This was our first rental property and Dwell Prop. Mgmnt. handled everything - cleaning, staging, advertising, background checks, leasing agreements, and landing the right tenants for our property. Over the last couple of years, his communication with us has been outstanding and whether it's a text or a call, always got back to us asap on any issue or question we had. When we decided to list the house, Forrest went out of his way to ensure we had the right contractors for repairs, cleaning, landscaping etc. I highly recommend Dwell Prop. Mgmnt. to manage your home if/when the time comes. Their fees are reasonable but more importantly, you will have the peace of mind, knowing your home is in great hands, which is invaluable.

    I would strongly recommend against renting from this particular company. We spent almost two entire…read moredays cleaning the house we rented and they took out $175 from our deposit (and told my husband "you are lucky. Most people lose a lot more than that from their deposit"). When we went and asked to see the pictures, they showed us pictures of things that weren't in the house. The owner is entirely disrespectful and a bully. He refused to even consider that the pictures were wrong until I filed a complaint with the BBB (Better Business Bureau) and then they refunded $100 of our deposit and admitted that some of the pictures were incorrect and from a different property. However, rather than replying to the Better Business Bureau (BBB) complaint that they refunded a portion of the deposit they retained and letting the matter drop, the owner, when responding to the BBB complaint, claimed that my husband agreed that all the pictures were correct (didn't happen) and that he called me a derogatory name, which is also absolutely untrue. If you rent from these people, take care to take pictures of the entire property right before you move in and again before you turn in the keys and, if they still gouge your deposit, file a report with the BBB since they seem to take that more seriously. Just be aware that the owner can't, apparently, be professional in his responses or differentiate between properties when he goes and takes pictures. Or, for that matter, between who people are and what they say. Good luck to anyone who chooses to use this business!     I am happy to re-address this review with the owner, Mark, once he releases our final payment that…read morewe've been awaiting for about 45 days now. Right now I would recommend any property owner to search high and low for an alternative management company. We began a relationship with this company in 2013. It was relatively low maintenance initially and the contract was the norm you'd expect with a property manager. The positives we had with this company initially included decent communication and handling of the rental agreements as you'd expect from a decent PM. Our first issue was 2015 when we had a gap in tenants; no lawnmowing/yard care was set up and it took several weeks to get some thing moving - we eventually hired an outside group to mow as the HOA hit us with multiple letters/complaints. In 2017, a new contract was set up to move our monthly payment (distribution) to an earlier date to set us on the same accounting system with the goal that our money would consistently arrive around the 5th-9th depending on weekends. While this payment schedule worked for the first few months, but the time 2020-22 rolled around, we were getting payments consistently around the 18th and often had a software glitch requiring monthly calls/emails to Mark for resolve. Some months we were lucky to see the money by the 25th. Every month Mark recognized the issue and pledged to resolve it. As Spring 2022 neared, we decided to sell the home and asked if the renters could find another place to live and would cancel out the last few months of the contract if they could move earlier. They did. We came to the house under auspices that it had been inspected regularly and was in good shape. It was not, but in Mark's words, "he seen worse and it could have been worse." Add to this that Mark then slid in the "Well, also they didn't pay the last month's rent and we likely won't get it from them. But they have the security deposit." So cat piss all over the rugs, walls with multiple candle wax splashes, a stove uncleaned for 3 years as they, a fist-sized hole in a kitchen cabinet from 1995 (try matching that somewhere), a bathroom door with holes/scrapes from locking dogs inside, and a yard that literally looked like it had been mowed and nothing more for the past several years (trees sprouting sapplings, looked like a dump). But this is what the inspections seemed to "miss." After cleaning it up for 10 days, we sold the house. We then inquired about the last month's rent to get crickets and then a "we'll send you the security deposit." We asked for another check on getting the rent, how would the tenants be held accountable? Crickets...finally about 45 days ago we said just release the deposit. Here we sit now at the end of August with no payment and crickets from Mark after inquiring on the 7th and last week. At this point, I'd recommend you simply avoid this PM company at all costs and find an alternative, even if you have to go to Indy for options.
