When the market hit rock bottom, we listed our property and it didn't sell because we were competing with much cheaper foreclosures and short sales that were nearby. When we felt ready to try again after the market rebounded, we turned back to Ann who ran new market study that convinced us it was time. She was available to answer our questions and was friendly, honest, and positive. She went above and beyond by working with our property's tenant. My husband and I found out about Ann through friends who used her to sell their condo. We were…read moreimpressed that she was able to sell their place in the current housing market and we were unimpressed with the agent we used to purchase our condo in 2004 (a random referral through our selling agent in Colorado). So we went with Ann. What a great decision! We used Ann both to sell our condo and now to purchase our house. On the sales end she did a thorough review of the condo market and came up with a fair asking price based on comparisons. She sent a a huge document with comparable condos and their features. She brought in 3 other agents from Koenig & Strey to give their opinion on price. She also brought in a stager who did a total makeover of our place! Not only did they tell us what to pack away, but they moved our furniture around and brought in new rugs and accessories (we already miss the borrowed mirrors!). When they were done the place looked really good. I honestly wish we had thought of arranging our living room that way to begin with. K&S has a really nice scheduling system that alerts you when someone is requesting a showing. I never had any issues with the folks at scheduling. They were pleasant and easy to get a hold off (if I had to call them back). K&S also provided a response system to give you feedback on your place after a showing and we were pleased to find that most people felt that our placed was priced right to slightly higher than expected. Ann held a couple of open houses and was always on time and looked professional. We went under contract in about 6 weeks at 95% of our ask. Ann walked us through the inspection process and negotiations providing great advice and support. We are very pleased with the outcome. As an aside: our place went under contract more quickly than most of the comparable places on at the same time. I honestly think Ann's advice on price and the staging made a huge difference. On the buying end Ann was also incredibly helpful. Between scheduled showings and open houses we saw approximately 55 houses. Ann was great about scheduling showings around our availability and sending us weekly open houses she thought we would be interested in. She also signed us up for the MLS feed so we could see anything new on the market. She encouraged us to pay an inspector a small fee to inspect a house we were mad to buy (which she was concerned about) before we put in an offer and she ended up being right! The house was not in good shape and would have been a very bad investment. She gave great, no-nonsense, advice and was always careful to differentiate between what a house was "worth" objectively versus what it was worth to us (which I think is a good distinction - sometimes you pay a little more for something your heart falls in love with). We ended up buying a house that we really love and at a fair price. As a final observation I will note that Ann is really good with people. I've talked a lot about the business/transactional side of things which she is exceptional at but she is also good at relating to people which we found invaluable for negotiating both our sale and our buy. I felt that people really responded to her and that she had a pretty good "read" of situations. I really don't have anything bad to say (and no, she did not pay me to write this glowing review). I think I might miss Ann a little now that all of our business dealings are over. We've spent the last 6 months on the phone at least 2-3 times a week and seeing her regularly. I can't thank her enough for her help. She really is a phenomenal agent.

My experience has left me seriously concerned about whether some agents and the attorneys they recommend are working together in a way that benefits the professionals involved rather than the client. I was extremely disappointed with my experience. My agent sent my home inspection report to an attorney for contract-related matters without notifying me or discussing it with me beforehand. He also attempted to negotiate aspects of my contract through an attorney he had recommended, again without first discussing those actions with me or getting my direction. As the client, I expected to be informed and consulted before significant communications or decisions were made regarding my transaction. Instead, I felt that important steps were being taken behind my back. That seriously undermined my trust and confidence in the agent and in the way my transaction was being handled. My experience has made me believe that clients need to be extremely cautious when an agent recommends an attorney and should make sure they understand exactly what is being communicated and negotiated on their behalf. I would strongly recommend that anyone working with this agent insist on being informed and consulted before any significant action is taken regarding their contract or transaction.

I hired Lynn Briskin to market and sell my home. This review is specifically about deceptive…read moremarketing practices by @properties more than it is about Lynn Briskin, although she too is culpable for this behavior. Frankly, I am upset and feel deceived by the whole process and can only hope future homeowners will not be put in the same position as me. TL;DR: If you are listing your home with @properties, INSIST that the commission split between the buyer's and seller's agents be written into your listing agreement. Buried in the very fine print of the @properties standard listing agreement it says that @properties can decide the commission split between the agents. Even I missed it, and it was only at the closing table that I even caught wind of the consequences of this. My property sat on the market for 10 weeks accruing market time with a below average number of showings and Lynn assured me she had done absolutely everything in her power to help me garner a buyer. For those who may not be aware: When a property is listed on the MLS, the listing agent inputs what the commission to the buyer's agent will be. This information is absolutely secret to the general public and not viewable to anyone without MLS access, so you are completely putting your faith in the listing agent and trusting they are holding your best interests. As we all know, agent commissions drive showings and ultimately sales. Whether it would be considered ethical or not, a property listed with a lower commission to a buyer's agent (e.g., 1%) will result in fewer showings. (Please tell any agent who disagrees with this statement to switch to a flat fee structure instead). As I found out the hard way, Lynn listed my property with a full 1% commission in her favor (i.e., not an equal commission split). In other words, a lower commission to the buyer's agent, and plausibly responsible for the longer market time and lower sale price. While the "net" commission to me as the seller was the same, had this been *disclosed* upfront, I would never have hired Lynn to represent me. To my dismay, this is a widespread practice with @properties. After speaking with Don Shea the @properties managing broker, he encourages "all of his agents" to list properties in this manner with this type of split commission in a 1% favor to his agents. While this practice puts more money in the @properties pockets (and may be even justifiable in some instances), the homeowner has zero visibility or knowledge of this practice. The commission split should be disclosed upfront because it is both the ethical thing to do as well as consequential to the homeowner with their sale.
