. All they want is for you to pay to move in, evict you and get more money. Quick Review/Summary: I wanted to like June Palms as the personnel were generally kind; however, their lack of follow through on projects along with little communication caused quite a bit of frustration and excess expenses when renting the home. Although an old home, our utility bill was significantly higher than expected since three broken window panes were never fixed during the year long lease. Many other issues (see below) forced us to leave after the lease ended and suggest to others to refrain from using June Palms. Complete Review: We moved into the property and loved the house; however, there were some maintenance issues that we were informed would be taken care of quickly. Most issues were not dealt with in a timely manner, if at all. Below are a few of the issues we experienced: 1. It took a month and a half to get keys to the front door. Not only did we not have the keys, we were told they didn't know who did have them which to me was a big security issue. They finally came and put a new lock in the door after our persistent requests. 2. The day we moved in there were three broken window panes in the living room and master bedroom. We asked numerous times for them to fix it including the day we moved in. By December, they said it was too cold to fix and they would wait until spring. When we moved out in July, the window panes were still broken. Our utility bill was outrageous. 3. We were told we would have a working garage with a remote. They came and fixed the garage allowing it to open manually, but never replaced the garage door opener. 4. It took a week to fix the fridge when it broke. Thankfully, it was during the winter so the snow helped to keep our food cold. 5. Two ceiling fans were hanging by the electrical cords. They informed us they would fix them when we moved in. Again, we moved out with the two fans still broken. Maintenance rarely came in the time frame discussed. The time they installed the locks they arrived on a completely different day than scheduled without any communication and it took majority of the day. June Palms also struggles with communication. I often received an apology and explanation that they were short staff members. To me, that was a sign they had too many properties and not enough personnel to properly attend to their current tenants. Although renting, we treat the rental as if it is our own; so thankfully, the security deposit was decently paid back...not enough for me to fight them on it. Unfortunately, I wanted to like June Palms as their personnel are generally very kind in person and on the phone; however, their actions (or rather inaction and disregard for good communication) were louder than their words causing us to never want to rent from them again and warn others about our experience with June Palms. They never went out of their way to help and, in my opinion, did not even accomplish appropriate landlord duties. I hope for all involved that these issues will be addressed and altered so tenants are properly cared for and treated fairly. read more

RENTERS BEWARE!!! My daughter and son-in-law rented a house in West Lafayette, IN. They were CHARGED anytime they called for repairs. They were told prior to signing the lease that they would work with them if they had to move due to his job prior to the end of the lease. HOWEVER, when they had to move (to South Carolina) two months prior to the end of the lease they said they NEVER said that. When they moved out they knew they would have to pay to replace the carpet in one bedroom and for a small drywall repair (damage from a new puppy). My daughter and son-in-law gave the keys to the house back to June Palm two months prior the end of the lease and paid the remaining two months rent. HOWEVER, they were SHOCKED to learn that they would not be getting back ANY of the $1,200.00 deposit back PLUS they are CHARGING them $5xx.xx MORE. They were charged almost $400.00 for trash removal (a small fire pit, a life size sport figure stand up poster, and another small item. They were charged $8x.xx to replace light bulbs, batteries for smoke detectors, etc. They were charged for carpet cleaning, fumigation, lawn maintenance (almost $400.00 for the lawn to be mowed twice). This is not their first rental experience BUT DEFINITELY THE WORST! June palms basically let tenants destroy my fiancée's house last year. She had to spend thousands and I mean thousands to get her house livable again. The best only way for her to recover the cost would have been to take them to court and believe me this would have been no small claim. During their reign as slumlord they did nothing to alert the owner that the cops had been called several times to the house for suspicious activities. Furthermore the renter had previous evictions and still enabled them to rent the house. It was so bad the neighborhood association attempted to get ahold but we were out of the state for two years. Finally, after some investigational work we discovered that the tenant was attempting to run our house as a daycare. DO NOT USE them as property management. If you are a decent tenant I cannot speak to that but do not let them manage your property. read more

I'm an out of state owner. They managed my property out in the country for a number of years. The good: they managed to keep it (mostly) rented and they successfully handled most maintenance issues as they came up. The bad: the lease called for a six month initial trial period after which the rent went up $50, but they never increased the rent. After one year the rent should have been escalated another $50 but they never did that either. Did not do the required yearly oil furnace service resulting the furnace failing in the middle of winter. Allowed the tenant to skip paying the last half months rent resulting in loss of half of the security deposit. Were unable to collect for extensive damages from the tenant's dogs (we're talking thousands of dollars...) Completed and signed off on tenant walkthrough even though the property needed 20+ hours of additional cleaning. Did not check cleanliness of outbuildings, which tenant left a mess. More bad: their maintenance rate is high and you'll get charged for drive time too. Nobody ever knows what is going on in the office so it takes multiple calls to get any information. If you have anything at all to do with the property they will claim they could lose their real estate license. I finally gave up and terminated their management contract, put it on Craigslist and found an excellent tenant for $300/mo more than they were getting, plus I don't have to pay their $150 management fee, and the tenant handles any maintenance issues. That's a lot of money that was going down the drain previously, plus the high maintenance costs. On the plus side, they (mostly) kept it rented and managed it. read more
