The community is beautiful, well kept, and peaceful. I enjoy the gym regularly, and my kids absolutely love the pool area. It is one of their favorite parts of living here. Relocating can be overwhelming, but this community made the transition smooth and joyful for us. Two years later, I can honestly say I have no complaints, just gratitude. Kayla was the first person I spoke with when I reached out to get more information about possibly leasing here. She was knowledgeable, kind, and even genuinely excited to potentially welcome my family and I to not only Accent Berkeley, but to Charlotte, NC! Her professionalism, effective communication and attention to detail really made moving across country a smooth and less stressful process. I was so happy to finally meet her when we moved! I would also like to mention the property leasing manager Fai! She is hands down one of the best I've encountered! She takes care of business and leaves no questions unanswered! If I've had an issue (which has been extremely rare) she's quick to give a response, solution or other options. She made sure to give my husband and I recommendations on family friendly activities in the area and gave us info on the area we are now calling HOME. I appreciate these ladies making this leap of faith taken by my family and I, a very positive and beautiful one! We look forward to the countless memories we will make here! Now unto to the unit!!!! IT IS ABSOLUTELY BEAUTIFUL!!!! Spacious with lots of storage options, our rooms are a great size with LARGE walk in closets. The living space includes a stunning double toned kitchen with lowers being a deep blue and the uppers being a crisp white and comes equipped with stainless steel appliances. The island is situated perfectly in the middle of the kitchen with a deep sink. The island provides enough space for 3 counter stools. Not to mention the "laundry room" as we like to call it lol is right off the kitchen with a brand new washer and dryer as well as storage up top. There is a community clubhouse with a state of the art gym that is open to residents 24/7, a beautiful outdoor retreat that includes a pool, BBQ pits and lounge seating all around. Inside the club house there are two private offices that can be reserved for use by residents, as well as a poker table and other gaming equipment for your family and friends to enjoy! This community is slowly growing but I know once more know about it, it will be HARD to get into! The office is great, even thought the Assistant Manager never responds when I email questions now. The people are nice, but my money could have been better elsewhere. I am looking forward to moving out in the next months as I have not fully enjoyed my time here. Cleanliness - This complex is old, so keep that in mind. A couple months after moving in, I did a deep clean. I pulled out the fridge, stove and laundry and what I found was disgusting. I took photos but cannot find them, but if I do I will post. Behind the fridge the walls were were fully black with thick layers of dust. Behind the stove there was all sorts of crumbs. Behind the laundry there were large amounts of hair, dust and residue. When deep cleaning my prior apt, I never found this dirtiness, especially when I am paying $1500. It should not be my job to write on a paper that things need to be cleaned, that is your job for a paying customer. Cleanliness - Take a look at the trash chute (photo). I made it a goal never to touch that nasty floor. They have made zero effort to clean it and mind you this is on the 4th floor. When I go to other apt complexes I can actually walk into the trash chute room and it's clean and organized. This is disgusting. I hope they do not blame this on residents. This has always been like this throughout the year. Allergies/Air Quality - Third, I want to add on to the recent review I have read about allergies that was posted 3 weeks ago. I agree. Ever since I moved into these apartments, I have been breaking out into hives with severe itchiness. I have tried to isolate the causes, but nothing. It only happens once I step foot into the apartment, especially when the air blows. This is why I did that deep clean and found all that dirtiness. I have gone to allergy docs as well. I am not sure if it is the apartment, but I can say ever since I have lived here my allergies to something in this complex have been horrible and killing me. Never happens anywhere else. Package Delivery and Fetch (HORRIBLE) - If you have Amazon Prime, say goodbye to getting things fast. Since you cannot deliver to your address, you need to send it to some random Fetch address. If you put your apt address, UPS will usually return back to their warehouse and it will be a nightmare to get it delivered again and FedEx just leaves it by the mail room and gets stolen half the time. I hated Fetch. Cleanliness - The grill (as shown in the video) rarely works and stays dirty even though they flaunted they had 4 grills. If anything one will be working. Sad Gym - Gym is minimal, not good for weight training. No barbell rack, stairmaster, target weight machines, minimal dumbbell weights. There is only some dumbbells and a cable pulley machine. Look at our neighbors gyms, Gateway West or the Kensington. Those are way better gyms. I just pay for Crunch now. Parking - Visitor parking is horrible. There is only 4 visitor parking spots in the garage which are always taken. There is paid city street parking, but the max you can park there is 2 hours. So if someone is staying overnight or 2+ hours, they will most likely get a $25 ticket.

