Food is decent but the business practice of calculating tip rates based on the order price PLUS sales tax is deplorable. Based on a 15% tip rate they add about 1.22% to their bottom line for each dollar spent by calculating the total tip based on the total of the price and tax instead calculated just on the price. read more

After an unsuccessful attempt at a For Sale by Owner on our property in Deer Park, Illinois we decided to list with a realtor. Unfortunately, what we thought would be a seller's market turned into a difficult and anxious buyer's market through the spring and summer of 2016. Our first realtor simply counseled a reduction in asking price but, although we did this several times and despite leading the area in Zillow views, we got almost no showings for months and no offers. Finally, we carefully researched local realtors to see who was being successful in this challenging market and we found Pam Jacobs of Re/Max Barrington. Pam is the consummate realty professional. She looked closely at how the house presented and devised a plan to sell it. We set a strict budget for improvements and within that budget, Pam carefully targeted those aspects of our house that she thought might generate doubts and resistance in buyers' minds. Pam came with a team of people: a staging expert, painters, a plumber, a carpet installer, and an electrician and between them they identified what needed to be changed. We took the house off the market for a few weeks and the team went to work. Lighting fixtures were replaced or reworked, rooms were redesigned, bathroom fittings selected, purchased, and installed, key aspects of the house were painted, and new carpet was installed (at a very reasonable price too). When we put the house back on the market, at a carefully calculated price point, we had a first offer within 36 hours and an accepted offer within four days. We did experience a few glitches typical of selling a home: installing Radon mitigation, well treatment, and having to put in a whole new septic tank. Pam coached us through these projects, ensuring that the buyer was informed and the deal was safeguarded. We closed several weeks later without a hitch.