They do not understand how sick this can make the people renting these apartments. It's so important to get a mold remediation specialist who knows what they're doing and they have failed to do so.

I find it ironic that all of the recent five star Google reviews have popped out of no where when I…read moreknew of 20+ residents excited to end their lease and/or try to end it early due to how management has handled things at the Lincoln. I lived at the Lincoln for two years and it was wonderful for the first year until Willow Bridge took over. The garage gates were constantly broken allowing anyone to access the building making myself and other residents feel unsafe - on top of this, there were a couple occasions where non-residents would enter the building when gates were broken and dispose of their human waste in the stairwell. The broken gates also led to car break-ins on multiple occasions. Communication from the leasing office is horrendous. The morning of September, 16 this email went out to residents: This is a friendly reminder that, as previously communicated, the fire alarm may sound intermittently from September 16, 2024, to September 19, 2024, as we continue to address the issues uncovered during last month's annual fire inspection. Please do not be alarmed when the fire alarm activates during this period--it is part of the necessary repairs and safety checks. Ironically, there was an actual fire that night at the Lincoln and many residents did not evacuate immediately due to that email. I personally had to run back into the burning building to grab my cat as I believed too this was testing as stated in their email earlier in the day. The icing on the cake from this night is two members from the leasing office were seen walking around the building laughing after residents were displaced and uneasy from a hectic night. A couple members of the leasing office are rude - they'll be nice to you when you tour. Once you're a resident, you're an inconvenience to them. One instance - myself and another resident went to grab a package from the office and the leasing agent working did not say hi when we walked up to the desk, but instead put his hand in our face and said "hold on". The apartments desperately need to be updated. They have outdated appliances and warped cabinets. I was told for a year and a half that my cabinets would be replaced due to warping - ironically they were replaced the month I was moving out. Residents were excited for office spaces to be added to our mailroom. However, the construction inconvenienced residents for several months only to be told they had to pay around $50 a day to rent the office spaces. When I was touring other complexes in South End/Dilworth, all of them thought that it was unheard of to make residents pay to use office spaces in an apartment. Not to mention, all of these apartments had nicer office space amenities. You can see in other reviews about illegal activity happening, pictures of dirty walls and overfilling trash cans as well as other instances when staff treated residents as an inconvenience. I have some photos from my experience living there below - The one positive thing about this apartment was their amazing maintenance team. They do not get enough recognition. There are many more issues I've had with the Lincoln but these were some of my biggest concerns when living there. I would not recommend this apartment to anyone as there are many other apartments in the area to choose from.

Which, they would've never given it to me if I didn't copy corporate on my 5 emails asking where it is. They gave me excuses that made no sense. 1. Maintenance takes forever to fix anything-my HVAC was broken for 5 months-they were too lazy to come and look at the actual unit in my place until I had no heat in the dead of winter. Didn't get fixed. In the summer, They just put free-on in the unit on the roof to put a bandaid on it, and it still ran poorly. 4 maintenance requests later, they finally put a portable fan in for a week before they actually fixed my unit. So I had a very high electric bill for half a year. There was a broken door handle in my stairwell so you couldn't get in from the stairs. It was sitting there for 2 months. Probably still on the ground. And dog poop everywhere within the community. 2. Drain gnats-they live in the pipes and don't go away 3. Parking and registering guests-you think there is ample parking for your guests. But you have to register them every time and regardless, some of them get booted anyway. The parking for residents is atrocious. There are more compact space than anything. And more SUVs than compact cars. My car got scraped because there was no way for me to get out of the parking spot unless I wanted to hit a van. And don't even think about parking in the visitor spot for lack of parking-you will get booted. 4. The leasing staff are terrible. They are either never at the front when you walk in, or if they are, they don't acknowledge your presence for 20 minutes. The only people they have respect for are the ones signing a lease. So after you sign with them, be prepared to be treated like a non-human. Also, not sure of the package situation now, but when I was there, you better pray for your package to be in a locker because when you go to the office to pick it up, they act like you're a problem for asking for it. There are so many other communities in the Dilworth area that are worth looking at-with comparable amenities and pricing before you settle with this place. I moved as soon as I could, and that wasn't soon enough.

It's great until you have a problem - then you're up the creek without a paddle. If you like unreasonably loud neighbors (who likely have caused bug issues) - this is your place. Otherwise, avoid it. Update 2: After the leasing office got involved, the noise is 85% down. We are waiting to see response if it starts up again. Update: I have been in contact with the leasing office and have received some support. I will update as this goes on. While the apartment complex itself is great, and we have never have had problems with the complex itself, we have had an ongoing issue with unruly upstairs neighbors who day and night are responsible for loud noises and interruptions, with no intention from the leasing office to help despite the fact we have multiple witnesses and recordings of the noise day and night. We are considering moving and likely will have to fight with the complex to do so, as they require 60 day notice. Just a notice for anyone with sound issues, make sure to get a third floor unit or be weary - if you're unlucky like us, you won't get much help.

The Francis Apartments: Luxury Pricing Meets Third-World Living Conditions…read more If you're considering moving to The Francis Apartments -- let me save you the pain, frustration, and absolute embarrassment of calling this place "home." This isn't luxury living -- it's a case study in management failure. What You Actually Get: A glorified dog park wrapped in a poorly maintained building, managed by people who treat residents like an afterthought -- if they're even around at all. Leasing Office? Nonexistent. The leasing office is closed more than it's open. Need a guest parking pass? Be prepared to either stalk the property for staff or cough up $64 a day to park in your own garage. And if you do catch the leasing agent (especially the white female agent)? Expect gossip, oversharing of residents' personal business, and blatant admission that they care more about their "other property" down the street. Management is M.I.A. -- completely detached from the day-to-day issues here. Residents are left to fend for themselves. Parking = Full-Blown Nightmare * Resident garage gates are temperamental at best -- stuck open one minute, refusing to open the next. * Guest parking is straight robbery at $64 per day. * Event nights? Expect large trucks blocking the garage with zero help from management. * Security is laughable -- cars have been broken into, stolen, and oh yeah -- a homeless man has been living on our floor (4th) for over a month. No management response. Amenities? They Should Be Ashamed. Everything they show on tours is a bold-faced lie: * TVs? Broken. * Fire pits? Haven't worked in forever. * Gym? Half the equipment is out of order. * Grills? Most are completely dead -- if one works, it's pure luck. Six on property but only two work. Only working grills are on the rooftop - fyi. Ask tour guides to turn amenities on. * Pool area? 85 degrees outside and not a single piece of pool furniture to be found. Dog park? It's a poop minefield with broken fences, missing gates, and no enforcement of cleanup rules. Daily Life Here is Gross. * Elevators reek of sweat, wet dog, and whatever trash juice leaked that day. * Trash chutes smell so bad you can catch a whiff from down the hall. * Valet trash? More like valet biohazard -- dirty diapers and rotting food sit for days before pickup. * Carpets? Covered in mystery stains -- think roadside motel vibes, but you're paying luxury rent for the privilege. The Only Things Keeping This Place From Collapsing: * Front desk staff -- friendly and doing their best despite zero management support. Recently, there have been long stretches without any front desk staff. Don't forget your key, because you won't be able to get in. Why isn't there a call box on at least one door, like every other luxury community uptown? * Maintenance -- responsive and professional. Final Verdict: The Francis Apartments are the textbook definition of paying luxury prices for slum conditions. Mismanagement is the theme. Everything is broken. No one cares. And if you do move here -- may God be with you. This isn't luxury living. This is survival. ZERO STARS IF I COULD. Wondering why this dump has any positive reviews? Simple -- management is literally bribing residents with $1,000 rent credits for leaving 5-star reviews. Mention an employee's name? They get a bonus too. So while you're reading glowing reviews about "luxury living" and "amazing staff" -- just know it was probably bought and paid for like everything else here. The truth? The Francis Apartments is the biggest scam in Uptown -- overpriced, poorly managed, and absolutely not worth the headache. Save your money. Save your peace. And most importantly -- believe the bad reviews. They're the only honest thing about this place.

They've recently had some changes with their phone system so if you're trying to lease here and are getting frustrated with contacting via email, please give them a break. They're equally as frustrated but when you connect with them they will give you a great experience. The amenities are very glamorous. HUGE pool and pool deck which does get very busy in the summer. There are a ton of non-residents but everyone is really friendly so I haven't been bothered by the non-residents hanging around. Great gym, lots of equipment and space so crowding is rare. Towards the end of 2023 The Apartment Life team put on some awesome resident parties. I made some great friends and the turn out is always really great. There is a lot of thoughtfulness that goes into each event and those details really shine. Neighbors are very quiet and I hardly ever cross paths with anyone in the hallways. Elevators always work unless it's a moving day in which everyone should pay attention to the concierge notifications for their local elevator reservation times. There are a fair amount of homeless that wander out on the boulevard but they've never bothered me... I also have a bigger dog so that could be why. All in all I've 100% decided to renew my lease because I cannot imagine having a better experience anywhere else.
